Homes Plus, a leading provider of affordable homes has completed a landmark £3.2 million project in a Staffordshire village that aims to provide high quality, retirement living for older people. The purpose-built complex in Kinver offers 20 modern, spacious, self-contained apartments with extensive communal facilities, including an attractive rooftop terrace, secure parking and electric vehicle charging points. The property also has photovoltaic panels which will improve the building’s overall energy efficiency. Homes Plus has developed the site of several bungalows that no longer met the organisation’s high standards. The Burgesses development has been designed for people over 55 who want to live independently, with the reassurance of access to care and support provided by Housing Plus Group’s care company, Care Plus. During the construction process, residents of the bungalows were temporarily rehoused at a neighbouring Care Plus retirement living scheme, and a number of them will soon be moving into the new apartments.Kerry Bolister, director of development at Housing Plus Group, explained: “We are delighted to see the completion of this landmark project that has received strong support from residents who previously lived in The Burgesses and from people living in Kinver who may need to move into more suitable accommodation as they get older. “As well as providing much-needed affordable housing for older people, the development is also a great example of working in partnership to replace outdated housing stock with high-quality homes, much better suited to current and future housing need.” The ambitious project went ahead following a £1.1 million Social Housing Grant from Homes England and additional funding of £145,000 from South Staffordshire District Council. Darren Adnett, provider manager of Homes England, commented: “Despite the current challenges affecting the country, accelerating housebuilding remains our number one priority. We are committed to supporting Housing Plus Group that has ambitions to build new homes and our investment through affordable housing grant allows us to do that. “We’re delighted that this funding will enable Housing Plus Group to deliver much needed new homes for older people in Kinver, Staffordshire.” Work on site has been carried out on behalf of Housing Plus Group by S J Roberts Construction Ltd, who formally handed over the development in December 2021. Michael Sambrook,  S J Roberts managing director, said: “It’s been fantastic to see this vital community facility progress and now handed over to Housing Plus Group. This building will provide older people with beautifully designed independent living with the knowledge that any help they require is close to hand. “S J Roberts is proud of its relationship with the Housing Plus Group, and we look forward to this continuing well into the future.” The new homes form part of Housing Plus Group’s ambitious pledge to start building 2,000 much-needed new homes by 2023, helping to tackle the national housing crisis. “The Burgesses scheme offers yet another example of how we are investing in the future by building high-quality, energy-efficient homes to meet the needs of our customers and to help tackle a national shortage of affordable housing,” Kerry added. PULSE APPOINTED TO SIGNIFICANT SOUTHWARK REGENERATION PROJECT

LEADING multi-disciplinary consultancy firm Pulse Consult has been appointed to lead a significant regeneration project of an old estate in the London Borough of Southwark. The Tustin Estate regeneration, located to the north of Old Kent Road, is part of Southwark Council’s commitment to creating 11,000 new council homes by 2043, and will involve the demolition of the existing estate, which was built in the 1960’s. Following phased demolition works, which will include residential homes, commercial units and a primary school, the development will be rebuilt to provide 200 replacement council homes, 220 new social rent and key worker homes and a further 220 private sale units (as well as a replacement primary school and commercial units) to further Southwark Council’s pledge to provide new, quality homes in the area. Paul Adams, director and the London office lead at Pulse, said: “We are very grateful to Southwark Council for entrusting us to help them deliver this fantastic regeneration project that puts residents at the heart of the development. Mayfield Park already delivering for Manchester’s Net Zero goals, months before completion 

New 6.5 acre park opening in autumn will be an urban oasis   Re-use of materials, tree planting and sustainable irrigation to save hundreds of tonnes of CO2  MAYFIELD, Manchester’s landmark regeneration development, is setting a new standard for sustainability, helping the city meet its ambitious target of becoming zero carbon by 2038, 12 years ahead of the Government’s target for the rest of the UK.    Analysis commissioned by The Mayfield Partnership reveals the positive environmental impact the development is already having on the city centre, and which will only increase over time.  The biggest environmental gain so far has been achieved through recycling and reusing materials during the construction of Mayfield Park, which has saved between 230-240 tonnes of CO2 alone. One tonne of CO2 is the equivalent of driving more than 3,700 miles in a diesel car, or a single flight from Paris to New York.  The project team has reused the steel from a former concrete culvert over the River Medlock to make one of the three pedestrian bridges in the Park. In addition the use of reclaimed bricks, structural steel beams and river walls has also contributed to the saving.  Around three quarters of the 140 new trees have now been planted at the 6.5 acre Mayfield Park, which is the due to open this autumn. The new mature and semi-mature trees which are creating a stunning, biodiverse natural landscape in an area of the city where few trees have ever been grown before, will remove more than three tonnes of CO2 (equivalent) from the atmosphere per year.  The amount of carbon annually captured will increase over time as the trees grow and flourish in the Park.  Re-using water from the Victorian wells, discovered during the construction of the Park, as a sustainable source of irrigation for trees and plants will also make a significant contribution to Mayfield’s sustainable credentials, saving approximately 1 tonne of carbon per year and up to 3 million litres of water per year.   The 10-year, £1.4bn project to transform the previously run-down 24-acre industrial site near Manchester Piccadilly Station into a thriving urban neighbourhood, is one of the North’s largest regeneration projects, comprising 1,500 homes, 1.6m sq ft of market-leading commercial space and 300,000 sq ft of retail and leisure facilities.  Arlene Van Bosch, Development Director at regeneration company U+I, which is delivering the Mayfield project alongside its partners Manchester City Council, developer LCR and Transport for Greater Manchester, said: “Mayfield Park will be a beautiful, green haven in the city centre and ahead of the formal opening later this year, we’re very pleased to be contributing to Manchester’s low carbon agenda..   “We have worked incredibly hard with our contractors and with the Environment Agency to make Mayfield an exemplar in sustainability as well as a place for all to enjoy and it’s great to see wildlife such as Canada Geese and Kingfishers returning to the riverside after many years of pollution and dereliction.”  Cllr Bev Craig, Leader of Manchester City Council who recently planted a tree at Mayfield Park said: “As a local authority we are planting more than 1,000 trees across the city this year. Mayfield Park will be an amazing addition to our city centre and I am delighted to see how sustainability has been such a focus as we collectively rise to the challenge of addressing the climate crisis.”  During the Industrial Revolution Mayfield was at the beating heart of Cottonopolis – as Manchester was then known. High levels of pollution from coal-burning cotton mills and workers’ homes at Mayfield meant the area was inhospitable to trees and most plant life.  Alongside the new trees in the Park, I40,000 bulbs, shrubs and bushes are being planted and the new lawns have been laid.  In 2020, the UK Government pledged £23m of investment from its Getting Building Fund – one of the largest investments in any single project – to Mayfield Park.  This investment, delivered through the Greater Manchester Combined Authority, is part of the Government’s strategy to support ‘shovel ready’ schemes that will help to drive economic recovery following the COVID-19 crisis

VINCI UK Developments and St. Modwen receive green light for new Nine Elms residential tower

A joint venture between VINCI UK Developments Ltd and St. Modwen Ltd (“VSM”) has received planning permission for a 26-storey residential tower in Nine Elms, London. The scheme, known as Apex 1, will deliver 201 new homes as well as 5,250 sq ft of retail space on land released as a result of VSM’s New Covent Garden Market redevelopment. This zone 1 site is adjacent to the Nine Elms Northern Line tube station and close to the new US Embassy, forming a key part of the Vauxhall Nine Elms Battersea (VNEB) opportunity zone. Designed by Glenn Howells Architects, Apex 1 is the first building of the wider Apex development site which has outline consent for a further 422 homes and 66,000 sq ft of commercial space. Apex 1 will be a highly sustainable, near net zero development. It incorporates an architecturally distinctive two-storey pavilion to house ground floor retail and a first-floor amenity area for residents, as well as a roof garden. The development will include significant public realm, providing a permanent landscaped pedestrian link (known as Merchants Way) between the Nine Elms Linear Park and Nine Elms tube station. The Apex site is one of four surplus land sites which form part of the ongoing transformation of New Covent Garden Market by the VSM partnership under a Development Agreement with Covent Garden Market Association. The overall redevelopment of New Covent Garden Market will provide for a rationalisation and transformation of the market site and will create a vibrant and distinctive new London District once complete. Landsec has been working with the local community and the London Borough of Camden to develop the new masterplan.  The site will deliver 1,800 new homes, 35% of which will be affordable, and will provide a variety of amenities and leisure facilities, including a town square with a variety of shops, restaurants, supermarket, gym, and cinema.   As a new green space, the entire site will have improved pedestrian links and half of the 14-acre space will be dedicated to public and green spaces that will be open and accessible for all. Bellway buys land from Homes England for landmark development at Tattenhoe Park

Bellway has completed the purchase of land from Homes England in Milton Keynes, where it will adopt new building technology for the first time in the UK, speeding up the build process with some homes built on a factory production line. Bellway will build 160 homes using Modern Methods of Construction on the 9.2-acre parcel of land at Tattenhoe Park. This will include 40 modular homes and 120 homes built using timber frame panels. The housebuilder was selected to develop the site at Tattenhoe Park as part of a Homes England pilot project to speed up the delivery of new homes. The build programme will be completed within two years of work starting. Paul Smits, Managing Director of Bellway Northern Home Counties, said: “Bellway is committed to exploring innovative ways of delivering new homes more quickly and more sustainably. Tattenhoe Park is therefore a key project for the company, and for the community in Milton Keynes. “Using Modern Methods of Construction will offer benefits beyond speeding up construction. The modular homes, which are built off-site, and the timber frame panels, which replace traditional breeze blocks, are produced in a controlled factory environment. This ensures consistent quality and removes any negative impact from weather conditions. “Both methods improve energy efficiency by creating a more airtight home, and timber is a more sustainable material than brick. The modern processes also reduce the amount of waste produced in the build process. “We have worked with Homes England and with our partners to ensure we can build these homes to the highest standards, for which Bellway is known as a HBF Five Star Builder. “The end result will be a new community which looks comparable with Bellway’s other developments in the area, while delivering these additional benefits to the customer, the community and the environment.” The project is one of a series being led by Homes England with the ambition of delivering 1,800 new homes across the country using a variety of modern construction methods. Bellway’s 160 homes will form phase four of the wider Tattenhoe Park development. Bellway will partner with ilke Homes to deliver the 40 modular homes. Stewart Milne Timber Systems will supply the timber frame panels for the remaining 120 homes. The homes at Bellway’s Tattenhoe Park development will be a range of one and two-bedroom apartments, one and two-bedroom maisonettes and two to four-bedroom houses. The 48 affordable homes will be divided between rental and shared ownership, and there will be a selection of wheelchair accessible properties. Bellway secured planning consent for the development at the end of 2021 and expects to start work on site by the summer. Bellway’s Northern Home Counties division is based in Milton Keynes. The division is already building homes at Wavendon View and Wavendon Chase on the outskirts of Wavendon, and is set to launch a new development at Whitehouse Park in Milton Keynes later this year. TRANSFORMATIONAL ARENA AND MULTI-USE DEVELOPMENT FOR STOKE-ON-TRENT CITY CENTRE TO BE PROCURED THROUGH PAGABO

PLANS have been revealed for a number of transformative development schemes in Stoke-on-Trent this week, including the mixed-used Etruscan Square development, which is set to procure both its development and construction through Pagabo’s national frameworks.   Etruscan Square, which is backed by £20 million of levelling up funding from the government, is set to transform the city centre with a 3,600-capacity arena, 82,000 sq ft of commercial space, 285 homes, a 138-bedroom 3-star hotel, and a 701-space multi-storey car park to support existing demand and new amenities alike. The announcement of the Etruscan Square development, which is already out for pre-planning consultation, was one of several levelling up initiatives announced by the leader of Stoke-on-Trent City Council at global real estate conference MIPIM. As part of the overall announcement, the procurement strategy for the scheme was revealed by council leader Abi Brown, who spoke to developers at MIPIM about how 7.12 acres of city centre land is shovel-ready, and how Meigh Street Car Park is already being cleared to make way for new development. Jonathan Parker, head of construction at Pagabo, said: “We’re incredibly pleased to be working with Stoke-on-Trent City Council on the procurement of such an exciting development, which will bring huge transformation and opportunity to the city. “The government’s levelling up plans and funding have been widely welcomed, and we’re very pleased to see Stoke-on-Trent City Council has been so quick to put that funding towards schemes that will benefit the wider city. Rollalong Delivers Modular Buildings for Homeless Families

Phase one has now been transported to the site and work to complete the installation of all 23 homes is expected to be completed by August 2022. The project will double the number of homes on the Wokingham Borough Council site, and  they will be far more energy efficient than the old units. The modular homes will allow more families to be accommodated safely and comfortably while they wait for somewhere permanent to live, and they have their own toilet and bathroom as well as an open-plan lounge, dining room and kitchen. One will be specially adapted for households with people who have disabilities. Laurie Garside, Projects Manager at Rollalong, said: “We are delighted to be working with Wokingham Borough Council’s housing team. The accommodation we have installed for the initial phase of the project is of a very high standard and will provide the local area with a much needed boost for temporary housing.” Councillor John Kaiser, Executive Member for Finance and Housing at Wokingham Borough Council, said: “Homelessness is a fast-growing issue across the country and, sadly, Wokingham borough is no different. We’ve seen an increase during the coronavirus pandemic and coupled with the rising cost of living, this trend is likely to continue. “Improving and increasing the amount of temporary accommodation at Grovelands Park will ensure that we have a safe, suitable supply to meet future need while helping people to live in comfort and dignity at a distressing, uncertain and vulnerable period in their lives. “The new homes will also reduce our reliance on bed and breakfasts, which are expensive, generally have shared facilities and are always outside of the borough, which can increase the sense of isolation for those facing homelessness.” All councils are required to provide temporary emergency housing for homeless families with children or families and individuals who are vulnerable until they find a settled home. At Grovelands Park the old prefabricated units had to be replaced as they were originally built as holiday homes and not intended for long-term occupation.
