Winvic Commences Groundworks for 367-bed Purpose Built Student Accommodation Project in Bristol for Madison Cairn

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has been awarded a Purpose Built Student Accommodation (PBSA) scheme by Madison Cairn. After successfully completing the initial enabling works and piling operations, Winvic now commences the groundworks, which comprise under slab drainage and ducts works and installation of concrete pile caps, beams, ring beams and the ground floor slab. The project comprising 367 studios and shared rooms is part of the second phase of Redcliff Quarter, located on the corner of St Thomas Street and Cross Street in Bristol, ten-minute walk from the University of Bristol’s main campus. The concrete frame programme begins in April. It will climb to 12 storeys and the building form is predominantly an L shape to accommodate a 2,700 sq ft, landscaped first floor communal roof garden terrace to the rear. The roof at level 12 has been designed as a blue roof to provide the building with the function of water attenuation.  When complete there will be three seven-bed cluster rooms, 16 six-bed cluster rooms, 11 threedios, 11 twodios, 176 studios and 19 accessible rooms. 4,600 sq ft of flexible communal spaces, ancillary accommodation and storage for 184 cycles will also be found on the ground floor. Handover is scheduled for the first quarter of 2025. The project completes the wider urban block, which it has been designed to complement, and adjoins a new build-to-rent (BTR) project on two elevations. The construction works will be programmed to coordinate with this scheme that Winvic began this BTR for Madison Cairn in September 2022 and will complete in 2025. A number of underground services will be installed and diverted as part of the project and the student accommodation will be connected to the Bristol Heating Network. The Bristol Byzantine style has inspired the external aesthetic along with the prevailing use of brick and stone and metal cladding in the area. Red and black bricks will be used on the façade alongside a contrast of fluted and flat glass reinforced concrete (GRC) and metalwork cladding.  Mark Jones, Winvic’s Director of Multi-room, said: “We’re delighted Madison Cairn has selected us to partner on this scheme. Network Space Developments approach completion on construction of £54million Glass Futures’ Global Centre of Excellence

Partners and stakeholders recently gathered at The Glass Futures’ Global Centre of Excellence in St Helens to mark the imminent completion of the £54m project, managed and delivered by Network Space Developments (NSD). Contractor Bowmer + Kirkland were appointed by NSD in December 2021 and started on site in January 2022. The main contract works will successfully complete this month and the 165,000 sq. ft building handed over to Glass Futures, ready for the internal fit out works to commence in April. The building is anticipated to be operational later this year. Delivery of the project has been managed by landowner and developer NSD, on behalf of a partnership including not-for-profit Glass Futures, St Helens Borough Council, the Liverpool City Region Combined Authority and UKRI (UK Research & Innovation). The facility was pre let to St Helens Borough Council on a 15-year head lease and sub-let to Glass Futures which will occupy the building to deliver industry and government-backed research and development projects focused on decarbonising the glass and foundation industries. It will also provide a platform for its members  to access an experimental scale furnace for testing and trials of new technology on a state-of-the-art line, both collaboratively and individually. In 2022, NSD pre-sold the building to global investor Standard Life Investments Property Income Trust, part of abrdn, to secure forward funding and conclude a viable delivery strategy. Throughout the construction phase, the scheme has made a significant contribution to the local economy with £11.2m of supply contracts going to businesses within a 20-mile radius of the site, including more than £1m awarded to St Helens’ businesses. Overall, 441 operatives and sub-contractors have been employed on the scheme, including 30 apprentices, with 36 per cent of the labour coming from St Helens, Wigan and Warrington communities. Glass Futures has also appointed its first three apprentices. “Catherine Chilvers, Development Director at Network Space Developments, said: “We’re delighted that we will shortly complete this transformational scheme within the ambitious project timescales we originally set ourselves. RED Construction London, a regional arm to the main contractor RED Construction Group, has announced its appointment to deliver Barwood Capital’s multi-million pound redevelopment of Explore, the office building in Richmond, south west London, formerly known as Eton House. Explore is set to be repositioned as prime sustainable office space, with a 45,000 sq ft transformation. RED Construction London has been selected to undertake the redevelopment, targeting BREEAM Excellent and an EPC A rating, with a Fitwel two-star certification and WiredScore Gold for digital connectivity. The works involve modernizing the existing building, installing an additional top floor of accommodation with a roof terrace, and an external garden of 4,200 sq ft on the ground floor. Other amenities in the space will include 42 cycle parking spaces, electric vehicle charging points, as well as a gym and spinning studio, with changing rooms and showers. The regeneration of Explore aims to provide a more elevated office experience, with an emphasis on creating a space that supports employee mental health and wellbeing. Sustainability in terms of energy efficiency and biodiversity are also a big focus for the new office building, to be achieved through enhanced greening and planting opportunities within external and private spaces. The funding is enabling Lichfield and Hatherton Canals Restoration Trust (LHCRT) to make habitat improvements to the area, including putting the canal channel into water east of the liftbridge, to create an aquatic habitat. LHCRT’s volunteers have already prepared the site and Bluetech Waterfront Solutions Ltd is overseeing the contract.   Carole Mills, Chair of LHCRT, said:   “This is an exciting time for the Trust as we look forward to seeing another section of the Lichfield Canal in water. Four projects approved for Camborne Town Centre

The UK Government is to release the final £16.5 million of the £23.7m Town Deal funding awarded to Camborne, after it approved four projects to revamp and revitalise Camborne town centre as part of the Camborne Town Deal programme. The plans include community facilities and green spaces, new shared workspace, a theatre and a youth café. The funds will be awarded to Cornwall Council at the end of March. The announcement follows the review by Government of the plans for the Town Centre Regeneration programme, which include: Basset Centre and White House The adjoining Basset Centre and White House on Basset Road will be redeveloped by Camborne Town Council, into a state-of-the-art facility that includes high quality communal spaces, a youth café, exciting heritage interpretation and an updated library and resource centre. There will also be a flexible performance space for a range of entertainment and community purposes. Co-working space The project will bring a long-term disused building back into use as a modern co-working space; which will encourage further footfall to the town centre; as well as support our local entrepreneurs to thrive. Camborne Renew Cornwall Council will deliver improvements to the town centre’s streets and public spaces to create a more accessible, sustainable and appealing place to live, work, shop and visit. Kerrier Way The Town Council will lead on the enhancement and landscaping of a brownfield site near Tesco to create a community green space for all to benefit from and enjoy. This will create a green gateway to the town centre and provide community space for local residents. These projects complement the seven other Town Deal funded projects announced last September, which will enable the full delivery of the vision set out in the Town Investment Plan, of increasing the vitality of Camborne while celebrating its rich heritage. Following agreement of the funding allocation by Government, these transformational projects are now focussed on putting the necessary agreements in place to enable funding drawdown and project delivery. Across the town, projects follow different delivery timelines, with some expected to finish next year while others will complete at the end of the programme in March 2026. Is electric the future-proof option for sustainable heating in UK buildings?

The UK is making progress in decarbonising its economy. In 2022 total emissions fell by 3.4%, and the nation is currently only 19% short of the 2030 target of a 68% reduction of 1990 levels. To achieve the UK’s 2050 net zero obligation, large parts of the economy still require further decarbonisation, especially commercial and domestic heating. According to the Climate Change Committee (CCC) parliamentary report, half of current heat demand must be low carbon by 2035 to reach the 2050 target. Like many sectors, the transition to low carbon is happening through electrification. Gas boilers are already being phased out, and in 2025 the Future Homes Standard will come into force, effectively shutting them out of new build homes. This will make low carbon, sustainable heating a necessity for installers. Electric heating is a future-proof, low carbon solution that will survive the further significant changes in energy mix, market reform, and greater grid flexibility that are bound to come. Energy mix and market reforms demand future-proof electric heating More renewable energy is coming online across the UK. In 2022 40% of electricity was produced from renewable sources. And in May 2022, 73% of the grid’s power came from renewables. This means the overall share of electric energy in the UK is becoming greener. As this trend continues, commercial and residential heating must be prepared to adopt more electric heating. The increase of renewables in the energy mix isn’t the only significant change that will drive the transition to low carbon electric heating methods. The UK government announced and concluded its Review of Electricity Market Arrangements (REMA) last year. The review, touted as the “biggest electricity market reform in a generation,” aims to enhance energy security and cut electricity costs as the UK moves to a cleaner energy system. One of the biggest consequences of the review will be the decoupling of the gas and electricity markets. Currently, the highest gas prices determine the wholesale price of electricity. The consequence is much higher electricity prices, including renewable electricity, which should be significantly cheaper. When the decoupling reforms are enacted, the price of residential and commercial electricity should drop significantly, especially as the renewables mix continues to increase past 40%. This would make electrical heating one of the least carbon intensive forms of heating, as well as the least expensive. Making the most of this by deploying electrical heating is important to ensuring future-proof heating in commercial and residential buildings. Direct electric is best fit for a more flexible grid and the varied UK building stock Future-proofing also requires the right product for the right property. Heat pumps and direct electric are the two most popular forms of low carbon electric heating and the UK’s varied building stock requires both. New homes built after 2025 and spacious, two-storey buildings are suitable for heat pump installation. However, large swathes of the UK building stock are made up of smaller, older, and multi-storey buildings where heat pump installation is not practical. And as former commercial buildings are transformed into residential flats in the wake of the shift to hybrid work, retrofitting increasingly involves smaller heating solutions for multi-storey properties. Research carried out by electrical heating company, ThermoSphere, shows 54% of construction professionals reported that the best low carbon heating solution for smaller homes, apartments, and multi-storey buildings is direct electric heating because it does not require external equipment and has a minimal footprint. The potential REMA reforms will also lead to “increases [in] the participation of low carbon flexibility technologies”, including more electricity storage and wider use of demand side response (DSR). UK homes have recently experienced this with the limited roll out of the National Grid ESO Demand Flexibility Scheme, a residential DSR technology ending in March 2023. As demand side activity increases, giving domestic and commercial properties the ability to receive financial rewards for temporarily reducing their electricity consumption, buildings with low carbon electric heating have the potential to receive the most benefit as they have the most capacity to shut off. In addition, because DSR requires reducing consumption by turning off electrical systems, buildings with direct electric heating can manage this with greater control as direct electric heating does not operate on a central heating system, unlike gas or air-to-water or ground-source heat pumps. This allows for more localised, zone-specific heating. When turning off is required, buildings that don’t use centralised heating systems can choose to shut down specific areas and keep others heated. What’s more, with new underfloor heating products, on average it only takes approximately 20-30 minutes to heat a room, meaning temperature and comfort levels can be quickly restored after a shut off. As the UK continues to further electrify in order to decarbonise, electric residential and commercial heating will be able to endure future changes in energy mixes and market reform. McAleer & Rushe lands Stroudley Walk regeneration contract

Muse and Poplar HARCA have selected McAleer & Rushe to build over 270 homes at Stroudley Walk in London. A total of 115 of the 274 homes will be available through London Affordable Rent and shared ownership at Stroudley Walk. Works are to start on site imminently and completion of the regeneration scheme is expected in Winter 2025. “We are excited to deliver a thriving new neighbourhood of all-electric homes and a fantastic public realm space for all of the community to enjoy for years to come.
