Dandara Living’s Latest BTR Development Tops Out at Stafford Yard in Bristol

Bristol City Council’s Bedminster Green regeneration plans took a further step forward today with a topping out ceremony at Dandara Living’s new Stafford Yard development in Bristol. Situated on a former brownfield site within the Bedminster Green Framework Area, Stafford Yard occupies a prime location within this rapidly developing neighbourhood, just south of the city centre and Temple Meads train station. Representatives of Bristol City Council and invited guests from local businesses and community groups, joined Dandara Living’s CEO Jim Davies to commemorate the topping out of the development. Featuring 295 new apartments, resident amenities including, private balconies, roof terraces with vegetable beds, a gym, lounge, retail space as well as courtyard gardens, Stafford Yard will also deliver 21 affordable homes and is the first of three sites Dandara Living is developing in Bristol. This includes a current application for 339 residential homes adjacent to Stafford Yard on Malago Road/Hereford Street/Clarke Street known as Plot 5 Bedminster Green, and a further site with prominent frontage onto Clarence Road and Temple Gate where Dandara Living has submitted planning for a sustainable mixed-use development opposite Temple Meads station with 432 much needed high-quality homes, resident amenity and retail space. The Future of Carbon-Neutral Buildings: Trends and Predictions

By Paul Bullard, Product Director at SFG20, recognised as the industry standard for building maintenance specifications… As the world grapples with the realities of climate change, the construction industry has a significant role to play in reducing carbon emissions.  In the UK, buildings contribute to 33% of the greenhouse gas (GHG) emissions and 40% of the global energy consumption. This article explores the concept of carbon-neutral buildings, current trends, future predictions, and the role of sustainable building practices in achieving carbon neutrality. Understanding Carbon-Neutral Buildings In a carbon-neutral building, energy efficiency is paramount. Architects and engineers use principles such as passive solar design, natural ventilation, and high-efficiency insulation. In addition to energy-efficient design, carbon-neutral buildings also use renewable energy technologies to generate electricity. This can include solar panels, wind turbines, and in some cases, geothermal systems. The electricity generated by these systems can be used to power the building’s lighting, heating, and cooling systems, as well as any appliances or equipment in the building. Current State of Carbon Emissions in the Construction Industry In the UK, the construction industry is a significant contributor to carbon emissions. The embodied carbon of a building, which includes the carbon emissions associated with the extraction, production, and transportation of construction materials, as well as the carbon emissions from the construction process itself, can be equivalent to 20 years’ worth of its operational carbon emissions. Trends in Carbon-Neutral Buildings The drive towards carbon-neutral buildings is gaining momentum, with several key trends shaping the future of the built environment. These trends reflect a growing commitment to sustainability, energy efficiency, and technological innovation. Solar panels and wind turbines are becoming a common sight on buildings across the UK. As the cost of these technologies continues to fall, they offer long-term cost savings, making them an increasingly attractive option for building owners and operators.  Architects and engineers are using principles such as passive solar design and high-efficiency HVAC systems to minimise energy consumption. Passive solar design takes advantage of the sun’s energy for heating and cooling, while high-efficiency HVAC systems use less energy to provide the same level of comfort. These materials, which include recycled or reclaimed materials, can significantly reduce a building’s embodied carbon – the carbon emissions associated with the production, transport, and disposal of building materials.  By choosing sustainable materials, builders can reduce the environmental impact of their projects while often also improving the performance and aesthetics of their buildings. Smart thermostats, energy management systems, and other technologies can optimise a building’s heating, cooling, and lighting systems, further reducing energy consumption. These technologies can also improve comfort and convenience for building occupants. Future Predictions The landscape of the UK’s built environment is set to undergo a significant transformation. The drive towards carbon neutrality is expected to accelerate, spurred by technological advancements, evolving government policies, and heightened public awareness of climate change. The government’s Ten Point Plan for a Green Industrial Revolution and Net Zero Strategy provides a roadmap for this transition, outlining strategies for improving energy efficiency, promoting low-carbon heating solutions, and encouraging the construction of energy-efficient new homes. Moreover, the decarbonisation of the UK’s electricity grid and the development of a low-carbon hydrogen sector are set to make it easier for buildings to reduce their carbon footprint. At the same time, investments in carbon capture usage and storage (CCUS) technologies could further help offset emissions from buildings and industrial processes. Beyond government initiatives, we anticipate a growing number of businesses and individuals investing in carbon-neutral buildings. As energy prices continue to rise, buildings that generate their own green electricity can offer a financially attractive proposition. The public sector is leading by example, with the government committed to achieving net-zero emissions from its operations by 2050. Construction Progresses above Ground on Tower D2 Of Vista River Gardens, Trinity Island, Manchester   

WORK progresses on what will be one of Manchester’s tallest buildings as the above ground works take shape on the major 55-storey Tower D2 at Trinity Island scheme.   Having secured funding to support the progress, the concrete frame has now started to rise above ground level, signifying the start of the superstructure phase.   Greater Manchester Combined Authority appointed national real estate consultancy Naismiths to provide project monitoring services for the scheme. Naismiths and GMCA have worked together on several occasions but it’s the first time Naismiths has worked with developer Renaker.  Once completed, the tower will boast 483 apartments, commercial opportunities and extensive amenity provision including a landscaped outdoor area opening up a public footpath, which will serve to improve pedestrian accessibility in the area.   John Crompton, associate director of project monitoring at Naismiths, said: “We are delighted to be working as project monitoring surveyors for the Greater Manchester Combined Authority on such a significant development delivered by Renaker.   “The concrete frame currently being constructed will continue to expand vertically until the structure becomes one of the tallest buildings on the Manchester skyline – something our team will be proud to have played a role in helping to achieve.  “We have extensive experience monitoring significant and highly complex projects and we look forward to seeing this tower progress to successful completion.”  Tower D2 at Trinity Island, Manchester will be one of four towers that will be constructed in the city as part of an overall development known as Vista River Gardens. Enabling works started in 2022 followed by formation of the basement levels. Construction begins at Oxford and LCP’s “groundbreaking” West Midlands Interchange project – the UK’s largest logistics development site

Oxford and LCP acquired the site in joint venture in 2021 and will invest over £1 billion to develop the park, which will also provide intermodal access through a new Strategic Rail Freight Interchange. The first phase of development has already commenced at the 734-acre site near Birmingham, comprises significant infrastructure works including earthworks, highways construction, water installation and the creation of two new country parks. The first plots will be available for vertical builds from the first half of next year with the site able to accommodate new warehouses ranging in size from 200,000 sq ft to over 1 million sq ft and building heights of up to 30 metres. The site is centrally located in the UK, northwest of Birmingham in the key West Midlands logistics corridor and will deliver significant economic benefit to the region through the creation of 8,500 jobs. It is expected to generate £430 million local economic activity, and £900 million nationally every single year. It benefits from excellent transport connectivity to the UK’s major cities, ports, and airports, with immediate access to the M6 motorway allowing 88% of the population to be reached within a four-hour drive, well inside the HGV single trip limit. West Midlands Interchange will be a technologically advanced and environmentally sustainable development that meets the significant demand from modern occupiers for high-quality, well-located space that can effectively satisfy their operational and environmental requirements. The project is a major milestone in the decarbonisation of UK logistics. It aims to capitalise on the low CO2e output from rail in comparison to road freight, with 70% less CO2 output, up to 15 times lower nitrogen oxide emissions and nearly 90% lower particulate emissions, to support the UK’s net zero targets. WMI could remove as many as 77 HGVs from the road with every freight train, aiming to secure a reduction of 50 million kilometres of HGV traffic annually. Throughout construction Oxford and LCP will be working on an Employment and Skills Plan to maximise opportunities for local people and businesses with a majority of the 8,500 jobs created to be local. Oxford and LCP also want to ensure that the WMI project includes providing employment, apprenticeships, and trainee positions for those who traditionally find themselves out of work. An Employment Fund Steering Group has been established in collaboration with the City of Wolverhampton, South Staffordshire Council and Staffordshire County Council to maximise these opportunities.   James Boadle, Head of Logistics and European Strategy at Oxford Properties, commented: “Demand for best-in-class logistics space that’s sustainable and well connected continues to significantly outstrip supply; especially in the UK’s ‘Golden Triangle’.
