Starlight Investments appoints Rund as Clerk of Works on three major Build to Rent schemes

Rund has been appointed to support Canadian investor, Starlight Investments, acting as Clerk of Works on three significant build to rent schemes at Liverpool Waters, Liverpool, Michigan Avenue, Manchester, and Victoria Road in Ashford, Kent. Liverpool Waters is a 31 storey, 278 unit build to rent scheme located on the northern docks of the city. With one, two and three-bedroom apartments it is set to transform the historic docklands site with a world class, high-quality, mixed-use waterfront. Michigan Avenue forms 391 units including studio, one, two and three-bedroom apartments and town houses. Lastly, Victoria Road, developed by King Crescent Homes consists of 254 build to rent units across four buildings, including a mix of studio, one, two and three-bedroom modern apartments. Rund’s Clerk of Works team will provide Quality, Fire and M&E inspections including commissioning and testing, on all build to rent projects from January 2024. Its experts will be on site weekly delivering Quality inspections along with monthly visits for Fire and M&E inspections from Autumn 2024. NATIONAL framework provider Pagabo has announced the 116 suppliers successfully appointed to its two new Professional Services frameworks covering Scotland and all remaining areas of the UK separately. Among the appointments are industry-leading names such as multi-disciplinary consultancies Rider Levett Bucknall, Turner & Townsend, Pick Everard and WSP. Meanwhile, there is a number of appointments, such as Hexa Consulting, Tetra Tech, Ridge and Stace, which have been awarded a spot for the first time. Clients will be able to access solutions covering the full spectrum of construction and premises consultancy services including project management, architecture, engineering, town and masterplanning, and strategy advice. The framework covering England, Wales and North Ireland is valued at £780m, while the new Scotland-specific framework is valued at £27m. Five suppliers have been appointed to the Scotland agreement, while 116 are included in the version for the other UK regions. Jason Stapley, chief procurement officer at Pagabo, said: “Professional services is our most popular framework offering so we were expecting a high level of quality bids for the new iteration – and we were not wrong. Now on its third instalment, this framework goes from strength to strength – continually demonstrating quick, simple and effective procurement possibility. “There is a perfect blend of continuation from the previous iteration alongside changes that address the needs of clients and suppliers. As a result, the opportunities offered to suppliers are very valuable and clients are provided with easy access to the best selection of suppliers in the consultancy industry. “There were more than 200 bids to be on multi-national framework, with just over half of those being successful in appointment. Only 33 organisations have been reappointed following the previous version of the framework, proving our sophisticated bid process ensures only the most suitable suppliers are appointed. Small and medium sized enterprises also make up 79% of the supplier list, which we’re very proud of as framework opportunities like this help to strengthen the pipeline of work for the business involved and ensures the best social value possible for communities.” This announcement comes following the earlier announcement of Lot 1 providers, seeing AtkinsRéalis appointed as the sole supplier for the UK agreement, and AtkinsRèalis and Turner & Townsend appointed jointly for Lot 1 for Scotland. The Education Alliance Trust remains as the contracting authority for the two new agreements. The frameworks will go live in early April, taking over from the current iteration on its expiry. New report praises UK building and construction businesses for investment in creative roles

A new report has praised UK building and construction businesses for their investment in creative roles, with the sector featuring in a list of the top ten industries investing the most into creative teams, with just over 12 in 100 members of staff now working in creative roles. Analysing data from LinkedIn, the report from brand communications agency Warbox ranks the in-house creative headcount of ‘design’ roles across a number of UK companies in traditionally ‘less creative’ industries, compared to overall headcount, to find which sectors place the highest value on creativity within their workforce. The building and construction industry appeared sixth in the full list (12.291% of headcount) with the healthcare (17.87%), and homeware and interiors (11.12%) businesses completing the top three. Boots launched its biggest ever campaign in 2023, ‘Our Health Is As Individual As We Are’, which championed women’s health, highlighting the support available for women through creative that was rolled out across TV, out-of-home, print, social media and online. Closely following the building and construction industry, homeware and interiors came in third place with 11.12 percent – perhaps unsurprisingly as this industry naturally places great importance on design and aesthetics.Out of the twenty industries analysed, transport and logistics and warehousing and distribution were revealed to have the lowest headcount of creatives in their workforce. This can be attributed to these industries having a greater need for functional labour roles – however, this is not to say that these industries would not benefit from a greater investment in creative roles to combat challenges that an ever-changing economy can present. GLP completes Magna Park South in Lutterworth

The completion of units MPS 9, MPS 10 and MPS 11 which are 388,000, 136,000, and 119,000 sq. ft respectively, bring to the market a combined footprint of almost 645,000 sq. ft. This is a significant milestone at Magna Park Lutterworth as it completes the development of the Magna Park South area of the park. These new units, along with MPS 5 (187,000 sq.ft,), provide four Grade A, sustainable logistics buildings for immediate  lease.  The completion of Magna Park South ends a five-year period of activity, which has seen GLP speculatively develop 2.9m sq. ft across eleven buildings over three phases. Buy-to-let investors continue to streamline portfolios by offloading properties

The latest analysis from quick sale specialists, Open Property Group, has revealed that despite enjoying strong rental income growth on an annual basis, the average buy-to-let investor has reduced the size of their portfolio by as much as -27% across England and Wales.  Open Property Group analysed the latest data on buy-to-let portfolio sizes and how they have changed over the last year when it comes to size and profitability*. The research shows that with an average of 8.5 homes, the average investor has reduced their portfolio size by -1.6% year on year.  However, across some regions, the reduction in portfolio sizes have been far more pronounced and nowhere more so than Yorkshire and the Humber, where the average size of a buy-to-let portfolio has fallen by -27% to an average of nine properties.  Across the West Midlands the average buy-to-let inverter currently holds 10.7 properties within their portfolio – a reduction of -19% year on year, with the South West also seeing an average reduction of 13% to 6.5 properties.  The average size of a buy-to-let portfolio has also reduced across the North East, central London market, East Midlands and East of England. However, there has been growth across outer London, the North West, South East and Wales.  This is despite the fact that the average rental income per property has increased by an average of 8.8% over the last year, with investors across Yorkshire and the Humber seeing the largest jump at 30.9%.  However, while rents may be climbing, the figures also show that profit margins are in decline, with the average rental yield falling by as much as -1% across the North West and central London regions.  CEO of Open Property Group, Jason Harris-Cohen, commented: “Much has been made about the landlord exodus in recent times and it’s fair to say that the severity of this trend has been largely exaggerated. However, the figures do suggest that while buy-to-let investors may not be exiting completely, they are reducing the size of their rental property portfolios.  In fact, buy-to-let investors are accounting for an increasingly larger segment of sellers looking to utilise the quick sale route, as they look to off-load part of their portfolio with minimum fuss or stress, having benefited from years of rental income and capital appreciation.  With a reduction in capital gains tax fast approaching, we expect more investors will look to streamline their portfolios given that the cost of existing is set to reduce and who can blame them? The School recognises the need to invest in the future of its estate to ensure that the quality of care provided to pupils, including physical and pastoral structures, is maintained to the highest standard. A key part of the School’s vision, encapsulated in Project 24, is the creation of a new purpose-built girls’ boarding house in the centre of Oundle. The new boarding house, named McMurray House in memory of David McMurray, the Headmaster who devised and oversaw the introduction of co-education, will accommodate 60 girls aged 13-18 years old who are currently located in New House on Stoke Hill, on the southwest edge of Oundle. The house will provide boarders with high quality accommodation facilities in the centre of town, enabling girls’ boarding to take its place alongside the historic boys’ town Houses.   This project will also allow the School to upgrade existing provision by decanting pupils into the existing New House in order to undertake a long-term rolling programme of improvement works to existing boarding Houses.
