Construction of flagship hotel gets underway at Dublin’s Clerys Quarter

Whitbread PLC, the owner of the Premier Inn chain, has started the construction of its most high-profile hotel development in Ireland at Dublin’s Clerys Quarter.  Leading construction and fit-out company, Gilbert-Ash has been appointed as the principal contractor for the development which is an important part of the regeneration of one of Dublin’s most iconic department stores. The 229-bedroom hotel will be in the heart of the city at Earl Place, just off O’Connell Street, and will form part of a mixed-use development of Clerys Quarter, a new city centre destination that will regenerate Dublin’s landmark street. Gilbert-Ash’s scope of works at the former warehouse site include the construction of an eight-storey hotel plus basement and roof, with restaurant and reception on the ground floor. Whitbread acquired the development site in summer 2022 as part of its strategy to expand Premier Inn in Ireland, securing full planning permission to build the hotel from Dublin City Council in June 2023. The hotel, which is set for completion in summer 2026, will offer Premier Inn’s latest generation style bedrooms, and will be designed to achieve a BREEAM ‘Excellent’ target sustainability rating in line with Whitbread’s ‘Force for Good’ sustainability strategy. Works on track for major Nottingham student accommodation scheme

McLaren Construction Midlands and North is making significant strides in delivering a landmark 323-bedroom student accommodation development on Talbot Street, Nottingham. The £25.8m project, located at 77 Talbot Road, is on track to welcome students in September 2025, with works progressing well. Designed by Leonard Design Architects, the development replaces a five-storey office block formerly occupied by Domestic and General, which relocated to a new development on Station Street, enabling them to further invest and remain in Nottingham. The demolition of the previous structure commenced in April 2023, with construction underway since September. The nine-storey building will include premium amenities including a gym, yoga room and social study spaces, alongside en-suite bedrooms designed to provide high-quality living standards. An entertainment room is also being built on the Wollaton ground floor which will include a cinema. The uppermost level of the building will feature premium studio apartments with larger footprints and exceptional views across Nottingham, offering a standout experience for students. With sustainability at the forefront of operations, the scheme is targeting a BREEAM Excellent rating, incorporating features including traditional foundations into Nottingham’s sandstone bedrock and adhering to rigorous planning conditions such as cave probing to protect the local environment. Key milestones in the project include the completion of the roof structure, marking significant progress towards the scheme’s 2025 completion, and the marketing suite was officially opened in autumn on Talbot Street – offering a dedicated space where prospective students can view the high-quality finishes and amenities that will be available. Internally, the accommodation has seen enhancements to its finishes, including feature walls and upgraded soft furnishings, which will elevate the overall living experience. McLaren Construction is deeply committed to sustainability and social value, and around 40% of workforce for Talbot Street was sourced locally. Working in close collaboration with the University of Nottingham and Nottingham Trent University, the project team has supported work experience placements and hosted two visits for civil engineering students. The first visit showcased health and safety and aspects of working on a live site, and the second visit focussed on the technical aspects of the project, such as design, its intent, and how the planning phase develops into live construction. The students were delighted to learn directly from colleagues in the industry about roles in which they aspire to join in the future. For the local community, McLaren has been proactive in maintaining an open dialogue with nearby businesses, providing a dedicated email address for enquiries, and carefully managing construction logistics to minimise disruption. The team is also working with the city council to provide new outdoor staff facilities for Huntingdon Academy. The Talbot Street team has supported charitable initiatives, raising £406 for the Lighthouse Charity through the Nottingham Half Marathon and participating in Save the Children’s Christmas Jumper Day. A mental health talk by the Strong Men charity focusing on bereavement and support for construction workers was held last year, with plans for another session in early 2025. As the project progresses, key targets include completing internal finishes, installing furniture and carpets to the top floors, and removing scaffolding to reveal the brick and cladding façade. External paving works are set to be completed by summer, ensuring the project is ready for student intake in September. The Talbot Street development promises to deliver high-quality, modern accommodation tailored to meet the needs of Nottingham’s thriving student community while leaving a positive legacy for the local area. Royal London Asset Management Property, in partnership with Graftongate, has announced plans to develop a prime 52-acre industrial and logistics development site in the West Midlands. A reserved matters planning application has been submitted for the speculative development of c.645,000 sq ft of new employment space at Pickford Gate, off the A45 bypass. The scheme proposes the development of 14 high-quality units ranging in size from 8,266 sq ft to 121,223 sq ft, comprising industrial and logistics, manufacturing, and research and development facilities. Units are designed to meet the growing demand for mid-box space, appealing to both local and national occupiers. The development will integrate leading ESG standards to ensure the creation of sustainable, high-performance buildings, with a target of BREEAM Outstanding. The Pickford Gate site was acquired in November 2024 from Hallam Land, marking the fourth acquisition completed by Royal London Asset Management Property and Graftongate in less than two years. Contractor Henry Brothers is celebrating the tenth anniversary of the opening of its first English office with record turnover and growth. Part of the Northern Irish-based Henry Brothers Group, the company set up in Nottingham in February 2015 and following significant success in the North established an office in Manchester in September 2022. The Association for Project Management (APM) and the project professional community have played a pivotal role in leading the creation of the APPG and improving the delivery of projects that succeed and benefit society. At the inaugural meeting, Henry Tufnell MP was elected as Chair of the APPG, with Llinos Medi MP, The Rt Hon Lord Lilley, and Lord Goddard of Stockport appointed as Vice-Chairs. The APPG will lead the development of understanding of projects within Parliament and brings together expert voices in one place to improve public policy, acting as a conduit for parliamentarians to engage with each other, project professionals, academics, civil servants, Ministers, and others. Award-winning housebuilder, Spitfire Homes, recently hosted a fully booked launch event for prospective buyers to view its highly-anticipated show home at Maybank, a collection of design-led new properties in Halesowen.  New data from Zoopla has revealed the housing market has made the strongest start to a year since 2022, with new sales agreed increasing by 12% year-on-year. Located at the former Sandvik HQ, the new West Midlands address includes a range of 61 two-to four-bedroom homes, plus two one-bedroom maisonettes, and first occupations are set from Spring 2025. All properties at Maybank include energy-efficient air source heat pumps, underfloor heating, and electric vehicle charging points, all as standard. In addition to retaining existing woodland, Spitfire is planning to plant a number of trees and enhance green areas to encourage wildlife and preserve the natural environment.
