£10m secured for innovative housing model

A north east housing provider has secured new funding that will bolster its plans to deliver 1,000 new homes, over the next three years. A £10m loan from Charity Bank – in partnership with Unity Trust Bank – will not only help Prince Bishops Homes deliver much needed high quality properties for rent but will also support its unique ‘Rent to Buy’ initiative, which offers guidance and assistance to enable first time buyers to get onto the housing ladder. The ambitious and exciting build programme will also provide a much needed boost to jobs and apprenticeship opportunities across the North East. Much of this investment will finance work that recently began at Swallowtail Meadows in New Brancepeth, a development which will see 32 three and four bedroomed family homes built in the Durham village. The homes are being built by Swale Valley Construction. Prince Bishops Homes is a subsidiary of Derwentside Homes – a not-for-profit, registered housing provider.  Progressive and driven, the organisation is currently active on 10 sites across the region and has further plans to invest over £100m in to the construction of new homes by 2019, which will help to deliver a further 17 developments across the North East region. Available on all Prince Bishops Homes sites, the innovative Rent to Buy model allows people who have lived in their home for four years, the chance to buy it. In support of this, the tenant can benefit from half of any increase in the home’s value during this period, to be used towards a mortgage deposit. This not only helps first time buyers to obtain a mortgage but prevents people from feeling excluded from the market due to price increases or inflation. The other 50% share – and all operating profits generated by Prince Bishops Homes – are redirected back into building more new properties, including both Rent to Buy plots and affordable homes with no HCA grant funding, via Derwentside Homes. The organisation also offers a range of support mechanisms to assist customers in becoming mortgage ready, with a view to providing those who may think they have no option but to rent, a choice to either buy or remain a tenant. Keith Tallintire, Director of Resources with Derwentside Homes said: “We are delighted to receive the financial support from Charity Bank which will help us to deliver more high quality homes for people in the North East. “Recent figures have shown that home ownership is actually falling nationally but we are proud to be delivering a model that helps and supports people to make that step from tenant to owner.” Charity Bank is an ethical bank that exists to lend to organisations with social purpose. Completely owned by charitable foundations, trusts and social purpose organisations, its mission is to use loan finance to support charities and social enterprises. Bringing two or more companies together – sometimes from different countries with differing cultures, processes and ways of working – offers many benefits. At the same time problems can arise. Both in terms of the set up of the alliance but also with relationships in the team One of the biggest challenges for JV teams is the level of pressure that the team is under, due to the scale of projects they work on. This can drive a high focus on task which often means time spent on team development is difficult to justify. In addition, people working under pressure are much more likely to become defensive and less aware of themselves and others. Add to this the natural inclination for all of us to relate to our “home” team and there are some aspects of human behaviour that need addressing if JV teams are to truly collaborate. Building a collaborative team What makes truly collaborative teams often lies in two very simple but very rare traits. Firstly, the team will have no problem having robust and open conversations. This means that problems are dealt with quickly and effectively and better decisions are made. Secondly, everyone in the team takes accountability and calls out other team members when this isn’t happening. Collaboration in teams works at three levels – attitude, feeling and behaviour. The attitude of every team member lies at the root of a collaborative team. Where there is positive regard for each other, and a belief and confidence in the team, there will be higher levels of trust and “psychological safety”. Rather than feel the need to protect themselves from each other and tread carefully around others, team members will feel “safe” involving themselves in productive debates and conflicts in order to resolve issues. At the feelings level, how people feel about the team and about being in the team will drive openness, collective energy and motivation. Where this is positive, team members will feel that their input is properly considered. They feel comfortable asking for help or admitting mistakes, and energy and commitment to the team will be high. Both the attitude and feeling within the team drives behaviour. At this level, team members work effectively together and also pay attention to the goals of the team rather than focusing on their individual goals or interests. This is Emotional Intelligence. Get individuals and teams working in an emotionally intelligent way and, collaboration and the successful delivery of complex projects will follow. The award distinguishes innovative products, as well as their manufacturers and designer, which are pioneering in the German and international design world. Günter Ludwig, who is responsible for the development and production of the door, explained that the steel door is a flexible modular construction system that can offer the varying protection levels requested by the clients and, at the same time, fulfilling esthetical requirements. Some of the design possibilities include the use of large glazing, variations of orientation and sizes, as well as an unlimited prospect for surface finishes and individual hardware solutions. In addition, each door is custom made according to the customer’s security and design requirements. The goal is to offer ‘invisible security’, which has been achieved by SALZER with the achievement of the German Design Award. The steel door has been tested and certified at independent international test institutes in accordance to the European Standards to the highest levels of resistance: Forced Entry (up to RC6), bullet resistance (up to FB7 NS), explosion resistance (up to EXR5), fire resistance (up to T90 and BS 476 120 minutes) smoke resistance (RS-1 and RS-2). Ander-fin has proved to significantly reduce the frequency of rail cable theft where installed. The product responds to a very distinct market need: in the current Network Rail control period, the rail industry has lost more than 200,000 minutes to cable theft costings millions of pounds. An incident like this costs the industry up to £300,000. “We installed Ander-fin on Crossrail at Maidenhead because it is quick and easy to install and offers a unique, cost effective method of cable theft prevention. Given the high cost of cable theft and the risk to life I would like to see this product installed on all major schemes going forward. It has gone down as a great success with our client Network Rail and I believe they will insist on using this product in the future,” said Steve Snell, Project Engineer for Balfour Beatty, the company that oversees the Network Rail project. Manufactured from glass filled nylon, Ander-fin has a failure load in excess of 2kN, it is easy to install and it enables cables to be secured to troughs every metre in high risk areas. “Ander-fin is a revolutionary cable anchoring system which is designed to tension and secure the cable to the trough, preventing its removal. For this high-risk stretch of line on Crossrail it offers a cost-effective solution which should reduce the amount of time lost through cable theft,” commented Sharon Rice, Rail Manager at Anderton Concrete. Barratt Homes Delivers Site Safety Discussion

The visit is part of a series of site safety workshops that the housebuilder has organised ahead of its new site launching at Riverside at Cathcart. “Our site managers are acutely aware of the attraction of construction sites to children during the school holidays. And while they might look like obstacle courses, the fact of the matter is that they are incredibly dangerous,” said Stewart Ponton, Safety, Health and Environment Manager for Barratt Developments PLC. “It is our duty of care to the people of Glasgow and the many other communities in which we operate to provide local schools like Battlefield Primary school with the right information on how to keep pupils safe.” The team at Barratt Homes delivered a 40 minute interactive presentation, which included a video, a question and answer session, children sized personal protection equipment (PPE) for the pupils to try on, as well as an information pack for school staff to distribute to pupils and parents as they see fit. “Barratt Homes joined us for some serious fun this morning as they explained the importance of personal protective equipment by dressing up a P5 pupil. The team delivered a very important message to the children, which emphasised the reality that our pupils are not equipped to be on a building site. Thanks to all for taking the time to come and present at our assembly,” said Mrs Brown, Principal Teacher at Battlefield Primary School. The mid-market hotel will be situated in the heart of the London Borough of Southwark and it will contain two separate blocks of accommodation connected via an elegant light weight glazed bridge link. A public route between the two blocks will lead to a verdant pocket park and the new Marlborough Yard. The pocket park will incorporate seating, sculpture and abundant planting to offer respite and a sense of place within the hubbub of city life. Diverse tree species will provide shade and create a calm oasis, as well as helping to improve local air quality. Native and ornamental plants will foster biodiversity throughout the scheme and a mosaic of wildflower and sedum green roofs will provide a habitat for wildlife. “This is a complex and sensitive site and our design has been through several iterations, each taking on board comments from council officers and local stakeholders. The approved scheme is a thoughtful and outward looking development that is respectful to its context and neighbours, as well as creating a beautiful pocket park that invites locals and hotel guests alike to meander through the re-instated roadway and spend time in the restaurant and courtyard,” said director of DMA Mark Wood. The company’s design will reinterpret local materials and characteristic into a contemporary piece of quality architecture. The three colours used are glazed green, yellow London stock and pale white matt, while the textures and tones of brickwork reflect the local Victorian industrial vernacular and public houses and give a light, delicate façade, with a repetition of bay elements creating a structure and vertical rhythm. The work on the site will start this summer and will aim to achieve BREEAM Excellent rating.

Sir Andrew is 51. He started eight years ago. Shares in his company, GSK, are higher but have lagged behind the pharma industry by 64 per cent. Sam is 66. He started three years ago. Shares in his company, Rio Tinto are lower but by less than the mining sector. Sir Andrew will retire in one year and has no nominated successor. Sam will retire in three months in favour of Jean-Sébastien Jacques. Jean-Sébastien knows a lot about copper mining. He is French, a fashionable nationality for FTSE 100 bosses. Sam collects milk jugs. Sir Andrew collects money. He got £6.6m last year. Everyone loves Sam, a grandfatherly Aussie. Sir Andrew is charismatic, and, inevitably, witty. But not everyone loves him. His non-fans include China, a country with 1.4bn inhabitants. In 2014, China fined GSK almost $500m for bribing doctors. Neil Woodford, a powerful fund manager, has said for some time that Sir Andrew should do something else. Perhaps he could collect milk jugs too? Sam could show him the ropes. Perhaps GSK could sell its consumer division for £17bn to a company that knows about that sort of thing? Question: On a scale of one to 10, how well have GSK and Rio handled their succession? Answer: Rio Tinto gets eight. This is how it is supposed to happen. The transition is short, which makes it less destabilising. The successor looks credible. He comes from inside Rio, but isn’t a lifer. So he should bring fresh perspectives to the job. At 44 he’s much younger than Sam, so won’t be exposed to speculation about how much longer he’s got. Sam stabilised Rio during the commodities crash. Jean-Sébastien has a chance to expand judiciously at a time when asset prices are low. GSK gets a score of five. Sir Andrew’s retirement deadline is too long. It suggests foot-dragging in the face of shareholder pressure. He has no named successor. This might create a power vacuum. The succession process has become semi-public. Candidates such as finance director Simon Dingemans are more likely to feel embarrassed and leave if they don’t get the job. GSK can improve its score by anointing a successor swiftly and trimming Sir Andrew’s tenure.
