Esh Construction commences £4.1 million public realm improvement works along Rotherham Riverside

North of England contractor to facilitate future housing development for Rotherham Metropolitan Borough Council Esh Construction has commenced public realm improvement works which will support further riverside development in Rotherham town centre. Procured through YORhub’s YORcivil2 framework on behalf of Rotherham Metropolitan Borough Council, the North of England contractor will deliver upgrades on land just off Westgate, while highway upgrades will be actioned on Water Lane. A new carriageway will be constructed at Water Lane to improve existing vehicular access and provide a link to a new riverside footpath which will reconnect Water Lane to Rotherham town centre. Cut and fill operations, deep drainage works, Japanese knotweed remediation, pavement construction and new fencing is required, while gabion baskets will be used to create a retaining wall feature along the new pathway. Michael Sherrard, Construction Manager at Esh Construction, said: “We look forward to bringing our expertise to this project which will play an important role in improving and facilitating the connectivity of Rotherham Riverside for the future development of the town. “Esh has vast experience in delivering public realm projects and we are thrilled to continue our working relationship with Rotherham Metropolitan Borough Council.” Esh’s civil engineering division will also carry out repairs and remedial works to the existing river walls, with 180m long sheet piles up to 18m in depth being installed to strengthen the river wall. A capping beam will also be added on top to secure the wall structurally and support a guard rail, while cosmetic repairs will be carried out to the existing masonry river wall by rope access trained personnel. The project builds on the success of Esh’s recently completed active travel schemes for Rotherham Council, which include Wellgate and Broom Road, as well as Sheffield Road Cycleways and Maltby Bus Corridor.   Having acquired the land in December 2022 the project forms part of the Council’s continued investment into the town centre, bringing new homes, leisure uses and improved public realm. Rotherham Council’s Cabinet Member for Transport, Jobs and the Local Economy, Cllr Robert Taylor said: “The access road and creation of a new walkway into the town centre will really complement the new housing developments and leisure scheme at Forge Island. Downsizers release 340,000 bedrooms per year into the UK housing market

Downsizers are helping to ease the housing crisis by putting an average of 343,000 bedrooms a year back onto the UK housing market, according to new data analysis from over-50’s property specialists, Quickmove Properties, Quickmove Properties has estimated how many property sales downsizers accounted for in the UK in 2023* and, using additional data collected in a recent downsizer survey commissioned by Quickmove Properties*, estimated exactly how many bedrooms this means downsizers relinquished last year. The data reveals that across the UK, 2023 saw a total of 718,127 home sales. It is estimated by Quickmove Properties that downsizers accounted for 32% of these 2023 transactions, which is equivalent to 229,621 sales. In a recent Quickmove Properties survey, 65.1% of downsizers say that they relinquished one bedroom while downsizing (eg, moved from a 4-bed to a 3-bed home); 24.7% relinquished two bedrooms; 7.4% relinquished three beds; four beds were given up by 1.4%; and the same percentage applies to downsizers who gave up five beds. By measuring these percentages against the total number of downsizer sales in 2023, it is estimated that downsizers put a total of 342,824 bedrooms back on the market in a single year, potentially making a huge contribution to providing young families and upsizers with the homes they need. In fact, the number of bedrooms that downsizers gave back to the market is sufficient to sleep the entire population of Wigan (339,174). On a regional level, South East downsizers put by far the most bedrooms back onto the market, totalling an estimated 52,993. This is followed by downsizers in the South West (36,754), East of England (35,213), North West (33,218), and Scotland (28,502). Sales Director at Quickmove Properties, Mark O’Dwyer, commented: “Downsizers play a huge part in the property ecosystem. The market needs older property owners to downsize their family homes – perhaps once their kids have fled the nest – so that these large properties can be made available for the young families who need them. This market churn keeps everything moving, and helps bring balance to the market. Whatsmore, the extra space that downsizers put back onto the market supports our battle to overcome the ever-present housing crisis. Shaw and Jagger Architects, specialists in projects located in Conservation Areas and the green belt, have secured planning approval for a 20,000 sq ft villa in Lancashire. The Harrogate-based team was instrumental in obtaining a once-in-a-generation planning permission for Woodfold Villa, which is situated next to listed parkland and heritage assets. Located near the Grade II listed Woodfold Hall, the villa is representative of 18th century architecture and has been inspired by Woodfold Hall’s creators, James Wyatt and Sir Jeffry Wyatville, architects to King George III and King George IV. Woodfold Villa has been designed with a forward-looking approach to built-in energy efficiency and sustainability to meet passive house requirements. In addition, its proposed landscaped garden will improve Biodiversity Net Gain by nearly 90% through initiatives such as the planting of an oak woodland and creation of a lake to encourage a wild habitat. Approved by appeal under the National Planning Policy Framework (NPPF) Paragraph 84e, the six-bedroom neo-classical Woodfold Villa sits in 16 acres of Blackburn’s Green Belt listed parkland. The design is one of only 150 schemes to be granted permission usince 1997 under the Country House Law national planning policy 84e, of which the vast majority were not situated in green belt land. In their 20-page decision statement, the Planning Inspector, stated: “It is clear from the substantial evidence of experts in the field that the design of the proposal, its orientation, scale, detail, proportions, relationship to its site, the wider context, size, scale, form and layout all represent the highest standards of architecture. This exceptional quality design [of Woodfold Villa] would raise standards of design in rural areas, by demonstrating the depth of thought, reasoning and background needed to deliver such quality.” Francis Shaw, Director of Shaw and Jagger Architects, commented: “We knew from the outset achieving consent for the 20,000 sq ft Woodfold Villa was not going to be a straightforward planning process. The substantial building had to meet stringent design standards and the exceptional circumstances required to pass the benchmark of a green belt exemption. The Planning Inspector’s decision is therefore very welcome, and we are delighted with the strength of their endorsement of the design. “We are often commissioned to tackle the tough schemes, ones that other companies do not want to take the risk on. PFKG and GIRI join forces to enhance fire safety and  improve quality in the UK construction industry

The Passive Fire Knowledge Group (PFKG) and The Get It Right Initiative (GIRI) have announced their intention to work together to improve safety and construction practices by sharing knowledge, exchanging ideas, and promoting each other’s aims and objectives. This collaboration brings together the specialised focus of the PFKG on passive fire protection with GIRI’s broader based approach to improving construction practices and eliminating errors.  PFKG, established in 2022, is a unique non-for-profit collaboration comprising contractors, consultants, and relevant trade associations. Its mission is to improve the delivery of well designed, specified and installed passive fire protection by focusing on three key areas: Process, Testing and Education. Formed in 2015, GIRI is a group of over 100 leading UK construction industry experts, organisations and businesses actively improving productivity, quality, sustainability and safety in the construction sector by eliminating error. Passive fire protection (PFP), also sometimes referred to as ‘built-in’ fire protection, are those components, materials or systems that integrate with the fabric of the building.  PFP comprises  many different product and system categories including structural steel fire protection, compartment walls and floors, fire doors, fire resisting dampers and ductwork, and firestopping (service penetration seals, linear joint seals, and cavity barriers).  It is a critical fire element of fire safety in buildings which continues to place demands on the construction industry. Commenting on the new collaboration, Cliff Smith, Executive Director at the Get It Right Initiative (GIRI), said: “The construction industry is navigating wholesale changes that have come through the Building Safety Act, with more rigorous standards and regulation at every stage of the development lifecycle. “Through the GIRI Design Guide and our Building Safety Act working group, GIRI is working across the industry to meet these requirements and keep people safe through a common culture of getting things right first time. Education Secretary and Minister visit Fife College’s new Dunfermline Campus

Fife College has welcomed Education Secretary Jenny Gilruth MSP and Minister for Higher and Further Education, Graeme Dey MSP, to the site of the College’s new Dunfermline Campus (16 August). Joined by representatives from the Scottish Funding Council, the Education Secretary and Minister were given a tour of the new campus which is set to open later next year. Construction partners Balfour Beatty showed the group the latest progress as work on the site continues at pace, using the latest low-energy and net-zero construction processes to ensure the building is net-zero ready. The build is part of the new Dunfermline Learning Campus – an innovative, integrated and collaborative venture to relocate the College’s Dunfermline Campus, St Columba’s RC High School and Woodmill High School to a purpose-built and state-of-the-art new campus. Education Secretary Jenny Gilruth said: “It is important that students are able to access opportunities to further education easily and effectively as possible. It is also crucial that their learning environments are fit for the future and support Scotland’s net zero ambitions. That is why the Scottish Government is providing up to £154.5 million in capital investment to support Fife College’s vision for Dunfermline Learning Campus. “I have no doubt that these state-of-the-art facilities will be a huge asset for students in supporting the development of their skills, whilst playing an important role in supporting the economy of both the local area and wider across Scotland.” Jim Metcalfe, Principal of Fife College, said: “Fife College has a close working partnership with our new neighbours of St Columba’s RC High School and Woodmill High School. Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of private and public sector construction and civil engineering projects, has been selected by GLP to construct MPN 761 at one of Europe’s premier logistics locations, Magna Park in Lutterworth. The Winvic GLP partnership is a first and the industrial facility totalling 761,000 sq ft is the largest speculative unit that the developer has brought forward to date. Furthermore, the project will see the main contractor reach a significant milestone in its 23-year history of constructing industrial facilities; MPN 761 located on Magna Park North marks Winvic’s construction of 100 million sq ft of industrial space. MPN 761 will be the sixty-fourth industrial building that Winvic has been contracted to deliver with Net Zero Carbon requirements and it is set to achieve a BREEAM Outstanding rating and EPC A. The sustainable first-in-class design means it is 100% PV ready and WELL Building Standard compliant, which will allow the occupier to manage their environmental impact as effectively as their operations. The building, with an 18-metre clear height to haunch, comprises a 716,662 sq ft warehouse, an 8,202 sq ft undercroft warehouse, a 1,615 sq ft plant deck and 34,667 sq ft space across a three-storey office and two transport offices; Winvic will fit out the offices to Cat A standards. Enabling earthworks and service installations will commence on 1 July and the steel frame erection will commence in the Autumn. The project will be handed over to GLP in June 2025. MPN 761 benefits from 360 circulation; two service yards of 50 metres will be connected to ease movement and parking. Winvic will also construct the parking areas for 525 cars, 277 HGVs and 180 bicycles as well as undertake landscaping and planting.  Winvic will be working with GLP to undertake several social value activities to benefit people and businesses that are local to Magna Park as part of its ongoing commitment to deliver positive project legacies. For example, Winvic will focus on providing employment opportunities to young people, engaging Micro, Small, and Medium Enterprises (MSMEs) and working with local schools and community organisations; this will include volunteering and providing regular donations to local food banks. Leeds-based Torsion Group – a leading developer and contractor of student accommodation and build-to-rent residential schemes – has taken over the first floor of Velocity Village at 2 Tenter Street, joining the likes of DLP Planning, Anytime Fitness, Ministry of Justice and Wake Smith Solicitors. Torsion Group is working on a number of flagship projects across the UK, including Sky Gardens in Leeds and Hollis Croft in Sheffield.  The under-construction Hollis Croft – a 17-storey tower boasting 234 build-to-rent apartments – is located just a stone’s throw from Torsion’s new Sheffield base. The development also sits directly next to True Sheffield – a 27-storey student-residential tower that is currently being delivered by Aztec Construction. Like Torsion Group, Aztec Construction has also opened a new office in the area and now occupies over 10,000 sq ft of space at the nearby Pennine Five campus, which has undergone a multi-million-pound refurbishment over recent years.
