Canmoor announces another 60,000 sq ft logistics deal at Westway Park

Steder Group charts steady course to Renfrew Canmoor is set to welcome the Steder Group, as the latest new occupier at Westway Park in Renfrew. The global logistics service provider has signed up for 60,000 sq ft of logistics space at the newly refurbished Block D on a ten-year lease. The Scottish & Dutch-owned company, which is headquartered in Hillington, Glasgow and in Rotterdam in Holland, is relocating its UK Warehousing & Logistics Services side of the business to Renfrew from Hillington. The new unit will be used for storage and distribution functions, whilst the main freight forwarding, customs brokerage, sales, marketing and administration will remain at its Hillington HQ. Steder Group is set up to handle any logistics challenge and can offer a complete range of logistic services within a broad, worldwide network. In Scotland, this includes forwarding, air cargo, with services, including handling customs documentation for a global customer base.  The new facility in Renfrew is part of the UK arm of the business, which along with its HQ in Hillington also has bases in Aberdeen, Queenslie & Dunfermline.   Steve Logan, Managing Director of Steder Group said:                 “Quality space, connectivity and site security were the prime drivers for our move to Westway. We have committed more than £12 million to building refurbishment and infrastructure improvements across the park, including £3 million in the refurbishment of D Block. “Securing Steder Group within three months of practical completion, along with a pre-let to Agility Logistics underlines the success of our strategy, with D Block now fully-let to two best in class logistics operators “Over the course of 2021, we completed circa 425,000 sq ft in lettings and re-gears, making Westway one of the strongest industrial and distribution assets in Scotland. “We have now started the next stage of our refurbishment programme at Block J and Unit G1 with further infrastructure improvements and investment at Westway to be announced shortly.” Westway is a key strategic industrial and distribution location that offers excellent connectivity to the whole of Central Scotland, with Junction 27 of the M8 only 3 minutes drive away. It is located in the heart of the Glasgow Airport Investment area, which is one of the key City Deal projects that will benefit from £39.1m of inward investment over the next 10 years. This will deliver significant infrastructure investment to the area including a new two-lane bridge over the White Cart, directly linking Westway with the investment area and airport, which is scheduled to open later this year. Westway also benefits from having its own private dock facility on the White Cart Water which accesses the River Clyde. This provides an alternative shipping solution particularly for large products that are unsuitable for transport by road.  Andrew McCracken, Director of JLL said: “This deal underlines the demand for well-located, top quality logistics space in the Scottish market. St. Modwen Logistics appoints GMI for landmark new Net Zero Carbon in operation industrial development in Longbridge.

The New 154,000 sq ft industrial/logistics unit is to be built at The Cofton Centre, a 35-acre, self-contained secure, managed estate which forms an integral part of the largest regeneration project in the West Midlands. GMI Construction Group PLC has today announced that it has been appointed by expert logistics/industrial developer St. Modwen Logistics to construct a new 154,000 sq ft industrial/logistics unit at a site in Longbridge, Birmingham.  The development being marketed as’ Longbridge 155’ will feature a best-in-class specification to include an array of sustainable design enhancements, energy saving technologies and Net Zero Carbon in operation features. It will showcase St. Modwen’s Swan Standard specification – a set of industry-leading sustainable development guidelines with a focus on responsible building practices that allows its customers to reduce running costs and carbon in operation emissions.  The development will aim to deliver a BREEAM ‘Excellent’ rating together with targeting an EPC A+ rating, demonstrating significant investment and innovation in sustainability above current regulation and practice. It is expected to achieve an overall carbon reduction of 53% compared with energy requirements set out in the UK Building Regulations (Part L). The office space – comprising 12,626 sq ft – will be operationally Net Zero Carbon, achieved by limiting the operational energy demands and embodied carbon emissions. This includes the use of an energy efficient hybrid air source heat pump, smart metering and further sustainable enhancements such as AAA rated white goods which reduce electrical use; low energy lifts; and recycled carpets. The warehouse space will include several environmental credentials including triple-skinned GRP roof lights which reduce glare and overheating; built-up cladding which provides excellent air tightness and is fully recyclable; 20% electric vehicle charging; and PV solar panels, all of which underpin the BREEAM Excellent and EPC A+ rating. Construction of the facility started in February and the building expected to be available from Q3 2022. Hollaway Studio has designed a pioneering new global headquarters and factory in Ashford, Kent for Brompton, the UK’s largest bicycle manufacturer. Aiming to open in 2027, the state of the art building will be situated within 100 acres of unused wetlands, 60 acres of which will be transformed by Ashford Borough Council into a rewilded public nature reserve and community cycle path with sustainability at its heart. The building is circled by a publicly accessible cycleway which weaves in and out of the building, providing both expansive views of the site and multisensory experiences of the factory processes along the route. The journey ends at the roof, where a Brompton Museum, recreational areas and a shared canteen for both workers and visitors alike can be found. A true 21st Century Bourneville, the factory will merge the public and private domains of industry through permitting the public to view not only how Brompton bikes are manufactured but to reveal and educate how industry works – a rarity in such settings and something that will position it firmly within the community. Challenging the traditional perception of manufacturing, Hollaway has designed the factory to work in harmony with and become part of its natural surroundings, sustainability will be at the heart of the carbon-neutral facility which will draw heat from the ground, utilise natural light and air flows and harness the power of the site’s wind and sun exposure to contribute to energy demands. The footprint of the building and the impact on the surrounding wetland has been kept to a minimum by housing the events spaces, museum, canteen, and terrace upon the roof. Just like a Brompton bike, the factory will be built to last, with construction methods examined, embodied carbon explored and materials responsibly sourced to ensure the site can enable future adaptation and be resilient to the changing climate. Through its design, Hollaway highlights the possibility of making industry clean and giving back to nature. Positioned 2.2m above the wetlands, the building appears to float as it coexists with the wetlands below, allowing water levels to rise and fall throughout the year. This is aided by a reinforced floorplate, supported by foundation piles which also serve to draw heat from the ground. Created to realise Brompton’s future ambition of producing over 200,000 bikes per year, by 2027, Brompton expects to employ over 1,500 staff. Hollaway’s design acknowledges Brompton’s tremendous growth over the last 5 years. The new Ashford factory is perfectly located between the leading cycling cities of London and Paris, to enable their future ambitions and to continue to transform the way that people move in cities around the world. Brompton will partner with Ashford Borough Council and Quinn Estates for the development and will invest in the local community through the creation of skilled worker roles and the visitor centre at the factory, including the museum and educational space to facilitate active outreach to local schools. Brompton has held a relationship with Ashford since 2014 as one of the first Brompton Bike Hire docks was installed at Ashford International Station, which will be expanded as part of the plans. Brompton’s current factory in Greenford, West London will continue to operate until at least 2030.

GLP completes record leasing & announces new round of spec development at Magna Park Lutterworth

GLP, a leading investor and developer of logistics warehouses and distribution parks, today announces that it has successfully leased multiple warehouses at Magna Park Lutterworth to top-tier customers, along with commencing speculative development on four units at Magna Park South Lutterworth. Magna Park Lutterworth is the UK and Europe’s largest dedicated logistics and distribution park, situated within the Midlands’ ‘Golden Triangle’ of logistics. Home to 36 different customers and occupying over 11 million SQ FT of sustainable floor space across 41 buildings, Magna Park Lutterworth is GLP’s flagship distribution park. The deals in the park include two spec build lettings and a build to suit transaction in the North, plus a letting of an existing building in Magna Park Central: Bleckmann, a fashion and lifestyle supply chain expert, has leased the first of the three “spec builds” in Magna Park North, taking a 200,102 SQ FT building (MPN1) on a long-term lease. The warehouse will be used to service Bleckmann’s increasing number of contracts and will be the company’s second unit leased at Magna Park Lutterworth, after it acquired Tornado-186 18 months ago. Iron Mountain, an information management services company, has signed an agreement to lease MPN3, the third spec building under construction, totaling 297,194 SQ FT. This will support Iron Mountain’s UK expansion strategy.  MPN3 is expected to complete by the end of March 2022.  LX Pantos has taken a building on a built to suit basis – MPN4, totaling 310,000 SQ FT, which is expected to complete by July 2022. LX Pantos is upsizing from an existing facility and plans to use the warehouse to service LG Electronics, amongst other top brands. In a separate development, GLP has completed the letting of Hurricane-258, a 258,000 SQ FT cross-docked distribution unit located within the Magna Park Central Lutterworth development, to Rhenus Home Delivery.  Rhenus intends to operate the unit as a two-man lift operation in response to the further growth of their home delivery business. The letting brings the park close to 100% occupancy, with only MPN2, GLP’s 500,000 SQ FT spec build, available. MPN2 is currently under construction and is expected to complete in March 2022. Following the highly successful development of 1.2 million SQ FT (Phase one) last year in Magna Park South (MPS), GLP has announced it has commenced the next phase (Phase two) of speculative development in MPS, with another 1 million SQ FT being constructed across four buildings. The development will see the construction of 186,000, 211,000, 256,000 and 355,000 SQ FT buildings respectively. Work on-site will commence in Q2 and is expected to complete by Q4 2022. As with all GLP’s developments, the existing and new units follow GLP’s rigorous ESG development standards and benefit from best-in-class specification including wide service yards, significant HGV and car parking allocations, dock levelers, level access doors, increased natural light, electric vehicle charging and abundant power supply. Each development is also BREEAM Excellent, designed to WELL principles and features a range of sustainability and energy efficiency measures. TWO DEALS SECURED AT MULTIMILLION-POUND SPECULATIVE SHEFFIELD DEVELOPMENT

Network Space has secured two significant deals at its speculative multimillion-pound Woodhouse Link warehouse development, near Sheffield, prior to completion. The first unit, which provides 48,900 sq ft has been snapped up by global company, nVent, which acquired Eldon Holding AB and will move its main UK operations site from Hellaby to Woodhouse Link. An online retail giant has also agreed a deal for unit 4, where work is set to complete in February on the 23,200 sq ft warehouse with integral office. As a result, only one unit now remains at Woodhouse Link following last year’s letting of unit 3 to BLE Smoke and Fire Curtains Ltd. It is expected that all of the units will be let pre-completion as the remaining unit 2, which offers 13,200 sq ft of warehouse space, is already under offer. Local construction company, Harris CM, is currently on-site delivering 116,505 sq ft of prime industrial space across the four high specification units. All of the units will be ready for occupation in spring 2022 when Woodhouse Link will be capable of fostering some 200 new jobs. Simon Peters, Development Director at Network Space, explains: “Securing a further two significant deals at Woodhouse Link prior to its completion is testament to the quality of space and the great location close to the M1, Sheffield and Rotherham. This, combined with the 24/7 access and wide range of permitted uses has led to strong enquiry levels and the final unit is already under offer.” Woodhouse Link lies close to junctions 31 and 33 of the M1, to the east of Sheffield and on the south side of Rotherham, within the Advanced Manufacturing and Innovation District and close to the Advanced Manufacturing Park at Waverley. The development has planning permission for 24/7 operation and is suitable for manufacturing or distribution uses. The detached and self-contained units all provide secure storage yards and parking, 8 to 10 metre high eaves, integral offices and are designed to a high sustainability standard, including EV charging points, and to a BREEAM Very Good rating. Avison Young and CPP are responsible for marketing the site. Colliers advised nVent on the acquisition of the property. Rob Oliver, principal from Avison Young said: “We were delighted to agree and complete lettings on Units 1 and 4 prior to practical completion, and to attract to the scheme both a leading online retailer, and the relocation of a well-known local occupier. “We had received strong interest in both units from other occupiers, as we did for Unit 2, prior to agreeing terms on it with the chosen party. We look forward to seeing construction complete shortly, and the estate fully occupied and functioning in the next few months.” Ed Norris, Director at CCP said: “The latest deals announced at Woodhouse confirm the quality of the location and building on offer. Winvic Breaks Ground to Undertake Enabling Works and to Construct Four Industrial Warehouses at St Modwen Park Derby

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, along with repeat client St Modwen Logistics, has celebrated the start of the first phase of a significant project in Derby with a ground-breaking ceremony. St Modwen Park Derby, which is located off the A52 and close to junction 25 of the M1, will initially see Winvic complete four modern industrial units at the new 67-acre business park in less than 10-months. Winvic will deliver over 224,000m3 of cut and fill works on the site adjacent to the River Derwent to enable the development plots, build 800m of new road infrastructure and create more than 20 acres of natural landscaped area in order to improve the working environment for those working within and living close to the Park. Works will be undertaken using two new Volvo EC300EL hybrid excavators – the first of their kind in the UK – which are powered by Hydrotreated Vegetable Oil (HVO) fuel. In line with Winvic’s, Collins Earthworks’ and St. Modwen’s carbon reduction goals, the plant reduces net CO2 emissions by up to 90 per cent and delivers a 17 per cent increase in fuel efficiency, all while maintaining the performance of a diesel equivalent machines. Units D39, D54, D79 and D131 will be completed in phases between July and October 2022. Project delivery includes the design and construction of the four buildings – which all comprise office space – mechanical and electrical installations, creation of service yards, drainage and service works, significant landscaping and associated roadworks. Each facility will achieve a BREEAM rating of ‘Excellent’ and an ‘A’ EPC rating. Panattoni starts 575,000 sq ft speculative logistics development in the East Midlands

Panattoni, the largest industrial real estate developer in Europe, today announced it has begun speculatively developing a 575,000 sq ft logistics park at junction 28 of the M1 in the East Midlands. Panattoni Park J28 Central M1 will comprise two units of 345,000 sq ft and 230,000 sq ft, which are expected to be completed in the fourth quarter of this year and will be built to a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’. The 345,000 sq ft facility will benefit from 15m clear internal height, 32 dock doors, 4 level access, 291 car parking spaces, including electric charging points for cars and vans and 49 HGV spaces. The 230,000 sq ft facility will benefit from 15m clear internal height, 22 dock doors, 3 level access, 260 car parking spaces and 41 HGV spaces. Buckingham Group Contracting has been appointed main contractor on site. Junction 28 of the M1 is an important logistics location in the East Midlands, as it is almost equidistant between Birmingham and Manchester, the UK’s second and third largest cities, and offers the ability to easily serve from the Midlands to Yorkshire. The park lies to the east of the junction, fronting the A38, which links it directly to Birmingham via Derby. The M1 link puts both Sheffield and Nottingham within easy reach. PLP appoints Glencar on new 456,000 sq ft speculative big box unit in Crewe

Project constitutes the final phase of PLP’s prime employment park development at Basford West in Crewe. Glencar, a construction company that was recently ranked amongst Europe’s fastest growing businesses, has today announced that it has been awarded a project by specialist developer, manager and owner of UK logistics and industrial properties PLP to construct a new 456,736 sq ft (Crewe 460) speculative big box logistics unit at a prime development site at Basford West in Crewe. The project constitutes the final phase of PLP’s development on the prime employment park with construction work expected to start imminently and completion scheduled for December this year. It is Glencar’s third scheme for PLP, following the successful completion of the first phase at Crewe in 2020 and a further development at Ellesmere Port. Crewe 460 is being constructed to be a ‘best-in-class’ warehouse and logistics facility featuring 15M clear internal height, 72M deep service yard, three-story external offices of over 30,000 sq ft together with a separately accessed car park with 442 spaces. As with all PLP speculatively developed units, Crewe 460 will be constructed in accordance with the UK Green Building Council Carbon Net Zero standard. The design has been developed to minimise embodied carbon during construction. It also includes numerous measures to enable the end occupier to transition easily and affordably to carbon net zero operation including solar photovoltaics, air source heating and cooling, LED lighting and electric car charging points. Further, the building is designed for the occupier’s future flexibility such as a strengthened roof to enable full coverage of solar photovoltaics and underground infrastructure to allow 100% of all car and HGV parking spaces to have electric charging points.
