£6.4m warehouse underway at Wakefield Hub

Regional contractor G F Tomlinson has commenced works on a new 65,000 sq. ft. warehouse at Wakefield Hub for Newmarket Lane Ltd, a joint venture between developers HBD and Yorkcourt. Expected for completion by the end of summer 2021, the £6.4m scheme is being constructed at the Wakefield Hub industrial and logistics development for end user H B Clark, which is part of the Kitwave Wholesale Group. Delivered to a fast-track programme, G F Tomlinson is undertaking the design and construction of the 65,000 sq. ft. purpose-built warehouse, which also includes ancillary office space, to accommodate Kitwave’s expansion plans within the region. The unit is being constructed to a BREEAM Very Good standard and the site will also feature an 80-space car park and 24-space lorry park. The infrastructure works will include an extension to the existing highway with new street lighting and pavements, along with a new service yard. Located on Newmarket Lane, Wakefield, the new warehouse unit will employ up to 130 full and part time staff and boasts excellent transport links being in close proximity to the M1, A1 and M62. This is the second scheme to be built at the 200-acre Wakefield Hub development. Panattoni Delivering Its Second Crewe Development

Panattoni, the largest industrial developer in Europe, is underway with its second speculative development at Crewe set for completion in Autumn 2021. Winvic Construction have been appointed main contractor to develop the 305,000 sq ft speculative unit and will be starting works on site imminently. Panattoni’s first development on the Park, a 240,000 sq ft speculatively developed warehouse, was let to NWF Group Plc last year for a 12-year term. Once built, the site is expected to provide around 300 full time equivalent (FTE) jobs, in addition there will be over 70 during the construction phase. The development will add £3 million each year into Crewe’s local economy. Crewe 305 will be one of the biggest speculatively developed building in the town for over a decade. It will be built to BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’, along with sustainability features such as low energy office lighting and 15% roof lights. It will also have 15m clear internal height, 27 dock doors, five level access doors and a 50m yard with parking for 49 HGVs. It will also have 13,864 sq ft of office space and parking for 213 cars and up to 1.5 MVA of power. Crewe Commercial Park is a significant and established logistics development situated on the A500 dual carriage way, just five minutes’ drive to junction 16 of the M6. The West Coast Mainline runs alongside the site as it approaches Crewe station. Earlier this month, it was confirmed that HS2 will extend to Crewe, transforming connectivity in the region. “After the success of Crewe240, we are delighted to be back on site in Crewe and it is exciting to see construction underway again. This is a well-established logistics location at one of the region’s most sought-after warehousing and distribution centres,” said Dan Burn, Panattoni Development Director. AIPUT breaks ground on second state-of-the-art air cargo warehouse at dnata City East

Aberdeen Standard Investments’ AIPUT fund (Airport Industrial Property Unit Trust) has today announced the start of construction on Phase II of dnata City East, a 117,000 sq ft extension of its landmark air cargo facility located immediately to the south of Heathrow Airport.  The new building delivers a significant vote of confidence in Heathrow’s continuing success as a leading global airfreight hub.        Full planning permission for the new 117,000 sq ft warehouse building was granted by the London Borough of Hounslow in August 2020, following an earlier vote in favour of the project by its Planning Committee.  The building will be operated by dnata, the largest independent cargo-handler serving Heathrow, together with the nearby 250,000 sq ft dnata City East Phase I warehouse, also built by AIPUT and pre-let to dnata.   Due for completion by early October 2021, the new building – specifically designed to meet the operations requirements of dnata – will strengthen dnata City East’s status as the largest off-airport cargo handling operation at the UK’s primary commercial aviation hub.  Specialist industrial and logistics contractor, McLaren Group, has been appointed as lead contractor for the build programme, reporting to project manager, Avison Young.  The project will be delivered in line with AIPUT’s Carbon Strategy, which commits the fund to achieve carbon neutrality by 2025.  The latest carbon reduction techniques will be incorporated into the building’s construction and operations in order to future-proof both the operational and commercial value of the wider dnata City East location.  Recycled and low-carbon materials will be used where possible, together with the installation of solar PV panels, air-source heat pumps and electric vehicle charging points.  The new building will target a rare BREEAM ‘Excellent’ environmental rating.  Edward Amery, Head of UK Industrial & Logistics for Aberdeen Standard Investments, commented: “AIPUT’s new, landmark warehouse at dnata City East will reinforce our long-term vision to drive the continued growth of our portfolio of prime air cargo assets at Heathrow. LEEDS FIRM ENGINEERS’ GATEWAY TO NEW DEVELOPMENT WORK

Leeds engineers RWO has won a contract to support the proposed development of a major mixed-use industrial development in Barnsley, South Yorkshire. Gateway 36 is part of a 127-acre development located on the site of the former Rockingham Colliery, which is close to Junction 36 of the M1. Harworth Group, one of the UK’s largest land and property regeneration companies, is developing the site in a move that will provide in excess of 1 million sq. ft. of modern commercial space, generating hundreds of new jobs. RWO, based in Park Place in Leeds city centre, will be providing civil and structural engineering services to support the design and build of the first three buildings which when completed in spring 2022, will provide more than 100,000 sq. ft. of modern commercial space. Plans for the scheme will be submitted to Barnsley Borough Council for reserved matters approval later this spring with an anticipated onsite construction start date in summer 2021. Currently employing 19 people, this is the latest contract success for RWO, which has seen revenues exceed forecasted turnover of £1.75m in the past 12 months and a raft of new work secured in the last three months, including designs for Highways England maintenance depots.   Andrew Fairburn, head of RWO’s Leeds office, said: “This is another prestigious project for us, reflecting our ability to take a strategic view of investment projects from an engineering perspective for clients while delivering high quality infrastructure and detailed design work. “We continue to develop our commercial offering and this latest success comes at a time when we will see even more growth in 2021 as we continue to secure new contracts across the region and the UK.” All three phases of Gateway 36, alongside nearby employment and residential land have been unlocked as part of a £17.1m funding package from the Sheffield City Region Investment Fund (SCRIF). It is estimated that the move will support the creation of 2,500 jobs when completed. NETWORK SPACE SELLS FOUR INDUSTRIAL SITES TO TPG REAL ESTATE BACKED 4TH INDUSTRIAL

Specialist developer and investor Network Space today announced that it has sold four property assets comprising more than 400,000 sq. ft of prime industrial and logistics real estate across the north of England to 4th Industrial (“4i”), a new venture backed by TPG Real Estate Partners. Included in the deal are mid-box industrial schemes at Tunstall Arrow South in Stoke-on-Trent – an award winning, fully let 126,000 sq. ft scheme on a 28-acre former colliery site completed in 2018 – and the newly completed 110,000 sq. ft Ashroyd Business Park in Barnsley, South Yorkshire. The deal also includes two light industrial and urban logistics development sites in Liverpool, on which Network Space will deliver 104,000 sq. ft at Estuary Commerce Park and 72,000 sq. ft at Brookfield Business Park. Work has completed on a £5.5 million transport infrastructure project that will pave the way for a major new business park development near Redditch. Stoford Developments has delivered infrastructure works and a signalised traffic junction at the 78-acre Redditch Gateway site off Gorcott Hill and the A4023 Coventry Highway. The project will open up approximately 35 acres of development land on the northern side of the site within the Bromsgrove district, in Worcestershire, and a further 27 acres to the south, which sits in the Stratford-on-Avon district, in Warwickshire. The works were completed by appointed contractor, Fitzgerald Contractors. Redditch Gateway is a £200 million build-to-suit logistics and manufacturing scheme that will deliver up to one million sq ft of brand new office, logistics and manufacturing accommodation. Steelwork has been erected and cladding has been installed on Unit A, a 366,000 sq ft warehouse building to the north of the site. Construction of the building, which has been pre-let to a multinational retailer, is set to be completed in Q3 2021. Redditch Gateway has capacity for two additional build-to-suit units of between 150,000 sq ft – 250,000 sq ft, with integral office space, secure yard space and parking. Dalton Designs UK which specialises in printing and producing promotional merchandise, is relocating its team from Worksop into Unit 7, a 1,715 space on a three-year lease with a separate unit of 3,580 sq. ft being taken by Pay Smart Carpets Limited. Vector 31 Networkcentre consists of 9 workspace units totalling 22,613 sq. ft with fully fitted offices ranging from 1,715 to 3,580 sq. ft. The site benefits from CCTV & 24hr access. All the units have 5m eaves height and heating & lighting to the warehouse spaces. The estate is secure and gated, and is a fully modern specification and build.
