Work for Bishop Auckland leisure centre underway

Work is due to begin this summer on a new £27.3 million leisure centre in Bishop Auckland, marking the start of Durham County Council’s flagship development under its Leisure Transformation Programme. The new facility will replace the aging Woodhouse Leisure Complex, the oldest in the council’s portfolio, and will become a key part of the council’s strategy to modernise leisure services across the region. The centre will be the fifth project delivered by Alliance Leisure for the council, following upgrades to facilities in Consett, Abbey, Peterlee, and Stanley. Funded primarily by Durham County Council, with an additional £2.5 million contribution from Sport England, the development is designed to promote health, wellbeing, and community cohesion—particularly in one of the county’s most deprived areas. Currently, 33% of residents in County Durham live in the top 20% most deprived areas nationally, and nearly 39% of adults are considered physically inactive. The Bishop Auckland leisure centre has been designed to address these challenges by offering modern, inclusive amenities aimed at encouraging physical activity for all ages and abilities. In a first for the region, the centre will also incorporate a public library, creating a multi-purpose community hub that combines leisure, education, health, and social engagement. Key features of the new facility will include a 25-metre, six-lane main swimming pool and a 20-metre, four-lane teaching pool with moveable floors. A large gym, two group exercise studios, and the council’s fourth Move Hub, an Innerva-equipped, power-assisted exercise studio designed to support users with reduced mobility—will also be included. The development will feature an indoor adventure play area to support children’s physical literacy and social development, a café for community use, and flexible community and cultural spaces. Outdoor active areas and a community garden will further enhance the site’s role as a neighbourhood focal point. Designed by GT3 Architects, the building will incorporate pitched roofs and expansive windows to maximise natural light while blending with the local architectural style. It aims to achieve a BREEAM Very Good rating and will operate entirely on electricity, utilising air source heat pumps and renewable energy systems to reduce operational costs and environmental impact. The project team includes contractor Morgan Sindall, project managers Axiom, planning consultancy DPP, and GT3 Architects as lead designers. The 80-room Travelodge will be the company’s first hotel on the island. Located at Villiers Square on Fort Street in Douglas, 300m from the ferry terminal and just moments from the beach, the shopping district, the CBD (central business district) and local attractions, like the Manx Museum, the new-build hotel is part of a wider mixed-use development led by Tevir Group. The scheme also includes two Grade-A office buildings, designed to support local economic growth. The hotel will feature Travelodge’s new premium design, including a modern reception area, next-generation rooms, and the new stylish 85 Bar Café. Supporting the Isle of Man Government’s tourism strategy to create 500 new hotel bedrooms by 2032, the project is expected to generate 27 new jobs and provide a valuable boost to the local hospitality sector. Once complete, the 25,000 sq metre facility—equivalent in size to three football pitches—will house approximately 28 million specimens, representing around one third of the Museum’s total holdings. The centre is being developed as part of the NHM Unlocked Programme, which is supported by £201 million in government funding aimed at advancing the UK’s science, research, and innovation capacity. Construction is set to begin shortly, with completion expected in 2027 and full operational readiness anticipated by 2031. The new facility will serve as a hub for cutting-edge scientific research and technology. It will feature advanced imaging and digitisation suites, state-of-the-art laboratories for molecular biology and ancient DNA analysis, cryo-storage for tissue samples, as well as conservation and quarantine labs. Rob Lemming, Managing Director for Public Sector and Life Sciences at Mace, described the project as both a cultural and scientific milestone. “This centre will be more than a repository for priceless specimens—it will be a beacon for innovation and collaboration, offering the scientific community world-class tools to tackle urgent challenges like climate change, biodiversity loss, and sustainable development.” The design team for the project includes Fielden Clegg Bradley Studios as lead architects and engineering consultancy Ramboll. Mace will oversee construction and procurement, supported by CPC Project Services for project management and Arcadis for cost consultancy. The facility will also become home to several specialist collections including fossilised mammals and invertebrates, marine life such as corals and crustaceans, and the Museum’s valuable molecular and micropalaeontological archives. The transfer of these materials to Shinfield is expected to be the largest move of natural history specimens ever undertaken worldwide. Situated within the innovation campus of the University of Reading, the development is poised to enhance the UK’s position as a global leader in bioscience, environmental research, and digital innovation. This property-focused strategy builds on a period of steady growth over the past five years. Since 2019, KFC has opened dozens of new locations each year, often focusing on drive-thru formats and food courts within retail parks – a trend accelerated by demand for convenience and off-premise dining. At the same time, the company has leaned into refurbishing its existing footprint, with over 200 restaurants earmarked for upgrades under the new investment plan. Key to KFC’s growth is its franchise-first model. Around 95% of its UK sites are run by local franchisees, who will be supported by this new wave of investment. The upgrades will include digital ordering enhancements, modernised kitchen equipment, and sustainable building improvements to meet growing environmental expectations. Rob Swain, general manager of KFC UK & Ireland, said: “We’ve never seen such demand for freshly prepared fried chicken as we’re seeing today. Full-scale works are expected to begin in the latter half of next year. The ambitious scheme will see the comprehensive refurbishment of the centre’s ageing facilities, including a complete rebuild of the 50-metre swimming and diving pools. Upgrades are also planned for the indoor sports halls, external pitches and the athletics stadium, revitalising the venue while carefully preserving its Grade II* listed architecture. First opened in 1964, the Crystal Palace National Sports Centre has long been a launchpad for British sporting talent. However, decades of wear have left the site in urgent need of modernisation. Mayor of London Sadiq Khan commented: “Crystal Palace National Sports Centre is an historic and much-loved sporting and community facility where many UK sporting stars have started their careers and trained, but which needs major investment and refurbishment. I am committed to this once-in-a-generation redevelopment of the site which will secure its future for decades to come.” The complex nature of the refurbishment is compounded by the need to work sensitively within the constraints of a protected structure, ensuring that heritage features are preserved while modernising the facility to meet current sporting and community needs. Subject to planning permission, the hotel will be developed by Solum, the developer of the Goods Yard scheme, a joint venture between Kier Property and Network Rail. The vibrant transformation of YY London in Canary Wharf continues apace as renowned Italian restaurant group Big Mamma prepares to open its doors this summer, marking the latest milestone in the building’s revitalisation. Quadrant, the real estate investment and development firm behind the refurbishment, has secured Big Mamma on a 15-year lease for a 9,500 sq ft ground-floor unit. The restaurant, which is set to launch in June, will join an expanding line-up of food and drink operators that are turning the office-led scheme into a buzzing lifestyle destination. Founded in Paris in 2015 by entrepreneurs Victor Lugger and Tigrane Seydoux, Big Mamma has become well known across Europe for its bold, playful interiors and classic Italian menus that celebrate regional dishes with a theatrical flair. The new Canary Wharf location places Big Mamma alongside Eastern Mediterranean restaurant Brother Marcus, which will also open this summer in a 2,861 sq ft space on a 20-year lease. Meanwhile, premium Danish espresso bar Hagen has already opened its 17th outlet, occupying a 1,141 sq ft site on a 10-year lease. All three food and beverage operators are located on the ground floor of YY London, activating the frontage that opens onto Jubilee Plaza—directly opposite the Jubilee Line station and overlooking the waterfront public space at Eden Dock. The commercial vibrancy of the building has also been boosted by fintech giant Revolut, which signed a major deal last year to take up 113,000 sq ft across four floors, establishing its new global headquarters in the heart of Canary Wharf.
