M Sport Evaluation Centre (MEC) Takes Shape

Having recently completed the first phase of the new state-of-the-art £25million testing facilities for M Sport Limited in West Cumbria, Northern Developments (Cumbria) Limited are progressing at pace and are on target for an autumn 2020 completion. The first phase of works comprised the design and construction of a 2.5km test track. This civils works to facilitate this involved moving 200,000 Tonnes of earth, whilst ensuring a cut and fill balance to ensure that no materials needed to be removed from site. 6.5km of drainage to the track links to a number of balancing ponds to ensure no negative impact on the local watercourse. The groundworks for the associated 111,000sq/ft production facility commenced in May of this year, and construction is now well underway, with 550T of structural steelwork and roofing virtually complete, and all external precast concrete walls now installed, all in little over 6 months. Eddie Ward, Commercial Manager for Northern commented, “this project has been on the drawing board with us since 2010, it is a significant and complex Design & Build of which we’re very proud; we are pleased to finally see it on site, taking shape so quickly”. The MEC will provide M Sport with the ability to further expand into the wider automotive R&D sector. Northern managed the construction of the existing site facility back in 1999, and it was not long before M Sport were looking to expand further. The new building is more than twice the size of their existing production facilities, providing significant expansion and creating over 100 jobs in the process. Malcolm Wilson OBE, Managing Director at M-Sport, said “It’s always been important for me to keep the business in Cumbria, and with the help of Cumbria LEP we’re seeing the growth of more and more businesses in our region. The M-Sport Evaluation Centre will provide a unique centre of engineering excellence – allowing world leaders in automotive technology to follow their concepts from design and development, right through to production. Our region is fast becoming a great place for business, and we’re proud to be a part of that.” Established in 1985 Northern Developments work throughout the UK, recently completing more than £16million worth of purpose-built student accommodation developments through new build and refurbishment. Currently, Northern are evaluating several large scale private rented sector schemes. MCS Group completes £9 million BMW dealership

Midlands-based main contractor MCS Group has completed the construction of a new £9 million BMW car dealership in Cardiff. Sytner Group appointed MCS Group to deliver the new 43,000 sq ft development on the site of the former McDonalds and Kismet Park in Grangetown, Cardiff, replacing an existing dealership in the city. The new showroom includes a 22-bay workshop, two MOT bays, a drive-in service area and 654 parking spaces, including 151 on a roof deck car park. MCS Group has also transformed two existing detached buildings into facilities for wash/valet services and cosmetic repairs.  Keir Edmonds, managing director of MCS Group, said: “This is a fantastic new dealership and a significant investment by Sytner in Cardiff. BMW customers now have a showroom and service facilities of the very highest quality and I’m sure it will be a huge success for Sytner. “We’ve delivered similar new developments for Sytner Group in recent years and it has been wonderful to work alongside them again on such a prestigious project.” He added: “We are hugely experienced in delivering high-quality car dealerships in line with the corporate image of premium brands such as BMW and we look forward to working alongside Sytner on future projects.” Sytner Cardiff is located on the Penarth Road, just outside Cardiff City Centre and less than eight miles off junction 33 of the M4 motorway. GMI announces contract to build new £25m Hampton by Hilton hotel in York

Construction work has begun on the new hotel situated in the heart of York city centre, in Piccadilly within the Castle Gateway district. GMI Construction Group has announced the award of a contract by Avantis Hotels to build a 143-bedroom Hilton York Piccadilly hotel in the heart of York city centre. Construction work on the £25M project has commenced with the hotel due for completion in the first quarter of 2021, at which point it is expected that 50 full and part-time jobs will be generated. Avantis Hotels, which already owns and operates the Hampton by Hilton York in nearby Toft Green is developing the Piccadilly site, which most recently housed offices, a carpark and a motorcycle accessory shop. Piccadilly itself is situated in the Castle Gateway district of the city, and, together with neighbouring streets, has been identified by the City Council as an area for major regeneration and redevelopment. In addition to its 143 guest bedrooms, the hotel site will also include eight luxury private residences all enjoying uninterrupted views of Clifford’s Tower, going on sale in late 2020. The scheme is designed to the latest BREEAM standards and will boast cycle parking bays and a number of electric-vehicle charging points. A detailed and complimentary landscape design acknowledges the sensitive nature of its surroundings – something guests can enjoy from the hotel’s terrace that overlooks Clifford’s Tower. Talking about the project GMI Divisional Managing Director Lee Powell said: “We are very pleased to be appointed by Avantis to deliver this major new hotel development and to play a role in the regeneration of York’s Piccadilly district. This project is the second major hotel development that GMI have been entrusted to deliver this year following the completion and handover of the stunning new 137-bedroom luxury Dakota Hotel development in Manchester in June. The scheme will be submitted for detailed planning over the next few weeks. Ascena has been working over the past few months to bring forward the redevelopment of the listed Guildhall. John Wilby, project lead for Ascena, said: “We are delighted that this scheme has taken a significant step forward. We will soon be submitting the development for planning and it is likely that all being well, that work will start on site in autumn 2020. “It is a landmark development for the city and a key destination for people across the East Midlands. The Guildhall is an amazing building and we are naturally delighted to be working the city council.” There will be sensitive restoration of the Grade II listed Nottingham Guildhall – the city’s former magistrates’ court – and Fire Station House, he added. “There will be a new lightweight extension to the northern elevation of the existing Guildhall to replace an unsightly latter-day extension,” John said. “We will be utilising high-grade materials and are working closely with our heritage consultant Turley and Historic England to ensure that this listed building is brought back to its former glory.” Ascena owns and runs a number of luxury hotel and restaurant facilities in Birmingham and the south West, one of which is the Birmingham Michelin starred restaurant Opheem – which is run by Ascena business partner Aktar Islam. Aktar, who is a former winner of The Great British Menu and The F Word, will be running the rooftop restaurant. The existing courtrooms will be sympathetically converted to bar and restaurant facilities, retaining many of the original key listed features. There will be a rooftop bar and restaurant to the new build extension incorporating Fire Station House. The Guildhall building itself will house the hotel, while more modern extensions at the back of the building would be demolished and rebuilt. The remaining part of the site, including the old fire and police stations, are subject to a mixed-use redevelopment which will be announced soon. Following detailed planning approval, it is likely that work will start on the hotel in autumn 2020. Since it was built in 1887, it has hosted a magistrates’ court, police station, and fire station. Nottingham City Council was based at the building between 1996 and 2010, until it moved to new offices in Loxley House. There will be a public exhibition on Monday 2 December at 38 Carrington Street from 3pm to 7pm when it will be possible to see images of the development and meet with the project team.

The work was part of the recent interior refurbishments of the Celebrity Summit and Celebrity Millennium cruise liners. Barnshaws delivered a tonne of precision-curved stainless steel to create two modern, curved canopies forming the entrance to the ship’s restaurants. Though more commonly associated with curved structural steel and aesthetic metal elements in the construction industry, Barnshaws is seeing growing involvement in the marine sector. Its wide range of specialist bending machines, its branches in the West Midlands, Manchester and Scotland, combined with its EXC class 4 for steel fabrication, means the business is well-placed to meet the volume and quality demands of the industry. Leisure Structures reached out to Barnshaws to provide five stainless steel 200 x 100 mm RHS sections at six metres in length curved to a 8980 mm radius. Having worked with Barnshaws in the past, the contractor was well aware of the high-quality workmanship the business could provide. This was particularly important as the curved stainless-steel elements of the canopies would be visible to passengers on both vessels, so it was imperative that rolling and transportation left minimal marking on the steelwork. Each section was ‘protection wrapped’ during the metal bending process to ensure the best possible finish. The Celebrity Summit and Celebrity Millennium were fitted out in Alaska and Singapore respectively. Both are sister ships of the Millennium-class, operated by Celebrity Cruises. The Summit’s two GE gas turbines allow the ship to reach 24 knots and carry 2,218 passengers; while the Millennium relies on the same turbines to carry 2,138 passengers while attaining the same top speed. Stuart Anderson, Sales Manager at Barnshaws, said: “As a group, we have previously supplied high-quality fabrications to support the offshore industry. Supporting cruise liners was new to us, but we have employed our steel curving experience and extensive in-house capabilities to deliver these sections within the project timeframe.”

Things can only get Beza: two local brands with an international flavour open at Elephant Park

Two south London-based eateries have opened their doors to the public at Elephant Park – the £2.3bn development that is taking shape in Elephant & Castle.  KOI Ramen Bar is bringing southern Japanese flavours to south London, and customers will find a small menu that is big on flavour. The team, led by Ming Chan and Hiroko Takata, will specialise in Tonkotsu Ramen, a creamy pork broth that is cooked for 16 hours and served over noodles. Beza is a traditional Ethiopian restaurant that uses plant-based and seasonal ingredients to serve a range of authentic dishes from a 100 per cent vegan menu. Beza was previously a tenant at Artworks Elephant, a temporary pop-up retail park that was created to provide community-led space for start-ups and small businesses in the area. With an increasing number of retailers moving into the development, Elephant Park is rapidly becoming one of the most desirable areas to live, work or visit in south London. Kristy Lansdown, Project Director of Elephant Park for Lendlease, said: “Having Beza and KOI Ramen Bar open their doors has made this corner of south London feel even more special. Louis II Stadium: AS Monaco Renovations To Be Finished For The 2020-21 Football Season

AS Monaco FC is investing in the future with the launch of #thenextlevel program that includes renovations to the Louis II Stadium. Work in Monaco will include VIP boxes in the Louis II Stadium, while ASM Academy student housing is being built in nearby Cap d’Ail. Located above Monaco in the village of La Turbie, the training centre will have three new football pitches, a new fitness and medical centre and a rehabilitation zone. What’s more, everything is set to be finished in time for the 2020-21 football season. Find all you need to know about the changes here. What will change at Monaco’s Louis II Stadium? VIP Boxes We have already seen 18 VIP boxes of 16 m2, luxuriously hosting up to 8 people, reach completion in time for the current football season. Nearly 1,000 seats in the Tribune vanished to create space for these ultra-VIP boxes, which feature eight plush armchairs, tablets integrated into the arms of the seat to keep up with the latest commentary, and a big screen on the wall for if your eyes need a break from the live game. The Louis II Stadium has always been a pull for those living in and visiting in Monaco, but property for sale in Fontvieille, where the stadium is located, is set to be even more popular after the renovations are complete. The Diagonale Meanwhile, accommodation for students of the ASM Academy will spring up close to the Stade Louis II in Cap d’Ail. Youngsters can look forward to 67 bedrooms as well as classrooms, a kitchen, and another medical centre and rehabilitation zone. Investing in the future with the Center for Sporting Excellence A new state-of-the-art multifunctional sports complex will be built, including three football pitches meeting UEFA and French Football Federation standards, a fitness centre, a medical centre, a rehabilitation zone, a restaurant, and a conference hall able to hold up to 80 people. This ‘Center for Sporting Excellence’ has been designed with efforts to not disturb the surrounding landscape and environment, with solar panels built into the roof of the building to supply it with hot water. When will the football renovations – including the Stade Louis II – be finished? The Louis II Stadium Center for Sporting Excellence and the ASM student dormitories are expected to be ready by the 2020-21 football season. How much money has been spent on this project? It is unclear how much has been spent on all three projects, however investments into the construction of the Stade Louis II Center for Sporting Excellence have amounted to €55 million – that’s £47.4 million or $61.1 million. Since AS Monaco President Dmitry Rybolovlev took over in 2011, around €335 million has been invested into the club. Is Rybolovlev planning to sell the football club? There has been ongoing speculation that Rybolovlev wants to sell AS Monaco, however the Russian billionaire has completely denied this. In a management meeting earlier this year, Rybolovlev expressed his commitment to taking the club forward into the future, saying: “Rumours about a potential change of ownership at the club have been repeatedly denied. I believe that the projects presented today speak best about our long-term commitment to ASM.” We can’t wait to see what the Louis II Stadium looks like when it is finished!

It will also have a new community services hub that will include a library, customer service centre and adult learning area.  Construction work is due to start next year, with the centre open for business in 2021.  Meanwhile, a £20m project to build a new leisure centre in Berwick has been given the green light by planners. The existing Swan Centre is being demolished in phases to ensure continuity of leisure services for local residents and replaced with a new facility with a 25-metre swimming pool, sports hall, an outdoor all-weather football pitch, fitness suite, fitness studios and spa facilities. Construction work is due to start by the end of this year, with the centre operational in 2021. Advance Northumberland, the development arm of Northumberland County Council, is project-managing both schemes supported by Henry Riley and several other key partners.  Both schemes are being funded by the council. Joel Neasham, senior associate at the Newcastle office of Henry Riley – which is also the lead consultant on the Berwick project – said: “We’re delighted to be involved in two schemes that will bring a much-needed boost to Northumberland’s thriving leisure scene.
