Orega to create 27,000 sq ft of flex space in Marlow -providing over 500 workspaces for local businesses

Orega, the flexible workspace provider, has completed a 10-year Management Agreement to create high spec flexible workspace at Marlow International, Parkway, Marlow, Berks, SL7.  The new space will open in Spring 2023. The 27,000 sq. ft. flexible workspace has will be newly refurbished and will provide over 500 workstations, designed to appeal to teams of all sizes – from 5 people to 100 plus – on the (2nd floor) of the 230,000 sq ft building. In addition, there will be substantial collaboration, meeting and event spaces. Marlow International is a Grade A corporate HQ building set in 12 acres of secured landscaped grounds located one mile east of Marlow town centre. It is extremely well connected, being just 200 yards from the main access road from the A404, which connects the M4 (J8/9) 8 miles south with the M40 (J4) 3 miles north. Marlow is situated just 33 miles west of Central London, 20 miles northwest of Heathrow Airport and 14 miles east of Reading. The workspace is designed to be a modern, flexible base offering new: Marlow is the fourth flexible workspace that Orega has launched in the Thames Valley. The flex space provider also offers flex space from offices in Uxbridge, Slough and Stockley Park. Altogether it operates from 22 locations across the UK and is the UK’s leading provider of flexible workspace under Management Agreements (as opposed to leases). Ben Hutchen, Real Estate Director at Orega, commented: “The demand for flexible office space has spread out of the capital into the Thames Valley and beyond. Acquired by Capital & Centric, a historic warehouse in Manchester is due to be renovated into new workspaces, as well as turned into headquarters for the company. The developer will be joining Piccadilly East neighbourhood, next to its owner occupier community at Crusader Mill on Chapeltown Street. As part of the restoration plans, the Manchester warehouse will be transformed into a 20,000 sq ft of stripped back work space for creative industries, with modern spaces that retain the historic charm and original features of the building. The workspaces will be split across four floors of the mill, with the plan to turn the ground floor into a café bar and social hub for businesses and residents from the surrounding community. If everything goes well, the building is expected to greet its first occupiers in 2023. “We were early investors in the Piccadilly East neighbourhood as we knew it could be something special. Years later, it’s still growing in popularity and we’re plotting our next restoration. Chapeltown Warehouse is the missing piece of the puzzle in that block, a rundown former textile mill in need of a decent future,” said Adam Higgins, Co-Founder at Capital&Centric. “To be successful, it’s important that new parts of the city aren’t just full of apartments. We’ve already delivered the Jenga hotel and now we want to add the workplaces and ground floor coffee shop to ensure that Piccadilly East is vibrant and active during the day too. Whilst we’ll keep all of the historic features like the cast iron beams and exposed brickwork, of course we also want to give it the trademark Capital&Centric design edge too.” Also being created is a Capital&Centric HQ at the warehouse, moving its expanding team to the setting. Dating back to the mid-19th century, the building was previously part of Manchester’s booming textile industry. Tech startup, Jarvo, is readying itself to become the UK’s largest flexible workspace platform, opening up to users to allow them to list their private workspaces ahead of the official launch this spring. Jarvo, a new truly flexible workspace platform, has its official launch marked within the next 3 months, and will offer a hassle-free alternative for the work-from-home market that uses private homes and unused spaces to fuel workers’ productivity and creativity. With a distributed network of flexible and diverse design-led workspaces across the UK, spanning residential and public realms, such as unused galleries and theatres, Jarvo is set to disrupt the flexible working market with a focus on previously unused private and residential workspaces.. Workspaces can be booked on-demand, with daily bookings available, flexible terms and rates to suit every budget. People can book a workspace via online payment, in less than 60 seconds, with plans to incorporate crypto payments via Coinbase in the near future.
