Get Living and Watkin Jones agree £136m forward funding for 551 Birmingham build to rent homes

Birmingham will be Get Living’s eighth neighbourhood and marks their growing presence across the UK with a portfolio of over 10,000 homes The scheme is Watkin Jones’ largest build to rent development to date Get Living, the UK’s pioneer of large-scale build to rent neighbourhoods and Watkin Jones, the UK’s leading developer and manager of residential for rent homes have agreed a £136 million forward funding deal to deliver 551 new homes at Sherlock Street, Birmingham. Representing Get Living’s first acquisition in Birmingham, the development will provide 551 beautifully designed one, two and three-bed apartments, 47 of which will be affordable. Residents will be able to enjoy social lounges, a gym and co-working space in the scheme, which will also benefit from double-height reception areas, a landscaped podium, and a double-height sky lounge. Located within 500m of the iconic Bull Ring shopping centre, in the heart of Birmingham City Centre, Sherlock Street (currently known as Maker’s Yard) is Watkin Jones’ largest build to rent development to date and will be ideally placed for residents to benefit from the city’s extensive retail, restaurants and bars, as well as public transport from Birmingham New Street Station. UK PUBLIC SAY TAKE BACK CONTROL OF ENERGY: “The country is crying out for help with energy bills”

Across the UK, the overwhelming majority people are crying out for help with their energy bills, claims Mike Foster, CEO of the not-for-profit trade body Energy and Utilities Alliance (EUA). Faced with a Price Cap increase on 54 per cent from 1st April. with many people finding their direct debits rocketing by even more, the issue of energy bills is now at the top of the political agenda. Research commissioned by EUA last week of 2000 UK consumers showed the sheer scale of concern around rising energy bills. Nearly nine in ten (89 per cent) of people think it is important that the Government tackles rising energy bills; 91 per cent believe the Government needs to introduce new measures to support consumers if the Price Cap increases again in October. A measure promised following Brexit yet not implemented by Government, 86 per cent of respondents also want to see VAT on energy bills scrapped, a figure up 10 points since the same survey in June 2021. Mike Foster said: “The outcry over energy bills is now deafening. It is top of the agenda for people now struggling to pay their way. And the issue is not going away. With the expectation that the Price Cap will increase again in October, ahead of the winter heating season, the Chancellor will have to find a way of supporting consumers. If he doesn’t, given these poll findings, he and hundreds of his colleagues better start brushing up their CVs.” “The Spring Statement, which cut VAT on water turbines for your mill house, failed to help the vast majority. Even more than ever, charging VAT on energy bills is deeply unpopular. At a stroke, the Chancellor could shave £100 off the average energy bill, something nearly nine in ten people want to see. With numbers like that, not only would it be the right thing to do, it would be politically popular too.” “Short-term measures are clearly needed to help ease the current pain, but the Government must also address the longer term energy security of supply concerns that are the root cause of the problem. We need to break away from reliance on fossil gas and switch our gas networks to green hydrogen. Keeping gas boilers but changing the gas they use will help us reach our Net Zero targets, keep costs and disruption to a minimum for consumers and keep Putin’s gas in the ground.”

The new Training Awards will now recognise outstanding individuals and contributions made to recruiting, training and developing people in plastering and interior trades. Commenting on the expansion of the awards, FIS President Helen Tapper and Member of The Worshipful Company of Plaisterers Industry Committee said: “When looking at the skills shortages that have impacted our sector in recent times, it often belies the effort that businesses, training providers and individuals are making. Here are a few factors to consider as you implement an access control system.  The Areas that Need Monitoring How many areas in your facility do you hope to monitor? The answer may help determine the best ways to implement your access control system. Most facilities have at least two openings that need security. In addition, the number of employees that require access varies from one property to another.  Think about the credentials you would need to manage, accommodate, and document, especially when dealing with many employees. When getting an access control system, ensure that it governs as many multiple card credentials as you need.  In addition, you should involve your security company in the process of choosing your ideal control access system. The company should help you decide if the system needs attendance monitoring and time monitoring.  Even though all locks need to be monitored, an effective system balances security and extra features. Note that all users need information on how to use the system. They must have a level of monitoring. Will You Need an Intercom System? PULSE APPOINTED TO SIGNIFICANT SOUTHWARK REGENERATION PROJECT

LEADING multi-disciplinary consultancy firm Pulse Consult has been appointed to lead a significant regeneration project of an old estate in the London Borough of Southwark. The Tustin Estate regeneration, located to the north of Old Kent Road, is part of Southwark Council’s commitment to creating 11,000 new council homes by 2043, and will involve the demolition of the existing estate, which was built in the 1960’s. Following phased demolition works, which will include residential homes, commercial units and a primary school, the development will be rebuilt to provide 200 replacement council homes, 220 new social rent and key worker homes and a further 220 private sale units (as well as a replacement primary school and commercial units) to further Southwark Council’s pledge to provide new, quality homes in the area. Paul Adams, director and the London office lead at Pulse, said: “We are very grateful to Southwark Council for entrusting us to help them deliver this fantastic regeneration project that puts residents at the heart of the development. It builds upon Pulse’s experience in large scale residential projects and our proven track record of successful delivery and collaborative working. “An impetus on social value has been placed throughout the project, ranging from apprenticeships and job creation to technology and training. The firm has been retained to deliver land agent support by Natural Resources Wales (NRW) and Conwy County Borough Council for crucial flood alleviation schemes in both South and North Wales. NRW’s  £10m Stephenson Street Flood Scheme seeks to protect 2,000 homes and businesses in the Liswerry area of Newport from increased River Usk flood risk. Planning permission was granted last November, with work on site due to progress in the coming months. Experts from Bruton Knowles’ National Utilities and Infrastructure Team, based out of the Cardiff office, have been conducting the necessary landowner negotiations on behalf of NRW. The land agency works have been ongoing for two years, and land rights are or will shortly all be in place to enable the commencement of site activity. This will come as welcome news to local Newport residents, who have been on high flood alert in recent weeks as a trail of winter storms have battered the UK. The same team of Bruton Knowles’ experts has recently also undertaken landowner negotiations and compensation support to Conwy County Borough Council on a Flood Defence scheme in Abergele. The firm acted on behalf of the council during the first phase of the flood alleviation scheme worth £1.1m. Planning permission was secured in December 2020 for the Eldon Drive Flood Alleviation scheme in Abergele, and contractor Griffiths Civil Engineering recently completed work on site to put in place drainage, a new lagoon and two bridges over an existing waterway. This area continues to be susceptible to flooding and has been identified under the Welsh Government’s £36m allocation to local authorities and Natural Resources Wales (NRW). Additional phases are planned to areas downstream of the initial phase of works. Around 12,000 properties are thought to be at high risk from coastal and river flooding, rising by 260% by the 2080s if defences are not preserved.
