Rula Developments has acquired a 10-acre site close to Junctions 33 and 34 of the M1 in Sheffield with plans to deliver up to 230,000 sq ft. of new, state-of-the-art industrial / logistics accommodation. The prime site is located just off Europa Way, adjacent to the well-established Sheffield Business Park, and in the heart of the Advanced Manufacturing Innovation District (AMID). Existing occupier, Tinsley Bridge Group (TBG) has completed a sale and leaseback of its 62,000 sq ft factory and headquarters building which has been sold to Moorfield. TBG plans to vacate its old factory and remainder of the site in 2025, making way for redevelopment. Rula will submit a planning application in the first quarter of 2024 but is yet to determine building plot sizes subject to demand. Masterplan unveiled for Cardiff Central Station

Network Rail is to launch its masterplan process around Cardiff Central Station, which will see the comprehensive design and redevelopment of over 10 acres of railway land and the delivery of new homes. Cardiff Central currently attracts 13 million passengers a year and the station is a vital gateway to the city centre. The masterplanning process, led by Network Rail, working alongside Cardiff Council, Transport for Wales and Rightacres, aims to regenerate and open up the site, improve connectivity and deliver homes within a new mixed-use neighbourhood creating a new entrance gateway for the Welsh capital. One of the last parcels of land to be regenerated in the city centre, the Network Rail land has been a barrier to investment for other parts of the city for many years. The regeneration and integration of this strategic parcel with the wider Cardiff Central Quay creates a catalyst to unlock future development opportunities to the south of the City and to Cardiff Bay. The scheme will improve the area for pedestrians, enhance transport connectivity and the customer experience, whilst making the most of its riverside location. Network Rail has recently appointed Cardiff-based developer Rightacres to deliver a new 695-space car park on the adjacent Central Quay development. Consolidating the car parking to its new site, unlocks the former surface car park land and other areas around the station to become part of the masterplan area and deliver a comprehensive vision for the station neighbourhood. Network Rail has selected a masterplanning team led by Hawkins Brown. The full masterplanning team has extensive experience working on both rail and regional projects. These include Tottenham Court Road, the Elizabeth Line and Over Station Development in London, alongside regional successes such as the sbarc/spark campus, Cardiff Central Square and many of its new buildings including BBC Wales. A period of stakeholder and community consultation, followed by an initial design phase will take place over the coming months with the ambition to submit an outline planning application during 2024. Alongside the masterplan creation, major improvements to the station are also underway. Transport for Wales is leading a £139m investment programme, funded by the Department for Transport, the Welsh Government and Cardiff Capital Region, which will improve the passenger experience at the station. To the south-side of the station, Rightacres has commenced initial phases of the 1.5m sq ft Central Quay development, a regeneration of the former Brain’s Brewery site which will see hotel, commercial and leisure space and up to 2,000 waterfront homes. Construction work continues at Holloway Park

Construction work is continuing on hundreds of new homes and community facilities at Holloway Park, on the site of the former Holloway Prison in Islington. Peabody and its partners, including the Greater London Authority, the London Borough of Islington and London Square, gathered at the historic site on to see how the redevelopment has progressed since work first started in October last year. Holloway Park, which is set to welcome new residents from 2027, is being built in three phases and will deliver 985 homes in total. Of those, 415 will be for social rent and 178 for shared ownership – making 60 percent of the homes affordable. Most of the social homes will have two or three bedrooms, making them suitable for families, and there will also be 60 extra care one-bedroom homes and a sensory garden. The development will use air source heat pumps to heat the homes, and photovoltaic solar panels will provide some of the electricity. The ten-acre scheme will be home to a new 1.4-acre park, which will see the site and its mature greenery accessible to the public for the first time. Connected by a network of pedestrian paths, the development will also have parking facilities for up to 2,000 bicycles, commercial spaces, and a Women’s Building that will house support services tailored to the needs of women from the local community. Peabody has been working closely with Islington Council, former residents of the prison, and a range of groups to discuss the scope for the Women’s Building. A joint steering group, made up of Peabody, Islington Council and independent experts, has been set up to secure its long-term success. Work to select an operator will begin early next year. Not-for-profit housing association Peabody, which has 107,000 homes across London and the home counties, bought the Holloway Prison site in 2019 and was given planning permission for the homes and facilities by Islington Council last year. Except for the former visitor centre, which is currently being used as a site office, all the former prison buildings have been taken down and foundations have been laid for the first homes. To honour the rich legacy of the site, Peabody has commissioned a heritage plan that will seek to respectfully incorporate some of the old prison materials, including banisters and mirrors, in new artworks. 429 homes are being built in the first phase, including 215 social rent homes, as well as the Women’s Building and three-quarters of the new park. The construction of Holloway Park will provide 51 apprenticeships for local people, with aspirations for at least 30 percent to be women. An on-site ‘green skills’ hub will also deliver construction training programmes. Angela Wood, Deputy Executive Director of Development for Peabody, said: “We have a long history of providing affordable homes and community services in Islington, working alongside Islington Council and other partners. “Our plans for Holloway Park will provide nearly 1,000 much-needed homes, a significant percentage affordable, in a prime location with a range of new facilities. “While our plans are undoubtedly different to what’s been on the site before, we’re committed to honouring its history – not least in our preservation of the wonderful green spaces and trees that were such a striking feature of prison’s design. Gilbert-Ash’s special guest at the launch, which took place on Wednesday 22nd November, was renowned artist Colin Davidson. His portraits of Ed Sheeran and Sir Kenneth Branagh currently hang in the Gallery. In conversation with the National Portrait Gallery’s Chief Curator, Dr Alison Smith, Colin spoke about his artistic approaches and the importance of the landmark building in London. The Natural History Museum (NHM) has appointed Mace as its preferred main contractor to build a new 25,000m2 Collections, Research & Digitisation Centre at Thames Valley Science Park in Reading. Other members of the project team include CPC Project Services as Project Managers, Arcadis as Cost Consultants, Fielden Clegg Bradley Studios as Architects, and Ramboll as Mechanical & Electrical and Civil & Structural Engineers. Subject to planning permission, which has recently been submitted to Wokingham Borough Council, in 2024 the Museum will begin constructing a sustainable new facility together with Mace at Thames Valley Science Park, the innovation campus of the University of Reading in Shinfield. It is expected that the construction of the building will be finished in 2027. The project is generously enabled through a substantial £201m investment from the UK Government as part of its priority to increase investment in science, research and development. By 2031, the centre will be operational, equipped with cutting edge laboratories, space for Museum scientists and purpose-built storage for 28 million specimens. Transporting these specimens to Shinfield will be as big as any move of natural history specimens globally. New radiotherapy facility complete and open in Leicester

Leicester Royal Infirmary’s radiotherapy department is celebrating the opening of a full extension and significant enhancement works which will ensure that more patients can receive new state-of-the-art treatments. The larger building can house the latest equipment, alongside comfortable waiting spaces, and pleasant office spaces for staff. Delivered by Midlands-based contractor, G F Tomlinson, on behalf of the University Hospitals of Leicester NHS Trust, works involved a significant extension to the existing Radiotherapy department in Leicester Royal’s Osborne Building to deliver a secure treatment facility as part of the improved health care provision for local people in the region. The £3.5m scheme commenced in the summer of 2022 and completed in August this year, with construction comprising two blocks – a radiotherapy bunker, control room and plant room, and an ancillary accommodation block, both of which connect to the existing Osborne Building via link corridors. The treatment area incorporates high security controls to prevent unauthorised access and provide a safe environment. A specialist force protection engineering consultant was appointed to review the structural design of the room and the building was also reviewed by the Counter Terrorism Security Advisers (CTSA), to ensure compliance. As part of the new building’s green credentials, 32 PV panels were installed on the roof to provide power to the facility, alongside air source heat pumps for efficient heating and cooling through the building, generating fewer carbon emissions. To safely deliver construction works within the fully operational hospital site, a site-specific traffic management plan was implemented to minimise disruption and provide safe access and egress to local residents, hospital visitors and staff. A full-time logistics manager was appointed onsite to assist with the running of the car park, deliveries and to maintain a safe environment. A web-based system was utilised to plan and monitor materials deliveries in order to avoid congestion on the surrounding road networks of the busy hospital site. Social value was incorporated into the project with the site team instigating several initiatives including over 20 hours of litter picking which took place in the surrounding area to improve the environment and help make for a better experience for hospital visitors. A local supply chain was utilised on site which resulted in 77% of local labour being sourced within a 40-mile radius and 94% of all construction waste was recycled locally. As part of G F Tomlinson’s other social value commitments, the contractor provided work experience for a local student studying at a nearby college to provide them with practical experience on site. Six apprentices were also allocated to the site for a combined total of 113 weeks. During their time at the radiotherapy facility, they had the opportunity to monitor the programme and plan works on site, manage quality assurance, supervise health and safety, and assist with the traffic management within the car park, as well as attending colleges and universities on day release programmes. Chris Flint, Managing Director at G F Tomlinson, said: “It was an honour to be part of the extension and improvement of the current [..] facilities at Leicester Royal Infirmary, to ensure that patients are getting the very best treatment and care possible. “We have extensive experience working in a live hospital environment and we implemented special measures during construction to ensure that the site always remained safe and accessible to patients and staff, working closely with the hospital team in achieving this. “We are very pleased that the client is happy with the quality of the build and that the enhanced, secure facility is in operation and open to the public.” Dr. Jenny Marsden, Head of Radiotherapy Physics, said: “We are extremely pleased with the new facility which meets the requirements of various external agencies to allow us to perform our work. It provides a lovely environment for patients and staff alike. The team are looking forward to welcoming patients and giving cancer care in a bespoke environment which meets their needs. A month-long campaign to highlight the value of choosing construction as a profession has culminated in a new recruitment drive by a Northampton-based construction company. To celebrate Careers in Construction month during October, Bhangals Construction Consultants launched the Build A Career at Bhangals campaign, which showcased the variety of roles available in the sector and at the company itself. As part of the campaign, four Bhangals employees told their stories, which were covered in local and national press, via videos and on social media. Now the company is embarking on a recruitment drive to offer others the opportunity to progress a career in the construction industry. The job vacancies will see the company expand its workforce from 25 to 40 – a headcount growth of 60% by the end of next year. Available roles include Junior Estimator, Intermediate Estimator, Senior Estimator and Client Service positions. Thomas Sinden to deliver Rotherhithe housing development

Thomas Sinden has been awarded an £18 million contract for the delivery of an ‘all-affordable-home project’ on behalf of not-for-profit housing association, Peabody. Thomas Sinden will transform the site of a former workhouse, infirmary and hospital dating back to 1746 into 62 sustainable and affordable new homes. Peabody generated more than £8m for the NHS by purchasing the former St Olave’s Hospital in Rotherhithe in 2018. A traditional groundbreaking event to mark the start of construction saw Southwark Councillor Kath Whittam and the community join with Peabody and Thomas Sinden to celebrate this historic area being brought back to life. The development will bring 14 homes for social rent and 48 for shared ownership, with one-, two- and three-bedroom homes for families close to the greenery of Southwark Park. All the flats will have either a balcony or terrace, and the duplexes will have their own gardens. One of the blocks will have a communal roof terrace, and there will be new outdoor areas and play spaces for residents to enjoy. The project will generate additional social value and community benefits, with Thomas Sinden offering job, training, and apprenticeship opportunities for local people. It will include eleven construction jobs for residents who are currently unemployed.  Local charity Bermondsey Community Kitchen (BCK) joined the event, providing refreshments and accepting a £1,000 donation from Thomas Sinden’s Managing Director to support volunteers’ work locally. BCK is a non-profit training facility, run by volunteers, that provides Level 1 and 2 City and Guilds Professional Cookery qualifications for long-term unemployed 16 to 24-year-olds. Angela Wood, Deputy Executive Director of Development at Peabody, said: “The positive impact of new affordable homes cannot be underestimated. Peabody already works closely with many communities in Southwark, and we’re pleased to have started delivering more new homes for people locally. “St Olave’s will give those on Southwark’s housing waiting list the opportunity of living in a new affordable rented home, while providing budding homeowners the chance to get on the property ladder in Zone 2 through shared ownership. Building an entirely affordable scheme is challenging in the current climate and it was fantastic to mark this major milestone with our partners and the council. We look forward to welcoming residents in 2025.”   Councillor Kath Whittam at Southwark Council said: “As a ward councillor I am very glad to see the site go ahead, and it is particularly nice when the scheme is 100 percent affordable.
