National housebuilder, Keepmoat Homes, has officially started work on site at Westwood Park, Glenrothes, which kicks off the eight-year building programme to deliver 420 much needed residential homes to the area.    The range of two-, three- and four-bedroom houses have been designed to cater for a range of needs and lifestyles, along with access links for pedestrians, cyclists and vehicles within the development and to the wider area. The site will feature useable amenity space and children’s play areas, delivering a safe, pleasant and user-friendly public realm, encouraging active lifestyles and a community feel.   Councillor Altany Craik, Convener – Economy, Tourism, Strategic Planning & Transportation Committee, attended Keepmoat Homes’ ground-breaking ceremony. He said: “Today officially marks the beginning of Keepmoat Homes’ significant house building programme in Glenrothes; a milestone to initiate the start of works on a development of 420 residential homes, of which 42 homes will be affordable housing and serviced land for business use.  “This is a tremendous step forward in the redevelopment of this vacant site to the south of Glenrothes, which was sold to Keepmoat Homes as part of a joint venture between Fife Council and Scottish Enterprise, together with adjoining landowner Land Team Scotland (Glenrothes) Limited.  “I welcome the development of new homes; the vision to create a new thriving community and the benefits that it will bring; as well as the support to local businesses from the proposed land for business use retained by the joint venture partners. Construction work begins on the final phase of SEGRO Park Kettering

The final phase of construction has started at SEGRO Park Kettering which will see the creation of almost 875,000 sq ft of space across three buildings. A 102,500 sq ft speculatively built facility will become the last available unit on the development and will be available to occupy from September 2022. It will combine warehousing, offices and a secure yard, as well as incorporating a range of sustainability features including rainwater harvesting, solar thermal heating, intelligent low energy lighting and EV charging points. A separate 150,000 sq ft warehouse will be constructed which has been pre-let to Bunzl, the FTSE-100 specialist international distribution and services group. It will be Bunzl’s second facility at SEGRO Park Kettering and will complement its existing 230,000 sq ft unit. SEGRO will deliver these units in parallel with a 622,000 sq ft freehold facility for leading beverage packaging manufacturer Ball Corporation, which will become its third aluminium can manufacturing facility in the UK and the largest ever constructed in Europe. Andrew Pilsworth, Managing Director, National Logistics at SEGRO, said: “SEGRO Park Kettering provides high quality industrial and warehouse facilities to meet a mix of customer requirements, supported by the right infrastructure and with excellent connectivity. “Occupier demand in the East Midlands remains very strong and we look to delivering these three buildings at pace in the coming months, bringing further employment opportunities into the region.” Helen Cockerham, Retail and Healthcare Managing Director at Bunzl, said:  “We are pleased to be working with SEGRO again on this development and look forward to seeing our additional warehouse capacity becoming operational later this year.” SEGRO is working closely with lead contractor Winvic to engage local schools and businesses with training and employment opportunities, which will have a particular focus on encouraging women into careers in construction. This aligns with the company’s commitment to invest in its local communities and environments as part of its Responsible SEGRO framework. Planning consent was secured at SEGRO Park Kettering to deliver a total of 1.2 million sq ft of industrial and warehouse space. The site, located at Junction 10 of the A14, is adjacent to Latimer Business Park, home to a range of market leading brands including Morrisons, DS Smith and Alpro, and Hanwood Park – the 5,500-house urban extension to the east of Kettering. Its proximity to major transport arteries means customers will be able to reach over 90% of the UK population within four hours.

Union Park, Wembley’s first new park in 150 years, will be a major part of this new development, providing seven acres of new green space for the community 3.5 of which are already complete. The construction contract for the first two plots will be the largest ever awarded in Quintain’s 30-year history – approximately £220 million. Quintain has recently announced it has broken ground on the next major phase of the 85-acre neighbourhood being created at Wembley Park. Named North East Lands, this 12-acre site will deliver over 2,000 new homes with 769 to be built in its first phase. The first two developments at North East Lands comprise of two buildings with blocks ranging from 10 to 27 storeys, centred around communal gardens, a public park and each block includes a roof terrace. North East Lands will provide almost a quarter of the 8,500 homes within Quintain’s Wembley Park overall masterplan and has been designed with high levels of sustainability in both construction and operation, in line with Quintain’s sustainability priorities.  The majority of the new Haworth Tompkins’ designed homes in this first phase will be for rent and managed by the award-winning Quintain Living team that already operates over 3,250 homes across Wembley Park within nine diverse Build-to-Rent communities. North East Lands will feature furnished apartments with best-in-class interior design and the lifestyle amenities that Quintain Living is famous for. The buildings will be designed and operated to recognised industry sustainability standards such as the WELL Building Standard. James Saunders, Chief Executive of Quintain said: “As we celebrate our 30th anniversary, it is fantastic to start work on this new significant phase of Wembley Park, a neighbourhood that we are extraordinarily proud to say is one of the most exciting new districts in London. Over the last 20 years, Quintain has built Wembley Park from the ground up and North East Lands will not only add to our flourishing Build-to-Rent portfolio, it will also bring a new seven-acre park and a home for the Royal Philharmonic Orchestra, who are relocating to this area. Union Park will open up new green space for all the residents of Brent and we are very proud to be able to deliver what will be the first new park in the area for 150 years.” All the buildings in North Eastern Lands have been designed around the new seven-acre Union Park, with local retail in mind, including new space for a community hall, corner shop and café on the park creating a relaxed place to live, work and visit. The first three acres are complete and open for the community to enjoy. Demolition and enabling works started in January 2022 and are being undertaken by John Sisk & Son, they mark the closure of the last of the surface carparks that historically surrounded the National Stadium. These historic car parks have been replaced by state-of-the -art car and coach facilities, delivered in 2020 and 2021. In addition, the development will embrace Modern Methods of Construction (MMC) helping to dramatically reduce vehicle and labour movements as well as improving the on site environment. To deliver North Eastern Lands, Quintain are in advanced discussions with John Sisk & Son over the largest construction contract ever to be awarded at Wembley Park at approximately £220m. Sisk have been a key delivery partner for Quintain for 17 years working on residential developments, the Hilton hotel and the refurbishment of the Grade 2 listed, OVO Arena Wembley.

Planning granted for £20m, 110,000 sq ft Grade A urban logistics and industrial development in Oldham

Chancerygate has been granted planning permission to build 110,000 sq ft of Grade A urban logistics and industrial space in Chadderton, near Oldham. Called Broadway Central, the speculative development will comprise eight units across two terraces ranging from 7,600 sq ft to 18,200 sq ft and one stand-alone unit of 27,000 sq ft. Units are available freehold or leasehold and the scheme will have a gross development value of around £20m. Chancerygate acquired the 6.58-acre site last July for £3.8m from FO Developments which is a consortium comprising Oldham Council, Grasscroft Property and Seddon Developments. Construction is scheduled to commence in May with practical completion expected early next year. The consortium delivered the wider Broadway Green development which is a 121-acre mixed-use scheme on former agricultural land. Once complete, it will provide up to 700,000 sq ft of employment space. In addition, 500 new homes and 25 acres of public open space in a linear park. Chancerygate development manager, Andy Farrer, said: “We’re very pleased to have obtained planning to deliver Broadway Central just nine months after our acquisition. This is a testament to the hard work of our team and the positive and pragmatic attitude of Oldham Council. “Broadway Central is in an excellent location where there is very little supply of new, high-specification industrial units. I was the only girl on my course and definitely got treated differently for that. “Things have fortunately changed over the years and people are much more accepting than they used to be. “Out of all the companies I’ve worked at, Harron is definitely the most progressive which I think is mostly down to the fantastic higher management team. I’m a keen yoga teacher, and when I’ve talked to the office team and the guys on site about doing a session for the mental health benefits they’ve all been receptive which I think just shows how open-minded Harron’s environment is. “I have seen a lot of bias in the industry, people used to assume all sorts about me including my sexuality, but there isn’t that pressure to be ‘one of the lads’ at Harron. I’m a very feminine person, and I haven’t felt less respected because of that. “I think the biggest way to combat the inequalities is by simply normalizing women’s presence. He said: “Today’s event is another clear example of the council’s vision for its local communities to provide first class learning environments for pupils and teaching staff and deliver excellent facilities for the wider community to benefit from. “The new facility will provide the children and residents of Chryston and surrounding areas with superb facilities. “Our integrated town hubs and the smaller community hubs are modernising the entire school estate and offer multiple services from the council and our partners. “We’re delivering significant investment across North Lanarkshire that will benefit people of all ages now and for generations to come.” Plans for the hub include high-quality outdoor and indoor sports facilities; an extensive landscaped playground for the school; healthcare gardens for clinic patients and staff; and community greenspaces and paths designed to enhance connections across the site and encourage active travel. The new learning facility will see up to 509 pupils learn in naturally lit, flexible spaces and be flexible to accommodate a wide range of learning requirements. One of the exciting features developed by Ryder is the landscape design which creates seamless transitions between indoor and outdoor environments with all class bases benefiting from direct access to the playground. And pupils will be able to take part in daily mile walks with a route which is indicated with footprints around the site. Outdoor play equipment also includes bug hotels, allotment beds, and a fire pit surrounded by log seating, all provide different teaching and learning opportunities for the school.  Plans for the clinic include the provision of seven treatment/clinical rooms and a group room to support the delivery of local health services in state of the art health and wellbeing facilities including garden areas. The new community health clinic will provide a larger, more modern facility than the existing Muirhead Clinic, which only allows a small range of community health services to be provided locally due to its size and lack of any dedicated car parking. It will continue to operate its existing services while the new clinic is built. Maggs Thomson, Head of Health, Health & Social Care North Lanarkshire, said: “This is a major milestone towards delivering a new state-of-the-art health clinic for Chryston and the surrounding area. “It will be a purpose-built clinic providing clinical services close to where people live and ensure local people no longer need to travel to Glasgow for certain services. “Through detailed engagement with local service users and stakeholders we will develop a modern facility meeting the needs of people in the area. “This partnership working also means services will continue to run at the existing health clinic during construction, and then transfer to the new facility once completed, meaning there should be minimal disruption for patients and service users.” Michael Ross, Chief Executive, hub South West, said: “It is fantastic to celebrate the start of this exciting project and continue our close working relationship with North Lanarkshire Council in delivering its programme of works. “Our unique partnering approach and focus on the benefits to both the local community and local economy, coupled with our focus on quality and continuous improvement, will ensure this facility is enjoyed for generations to come.” Andy McLinden, Robertson Construction Central West, said: “Our experience in the education and healthcare sectors will allow us to deliver a state-of-the-art facility that not only supports the Council’s vision but that the whole community can be proud of. “Chryston Community Hub is the first project we will deliver on behalf of hub South West since securing Tier 1 status last year and we look forward to engaging with the people of Chryston as the build progresses.” Children and young people, staff, parents and the local community all played a significant role in developing the design for the campus. We worked closely with them to ensure the design reflected our aspirations while taking into account the local community’s requirements and the area’s natural heritage and architecture. The new facility is expected to be operational by August 2023.
