Living Space’s Flagship £12m Malvern Oaks Development Reaches Completion

All 51 homes at Living Space’s flagship Malvern Oaks development in Herefordshire are now completed and occupied. The six-acre scheme features 32 homes delivered to housing provider Stonewater for affordable rent and shared ownership, together with 19 open market properties. Located off Pixiefields in the traditional village of Cradley, the £12m scheme benefits from enviable views of the Malvern Hills. Supported by Homes England funding, the development comprises two, three and four-bedroom high-quality family homes and bungalows. The focal point for the expansive scheme is a large area of Public Open Space with a fully equipped children’s play area. To complement the open space, Stonewater and Living Space commissioned a local artist to create hand-carved wooden pixie stools to feature as public artworks. The development opened to the public in Autumn 2020 and all of the homes for sale were matched with buyers well ahead of the build schedule. Paul Breen, Managing Director of Living Space said: “Malvern Oaks is a shining example of how well mixed-tenure development can work. The proportion of the 51 homes which were purpose-designed for affordable rent, shared ownership and private sale is very equal. There has been very little new development in this traditional rural area of Herefordshire and so demand for each type of housing has been extremely high. Ball Corporation launches construction of UK’s largest aluminium packaging plant in Kettering…

Local and government leaders, including North Northamptonshire MP, Philip Hollobone, today [4th March] formally launched construction works at Ball Corporation’s new can-making factory at the SEGRO Park Kettering Gateway. With accelerating demand for infinitely recyclable aluminium drinks cans growing fast in the UK and around the world, Ball is investing in the new cutting-edge facility to meet the needs of its customers. This new facility will be the largest ever beverage packaging plant in the UK. Set for completion in January 2023, the site will occupy 56,000 sqm, with space to expand production later. In its first year, the plant will be producing over one billion fully recyclable cans and generate 200 local jobs. The multinational can-maker is working with key public services including Job Centre Plus to together level-up employment in the area. A pre-employment programme will develop talent from all local communities for exciting roles at the new plant during 2022 and beyond. A celebration to mark the construction of the plant was attended today by the local MP, local councillors, and community groups. The growth in demand for aluminium cans comes as consumers seek alternatives to single-use plastic, with a recent poll showing almost 80 per cent of people are taking steps to reduce single-use plastic and two-thirds want to do more.[1] Aluminium cans are currently the world’s most widely recycled beverage packaging, with a UK recycling rate of 82 per cent and a European average of 76 per cent. Ball, which has had its climate change plan approved by the Science Based Targets Initiative, is constructing the Kettering plant according to BREEAM ‘Excellent’ Sustainability and Environmental Standards. Other features include a rainwater harvesting system and innovative technology to mitigate machinery exhaust emissions. These innovative technologies will make the Kettering plant the most advanced facility of its type, demanding 20 per cent less energy and 70 per cent less water than traditional can-making processes. The manufacturing industry has long been a major source of employment for Kettering and the surrounding area, with the Ball facility joining a contemporary local industrial community which includes Mercedes-AMG, Siemens and Weetabix. Carey Causey, President, Ball Beverage Packaging Europe, Middle East, Africa and Asia (EMEA) said : “As environmental awareness increases, consumers are insisting on more sustainable drinks packaging. This new facility, in one of the UK’s best-known manufacturing locations, will help us to support our customers’ growth, creating fully recyclable cans which can play a role in a truly circular economy and support the local community.” Local MP Philip Hollobone said: “I’m delighted to see this project go ahead. With its rich heritage, the production skills in Kettering are outstanding and it’s great to see a leading international company like Ball join the ranks of our existing manufacturers. Contract agreed for new housing as part of major £1.3billion Granton Waterfront regeneration scheme

Scotland’s largest net zero housing development will see 444 new homes built after Councillors in Edinburgh agreed a new £71 million contract. Part of the City of Edinburgh Council’s major £1.3 billion regeneration of Granton Waterfront, the Western Villages project will be taken forward by CCG (Scotland) Ltd following a competitive tender process. On track to begin construction in mid-2022, Western Villages will offer a mix of one, two- and three-bedroom flats with wheelchair accessible homes and a range of tenure options including social, mid-market rent and homes for sale. The masterplan for the area will take account of the sea views and the nearby parkland, and will focus on active travel, electric car charging points, car club spaces and public transport links. The decision was taken by the Finance and Resources Committee on Thursday (3 March). The City of Edinburgh Council Depute Leader, Cammy Day, said: “Particularly on the back of COP26 and our own 2030 Climate Strategy, approving this contract gives us certainty that that we’ll be able to deliver this major aspect of the Council’s £1.3 billion Granton Waterfront regeneration. Housing will be integral in meeting our net zero ambitions by 2030 and Western Villages will be a gold-standard for other new development across the city. “The wider regeneration project will also create one of Europe’s largest coastal city parks, providing opportunities for residents and visitors to reconnect with the city’s waterfront by offering more areas for leisure and outdoor experiences, civic spaces and sustainable housing.” Convener for the Housing, Homelessness and Fair Work committee, Councillor Kate Campbell, said: “The decision by Finance and Resources Committee is great news and will help us deliver this development, which will help us accelerate the delivery of affordable homes. Granton’s regeneration is a key part of our commitment to build 20,000 social and affordable homes by 2027. “The steps we’re taking now to make homes more sustainable will make homes easier and cheaper to heat, which helps us to tackle climate change. But it’s also crucial for tenants, reducing fuel bills at a time where the cost of living crisis is pushing too many people in poverty.” Partnering with CCG (Scotland) and architect Cooper Cromar in the creation of the new housing, the Council is also adopting CCG’s new Net Zero Home housebuilding standard for this build which will support its ambition of achieving net zero by 2030. This standard brings improved insulation, low carbon heating and renewable technology that will help the Council make big strides in building sustainable housing for its residents. Over the next 15 years, 3,500 net-zero carbon homes, a low energy heat network, a primary school, health centre, commercial and cultural spaces, sustainable transport provision and a new coastal park are all planned to be delivered in Granton Waterfront alongside progress underway in growing a cultural and arts cluster.

J Tomlinson recognised as top socially responsible company at National Energy Efficiency Awards

J Tomlinson’s compassionate approach has been recognised on a national level after the company was announced Social Responsibility Company of the year at the recent National Energy Efficiency Awards. The coveted accolade, which marks the company’s fourth national award to date, was presented at the Hilton Birmingham Metropole on Friday 18 February, with over 650 professionals working in the energy efficiency sector in attendance. Nine companies were shortlisted for the title, with J Tomlinson announced as the winner following a comprehensive judging process in which all nominees were assessed on the impact they have had within their local communities. The building, maintenance, energy and refurbishment specialist, was commended for its targeted and far-reaching approach to social responsibility, spanning key areas such as employment, emotional and physical wellbeing, skills-building, decarbonisation, boosting local economies, and promoting affordable warmth. The project will see Glencar undertake extensive racking, sprinkler and office fit-out works within Ikea’s giant new 450,000 sq ft distribution centre recently completed located at the former Littlebrook Power Station site on the south bank of the River Thames in London. The works will also include the construction of a new additional storage unit in the service yard together with the installation of a security gatehouse, vehicle ramps and fencing adaptions. Stepnell completes BREEAM-rated ‘Very Good’ £29 million Gloucestershire retirement community

NATIONAL contractor Stepnell has completed works on behalf of Brio Retirement Living to design and build the £29m Beechwood Park – a 106 dwelling luxury retirement living community in Stow-on-the-Wold, Gloucestershire. The completed Beechwood Park retirement home boasts a range of one, two, and three bedroomed bungalows and apartments, each cladded in Cotswold Stone, and set against a quintessential countryside backdrop within one of UK’s most desirable market towns. Sustainable living solutions have been incorporated into the design and build, to include district heating, combined heat and power generation, and full home automation. As a result, this project has been awarded the Building Research Establishment Environmental Assessment Method (BREEAM) ‘‘Very Good’’ standard rating and BRE HQM (Home Quality Mark) Level 3. Stoford and Church Commissioners sign new site wide agreement at Exeter Logistics Park 

Developer to bring forward additional 500,000 sq ft sq ft of industrial/logistics accommodation Leading commercial property developer, Stoford has announced a new site wide agreement with the Church Commissioners for England that will unlock future phases of development at a job creating industrial scheme in East Devon. The agreement paves the way for the development of an additional c.500,000 sq ft of industrial/logistics accommodation at Exeter Logistics Park, Clyst Honiton.  Stoford will develop the scheme on a design and build basis, with new units made available on freehold or leasehold terms.  Exeter Logistics Park is part of the second phase of a significant industrial scheme which was opened in 2017, following the grant of outline planning, secured by the Church Commissioners.  Part of the Exeter and East Devon Growth Point economic development zone east of the M5, near Exeter Airport, the scheme will total more than 650,000 sq ft upon completion and includes improvements to the local transport infrastructure. A new access road and signalised traffic junction have been created off the B3174 London Road, making the site immediately available for further development.   Stoford has already completed construction of a new 90,000 sq ft distribution unit and a 415-space electric vehicle charging park at Exeter Logistics Park, on behalf of an international retailer.  Works are also underway on the construction of a further two new buildings, including DHL’s 54,732 sq ft parcel distribution service centre and a 28,464 sq ft warehouse that is being developed speculatively.  The new developments are characterised by strong environmental credentials, including green roof spaces, a sustainable urban drainage system, provision of solar panels and an external trim trail with outdoor gym and fitness area. They are expected to be completed this month (March 2022) and have the potential to create more than 100 new jobs.  It is estimated that Exeter Logistics Park could contribute between £90 million – £105 million to the regional economy when fully complete. Dan Gallagher, Joint Managing Director, Stoford said: “Exeter Logistics Park is an extremely well connected site with enormous potential. We are on track to deliver the two new buildings in Q1 this year and the new agreement will enable us to further develop the scheme to meet continued demand. This is a sustainable scheme that has already attracted high calibre, international occupiers. Canmoor announces another 60,000 sq ft logistics deal at Westway Park

Steder Group charts steady course to Renfrew Canmoor is set to welcome the Steder Group, as the latest new occupier at Westway Park in Renfrew. The global logistics service provider has signed up for 60,000 sq ft of logistics space at the newly refurbished Block D on a ten-year lease. The Scottish & Dutch-owned company, which is headquartered in Hillington, Glasgow and in Rotterdam in Holland, is relocating its UK Warehousing & Logistics Services side of the business to Renfrew from Hillington. The new unit will be used for storage and distribution functions, whilst the main freight forwarding, customs brokerage, sales, marketing and administration will remain at its Hillington HQ. Steder Group is set up to handle any logistics challenge and can offer a complete range of logistic services within a broad, worldwide network. In Scotland, this includes forwarding, air cargo, with services, including handling customs documentation for a global customer base.  The new facility in Renfrew is part of the UK arm of the business, which along with its HQ in Hillington also has bases in Aberdeen, Queenslie & Dunfermline.   Steve Logan, Managing Director of Steder Group said:                 “Quality space, connectivity and site security were the prime drivers for our move to Westway. Westway also benefits from having its own private dock facility on the White Cart Water which accesses the River Clyde. This provides an alternative shipping solution particularly for large products that are unsuitable for transport by road.  Andrew McCracken, Director of JLL said: “This deal underlines the demand for well-located, top quality logistics space in the Scottish market. Along with ensuring excellent levels of daylight and access to external spaces and ventilation, the project’s challenges were increased by requiring multiple product solutions that could be harmonised and achieve the same levels of performance and aesthetics. The project requirements enabled Kawneer to utilise multiple products from their portfolio, which perfectly suited the specifications and helped the project achieve the required levels of thermal performance and successfully achieve its BREEAM Excellent status. The project included three types of Kawneer aluminium windows specifically designed and engineered for the mental health sector – Wansbeck Secure windows, Wear Secure windows and Humber Secure windows all feature on the project in multiple areas. The Humber Secure windows were developed in partnership with Humber NHS Foundation Trust as a low to medium secure window with an external sliding sash operated by a reduced ligature rotating handle. The Wansbeck Secure windows are designed for low-secure facilities and feature an internal sliding sash and the Wear Secure windows are an adaptation of the Wansbeck but with a secure mesh to guard the restricted open area. Alongside the bespoke window designs, Kawneer’s AA®100 zone-drained curtain wall system helped to create a dynamic and active façade that promotes high-levels of natural light to illuminate the main entrance, whilst AA®541 top-hung casement windows have been used in the café area and offices spaces, and AA®3720 folding/sliding doors feature in the courtyard areas. The new Sowenna CAMHS project was designed by international design practice Ryder Architecture and constructed by main contractor Tilbury Douglas on the site of the former Bodmin Community Hospital. The facility provides inpatient mental health and psychiatric intensive care for children and young people aged between 13 and 18 years. Victor Muniz, architectural director at Ryder, said the team responded to the design brief from Cornwall Partnership NHS Foundation Trust with a smart and functional design. He commented: “We have used Polar windows in several projects already and their products meet all current standards in terms of anti-ligature specification, robustness, good design and competitive costing.” He added: “We were looking for lots of natural light inside the building so the glazed elements played a very important role on this project. We were also aiming for BREEAM Excellent which was finally achieved. “The secure windows and curtain walling have a similar aesthetic to the standard components and help to ensure the safety and security of the external envelope for service users, staff and visitors. Our understanding is the trust is quite happy with the building.”

Arup will lead an expert design team to help deliver the new £31 million pedestrian and cycle crossing on the River Wear in Sunderland. The global engineering and consulting firm will work closely with contractor VolkerStevin and has assembled an experienced team including specialist bridge architects Knight Architects and local landscape architects Colour. The team will bring its technical expertise and local knowledge to deliver a bridge in line with the overall vision for the project, as outlined by Sunderland City Council. VolkerStevin was named as the partner to deliver the bridge in September 2021. This project is a central part of Sunderland’s new Riverside Park and will provide connectivity between Sheepfolds and the city centre as part of the Riverside Sunderland Masterplan, led by the council and backed with £100 million by Legal & General. Arup will use digital 3D models to develop the design and consider its integration with surrounding areas, as well as ensuring sustainability is at the heart of the development. This will include minimising the bridge’s carbon impact, reducing any impacts on the biodiversity of the river environment both during construction and throughout the lifetime of the bridge. The bridge, expected to open in 2024, will incorporate the completion of the Keel Line connection between Keel Square and the Stadium of Light to encourage walking and cycling in and around Riverside Sunderland by carefully considering people’s experience of the bridge. The new footbridge will use a simple aesthetic to enhance the riverside development, complementing other crossings.  It will include creative lighting, illuminating the green spaces which flank the riverside below.   Rachel Hurdman, Project Manager at Arup, said:”This is an important project for the local area and an exemplar of sustainable, people-focussed design.
