HAYFIELD STARTS CONSTRUCTION ON £21M LITTLE KIMBLE DEVELOPMENT

Housebuilder Hayfield has started construction on a prime 6.75-acre (2.73Ha) site in the Buckinghamshire village of Little Kimble to deliver 40 future-proofed zero carbon ready homes. Planning permission for the £21m development was secured from Buckinghamshire Council in June. Hayfield Crescent, as the development is called, will include a range of one, two, three, four and five-bedroomed homes through a mix of terraced, semi-detached and detached styles, a landscaped area of public open space and a village shop and will be accessed off Risborough Road. Up to 48% of the new homes will be affordable, 19 in total, with tenure split between affordable rent and shared ownership. Andy Morris, Managing Director of Hayfield, WhatHouse? Housebuilder of the Year, said: “Breaking ground is one of the highlights in the lifecycle of a new development, and we are thrilled to be one step closer towards bringing our family homes to Little Kimble. “This will be our third development in Buckinghamshire and we will be building on our reputation for high specification homes by delivering some of the largest houses within our range. “Each of our new homes will feature spacious living, while the zero carbon ready specification far exceeds the Future Homes Standard. We are excited to showcase how sustainable living need not compromise on luxury.” All of the homes at Hayfield Crescent will feature air source heat pumps, energy-efficient underfloor heating, the smartest electric vehicle fast-charging points and ultra-fast broadband. They will include ‘lifetime homes’ construction standards to offer enhanced accessibility and adaptability, ensuring all of them are future-proofed for wheelchair uses. The first homes are expected to be released for sale off plan by the end of October. Hayfield will create a new access road and footpaths to adoptable standards, and the houses themselves will be in-keeping with the rest of the village with features to include brick detailing, traditional porches and brick chimneys. As with all signature Hayfield developments, the density of homes will be much lower than typical new build schemes. Hayfield Crescent is opposite The Chiltern’s AONB, and a quarter of the landscape-led scheme will be covered by tree canopies to reflect this. The extensive new planting and range of additional environmental enhancements will deliver a net biodiversity gain. Little Kimble is conveniently located on the Chiltern Railways Line and Little Kimble Station is within walking distance of the site. Regular services to London Marylebone take less than an hour, with additional services into Aylesbury and High Wycombe.

Hayfield Invests in MMC to Accelerate Build Programmes

Hayfield has made a significant investment in Modern Methods of Construction (MMC) across six of its live development sites, as the multi-award-winning developer targets a turnover of £150m during 2022. A panelised system utilising large aircrete blocks is being used at five Hayfield developments, while a trial of Structural Insulated Panels (SIPs) is underway at another scheme. The introduction of MMC is accelerating Hayfield’s build timeframes, delivering greater programme and cost certainty, while alleviating the risks of material and labour shortages. Andy Morris, Managing Director of Hayfield said: “Making a significant investment in MMC is a fundamental strand of our ESG strategy. We are creating programme efficiencies and reducing CO2 emissions, while continuing to deliver beautiful, handcrafted homes to our customers. Some developers opt for modern exteriors when using MMC, but our architecture is far more traditional in style, as that’s what our customers prefer. “The panelised system we are using at five Hayfield developments is the closest MMC alternative to traditional brick and block masonry construction. It is enabling us to improve build pace by seven weeks. This is not only increasing our production rate and assisting with our growth plans, it is also opening up more land opportunities. To demonstrate our commitment to MMC and offsite construction, I am thrilled to report we have established an internal MMC committee to explore and review further opportunities.” The panelised ‘I-House’ MMC system is being utilised at Hayfield Park in Bromham and Hayfield Lakes in Clophill, which are both in Bedfordshire. It is also being installed at Hayfield’s two live Buckinghamshire schemes; Hayfield Walk in Hanslope, and Hayfield Oaks in Woburn Sands. The fifth live scheme selected for this MMC approach is Hayfield Grove in the Worcestershire village of Hallow, which is the housebuilder’s first EPC-A rated development. An alternative MMC trial utilising SIPs is underway at the final phase of Hayfield Place in the Bedfordshire village of Silsoe.   Hayfield is proactively installing air source heat pumps, underfloor heating, EV fast-charging points, 100% renewable energy, and fibre optic broadband into all new and upcoming developments, in line with its zero-carbon-ready specification. The new investment in MMC is in line with Hayfield seeking to deliver 350 homes during 2022. The company is gearing up to construct 500 homes annually, supported by a portfolio of sites to enable visible production into the future.

Hayfield has appointed Sam Foglia as a Contracts Manager to oversee three of the award-winning housebuilder’s developments, located in Bedfordshire and Buckinghamshire. The expansion of the construction team is in line with Hayfield seeking to deliver a turnover of £150m during the current financial year. Sam Foglia joins from Barratt/David Wilson Developments, where he was a Project Manager, coordinating trades, direct labour and materials to meet production programmes. During his five-year tenure with the volume housebuilder, he also closely monitored and upheld quality and safety standards. Mr Foglia was an NHBC Pride in the Job winner two years running – in 2019 and 2020. He has accumulated over 20 years’ experience in the construction industry. Ken Mulpeter, Production Director for Hayfield said: “We are delighted to welcome Sam to the team, as his housebuilding and technical experience – together with his success with the NHBC Pride in the Job Awards – will be a great asset to Hayfield. He has a passion for quality and is well-versed at working in partnership with other departments and supply chains. He will be able to steer our site-based teams to deliver the premium homes we have built our multi award-winning reputation on.” Sam is currently working towards becoming a chartered construction manager with the Chartered Institute of Building (CIOB), which he is looking to accomplish before the end of 2022. Mr Foglia has been appointed to oversee the final phase of construction at Hayfield Oaks in Woburn Sands, Buckinghamshire, where the homes will benefit from a zero carbon ready specification. Sam’s other live projects include the £31m Hayfield Park scheme in Bromham, which is within the Borough of Bedford. The development of 80 zero carbon ready homes has recently launched for off-plan sales, with the site due to be unveiled to the public later this year. His third project – also in Bedfordshire – is Hayfield Gate, located in the village of Clifton, where construction is underway for the final phase of 95 homes. Green light for £100m SimpsonHaugh designed 32-storey residential tower in Leeds city centre

Leeds City Council’s Plans Panel has unanimously resolved to grant detailed planning permission for the redevelopment of 44 Merrion Street, located in the heart of the city’s Cultural District. The £100m scheme will provide accommodation for 660 students in a world-class tall building that rises to 32 storeys. The SimpsonHaugh designed project will replace a large 1970s office block that was previously home to Spanish banking giant Santander. The mixed-use building, which rises to 99.8metres, will have active uses at street level and deliver significant public realm enhancements. The internal space has been conceived to help provide for the city’s pressing need for state-of-the-art purpose-designed student accommodation, with 573 undergraduate club rooms and studio apartments, together with 87 postgraduate studio apartments. The development company – Merrion Street Leeds Ltd – is owned by Real Estate Capital Holdings in partnership with Bloombridge LLP. Real Estate Capital Holdings is also a major shareholder in affordable housing specialist Living Space Housing, strategic land company Terra Strategic, and Hayfield – the UK’s Best Small Housebuilder (WhatHouse? and Housebuilder Awards). Richard Cutler, Director of Merrion Street Leeds Ltd said: “We are delighted to receive detailed planning permission for this landmark scheme. Once built, this evocative, sculptural crystalline form will become home to 660 students, many of whom will hopefully choose to permanently reside in the city region following their graduation.” The reflective appearance of the tower has led it to being described as a crystalline structure, having taken precedent in its form and materiality from quartz crystals. The design and engineering for the scheme has sustainability at its heart and renewable energy solutions and high thermal efficiency measures have been central to the project brief from the outset. Richard Cutler, Partner of Bloombridge LLP added: “Everything about this project signifies a strong response to the uncertainties created by Covid-19. As well as providing a design-led home for students, this development will raise the bar for architecture in Leeds’ Cultural District. It will provide new street level retail, arts and cultural space, as well as delivering public realm enhancements – including new trees – within the vicinity of important historic assets such as the Grade I Listed St John’s Church.” Features of the building include a ground floor arcade-style circulation space and a postgraduate rooftop amenity space. The tower is predominantly composed of cluster apartments – accounting for approximately 73 per cent of the total mix of accommodation. Each cluster has five bedrooms (all with an en-suite bathroom), a separate kitchen and dining space, and a larger communal living area which will be shared with the adjacent cluster. The studio apartments provide a self-contained alternative to cluster living, but the residents will still be able to make use of a wealth of communal facilities on site, whilst being within walking distance of just about everything the resurgent city of Leeds has to offer.
