HelloParks Páty PT1 was named Commercial Development of the Year at the Real Estate Awards. The prestigious Hungarian real estate competition recognises the year’s most notable developments and operators. The modern industrial hall, with the largest contiguous floor area in Budapest, is one of the most sustainable warehouses in Hungary today. Oliver Treiber, Chief Investment Officer and Partner of HelloParks, has been awarded the Rising Talent of the Year. HelloParks’ 58,000 sqm Big Box industrial building, inaugurated in the summer of 2023, is the company’s first development in the Paty megapark, West of Budapest. PT1 has been built to the highest Outstanding rating in the BREEAM New Construction category, which it has already obtained for Design Stage. The offices in the building will operate with zero primary energy consumption thanks to the solar panels to be installed on the roof. Even the rainwater falling on the roof of the hall will be used to irrigate the green space around the building. Smart-ready lights will be installed around the warehouse, and electric car chargers will be available in the car park. Only three per cent of buildings worldwide meet the Outstanding level, and only HelloParks is developing industrial buildings of this high quality, with all its current projects under construction aiming for this level. HelloParks’ proprietary mobile app also supports energy-efficient operation, providing tenants with valuable information by connecting to the hall’s intelligent building automation and monitoring system. The app provides remote access to the rented areas’ technical data, utility consumption monitoring, and the ability to adjust heating, ventilation, and lighting settings. Almost 90 per cent of the PT1 hall has already been leased. The industrial facility has already won two previous awards from the international industry, winning the prestigious European Property Awards 2023 for five-star investments, and in early 2024, it was awarded the title of Best Commercial and Manufacturing Development Europe at the International Property Awards Gala. HelloParks and Erste Bank sign a more than EUR 80 million loan agreement

Budapest – HelloParks has signed a loan agreement worth more than 80 million euros (approximately 30 billion forints) with Erste Bank to finance the construction of its megapark’s first three phases in Maglód. The innovative, people-centred and environmentally friendly industrial and logistics park is being developed in several phases, the next, second building is planned to be handed over in the last quarter of 2022. Erste Bank will provide a total of EUR 82 million in loans to Futureal Group’s industrial real estate developer, for the realization of the first three phases of HelloParks Maglód, for a period of more than 10 years. The first 46,000 sqm building (MG1) was handed over in January, just shortly after that it has received the Excellent certificate for the Design Stage in BREEAM’s New Construction category. Preparations are underway for the second 45,000 sqm hall, which is scheduled to be handed over by the last quarter of 2022, however, further facilities are already being designed and licensed to enable the company to meet existing and future needs as quickly as possible. The megapark in Maglód will be realized on a 46-hectare area where the company plans to develop more than 200,000 sqm of warehouse and light industrial space. HelloParks Maglód is located along the ring road M0, near the M4 and M5 motorways and the Budapest Ferenc Liszt International Airport, in the fastest-growing industrial zone of the eastern agglomeration of Budapest. The megapark in Maglód is targeting logistics and urban distribution service providers, light industry manufacturers, assembly companies, but it can also serve tenants with special requirements. The competitive mix of the location and customer-centric solutions is well demonstrated by the fact that several large companies have already decided to partner up with HelloParks, which was founded just one and a half years ago. Butor1 and Karzol-Trans have chosen HelloParks Maglód as the location of their new logistics centre

Butor1.hu, one of the largest online furniture stores in Hungary, and Karzol-Trans logistic company are the latest tenants of HelloParks Maglód’s 46,000 sq m warehouse which is the first phase of the logistics megapark. Lithuanian-based Butor1 (Furniture1), which has shown significant growth in recent years, is establishing a distribution centre supporting 8 countries from the 5,000 sq m warehouse space, while Karzol-Trans Kft. set the goal of centralizing its services and increasing their capacity by 50% on the 6,400 sq m lease. A new chapter begins for Furniture1, the Lithuanian based furniture retailer, and the 100% Hungarian-owned Karzol-Trans Kft., which deals with international transport and dynamically developing warehousing services, as they have decided to move to Maglód. The total pipeline of Futureal Group’s industrial and logistics property development company, HelloParks, has now reached 900,000 sq m of GLA around Budapest. HelloParks continues its development in the western agglomeration of the Hungarian capital, next to the M1 motorway, in Páty. This is the largest project in the history of the company and will complement HelloParks Fót in the North and HelloParks Maglód in the East, next to the airport.
