Winvic and PATRIZIA Celebrate Topping Out of First Phase of BTR Project at Edgbaston Stadium

Birmingham City Council Leader Lays Brick on Fifth Floor Roof Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, and client PATRIZIA have celebrated topping out of the first roof at a build-to-rent (BTR) scheme in Edgbaston, as well as the commencement of the façade installation programme. Councillor Ian Ward, Leader of Birmingham City Council, was invited to the celebratory ceremony at the site located adjacent to Edgbaston Stadium on Thursday, 9 December and had the honour of laying a brick on the fifth-floor roof. The 375-apartment scheme – which Winvic began constructing in February this year – comprises four concrete-framed stair and lift cores, with blocks reaching to five, six, seven, eight, 13 and 18 storeys. Furthermore, undercroft car parking and bicycle storage, a landscaped podium deck, a residents’ rooftop terrace, a gym and five commercial units on the ground floor, totalling approximately 15,000 sq ft, will be created as part of the project. Winvic’s contract also includes the full fit out of the development, which contains 189 one-bedroom, 169 two-bedroom and 17 three-bedroom apartments. The Winvic team is currently ahead of schedule and is almost halfway through the programme for pouring the concrete verticals and floor slabs. The façade installation programme comprising a steel framing system (SFS), masonry and windows has now commenced and will continue through to Q4 2023. Fit out to the entrance, ground floor plant, amenity and storage areas begins in the New Year and Winvic will be fitting out the apartments from Spring 2022. At the end of January 2022, the drainage and incoming utility services works will be complete. Lighting installation and landscaping works, with circa almost 3,000 trees and shrubs planted, will begin towards the end of 2022. Progress at PATRIZIA’s Edgbaston scheme can be viewed on Winvic Live on two on-site cameras. Winvic is scheduled to hand over the project in Q3 2023. The building will also achieve a Homes Quality Mark certification, making it one of the first BTR developments to obtain this accreditation, attesting to high standards of build, running costs, health and wellbeing, and sustainability.” Leader of Birmingham City Council, Councillor Ian Ward, said: “This exciting new development brings city centre standard accommodation to Edgbaston, creating a new rental hub and offering a real alternative for those looking for greener, leafier space. It caters for Birmingham’s wider demographic that wish to live in a high-end apartment close to the city, yet in the beautiful setting of Edgbaston and next to Cannon Hill Park.” Alongside delivery of PATRIZIA’s scheme, Winvic is undertaking improvement works for Warwickshire County Cricket Club (WCCC) at Edgbaston Stadium. To date, completed works include the demolition of a derelict building and Winvic’s contracted S278 works at Edgbaston Road and Pershore Road. Winvic is continuing with the construction of a 56,500 sq ft entrance plaza, reconfiguration of the existing car park and the creation 229 new car parking spaces into next year. Phase 1 of the WCCC works was completed in March 2021 and phase 2 is on track for handover in March 2022, in readiness for the Birmingham 2022 Commonwealth Games. Winvic Tops Out 23-Storey BTR Project in Cardiff’s Capital Quarter

IM Properties Development will be handed over for Grainger plc’s Operations in Summer 2022 Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has celebrated the topping out of a 23-storey, 307-home build-to-rent (BTR) scheme in Cardiff with its client, IM Properties (IMP) and Grainger plc, the residential landlord that will own and operate the building. The project – located in the heart of the city on Tyndall Street and close to Cardiff Central railway station within Cardiff’s Capital Quarter development – is being constructed on a compact site, with just 1500mm space between the façade and boundary. In addition to the 307 one-bed, two-bed and studio apartments, the scheme will also deliver a range of communal spaces for residents, including a double height rooftop sky-lounge and terrace, and comprise commercial units on the ground floor. To date, Winvic has undertaken the groundworks, piling operations, completed the reinforced concrete frame and are progressing with the two-tone grey and white Glass Reinforced Concrete Cladding panels, including windows to the eighteenth floor. The complementary copper façade – one of the features which makes the building aesthetically unusual and striking – will be one of the final programme elements to be completed. The mechanical and electrical installation and fit out works are also well underway, with the benchmark rooms completed. Winvic’s Director of Multi-room, Mark Jones, commented: “This RC frame project – as with any scheme being constructed on a very compact site – has presented a significant number of challenges for our team. But our years of experience combined with the drive and tenacity to succeed has illustrated anything can be achieved. Hotel La Tour Sitting at Milton Keynes’ Highest Point is Topped Out at 50 Metres by Winvic

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has celebrated the topping out of its first hotel project, Hotel La Tour. The luxury hotel which is located at the highest point of central Milton Keynes stands at 50 metres now the roof has been completed. The roof covering programme is now underway and the Winvic team will be moving on to the floor and ceiling curtain walling, as well as focusing on the extensive glazing on the thirteenth floor where the sky bar, restaurant and public exhibition space will be. Hotel La Tour’s Managing Director Mark Stuart and Operations Director Jane Riley were invited to site along with Will Elsigood from pHp Architects to enjoy the city and park views from the roof of the fourteenth floor. A project progress tour was also provided by Winvic’s Operations Manager Mike Quinn and Project Manager Russell Sullivan which included a visit to the recently completed show bedroom and a close look at stainless steel, mirror finish cladding which the Winvic team started to install in April. Works to the envelope and cladding will continue with the 30m high, LED-lit satin finish stainless steel circle on the eastern façade completing the impressive external design. The ‘sun’ design will be visible up the city’s Midsomer Boulevard, which was created to align with the sun on the longest day of the year. Winvic is currently fitting-out the 261 bedrooms, which has included the sailing and positioning of off-site fabricated bathroom pods. Fit-out of other facilities within the hotel will also continue, such as the 12,000 sq ft flexible conference floor that comprises adaptable meeting spaces and an external terrace that has been designed to be high load bearing. The project is expected to be handed over to Hotel La Tour in July 2022. Mark Jones, Winvic’s Head of Multi-room, commented: “We started on site just two weeks after the first 2020 lockdown was announced and despite the unprecedented challenges, our team have hit milestone after milestone on, or ahead, of schedule. I’d like to say a huge thank you to them. Reaching the highest point of any multi-room project is always worth celebrating, but this is a bit more special as it’s Winvic’s first hotel. “It’s great to be able to welcome Mark and Jane from Hotel La Tour to site to enjoy the fourteenth-floor views and also for them to get a feel for the finished scheme in the fully completed show bedroom. Mark, the city planners and the people of Milton Keynes are already impressed with how the striking, mirrored cladding is looking, so we look forward to the next programme landmark when the façade reaches 50 metres up to the top of the building and boasts the 30-metre contrasting circle, which represents the midsummer sun.” Mark Stuart, Managing Director: “It’s always a pleasure visiting Hotel La Tour and seeing how Winvic have been driving the project at pace – they’ve been doing a good job so far, operating safely and swiftly.
