Panattoni announced largest logistics developer in the UK and Europe – 5th year in a row

Panattoni, the largest developer in Europe, has, for the fifth year in a row, taken first place in PropertyEU magazine’s Top Logistics Developers ranking. In 2018–2020, the company delivered 69 million sq ft of warehouse and industrial space to the market. It confirms that the development directions we have adopted were obviously the right ones. “A major part in this has been played by the growth of e-commerce, which the Covid-19 pandemic has accelerated even further. Automated centres built for this sector already account for 35% of all our projects. The number of ‘last mile’ city parks we have developed in Germany, the UK and Poland is also growing,” he said. “Around 25% of all our projects are highly technologically advanced production facilities. Panattoni specialises in the construction of this type of facility, tailored for a specific client. The disruption to supply chains caused by the pandemic has been leading many companies to consider relocating their manufacturing businesses or parts of them to Europe to be closer to their customers. The Central European markets in which we operate can only benefit from this.” It is not only through an accurate analysis of the market trends that Panattoni’s success has been achieved. The company’s growth has also been fostered by its decision to implement a sustainable development strategy, which has put it at the cutting edge of the environmental changes in the sector. Delivering the UK’s largest warehouse for the world’s biggest online retailer

Panattoni is delivering a 2.3 million sq ft logistics centre in Swindon for a major internet retailer which will be the biggest single-asset logistics letting, and funding deal, ever negotiated in the UK. The building in Swindon occupies a 68-acre site with dual carriageway access five minutes north of the M4 J15. With a footprint of 625,000 sq ft, the building includes three internal, multi-level structural floors totalling 1,642,000 sq ft, 66,000 sq ft of offices on the ground floor and a further 70,000 sq ft of amenity areas. Planning was awarded in August 2020 and the first of 3,500 steel piles were driven a month later. Practical Completion of the BREEAM Excellent rated facility is due Q4 2021. A spokesman from Panattoni said: “The tenant requires the facility to be operational in Q4 2021, to achieve this demands a highly accelerated programme and complex phasing to facilitate fit-out of the MHE. When we acquired the site it already benefited from an outline consent, by bringing forward a separate Reserve Matters application we were able to implement works to construct the development plateau and 45 acres of structural landscaping, wetland and ecological habitat concurrent with the detailed planning application, thereby saving several weeks on over-all duration.” This deal follows on from Panattoni completing the biggest deal in continental Europe for the same client, at Gliwice in Poland. The Gliwice building is also 2.3 million sq ft, spread over four storeys, and boasts one of the most advance fit outs in Europe. Panattoni is this internet retailer’s largest delivery provider in Europe, and currently have globally around 60 – 70 transactions with this party. The need for buildings on the scale of these giants is only going to grow, driven by the demands of online retail. Panattoni are uniquely placed to meet the need for such buildings across Europe and in the UK, with development opportunities in strategic locations across the country, most, like Swindon, with the necessary planning in place to respond quickly to occupier demand. The spokesman added: “The selection of these locations is key to attracting major international businesses, including the biggest retail brands. We acquire sites that offer easy access to the trunk road network and are easy to reach for locally recruited employees. This gives occupiers the strategic reach required for an RDC or NDC while making it easy to recruit the right people. “While all our sites are available for bespoke warehouses, on many of them, we continue to roll out our spec build programme and we remain, by some measure, the biggest spec developer in the UK. “Our proactive approach to land acquisition, combined with our ability to leverage global capital markets, puts us in a uniquely strong position to continue delivering the very large warehouses the modern economy needs,” he said.

Savills IM and Panattoni commence London net zero carbon logistics development

Belvedere is one of London’s premiere logistics locations. It will be the final phase of speculative development at the site following the successful disposal of the previous two phases. The new project involves the redevelopment of a six-acre site providing up to 112,842 sq ft of industrial/distribution space. The brand new development can be taken as a combined 112,842 sq ft unit or as two separate units of 51,446 and 61,376 sq ft each, and will be ready for occupation Q4 2021. Construction Progressing as Steel Frame Complete at Panattoni’s Landmark Northern Site

Significant progress is being made at Panattoni’s Wakefield515 site, where steel is already up on the largest speculative development in the north for 10 years. Caddick Construction, Panattoni’s build partner for the landmark Yorkshire project, is on site to progress the 515,820 sq ft warehouse. The steel framework is now fully formed and cladding being added. The warehouse facility located at the M62 and A1(M) junction will serve as a key strategic hub for future occupiers, offering access to major cities and ports across the north of England. Manchester, Liverpool, Leeds and the port of Immingham are all within a 90-minute drive of the facility. Up to 500 full-time jobs and £5.5 million will be brought into the local economy as an immediate result of Wakefield515’s construction, due to be completed by the end of Q2 2021. Wakefield515 is designed to offer maximum flexibility for logistics and distribution  businesses. The cross-docked warehouse will provide occupiers with generous yards of up to 100m and will incorporate sustainable features, such as rainwater harvesting systems, a PV ready roof and LED motion sensor lighting. The building will be built to a BREEAM rating of ‘Very Good’ and EPC rating of ‘A’. Feed, fuel and food distributor NWF Group plc has snapped up a new warehouse which has been built off the A500. The Nantwich business, which is headquartered in Wardle, has secured a 12-year lease on the 240,000 square-foot building on Crewe Commercial Park. Ambient grocery distribution and storage specialists Boughey Distribution Ltd – a wholly-owned subsidiary of NWF Group – will operate the ‘Crewe 240’ building which will act as a consolidation hub for a major new customer contract. Existing warehousing operations at NWF’s Wardle site will continue as normal. Rob Andrew, company secretary at NWF Group, said: “NWF are delighted to have worked with Panattoni to negotiate the letting of Crewe 240. “The high bay, high specification unit provides a strategically located distribution facility for the expansion of the Boughey business, with the proximity to the M6 and our existing main warehousing hub at Wardle being a key driver to our decision-making process.” In addition to Crewe 240, logistics buildings developer Panattoni recently submitted plans to build a new, 305,000 square-foot warehouse – completed with integrated three-storey offices and a security gatehouse – on the same 14-acre plot. The developer predicts that ‘Crewe 305’ will add £3 million to the local economy per year and bring over 300 full-time jobs. The first shed, Luton 345 has a haunch height of 15 metres, and offers 345,000 sq ft of space and an additional 13,500 sq ft of offices over two floors. The second warehouse, Luton 69, is 13.1 metres high, has a 69,000 sq ft footprint and provides 7,700 sq ft of office space. Winvic will also be carrying out the associated civils and infrastructure work, including car and lorry parking. Both Luton 69 and Luton 345 are expected to be completed in December 2019. Winvic is also already working for Panattoni putting up warehouses at Derby Commercial Park and the East Midlands Distribution Centre.
