Panattoni wins planning consent for 200,000 sq ft speculative logistics development in Crawley

Panattoni, the largest logistics real estate developer in the UK and Europe, has secured planning consent for a 200,000 sq ft speculative logistics development in Crawley. Crawley Borough Council has approved Panattoni’s planning application for Panattoni Park Crawley, which comprises two facilities of 134,012 sq ft and 65,660 sq ft on a 10-acre brownfield site on Fleming Way in the established industrial area of Manor Royal Business District, close to Gatwick Airport and junction 10 of the M23. They will provide direct access to the affluent consumer markets of London and the south east. Manor Royal is a proven last mile and distribution location, with occupiers including Amazon, DPD, Evri, Parcelforce, Royal Mail, UPS and Yodel. Grocery occupiers include Ocado and Tesco. Panattoni is expected to start construction at the end of September 2023 and the speculative development is expected to reach practical completion in the fourth quarter of 2024.  The facilities will be built to a BREEAM sustainability rating of ‘Excellent’ and an EPC rating of ‘A’, with many sustainability features, such as electric vehicle charging points and 15% roof lights, incorporated into the development. Panattoni Park Crawley will be the third development start for Panattoni this year south of London, joining a 452,469 sq ft last-mile logistics development at Burgess Hill and a 268,063 sq ft development in Brighton. Panattoni, the largest logistics real estate developer in the UK and Europe, has begun speculatively developing a 452,469 sq ft last-mile logistics development at Burgess Hill, 45 miles south of London. Construction at Panattoni Park Burgess Hill follows the granting of planning consent by Mid Sussex District Council at the end of January and reflects Panattoni’s confidence in the strength of the south coast logistics market, where the demand-supply imbalance is acute. Panattoni’s expansion for developments south of London comes following purchases of sites in Crawley and Brighton. Panattoni Park Burgess Hill is located on a 22-acre site, which fronts the A2300 dual carriageway and provides fast access to the A23/M23, Gatwick Airport, Brighton and the wider south coast markets, and is adjacent to facilities occupied by DPD and Roche. Panattoni is intending to speculatively develop 14 units, with planning in place for light industrial, general industrial and warehousing and distribution. Panattoni acquires prime 257,000 sq ft logistics development site in Brighton

Panattoni, the largest logistics real estate developer in the UK and Europe, has acquired a prime site near Brighton for a 257,000 sq ft speculative logistics development to serve the south coast markets. The development, called Panattoni Park Brighton, is on a 12-acre site, which Panattoni has just acquired in an off-market deal from an investment vehicle managed by Kennedy Wilson. It is located within the boundary of Brighton City Airport and with excellent access onto the A27. Panattoni plans to begin speculative development of the park, which has detailed planning consent, in the first quarter of 2023, with completion expected in the fourth quarter. It will consist of seven units, ranging from 19,000 sq ft to 71,495 sq ft, which will be built to a targeted BREEAM rating of ‘Excellent’ and an EPC rating of ‘A’ and benefit from eaves ranging from 7m to 10m, 15% roof lights and EV charging for vans and cars. The speculative development will offer much-needed space for occupiers, due to the lack of availability in the area. Panattoni secures 630,000 sq ft pre-let to Alliance Automotive Group in Rotherham

Panattoni Park Rotherham comprises of two facilities adjacent to junction 1 of the M18 at Rotherham, one of 630,000 sq ft, which will be one of the largest-ever speculative logistics buildings in the north of England, and a smaller 80,000 sq ft facility. Panattoni to speculatively develop the last two remaining plots at Panattoni Park Aylesford

Panattoni, the largest industrial real estate developer in Europe, will speculatively develop the final two units at its sustainable logistics development in Aylesford, Kent, after agreeing pre-lets for the rest of the space. The two units of 100,000 sq ft and 130,000 sq ft at Panattoni Park Aylesford, which are expected to be completed in the fourth quarter of 2023, will be built to a BREEAM rating of ‘Excellent’ and an EPC rating of ‘A’. They will benefit from 15m clear internal height, 2 level access doors, electric charging points for cars, access to the park’s car share scheme and 50m yard depths. The development of the speculative units follows the success of the recent pre-lets at the park to DHL, Fowler Welch and Evri.
