The Bridge at Dartford looks forward to a self-managed sustainable future 

Having taken more than 20 years to evolve into the successful sustainable community it is today, The Bridge at Dartford became independently run for the first time at the end of March. This is an important step in the development of this unique community, which provides an appealing place for local people to live, work and play.   The vision for The Bridge at Dartford took shape in the early 2000s, when property company, Prologis UK, joined forces with Dartford Borough Council to turn a 264-acre former historic isolation hospital site, into a thriving, attractive place for local people and businesses. The site’s regeneration included plans to place residential homes alongside a range of employment uses, effectively bringing jobs into the heart of the community.  The site’s proximity to Junction 1 of the M25 offers excellent access to the London area and this has proved a major draw for businesses. The site also benefits from excellent public transport links, with the Fastrack A bus service, operated by Arriva, which connects Greenhithe, Bluewater and Dartford.   A variety of businesses are located at The Bridge, including Sainsbury’s, and several high-tech engineering businesses including motor tech company, SEM, and bathroom design company, Crosswater. The Nucleus Business and Innovation Centre is also onsite alongside a number of prestigious dealerships, including Mercedes, a Premier Inn and a Beafeater restaurant.    With 1,500 new homes and 80 acres of public open space, including three lakes with excellent biodiversity, the site benefits from a range of education and leisure facilities, including a local triathlon club, a primary school, Leigh University Technical College and SusCon, a sustainable construction training and research centre. Placefirst is on track to reach a projected milestone of 6500 homes by 2026.  This milestone follows a year of major development success in 2021, bolstering Placefirst’s reputation as a front runner in the build-to-rent industry with a proven track record of creating quality homes designed specifically for long-term renters. One key project has been the launch of ‘Elevate’, an £8m apartment scheme in Manchester. Elevate has brought back into use a former Jobcentre by repurposing the building and adding a new top floor to give it a new lease of life. The scheme is now in its final stages and delivers 53 modern apartments. Elevate will complete in spring 2022 and has attracted huge interest, hitting a pre let figure of 75% this week. In addition to Elevate, both Placefirst’s Skye Edge and Scholars View developments are also due to complete in spring 2022. And the final phase of Placefirst’s iconic award-winning Welsh Streets development in Liverpool, which began in 2016, will be submitted for planning in the autumn. To support the growth plans, Placefirst is continuing to develop its pipeline across the UK. Standout schemes include Esh Winning, which received planning approval at the end of last year. The brownfield site will be transformed into a neighbourhood of 89 new homes, and will be the largest delivery of bungalows in a generation. Work is set to start on site this year. In Bolton, Placefirst is working on an exciting scheme in collaboration with Bolton Council. The project is set to deliver over 150 rental homes in the town centre as part of a significant regeneration project. A £65m residential scheme in Wolverhampton for 366 new homes and commercial space as part of a major regeneration project in the heart of the city’s historic Canalside Quarter, also received full planning approval in the final quarter of 2021. Transforming Teesside’s housing choice

A North East construction and regeneration specialist is starting work on a supported housing village in Redcar. Vistry Partnerships North East has secured planning consent and agreed contracts for the 75 homes, which will be constructed for Beyond Housing, within the development at Kirkleatham Green. The homes have been specially designed for customers with a wide range of support needs, including adults over 55, residents with accessibility requirements and others with learning disabilities. They will include 31 two bedroomed and 14 one bedroomed apartments, six wheelchair accessible two bedroomed bungalows, 12 single bedroomed quarter houses and 12 two bedroomed flats.   The aim is to enable people to live independently for longer, by providing appropriate housing, communal facilities and outdoor spaces – with flexible levels of support and care assistance where required. The homes have been designed to be extremely energy efficient, reducing carbon emissions – when compared to a traditional residential unit with a combi gas boiler – by 50%. This has been achieved by the inclusion of Mechanical Ventilation Heat Recovery, which reclaims heat from extracted air to pre-heat the incoming fresh air, minimum heat loss insulation and Air Source Heat Pump hot water cylinders. The project will bring Vistry Partnerships North East’s recent investment in Teesside to £198 million. Green light for Sunderland Civic Centre redevelopment

The redevelopment of Sunderland’s Civic Centre site into a new residential community, has been given the green light. A planning application for 265 new homes was approved at the City Council’s Planning and Highways (East) Committee meeting last night (11.04.22). North East regeneration and construction specialist Vistry Partnerships will deliver the project which, in addition to the new housing, will provide high quality public open spaces and cycling and pedestrian links, improving access to the city centre. Of particular note is a proposal to recreate Saint George’s Square – bomb damaged during the Second World War and lost to redevelopment in the 60s – with the Grade II listed Saint George’s House as the focal point. The architecture and streetscape will be sensitive to the parkside location and the Ashbrooke Conservation Area. The completed homes will be sold under Vistry’s house building brand Linden Homes and will range from one to four bedroomed homes, with many benefitting from views across Mowbray Park. A complex demolition programme will be undertaken to clear the site ready for the new development.  Andrew Rennie, Development Director with Vistry Partnerships North East, said: “We are delighted to have secured approval for this city centre redevelopment to go ahead, which we are confident will play a pivotal part in Sunderland’s regeneration. “We aim to create an attractive new residential quarter that sits comfortably within the surrounding architecture, with a focus on green space that encourages community use.  It will be a fantastic new inclusive neighbourhood with its own distinctive character, providing a new housing offer on the edge of Ashbrooke and Mowbray Park whilst benefiting from the close proximity to the city centre.” The civic centre redevelopment is part of a wider plan to build more than 7,000 new homes across the city by 2030.  This will ensure that Sunderland has the volume and variety of homes it needs to attract and retain a diverse range of residents. Peter McIntyre, executive director of city development at Sunderland City Council, said: “Having made the move to our new City Hall only a matter of weeks ago, I am delighted to see plans for the former civic centre site given the green light. “Housing on the outskirts of the city centre will deliver a significant boost to traders in the heart of the city, as people living on the doorstep head in to spend their time and money in shops, bars and restaurants.  By bookending the city with residential developments – at Riverside Sunderland and the former Civic site – we will boost footfall and hopefully – with it – spend too.” Sunderland City Council is also delivering on ambitions to develop contemporary new city centre homes on the Riverside Sunderland site, and at Northern Spire Park alongside the stunning Northern Spire bridge, as well as driving developments at the seafront and Sunderland South Growth Area (SSGA). The council announced plans to relocate from its current base to Riverside Sunderland in 2019 and work commenced on Sunderland City Hall later that year.  The move will enable the council to deliver services from a modern environment, where residents can access a range of services under one roof. Bringing together a range of public sector partners, that will work from the 190,000sq ft office space, city hall is being funded by institutional investor Legal & General, which is also working with developer Landid, to build two speculative offices that will stand on adjacent plots.  Vistry Partnerships North East is currently active on 12 construction sites around the region with a gross development value of just under £350 million and four further projects in the planning process. Construction work has started on the latest Hestia apartment scheme in the SOYO district of Leeds, on behalf of Federated Hermes Limited and is scheduled for completion in late 2023. The scheme comprises two adjoining blocks in the new city centre district, with planning permission held for 331 apartments – a mixture of studio, 1,2 and 3 beds – as well as outdoor courtyards, and 12,000 sq. ft retail, restaurant and ground floor amenity space. The blocks will be delivered alongside  new public realm including green spaces and a public square, in the fast-evolving cultural quarter of the city. Leeds-based DLG Architects have been tasked with designing the buildings with sustainability credentials that put the scheme on the Net Zero Carbon pathway by, using techniques to reduce embodied and operational carbon. Hawkins\Brown team wins competition for design team for £1bn Begbroke Innovation District

Oxford University Development, a £4bn joint venture between the University of Oxford and Legal & General Capital, today announces the winner of the international design competition to find a creative, forward-thinking masterplan team for its world-leading £1billion, 190-hectare mixed-use Innovation District at Begbroke Science Park, just to the north of Oxford. A team led by Hawkins\Brown has been successful amongst an extremely competitive field of 40 submissions. The winner was selected following a rigorous assessment process and review of proposals by the project team, a technical panel and a jury panel supported by specialist advisers. Hawkins\Brown demonstrated design flair through strong leadership, a collaborative approach and cross-sector expertise that resulted in a fresh approach to the new Innovation District. The jury found the winning team had balanced the need for delivery, design, attention to phasing and the evolution of the place. The team offered a very strong response to the design challenge, proposed creative integration of different uses, as well as sensitive consideration of existing communities and those who will come to use the spaces. Hawkins\Brown’s team comprised OKRA (Netherlands), BuroHappold and C:Lab, RCKa, Ooze (Netherlands), and Murray Twohig. The team is a well-balanced blend of established, international, large and small practices who will bring fresh perspectives to the growth of an innovation district of international standing. The site will provide an exemplary new setting for the University’s world-leading science and innovation, which will help address key global challenges facing humanity – from food security and biodiversity to climate change and the urgent need to move to a zero-carbon economy alongside seeking to reduce health inequity. Muse appoints Caddick Construction on Bradford’s transformational One City Park office scheme

Leading national urban regeneration business, Muse Developments, in partnership with Bradford Council, has appointed Caddick Construction to deliver the landmark One City Park office scheme, which will continue the transformation of the heart of Bradford city centre. The 56,403 sq. ft sustainable development on the former police HQ site, is the first high-quality, modern office scheme to be delivered in Bradford city centre for more than 20 years. It will directly address the need for high-quality offices by offering exceptional workspace with adaptable floor plans to accommodate agile working practices. The five-storey development – rated BREEAM ‘Excellent’ – will also feature new public realm areas around the scheme. The building will connect seamlessly to the multi award-winning City Park with new stepped access and attractive seating areas. Enabling works are already underway with construction due to start on site later this month, and the building due to complete by summer 2023. Nottingham’s riverside regeneration: first completions at Luxury waterside scheme

Works at the new luxury residential development The Yacht Club, situated on the banks of the River Trent between Colwick and West Bridgford, continue to progress well with first completions afoot and residents set to be welcomed to their new homes very soon.
