Construction workers shine a light on apprenticeships

Construction workers across South London are highlighting the benefits of becoming an apprentice in a bid to increase numbers.  More construction apprentices are needed across the region as figures reveal thousands of workers will need to be hired to help ensure some of the city’s biggest projects are completed on time.  A collection of apprentices, former apprentices and tutors from colleges and businesses across South London have joined forces to shine a light on the benefits of having a career in construction. One of those is assistant site manager Jannai Mason-Dennis who is working on a site in Kensington, creating a luxury multi-million-pound property with contractor Walter Lilly. The campaign includes two virtual information events, which are taking place later this month – see further below for details.  Jannai, 24, has finished his apprenticeship and said it’s fantastic to see others around him following in his footsteps.  “Before my apprenticeship, I worked as an unskilled labourer on the Battersea Power Station Project,” he said. “I knew I liked the industry, and being a labourer you not only see everything that happens on site but you get to chat with tradespeople about their work. Doing an apprenticeship was recommended to me by another labourer.  “Since starting my apprenticeship family and friends have seen what a positive impact it’s had on me and a few of them have also decided to do an apprenticeship in construction.”  Jannai said there are a number of benefits to doing an apprenticeship and he feels it has set him on the right path to a good career in construction. “An apprenticeship is a way to earn while you learn,” he said. “I was keen to increase my skillset in construction but wanted to do it while earning money and my apprenticeship ticked all the boxes.  “I completed a site management apprenticeship and achieved an NVQ Level 3 then moved on to an NVQ Level 6. I was on site most days with one day a week at college, which suited me because I’m definitely a hands-on learner. Besides the day-to-day running of the construction site I also learnt a range of other important skills, such as communication. My apprenticeship definitely made me a better speaker and taught me to work with people from all walks of life.  “I’d encourage anyone thinking of doing an apprenticeship to go to their college and have a chat with the tutors. It’s a great career to have and in ten years’ time I’d like to be a senior site manager or site operations manager. My main aim is the work up the career ladder in construction.”  Jannai is working with the South London Partnership (SLP) in a bid to encourage more people to become construction apprentices – and also to attract construction tutors. The SLP is a sub-regional collaboration of five London boroughs: Croydon, Kingston upon Thames, Merton, Richmond upon Thames and Sutton.  Supported by the Mayor of London, the campaign comes after research revealed a shortage of workers in the construction industry. Siemens Smart Infrastructure has launched Connect Box, an open and easy-to-use IoT solution designed to manage small to medium-sized buildings. Connect Box is a user-friendly approach for monitoring building performance, with the potential to optimise energy efficiency by up to 30 percent and to substantially improve indoor air quality in small to medium sized buildings such as schools, retail shops, apartments or small offices. Connect Box allows users to accomplish essential daily building management tasks from one place via a cloud-based interface with no additional gateway or software. Alarm notifications for potential issues as well as graphics that visualise historical trends provide meaningful insights into the building performance at any time, supporting the optimisation of building operations. Connect Box offers intuitive online access via desktop or smartphone. Installation is fast and easily accomplished via plug and play, so system integrators, technicians and facility managers do not need engineering skills to set up, configure and operate the system. The included library contains more than 500 ready-to-connect field devices and is constantly growing, from both Siemens and third parties. A smart converter supports 11 communication protocols, both standard and proprietary, wired or wireless, including LoRaWAN, BACnet, Modbus and KNX. As an example, the IAQ (indoor air quality) multi-sensor which Siemens has recently introduced, works as a plug and play solution with Connect Box to provide crucial data on room air quality. The multi-sensor measures air quality in real time, checking key metrics like temperature and humidity, CO₂ saturation, VOC and PM2.5 emissions, as well as light and noise level (dBA). Building operators benefit by getting full transparency on air quality in their building and can make sure that they provide a healthy environment for tenants, visitors or staff. Connect Box offers two licensing models. The Cloud license allows users to store their building data in the Connect Box online database, while the On-premise license enables users to easily integrate the data collected from wired and IoT devices into an existing automation system, building management system, or external cloud. Both variants are managed remotely and updated over the air. IoT paves the way to a healthy and zero-emission building stock Even for smaller and medium-sized buildings that have been run without building automation up to now, it is becoming increasingly important to operate in an energy-efficient and climate-neutral way. On the one hand, for intrinsic cost reasons, on the other hand, because more and more regulatory requirements have to be fulfilled which demand sustainable operations. In Europe, for example, the EPBD (Energy Performance for Buildings Directive) is supporting the EU’s goal to achieve climate-neutral building operations by 2050, forcing building owners and operators to take action. Council welcomes additional Scottish Government regeneration funding

Additional support totalling £848,123 is being provided from the Scottish Government’s Regeneration Capital Grant Fund (RCGF) for a trio of flagship regeneration projects in the city – The Leith Community Croft, Macmillan Hub  and West Shore Studios – being delivered by the City of Edinburgh Council in partnership with three keystone charities. The Leith Community Croft project is transforming a former tennis pavilion at Leith Links into a new multifunctional community hub run by the environmental charity Earth in Common. It will be used for events, training, and promoting local food production and will receive £159,123 of the additional funding. The Macmillan Hub in Pennywell will feature a library, an early years centre, affordable housing, and a new enterprise, workshop, learning and creative studio space to be run by the local charity North Edinburgh Arts. The Hub forms part of the wider strategic regeneration of Pennywell-Muirhouse and will receive £500,000 of the additional funding, to be used to help deliver the creative space. Forming part of the Council’s sustainable regeneration of Granton Waterfront, West Shore Studios will transform a disused 1970s former industrial unit at 20 West Shore Road into a vibrant new creative and community hub that will be operated by the charity Edinburgh Palette. The project will deliver workspaces for artists and micro-businesses along with a new home for the popular Pitt Street Food Market. The project will receive £189,000 of the additional funding towards the renewal of doors and windows along with essential utilities work. Welcoming the news Depute Leader of the City of Edinburgh Council Mandy Watt said: “This funding is very welcome as these projects will play a key role in the ongoing regeneration and enhancement of Granton Waterfront, Pennywell, and Leith in north Edinburgh. The funding will help the projects in their goals to bring new jobs, training courses, and recreation opportunities to the communities of all three areas. I look forward to visiting these projects in future to see how they are benefitting local people in the years to come.” Community Wealth Minister Tom Arthur said: “I congratulate these projects on making progress and supporting jobs, investment and wider opportunities. The Community Land Trust Network has published a new report, launched by the Secretary of State Michael Gove MP in Parliament, which finds that industry partnerships could help communities to build at least 278,000 homes through replicable project types.  It is estimated that 80% of these homes would be additional and only made possible due to the involvement of a CLT. The market opportunities to scale proven models are: These figures would see the notional value of CLT assets rise from £550 million today to £47 billion. The State of the Community Land Trust Sector 2023 report, which was launched in Parliament on Thursday 23 March with Secretary of State, Michael Gove MP and Danny Kruger MP speaking, explains how the market opportunities can be delivered through a pattern book of replicable models.  The charity is calling on housing associations, councils, developers and other landowners to work with them and partner with more CLTs. The report collates key data on the current  CLT sector: Tom Chance, CEO of the Community Land Trust Network, said: “Communities want to play their part in getting affordable homes built. They want to be clients, not consultees; partners to developers, not opponents; and campaigners working with councils, not against.  “With the right policy and industry support there are clear opportunities to significantly scale up to develop 278,000 community led homes. Jo Gilroy, Group Sustainability Director at Balfour Beatty, shares an update on the company’s ongoing journey towards the Zero Carbon Construction Site of the future at the Royal Botanic Gardens Edinburgh We have some exciting news to share. For the first time on a live Balfour Beatty site, we’ve gone all electric. For a duration of six weeks, our team working to deliver our Edinburgh Biomes project at the Royal Botanic Gardens Edinburgh recently trialled a fleet of all electric plant, pushing the boundaries of what is possible and familiarising ourselves with the next generation of telehandlers, excavators, dumpers and wackers. One of the key challenges that we have faced revolves around electric vehicle charging infrastructure and availability of viable charging stations. As you can imagine, most battery-powered plant is considerably smaller than diesel plant and therefore only offers enough power for around four-to-six hours of work before it needs recharging. In addition, as with electric cars and vans, electric plant is far more expensive to hire or purchase than traditional diesel machinery. However, reduced fuel costs and maintenance requirements can make it considerably more cost-effective in the long run. We must also consider that upfront costs are only going to reduce as the industry climbs aboard the electric bandwagon! There is no doubt that the switch to electric will require changes to the way in which we plan and manage our sites on day-to-day basis. We’ll need to take action and ensure that we’re charging our electric plant overnight and utilising our Power Profiler tool – which recommends the most cost and carbon efficient site compound set up, wherever possible. So undoubtedly, there are compromises and hurdles to overcome. However, clearly, one of the main advantages of electric over diesel plant is that they produce zero emissions. This is not only a clear step in the right direction for the construction sector, but it also means that they can operate in enclosed spaces or on smaller sites without additional ventilation and carbon monoxide monitoring. We have also noticed a clear difference in terms of air quality, and noise pollution too. In fact, the machinery is so quiet during standard operations, our operating procedures and safety training will need to be updated to keep our workforce safe! However, in spite of all these benefits, all-electric plant isn’t yet a realistic option for our bigger sites, or for heavy plant. The required infrastructure does not currently exist to accommodate a fully electric fleet on a large scale, without a mains grid connection. That’s why our view is that, for heavy plant, the priority for the industry has to be to accelerate the energy transition to hydrogen rather than rely on electric providing the solution. We are leading the way in making combustion engines work with hydrogen fuel for medium-sized plant such as telehandlers and traditional diggers, through our partnership with JCB and Sunbelt Rentals. We are also working with GeoPura and Siemens Energy on hydrogen fuel cells to generate power without an electrical connection. The potential of this work is huge. Replacing diesel generators with hydrogen would see a significant reduction to our carbon footprint, given that 46% of our sites sampled use diesel generators to power temporary accommodation units on site. Decarbonising the plant used on construction sites is an area that is moving quickly. The giant leap of faith we have just taken at the Zero Carbon Construction Site is one that has been challenging but more than worthwhile. Using smaller and medium sized electric plant is definitely something we will continue to pursue, utilising a mix-and-match approach to help determine the best possible solutions for the future. Cambridge Biomedical Centre life sciences development nears completion

Work at 1000 Discovery Drive, a new multi-let laboratory and office space at Cambridge Biomedical Centre has reached a significant milestone. To mark the occasion, Prologis UK, developer of the life sciences project, and main contractor SDC hosted a Topping Out ceremony on 21 March. The ceremony, which marked the exterior completion of the building and was held in honour of the occasion, included a speech by SDC Contracts Manager and Director, Dan Changer, who discussed the next stage of the building’s construction. The speech highlighted the benefits to the community the project will deliver upon completion at the end of 2023, such as increased job opportunities and continued growth for companies in the region and locally. Situated at the geographical heart of life sciences in the Cambridge region, Cambridge Biomedical Campus is home to world leading hospitals such as Addenbrooke’s and Royal Papworth. It is also co-located with the University of Cambridge School of Clinical Medicine and provides facilities for Cambridgeshire and Peterborough NHS Foundation Trust. The 103,000 sq. ft. five-storey building, being developed on the southern edge of the Campus, is set to form part of the expanding ecosystem of clinical, academic and commercial excellence through targeting a range of growing biotech and life science businesses. Since development began in June 2022, Prologis UK has received numerous expressions of interest in the new development. This is in part due to the location of the space meaning that prospective occupiers will benefit from being near the nation’s leading scientific minds from the MRC Laboratory of Molecular Biology as well as rubbing shoulders with big businesses such as AstraZeneca, Abcam and the university. Andrew Blevins, Head of Life Sciences at Prologis UK, commented: “This is a momentous occasion for the campus, as we are one step closer to delivering one of the highest-calibre life sciences properties in the country. The company has agreed terms to take DC9, a brand new, high spec unit comprising 357,221 sq. ft. on a 22-acre site on the park. Construction is scheduled to complete in early 2024.
