What are buyers’ priorities for 2021?

Since the onset of the Covid-19 pandemic in March 2020, the priorities for UK home buyers and what they are looking for in a new home – particularly in relation to location and specific property characteristics – has changed rapidly. Estate agents have reported record interest from potential new buyers as a result of the temporary stamp duty break announced in July 2020, with the highest number of mortgage approvals since 2007 in August. However, having spent the initial lockdown period in homes that no longer fit the bill, feedback from many recent buyers shows they have specific requirements for their new homes, as evidenced by numerous surveys from industry insiders such as Rightmove and Nationwide since the property market reopened in May 2020. So, what are likely to be the most common priorities for buyers’ in 2021 and how can you market your property accordingly? Top of the list of requirements for over two thirds of prospective buyers this year, and with no signs of abating in 2021, is a bigger garden. Following hot on the heels of garden envy was the desire for a bigger home in general, with nearly 50% of buyers looking to upsize, particularly ‘second-steppers’ looking for more space for both family time and the ability to comfortably work from home. In fact, 36% per cent of buyers were on the move in search of better workspace in their home specifically. This interest in up-sizing has seen house prices for 3-4-bedroom properties and more expensive, detached mansion style properties rise significantly (55% and 104% respectively) in 2020 and continue to do so. 28% of UK wide buyers surveyed by Nationwide in September were in the process of moving or contemplating a move purely due to the pandemic. This was particularly evident in London and other cities. And, perhaps unsurprisingly, many buyers were seeking more outdoor space, with 31% wanting to live closer to parks and green spaces and 30% looking for a complete change of pace with a move to a rural area, particularly buyers in the older age groups. To have access to these new necessities within their budget, more buyers than ever before (35%) are happy to relocate to a completely different area.   However, it would be unfair to say that everyone is headed for the countryside. There are of course only a certain number of jobs where you can truly work from home, 5 days a week. For those that do need to commute to the office, there has been a rise in buyers seeking a shorter commute which allows for walking or cycling to work rather than cramming into packed public transport. This is particularly the case in London, where many estate agents have seen three times the interest in central London properties since the start of the 2020 property boom compared to the same point in 2019. For first time buyers for whom a large, detached property will generally be out of reach regardless of location, avoiding a lengthy commute has become a popular option and location is king. First-time buyer sales in Zones 1-3 have risen from 28% to 35% from pre to post lockdown and fallen from 36% to 31% in Zones 4-6. So even the most bijou of city centre properties can still sell quickly when marketing is focused on the location. Highlighting proximity to big employers or local schools, colleges and universities can also be a big draw to potential buyers. Whilst sales may be less popular for properties with two bedrooms or fewer, the number of sales agreed for this sector has still grown by 36% since 2019.     So, in terms of marketing your property, it really pays to do your research and find out what buyers are looking for in your particular area and whether it is the features of the property itself or its location and proximity to work and local conveniences that are attracting buyers. Speak to local agents and find out the types of buyers who are most commonly purchasing properties like yours and tailor the property and advertisement accordingly. It is also helpful to find out what has put people off making offers to ensure the layout appeals to as many buyers as possible. Make sure you save or revisit the most attractive features of the house – such as a good-sized garden or separate office space – at the end of the viewing to keep these plus points at the forefront of the buyer’s mind. Make sure you asking price is also realistic. Whilst we may have seen a property price boom in 2020, buyers will be cautious of the potential of an economic recession in 2021 and won’t want to pay over the odds despite the competition in the current market. The coronavirus pandemic of 2020 has reshaped many areas of life as we know it. Necessary measures such as social distancing, quarantine and isolation have altered work and home lives for large swathes of the world population, as part of the measures put in place to try and slow the spread of the virus and protect the most vulnerable members of society. One area which has seen an unprecedented boost is in the use of virtual viewings for those looking at making changes in the property market. With so many restrictions in place in terms of travel and entering other people’s homes, those looking to buy or rent a new property are now turning to virtual tours to view those properties rather than a physical viewing. Zuneth Sattar of Xavier Investments Limited has a long-standing interest in the UK rental property market for investment and is continually adding new residences to his property portfolio. Sattar is one of many thousands of people now resorting to virtual tours to get an idea of what a property is like before committing to making a purchase. Virtual Viability Prior to the pandemic, it is likely that most people would prefer to physically visit and view a property before deciding to buy or rent it. However, things have changed. A recent survey conducted by Purplebricks found that a full third of 2,000 UK adults surveyed would be happy to judge a potential new property based on an online viewing, provided they were able to see the entire inside and outside of the property. One in six would go so far as to put an offer in to purchase a property if the virtual viewing showed them everything they needed. Changing Priorities The pandemic has also changed customer demand in terms of what people are now prioritising when looking to move home. Gardens are now seen not as a luxury, but as an essential, multi-functional space that can allow people to socialise even during times where stricter measures for social distancing have been put in place. Functionality in general is becoming more important, as ongoing temporary closures of businesses and restrictions mean that the home, and especially the garden, can often be the only place where people can safely meet family and friends. Increased Buyer Demand Zoopla statistics show that buyer demand in Wales increased by 41% just 24 hours after the housing market re-opened following lockdown. Across the UK, buyer demand has increased by as much as 46% compared to levels before lockdown, which given the wider economic landscape is a significant jump. Demand has also risen in the rental sector, with tenancy activity higher now than it has been at this point for the past two years. However, supply is down by around 15% across the sale and rental markets combined, which creates a sellers’ market and could see house prices and leases increase if nothing changes. Technology At present, virtual house viewings are only available to a limited section of the market as customers are required to own their own VR headsets to access the service. However, estate agents are already embracing the phenomenon, and some have started to offer loans of headsets to people looking at new build properties. Where complexes are under development with multiple identical homes becoming available, some realtors will allow customers to use headsets they have supplied to virtually view one or more of the properties, as this encourages people further down the buying pathway than a two-dimensional plan ever could.

Merger, Acquisition, Amalgamation, and Consolidation: Understanding the Differences

Businesses change hands for a lot of reasons. It could be that a business has invested in another and wants to take over its assets or two businesses are combining to become one. Regardless, you will hear terms such as mergers, consolidations, acquisitions, and amalgamations. Although these terms are used interchangeably and can be confusing, they are different, with each of them coming with its own nuances. Below, we will look at mergers and consolidations, as well as the other two related terms. Mergers Mergers happen when two businesses merge to become one. Under a merger, a company (the survivor company) accepts all of the second business’ assets and liabilities. Each of the businesses acquired enters in a separate contract or agreement with the new parent company depending on how it was taken over. Why Mergers, Acquisition, and Consolidations Happen There are several reasons why businesses choose to combine with or purchase other businesses. The most common reason is the creation of a stronger, better company. When two businesses become one, the new business becomes a bigger player in the market. They can use the combined capital, assets, and human resources to dominate a market. Another reason is to eliminate competition. When a second business that was previously a direct competitor ceases to exist, the surviving company does not have to worry about it. Financing is another reason why this happens. A bigger company, one with more assets, is usually in a better position to find financing than a smaller business. On a related note, a bigger company is also able to negotiate better deals with clients and suppliers. Businesses merge, are acquired, or absorbed into other businesses all the time. FM Giant ISS Wins Contract for Key International Manufacturer

As of January 2021, ISS will provide integrated facility services for an international industry and manufacturing client. The partnership involves facilities management of sites across the United States, Canada and Latin America.  The five-year contract, once fully operational and phased in, will be one of the largest contracts in the United States and amounts to an annual revenue of approximately 1 per cent of the 2019 Group revenue. The contract covers more than 63 sites, including offices, warehouses, production and research facilities across the United States, Canada and Latin America.
