Meet the Site Manager Building His Career with Harron Homes

Yorkshire housebuilder Harron Homes has welcomed Matt Bradwell, 31, to its Highfield Manor development in Fixby as Site Manager. Matt, from Chesterfield, is well established in the construction industry having started as an apprentice bricklayer at the age of 16. He joined Harron five years ago, following a former colleague who recommended the company and from there he quickly progressed to a Site Manager role at Amberwood Chase in Dewsbury. “I was offered an Assistant Site Manager position at my previous company when I was 22, and while it was great to have that potential recognised in me, I’m glad I waited to make that jump. Having extensive experience on both sides of the building site means I’m a lot more confident in my abilities than I was in my twenties,” Matt said. Highfield Manor is the third Harron site Matt has worked on. “It’s been great working with the same team across Yorkshire, I’ve had the same assistant site manager and labourers come with me from Amberwood Chase to Highfield Manor, so knowing how we all work best mean we’ve been able to get stuck straight in.” Matt’s hard work is reflected in the numerous positive reviews he’s received on Trustpilot. “I am proud of the reviews, it’s really good to see the effort we put in paying off. A home is one of the biggest purchases people make, it’s important to me that we go the extra mile to make sure everything is the best quality it can be,” he added. “Matt is a credit to the company, and we’re incredibly pleased to see him receiving those well-earned reviews,” Alison Taylor-Shaw, Sales and Marketing Director for Harron Homes Yorkshire said.  The stunning homes at Highfield Manor are found at Gernhill Avenue, Fixby, West Yorkshire, HD2 2HR, where the showhome and marketing suite are available to visit by appointment only to ensure the safety of both employees and customers.

First Fully Mobile Business App for Trade Professionals

An innovative mobile app called Timter, which is the first tool specifically developed to enable self-employed tradespeople to run their business entirely via their smartphones, has just been launched. It can free up a typical trade professional to spend four more hours a week earning – potentially adding £6,000 or more to their annual income. Timter is designed to enable British trade professionals – from electricians to plumbers, carpenters, roofers, small builders and more – to earn more without working harder, win more work through an enhanced professional image and gain better control over their projects. It is the only business tool available for tradespeople that runs entirely on a smartphone. It handles most major aspects of business management including job quoting, project planning, time tracking, product ordering, stock management and invoicing. Timter can help trade professionals boost their earnings and cut costs by reducing inefficiencies and errors. For most, full use of the app can free up at least four hours a week to spend on fee-earning projects. For a tradesperson with an hourly charge rate of £35 who works 45 weeks a year, this could add £6,300 to their annual income – an approximately 20% increase in average pay (as Office for National Statistics figures report average tradesperson salaries around £30,000). In addition, the app can help trade professionals save hundreds of pounds in product ordering mistakes, and it records billable extras as they arise on jobs to ensure they’re not accidentally omitted on invoices. Timter is the brainchild of Tony Short, an electrician of 30 years’ experience based near Portsmouth. Tony formed Tradecraft Tools Ltd in 2017 with two colleagues – specialists in technology and design – to develop a tool to transform the business performance of British trade professionals. After three-and-a-half years’ research, development and testing, the app is now ready to download via the Google and Apple app stores. Tony Short explains: “I knew from my own experience that there had to be a more effective way to run a trade business. It’s tough to juggle everything you need to do and there were so many inefficiencies in the way I used to work. Ordering and managing products is time consuming, it’s hard to keep track of your stock and your projects, and paperwork is the bane of most tradespeople’s lives – eating into their evenings and weekends. “We’ve developed Timter to address all of that – streamlining business processes and freeing people up to boost their earnings by doing more of what they’re best at. Timter is the only tool that’s specifically geared to self-employed tradespeople, and the only one that enables you to run your whole business from the phone in your pocket – with no need to boot up a computer after work. “We’re thrilled to be launching Timter after three years of intense development as the most user-friendly, versatile, mobile tradesperson’s business tool on the market.”

Improvements Underway for Girls School

Improvements Underway for Girls School

An event to mark the start of construction to upgrade teaching and communal facilities at King Edward VI Handsworth School for Girls in Birmingham took place on the 3rd February 2021. The £2.6 million project will provide enhanced gym equipment and changing rooms, an entirely new kitchen and dining area, new teaching spaces and the refurbishment of two classrooms. The changes support the expansion of pupil numbers at the school, making this area of the school fit for purpose and improving the teaching and learning experience. Seddon plans to split the construction into three different phases to complete various elements of the development. Phase one will see the partial demolition of the existing gymnasium block and the construction of new facilities including a state-of-the-art weight and exercise room. New glazed curtain walling will also be installed in the existing gym across both storeys. The first phase will also include the creation of a brand-new 415 sq. ft. dining room and kitchen with new mechanical and electrical works installed. Phase two will see the remodelling of the old kitchen and dining area into Design Technology teaching facilities, as well as work to enhance and repair the existing floors and the roof. “Education is something that should be prized by everyone and each person deserves to have the best education that can be provided. We hope that the improvements we make are used to help propel pupils to their full potential for many years to come as we add to this school’s rich history,” said John Shannon, divisional director at Seddon. During phase three, two old technology classrooms will be completely refurbished to provide the best resources possible for the teachers and pupils. The socially distanced sod-cutting event was attended by Richard Gray, projects manager at Seddon; Chris Stanton, site manager at Seddon and the schools headmistress, Amy Whittall. For the duration of the development, Seddon is working with local subcontractors, in a boost for the local economy. Work is expected to finish by November 2021. “Following our successful Selective Schools Expansion Fund bid, we are delighted to be working with Seddon to achieve the planned developments at the school site. The project will improve the facilities for all students on site; with the additional facilities, we are able to increase the number of children joining the school in Year 7 with a specific focus on increasing the number of children eligible for Pupil Premium funding who attend the school. This is a key goal for the school along with the King Edward VI Academy Trust in Birmingham and the new facilities are an integral part in helping us to achieve this.”

Ways to Transform City Centres Post-Covid

Ways to Transform City Centres Post-Covid

London-based innovation consultancy New Territory have boldly re-imagined city centres with 7 innovative concepts, unveiled today. The future-focused provocations are a response to the major economic and strategic challenges facing the real estate sector, city governments and businesses, which have been accelerated by the aftershock of COVID-19. Among the seven ideas New Territory have unveiled are ways to make city-centre buildings as porous, agile and flexible as possible, and how to better connect buildings to each other, to the street, and to the networks of people around them. “Huge challenges and opportunities are facing central district real-estate providers and town planners as traditionally business-heavy zones have been hollowed out. Bold and innovative thinking is needed about what physical office buildings are now best used for, and how they need to evolve to become more adaptable, flexible and agile to meet the changing needs of all stakeholders, from citizens and business-owners, to city governments and the real estate sector,” said Luke Miles, founder of New Territory. New Territory’s 7 future city centres concepts are: Conduits of mobility – Questioning the idea of the skyscraper as a ‘capped’, stand-alone monolith, this idea suggests how buildings could function as vertical conduits from one level of mobility to another: from street-level to sky; from building to building; from underground transport to street to air travel; for both people and goods. This would better integrate the building into local services and infrastructure, as well as increase footfall. Agile floor plates – Instead of a stack of fixed open-plan offices, agile and modular spaces could flex to cater for a richer variety of activity, such as mini-factories, urban farms, pop-ups and workshops. More flexible spaces within buildings via the adoption of agile programming of floor plates could see increased potential for entrepreneurs and start-ups to access city centre environments – and diversify the revenue stream for real estate landlords. Blended streetscapes – A building can be much more than a private facility located on the side of the street. Structures could be made to work harder to create and serve surrounding street-life. By opening the building to activities on the street, and by taking responsibility for how the streetscape is used for new services and experiences, these once closed locations could become open hubs for the community. Porous facades – Providing greater transparency into what happens on the inside – through new architectural interventions or digital displays – structures can better connect to the surrounding community. Making a building more accessible to the outside world and allowing people to explore its purpose in real time, its personality and what it offers, can boost potential footfall, extend the streetscape upwards and attract new commercial opportunities. Day & night mode – The majority of city-centre office buildings have daily rhythms that revolve around the 5-day week, 9-5pm. Greater flexibility in layouts, modular spatial design and new applications of technology could create fresh opportunities for engagement with a building on a 24/7 basis. This would optimise a building’s night-time function and personality to increase potential revenue streams and diversify the building’s functionality. Horizontal networks – No two buildings are the same, but nor are they islands. We must consider the power of creating closer relationships between buildings. If neighbouring structures were better connected – both physically and experientially – a horizontal network could emerge that gives people and services more seamless and fluid ways of navigating the city, and opening up new opportunities for how brands and businesses might occupy these new, liminal urban spaces. Positive contributors – While many buildings incorporate solar panels and other technology to make them more self-sufficient, much more can be done to make every building a positive contributor to the local infrastructure and community it is a part of. Whether it is the generation and recycling of energy or the creation of cleaner air, buildings can do more to give back to the cities that host them and provide greater environmental benefits for all who move within and around them. By undertaking this work, New Territory hope to inspire and ignite fresh debate about how our buildings and city centres can better work to suit the emerging needs of businesses, governments and people as we start to look ahead to a post-COVID world.

LSBU Celebrates Apprenticeship Week

LSBU Celebrates Apprenticeship Week

London South Bank University (LSBU) is marking National Apprenticeship Week 2021 by celebrating coming second out of all leading higher education apprenticeship providers in England. LSBU has retained second place overall for the past three years as one of the leading higher education apprenticeship providers in England according to apprenticeship provider data collated by the Department for Education. The University is expanding its apprenticeship offering further this year. South Bank Colleges, part of the LSBU Group of local educational institutions, will offer apprenticeships in engineering and healthcare, from September 2021. These apprenticeships will focus on delivering levels 2 and 3 to young applicants. As the sponsor University, LSBU’s role will be to ensure these apprenticeships are high quality and meet the needs of both employers and apprentices; LSBU currently offers a variety of apprenticeships with employer sponsors, across a range of sectors – from building services, engineering and chartered planning to nursing, screen skills, rail engineering, technical acoustics and digital marketing. The University’s top six apprenticeship categories in 2020 were: Surveying (Building and Quantity Surveying) – 543 apprentices; Health and Social Care – 484 apprentices (including 200 Nursing Associates); Building Services- 314 apprentices; Planning- 139 apprentices; Architecture – 116 apprentices; Digital Marketing – 49 apprentices. In 2020 LSBU introduced six construction standards at levels 4 and 6. LSBU became the first English university to launch levels 5 and 6 apprenticeships in Rail and Rail Systems Engineering, working with employers such as Network Rail, Transport for London, WSP and Siemens. Lauren Smithers, 22 years-old, currently a second-year (BA) Digital Marketing trainee in LSBU’s Business School, on a Digital Marketer apprenticeship with Pearson Plc, said: “I was searching for jobs online and came across an apprenticeship. Once I started to look into it further, I knew it was the route for me as I struggled with being in education full-time.. “I needed more hands-on experience, as I tend to learn best while doing something practical. I applied for the job online, then had a phone and face to face interview with a recruitment company, before an assessment day with the hiring company. “During lockdown LSBU made themselves available to help out at all hours, which has been fantastic for me due to an increased workload. They work really closely with my employer to make sure I have everything I need to complete this apprenticeship successfully.” Sammy Shummo, Group Director of Apprenticeships at LSBU, said: “In spite of immense challenges posed to UK employers by the Covid-19 pandemic and Brexit, LSBU has succeeded in holding onto a position in the top three higher education apprenticeship providers in England. The University is also on track to have over 2000 apprentices enrolled by early 2021. “As LSBU Group embarks on its strategy for next year we look forward to working with employers, local communities and stakeholders to have 10,000 apprentices enrolled with the Group by 2025. “LSBU is proud to be supporting apprentices from all backgrounds with over half identifying as BAME, 11% having declared a disability and around 10% from the most deprived parts of the country. Our apprentices distinguished themselves last year by winning numerous awards in the fields of Civil Engineering, Construction and Architecture.”

Harron Homes Welcomes Sales and Marketing Director

Harron Homes Welcomes Sales and Marketing Director

Luxury housebuilder Harron Homes has welcomed a new Sales and Marketing Director, Alison Taylor-Shaw, to its Yorkshire division based in Leeds. Alison, who lives in Wakefield and is originally from Barnsley, joined the company in November 2020. The appointment marks the conclusion of a successful year for Harron Homes despite the challenging backdrop of the pandemic, having launched a new website, several new developments, secured new land opportunities, moved offices and become a member of the National House Building Council (NHBC). Having started out as a Sales Executive, Alison climbed through the ranks, becoming Area Sales Manager then Head of Sales for other leading housebuilders. During her accomplished career, Alison was even involved in the creation of a brand new development company, Derbyshire-based Cameron Homes. In 2017, Alison joined Harron Homes as Sales Director for the North Midlands business, helping to set up the then new region. “Helping to establish the new region for Harron Homes was definitely a career highlight. It was an exciting challenge, a new team with new directors and team. We started on day one in an empty office and we grew the business into the success it is today,” said Alison. Her return to the company sees her take over sales and marketing for the Yorkshire division from its base in Morley, Leeds. In her spare time Alison likes to explore her local area with her fiancé and three dogs. “Yorkshire is a fantastic county to live in,” she said. “Harron Homes is actively buying land in beautiful locations here in Yorkshire, which are perfect for people to live and bring up their families.” “I am very pleased to be back with Harron Homes,” she concludes. “I think we’re one of the most aspirational yet traditional housebuilders – the homes are stylish, they have plenty of space for flexible living for the ideal life in the current climate and beyond. We build in exceptional locations and I really do believe they’re the perfect balance of luxury and practicality.” “We’re delighted to welcome Alison back to Harron Homes,” said Tony Lee, Managing Director for Harron Homes Yorkshire. “The team is gelling together as a driving force, building on the foundations that are already there.” “We’re a successful luxury housebuilder and we’re looking forward to seeing more growth – our aim is 500 homes a year by 2022. There’s a strong indication that the property market will continue to be robust and I don’t see why we should see anything to the contrary.” Harron Homes works closely with local stakeholders to develop thoughtfully planned sites that really give something back, helping to support the local economy and its people.

Keepmoat Homes Acquires Former Firbeck Colliery Site

Keepmoat Homes Acquires Former Firbeck Colliery Site

National housebuilder Keepmoat Homes has completed the purchase of the former Firbeck Colliery site from developer and regeneration specialist Network Space. Following planning permission being granted by Bassetlaw District Council at the end of last year, the sale of the 32-acre land on Doncaster Road in Costhorpe cements Keepmoat’s plans to transform the site into a development of 400 new homes, bringing much-needed housing to the area. The development, which will be known as Osprey View, will comprise of a mix of two-, three- and four-bedroom homes and has been designed to reflect the demand in the local area. All the houses will be energy-efficient, and homebuyers will also benefit from access to the picturesque Langold Country Park. “We are very excited to progress with our plans and breathe new life into the disused site. The new energy-efficient homes are designed to support the demand in the local area including first-time buyers who are eager to get their foot onto the property ladder, as well as those looking to up-size. We are committed to transforming the site into a brand new and inclusive community which will have access to the beautiful country park and lake, and we envisage the development to be popular with both families and walkers alike. We have a strong track record of delivering new homes across the country, particularly on brownfield land such as this and this acquisition is a fantastic opportunity to strengthen our presence in the area,” commented Dan Crew, Regional Managing Director at Keepmoat Homes. Network Space acquired the site in 1997 as part of the Yorkshire British Coal portfolio. The former Firbeck Colliery, which ceased operation in the late 1960s, became Costhorpe Industrial Estate along with a variety of industrial uses but has since laid vacant for several years. Network Space has worked closely with Bassetlaw District Council over several years, using its regeneration expertise to advance a planning application, assemble all necessary land interests and establish a strategy to deal with the technical constraints resulting from the site’s former use. “It will be fantastic to see this brownfield site remediated and brought back into positive use. In addition to delivering much-needed housing, it will remove blight and derelict buildings and enhance the area, providing linkages to Langold Country Park and the recreation grounds,” said Joe Burnett, Development Director at Network Space. “We have worked hard over many years with Bassetlaw District Council to bring forward the regeneration of this complex site and now feels like an appropriate time to pass the baton to the very capable hands of Keepmoat Homes. I look forward to seeing a dramatic improvement in the site’s immediate local environment as well as a positive impact on the wider community as this attractive residential scheme develops over the coming years.” Construction on the former Firbeck Colliery site is due to commence imminently, with the first homeowners expected to move in from January 2022. The development will take around eight years to complete.

Property Investment Opportunities from Marlborough Securities

Property demand in the UK has been rising in recent years for both residential and commercial properties. Higher demand means good news for property developers but correlates to lower yields for investors, particularly when combined with new and unfavourable tax regimes in the UK. Investors looking at the property market are therefore facing new challenges. Marlborough Securities has developed a fully asset-backed Bond that has been designed specifically to help investors not only overcome these challenges, but also take advantage of new market opportunities post-COVID-19. As the issuer, Marlborough Securities will be issuing Secured Notes up to a maximum value of GBP 50,000,000. Each note will have a nominal value of £1,000, $1,000 or €1,000. Marlborough Securities aims its products at self-certified high-net-worth individuals and sophisticated investors. The minimum investment for this Bond will be set at £100,000. There is no maximum investment threshold beyond the maximum number of notes. The investment offers fixed returns in GBP of 9.25%, equating to 46.25% in Interest Distribution over the five years of the investment term. For euros, the fixed-rate return will be 8% and for US dollars 8.5%. The investment has 100% allocation and no initial charges, with interest paid on a 12-monthly basis, following the first payment 15 months after the initial investment. At the end of the five years, the original invested amount becomes repayable, along with any accrued interest. The investment monies raised will generate short-term bridging loans for property developers and small and medium-sized enterprises in the south-east of England, which is typically one of the most lucrative property markets. The nature of the loans, which will provide seed financing, will be high-interest and over-collateralised with a short timescale. This over-collateralisation helps protect investors and all loans are secured against company and/or shareholder/principal assets. The portfolio may also be adapted throughout the lifecycle of the investment should new opportunities arise, overseen by a team of expert advisors. The Advisory Team includes Andrew Green, founder of Grosvenor Bridging Loans Limited, a bridging finance specialist based in London that focuses on high quality short-dated loans. Mr Green has executed and redeemed over £300 million of loans with no defaults to date, with a 25-year track record of success. As well doing £15 million of lending in the last six months, Marlborough Securities has another £10 million pending on deals, most of which are only out for 18 months before being renewed. Marlborough Securities is exploring a comprehensive portfolio of assets that will include residential properties and commercial opportunities. LTV has risen in the bridging market from between 65% and 70% to 75% due to the COVID-19 pandemic, with rates dropping to around 0.55% PM. This facilitates Marlborough Securities offering a blended rate that is more attractive to the borrower. Some locations in the target area have seen a rise of over 7% in the past few months. Portfolio investments include luxury housing, hotel development and buy-to-let properties.
