Historic Homes at Clifton Village Development on Track

Works to restore and convert a Grade II listed rectory building into separate homes and build new executive properties within its grounds in Clifton Village are progressing well, with two houses now sold and five available to purchase. Expected for completion in February 2021, works on the Rectory Mews development as it is known, are being led by Tomlinson Homes, a division of the G F Tomlinson Group, and will see the previously derelict Old Rectory site, which dates back to the mid-1700s, restored and converted into a prominent gateway residential feature in the sought-after Clifton Village in Nottinghamshire. The Old Rectory, once home to the Rector of Clifton, is a typical Georgian style building with South facing garden elevations, and the property still retains its original square stairwell with wooden cantilever stairs and large purpose-built rooms. Along with its boundary wall, it occupies a prime position in Clifton Village. Once finished, Rectory Mews will comprise four luxury homes within the Old Rectory building, each with its own entrance, outdoor space and garden, and within the beautifully landscaped grounds – three new executive properties will be built with garden facing elevations, accessed through a private gated driveway. Homes within the Old Rectory conversion include The Gatehouse – a three-bedroom property and The Cottage – a two-bedroom property, which are both currently sold subject to contract. The Rectory – a five-bedroom property with reinstalled period features and views into the garden and The Lodge – a four-bedroom property, are both still available for purchase. Sat within the exclusive grounds – the three new executive detached homes will include two five-bedroom properties – Beech House and Oak House, and Cedar House – a six-bedroom property, all of which are currently for sale. The stunning new build properties boast ample living spaces, with garages, security gated access and private sun lounges. Tomlinson Homes has worked closely with the local community and Nottinghamshire County Council’s conservation team for all restoration works, and all properties are fitted with high spec fixtures and fittings, including Burbidge kitchens sourced locally from Design Time in West Bridgford and bathrooms from Roca, and Villeroy and Boch. All interior design has been inspired by the location of the development and the new build properties have been named after trees within the grounds. The development is superbly positioned in close proximity to major employers such as Boots, Experian and both universities, with easy access to major travel routes including the M1, Beeston Station and Nottingham Parkway Station which has regular trains to London and East Midlands Airport. Siman Preston, group property manager at Tomlinson Homes, said: “Works are progressing seamlessly at Rectory Mews – which once complete, will be an iconic residential development within the highly desirable Clifton Village. “The stunning restoration and conversion of the once derelict building will be a prominent feature of the village, giving it the entrance it so rightly deserves after so long. “As well as the two properties already sold, we have had a great amount of interest in the remaining five homes and encourage buyers to register their interest for viewings with haart if they would like to look around, which is highly recommended. With the stamp duty ending in March next year, buyers can qualify for a reduction in stamp duty if they act within this timescale.” Tomlinson Homes is working alongside Nottinghamshire County Council’s conservation team, with a number of local companies to deliver this scheme, utilising workforce in the local area.

Six Considerations for Creating Your Perfect ‘Forever Home’

Six Considerations for Creating Your Perfect ‘Forever Home’

Homeowners or buyers wishing to settle down in a ‘forever home’ can look to these six simple considerations when creating a house to call a home. A ‘forever home’ is a property that suits requirements in the short and long term – so it needs to be a flexible space to fall in love with. Whether future plans are growing a family, downsizing and retiring, or making a return on investment, it’s important to consider how a living space can be shaped to meet specific needs and goals. Due to the COVID-19 pandemic, lockdown has prompted many to consider whether it’s time to move to a new house or start improvements on current properties. When it comes to making your home work for you, the property experts at Stormclad have shared their thoughts on achieving your ideal ‘forever home’. John Evans, managing director of Stormclad, said: “With everyone spending more time in their own homes, now is the ideal time to either carry out exciting upgrades on existing properties, or search for your next home, to improve your quality of living. “Here at Stormclad, we have more than 20 years’ experience in helping our customers transform their houses into dream homes. Whether it’s deciding what can be done to a current property now, or assessing whether a new property has the potential for extensions and improvements in the future, we wanted to share our tips on ways you can add value and quality features to your home, that will last the test of time.” Here are six things to consider for your ‘forever home’ 1. An extension to create space Adding an extension is undoubtedly one of the biggest changes you can make to your home – whether you’d like to extend the kitchen, add a utility or study room, or an extra bedroom – there is plenty of scope for you to enhance your home with the additional space an extension provides. An extension will almost always add value to a property, so it is well-worth the investment once you have done your research and secured planning permission. If you are looking to buy a new home, consider whether there is potential to extend the house at some point in the future. Local estate agents will be able to offer you advice, and you can also look to other properties in the neighbourhood to see whether they have benefited from an extension, so you know that you have the option, if you decide it’s something you want. 2. Maximising the space available For the interior of your home, consider where you can create spaces of value for yourself and your family. In these uncertain times, with many people staying at home and working remotely, it is important to create suitable, comfortable spaces for yourself and your household to ensure a good living quality for everyone. Quiet, tranquil spaces for relaxation and reading, a study for working, and a well-maintained garden are just a few suggestions when considering how to ensure your property is a ‘forever home’. 3. Outdoor space An often under-utilised area of the home is the garden – whether you’d like to transform it into a children’s play area, a space for your pets or an alfresco dining and relaxing spot, there are easy ways you can improve your outside space for the long run. If you want a dry outdoor space for your summer barbecues or winter fire pit, then consider adding a veranda to your property. Whatever the British weather has to throw at you, adding a veranda to the exterior of your home provides a stylish shelter from the sun and the rain. 4. Invest in upkeep and quality appliances One of the easiest ways to ensure your house is a ‘forever home’ is to commit to a regular maintenance regime to keep everything running smoothly and looking and feeling fresh. Adding a new layer of paint, deep cleaning carpets and investing in new blinds or stylish shutters are just some of the ways you can update and refresh your home quickly and easily, so that it remains a place you enjoy being. If you’re moving into a new home, these are simple steps you can take to stamp your own personality on a property straight away. It is also worth investing in quality fixtures in the home – appliances and electronics such as ovens, fridge freezers, tech, heating controls and dishwashers are worth spending a little extra money on as their quality means they will last much longer than cheaper alternatives.   5. Money-saving double glazing Windows are one of the areas most prone to heat loss in the home, with single paned windows capable of emitting around 84% of a room’s heat. To safeguard your home for the future, consider investing in double glazing to retain heat in your property and save money. Installing double glazed windows will retain the heat in your home by trapping a layer of air between two panes of glass which stops the air from circulating, resulting in a decrease of heat loss across the window. With modern double-glazed windows, the space between the panes is often filled with denser argon gas which will slow down heat loss even further. Older windows can look outdated, so replacing them with a durable frame such as aluminium, will transform the look of your home outside and in and continue to look smart over time. 6. A spacious conservatory A brand-new conservatory extension is a great way to add a light and airy room to your home. The versatile space is ideal for a whole host of uses, and can function as a dining room, playroom, living area or home office. This option may suit you and your family more than choosing a traditional extension, as it provides a space with a different feel to the rest of the home and helps to bring the outdoors in with plenty of natural light.

Work Begins on Stockport College Redevelopment

Work Begins on Stockport College Redevelopment

Work has begun on the first phase of the refurbishment project to modernise Stockport College, with new buildings and upgraded teaching facilities. Delivered for The Trafford College Group, the scheme first gained planning consent from Stockport Council in 2018, and will see major improvement works across the campus, resulting in an enhanced learning environment for students, staff, and visitors. The plans include the construction of a new arts building within the shell of the former arts department, together with the refurbishment of Vernon Tower to provide new teaching accommodation. “Following extensive feedback from students, staff and local residents, we are pleased to say that work has now begun on the revitalisation of Stockport College. After what has been a challenging year, this project is just the boost we need to help us meet our goals for the college in 2021 and beyond, and we look forward to sharing updates with staff, students and the wider community as building progresses,” said Michelle Leslie, vice principal of corporate services at The Trafford College Group. Classes will continue on-site for the duration of the works, with the college remaining fully operational outside of the site boundary. Seddon is completing the project on behalf of The Trafford College Group, with work expected to complete in July 2021. In the wake of a second lockdown across England, and as has been the case throughout the pandemic, Seddon is taking extra steps to ensure health and safety is a priority on-site. Work on phase one – which is valued at £7.1m – will continue with social distancing and improved hygiene measures in place to protect staff and contractors. Seddon has also teamed up with The Trafford College Group to offer places for five apprentices, including a quantity surveyor, assistant site manager, joiner, painter, and a plumber. Partners on the project include Project3 architects, WSP planners, Planit-IE, Abacus CM, Rider Levett Bucknall, Hydrock and CBO Transport. “Stockport College is part of the town’s fabric, offering fantastic educational opportunities for local young people in open space that both students and visitors can enjoy. For both us and The Trafford College Group it was vitally important that the campus be updated to a high standard to attract new talent and create a modern, vibrant campus that would benefit all. Work is progressing well, and we look forward to completing ahead of the 2021/22 academic year,” added John Shannon, divisional director at Seddon.

FHP Living has been appointed as a joint selling agent on the scheme with Knight Frank Birmingham, and interested parties can contact Steve Parker, Natasha Goodman or Will Hargreaves at FHP for information and viewings. An upcoming sought-after destination for a range of buyers – plans for the Barton Quarter have been developed through close engagement with the local Beeston community and Broxtowe Borough Council – with a vision to creating a mix of house sizes and styles, built with an attention to detail and generous gardens, benefitting from excellent transport links and access to nature. The development as a whole will provide a new substantial residential quarter for Nottingham and an important anchor for the west end of the vibrant Chilwell High Road with its independent bars and restaurants, which is part of the overall regeneration of a gateway site to Beeston town centre. Situated just a ten-minute walk from Beeston town centre and its amenities including Tesco, Lidl and Boots, Barton Quarter is close to a range of major employers in the region including Queens Medical Centre, University of Nottingham, Boots and Experian. Beeston station is a 12-minute walk away providing regular services to local hubs including Nottingham, Leicester and Derby, as well as other services to Birmingham, Cardiff and London St Pancras – of which there are 38 daily trains, with the quickest journey being one hour and 32 minutes. It’s a two-minute walk to the tramline which runs from Chilwell High Road, with regular services to the University of Nottingham Campus, Nottingham Trent University, Queens Medical Centre, Nottingham Railway Station and the city centre, as well as Toton Lane Park & Ride. Steve Parker, director at FHP Living, said: “Situated in a prime location in a highly sought-after area of Nottingham, which is currently a hot zone of regeneration, Barton Quarter provides a rich mix of unique and beautiful homes to suit a range of buyer requirements. With architecture drawing from the best of the Regency period, inspired by early development in The Park, with mews streets and townhouses, there is a real opportunity for all types of buyers to find what they are looking for in an ideal central area of Nottingham. “Once the historic site of Barton Transport, one of the oldest bus companies in Western Europe dating back to 1908 in Nottinghamshire – the new development on Queens Road West and the Chilwell High Road, is in close proximity to Beeston town centre’s amenities, with great travel links and close connections to neighbouring parts of the area, including both universities and major employers. “We are incredibly pleased with the levels of interest and number of viewings already, and we look forward to showing interested potential buyers these beautiful properties. Buyers of phase one will be able to move in by the end of March and will have no stamp duty to pay.” David Hargreaves, founder of FHP Living, said: “There is nothing like Barton Quarter in Nottingham or for miles around. The design, detailing and quality of homes is second to none, with the feeling of a grand Regency square.” Ben Bolgar, design director for Stockbridge Land said “We are delighted to have been so welcomed by the local community through the design workshops we ran and really hope that what we have delivered is not only true to our word but surpasses expectations.  We believe if you design and build places with care and beauty then they will enhance a local area and provide part of both the Barton and Beeston heritage for centuries to come.” Kim Hitch, director of projects at The Prince’s Foundation, said: “The keenly-anticipated development of Barton Quarter really effectively reflects The Prince’s Foundation’s commitment to creating sustainable harmonious communities. “We are pleased to have worked with the land owner, developer, and local community to bring to life in built form our traditional principles in making beautiful places. We hope that the community-led approach in this development — whereby the land owner prioritised leaving a sustainable community legacy over merely maximising profit and the developer engaged with local people to gauge opinion on the development — is adopted more widely in future.”

Proptech Firm Secures £1.3M Funding Package

Proptech Firm Secures £1.3M Funding Package

National proptech firm, MakeUrMove, has secured a £1.3 million funding package from shareholders to achieve its ambitious growth targets. Since the launch of the UK’s first subscription service in 2019, MakeUrMove has transformed its innovative platform to focus on addressing landlord’s specific needs and putting them back in control of their rental properties. The success and uptake of the subscription service, called ‘The Good Landlord’, resulted in additional funding from existing shareholders, PP Asset Management, with the aim of MakeUrMove doubling the number of landlord subscribers in the next six months. Phil Pels, Owner at PP Asset Management said: “We fully believe MakeUrMove’s vision of using people-focused technology to transform the proptech sector for the better, addresses a vital gap in the market. MakeUrMove has proven over the years that its business model is viable and we are delighted to place more support behind their innovative approach to the private rented sector.” MakeUrMove continues to lead the way in developing innovative solutions aimed at helping the private landlord, recently launching tenant pre check services, digital viewing tools, editable digital contracts and a fully compliant document sharing portal. The platform goes beyond advertising and tenant find and focuses on handling the administration and tenancy management once a tenancy begins – utility notifications, renewals, maintenance management, rent collection and safety reminders are just some of the things MakeUrMove automates for the landlord to allow them to stay in control. The £1.3m funding will enable MakeUrMove, who launched in 2008 as the UK’s first national online letting agency, to execute new ground-breaking features. Plans in the pipeline will focus on both landlord and tenant solutions as the company recognises the importance of strengthening these relationships and building tools to support all stakeholders. The market as a whole has been poisoned by too many divisive voices and is in desperate need of a coherent solution which does more than what is currently out there. Renting and letting should not be difficult but it should be fair for everyone involved, good tenants and landlords should be celebrated and supported and MakeUrMove is on a mission to do just that. Alexandra Morris, Managing Director of MakeUrMove, said: “This is a truly exciting time for the business, and this funding will enable us to focus on evolving our services so we can continue to support our landlords and tenants. We are dedicated to the creation of innovative solutions in the private rental sector with technology at its core and our new features in development are key for helping us to reach our ambitious growth targets. “While the coronavirus pandemic forced much of the housing industry to close earlier this year, thanks to our flexibility and cloud-based technology, we continue to adapt to ensure we can keep supporting our landlords and help them maintain relationships with their tenants.” MakeUrMove is a leading proptech company and the only platform of its kind aimed at landlords. It was recently recognised for its leading customer service, winning ‘Best Online Letting Agent’ at The ESTAS 2020 (The Estate Agent of the Year Awards), as well as being shortlisted in the upcoming UK Proptech Awards and UK Business Tech Awards.

How to Make Your Home Wheelchair Accessible

How to Make Your Home Wheelchair Accessible

There are roughly 1.2 million wheelchair users in the UK with two-thirds of these being regular users, but many of these wheelchair users struggle to get around their own home. The home is somewhere that you should always easily be able to navigate and feel relaxed and safe in, but this is hard for a wheelchair user when it can be challenging to get around. So, how can you make a home more wheelchair friendly? Read on for a few ideas. Installation of Ramps The installation of ramps outside and inside the home can make life much easier for a wheelchair user. Stairs and changes in surface height are problematic for wheelchair users but this can be avoided by installing ramps which will make it much easier and safer for people to navigate their homes. Automatic Doors Doors can also be a challenge for wheelchair users but is a feature sometimes overlooked. Reaching to open a door can be challenging as well as unsafe whereas an automatic door will make it both easy and safe for a wheelchair user to get around their home without the worry about falling from their chair. In terms of security, doors can be installed with a lock controlled by a remote control or possibly even a smartphone. Wider Doorways Following this, you will also find that making wider doorways can also make a big difference, especially in smaller homes. It can be frustrating when it is difficult to get from room-to-room but made much easier simply by widening the doorways. Walk-In Shower The bathroom is an area that can be difficult to navigate for a wheelchair user. A walk-in shower complete with a fitted chair amongst other bathroom aids will make the bathing experience much easier, safe and more enjoyable for a wheelchair user and allow them to carry out basic personal care. Wheelchair Accessible Vehicles It is also important to think beyond the home and ways in which you can make life easier for a wheelchair user. Transport can be another major issue with public transport not being the best option as well as being unreliable and expensive. A wheelchair accessible vehicle from somewhere like Allied Mobility can be a life-changing investment that will take all of the stress and hassle out of travel and allow you to easily and safely get from A to B.  These are a few of the best ways that you can make a home more wheelchair-friendly and improve the life of a wheelchair user. It can be hard to navigate the home without adaptations and the home needs to be somewhere that people can feel relaxed and safe which is why it is important to make changes to the home.
