The support package – an increase of £3 million on a previous facility between Lloyds Bank and Cussins – will support the housebuilder’s ongoing growth strategy, enabling it to acquire new, larger, tracts of land for future development and meet construction costs. It also comprises a revolving credit facility and an overdraft. “These past few years have very much been a growth story for our business, and this backing will mean we can go further still. We have had a long-standing relationship with Lloyds Bank, and their support has been key to achieving our past growth ambitions. It has backed us once again and increased the size of the facility to ensure that we have what we need to help us work towards our targets,” commented Peter Cussins, executive chairman at Cussins. “The company has exciting plans which will see us continue to expand production across the region. We have secured some excellent new schemes which will offer a wide range of options for our purchasers. A key focus for us is in maintaining the design and build quality our customers expect.” Over the next three years, the housebuilder aims to treble its number of housing plots to about 1,000 units, increasing its annual housing output from the current level of more than 100 units per year to about 300. Turnover is projected to rise to £70 million by 2023. “Cussins is a business that has big ambitions for the future. With this funding in place it will have the liquidity it needs to secure and develop prime sites to meet its growth targets, ultimately bolstering its revenue, supporting jobs in its business and its supply chain and increasing the availability of high-quality housing here in the North East,” added Hannah Douglas, relationship director at Lloyds Bank Commercial Banking. Cussins, headquartered in Alnwick, constructs houses and apartments across the North East, specialising in mid-market three-, four- and five-bedroom detached properties.

The engineering business completed the works a year ahead of the scheduled opening, working with client Network Rail, end user Govia Thameslink Railway and other stakeholders. “We’re proud of our industry-leading capabilities on complex major rail infrastructure schemes and this project has been a prime example of our expertise and performance,” commented Joe Bennett, production director at Spencer Group. “We completed the design and build of this project using our multi-disciplinary experience, in-house capability and close partnerships with our specialist supply chain.” The works carried out by Spencer Group included constructing a 130m-long platform, complete with about two kilometres of new electrified track and signalling, to enable two additional services per hour into London King’s Cross from Stevenage. Long-distance trains can now use the Hertford Loop to connect to Stevenage Station without using existing timetable space on the East Coast Main Line, which, in turn, allows the two additional services into London. “The safe and secure way the team has adapted and re-planned the remaining works since the pandemic took effect is testament to the quality of the people working on this project and is representative of the approach seen over the past two years, throughout its design and delivery,” added Phil Daniel, Network Rail project manager.

It is set to feature a discount food-store, additional retail units, garden centre, micro-brewery/pub, drive-thru coffee shop and a gym, and could create about 138 job. The developers have ow partnered with partnership with Gateshead College to offer work and training opportunities to student in both construction and retail. “Hargreaves and Fintry Estates are serious about investing in Gateshead, the place and the people. As we begin the economic recovery, our proposed £20m development will help pump-prime the local economy, creating around 125 jobs during the construction phase, and around 138 when the scheme is fully operational,” said Graham Wilson, director at Fintry Estates. “We’re proud to be partnering with Gateshead College, to ensure the young people of Gateshead are well-equipped for work. If planning permission is granted, we’ll work together to offer real work experience and employment opportunities for college students on the site, through the construction phase and into operation as a new retail and leisure quarter. The proposed development demonstrates a massive vote of confidence in Gateshead,” Graham added. A planning application was submitted to Gateshead Council by the Newcastle office of national planning and development consultancy Lichfields earlier this year and is expected to be heard later this month (August 2020).

The investor prospectus commissioned by the authority shows how its Vision 2030 programme will address the new set of circumstances brought about by the pandemic, allowing the town to fulfil its potential in the next decade and beyond. “Bolton Council remains committed to delivering its plans for a redeveloped town centre and continues to engage with developers and investors to understand the implications of the pandemic on committed and emerging schemes within the six identified opportunity areas,” said Simon Bedford, partner at Deloitte and head of the local government development team. “Local retail centres will have a role in driving future economic recovery as consumers increasingly choose to buy local, supporting local businesses and supply chains post Covid-19.” The Deloitte study examines how the council is working with its developer partners to respond to trends affecting its six landmark mixed-use schemes at Trinity Quarter, Church Wharf, Crompton Place/Bolton Victoria Square, Croal Valley, Cheadle Square and the new Blackhorse Street-Bolton Digital City. The Big Four firm also believes Bolton’s town centre schemes “present an opportunity for remodelling the urban environment to better meet the demands and needs of a post-COVID society”. “The flexible and adaptable nature of our six mixed-use schemes, and the commitment of our developer partners, means we remain on course to deliver a transformed town centre by 2030,” added Cllr David Greenhalgh, leader of Bolton Council. It is hoped that Bolton’s regeneration programme will have provided 1,700 homes and 4,411 full-time jobs by 2030, injecting £487.5m GVA of additional economic activity.

Not only has it supported the regeneration of an important building in the Old Town, it has also supported the creation of new office space and enabled start-ups and existing businesses to grow their operations in a city centre location,” said Stephen Parnaby , chair of the Humber LEP. The project has been supported with £250,000 from the government’s Local Growth Fund, secured by the Humber LEP, in support of the Northern Powerhouse initiative. “The support of Humber LEP was a very significant factor in the whole project. It enabled us to carry out much more of the restoration work which has become a key feature of both buildings,” added Charlie Allenby, business development manager at Allenby Commercial. Parts of the property date back to the 17th century. Bayles House was originally built as a house in the 18th century and underwent alterations later that century and in the mid-19th century. It was listed in 1952 and sits next to the iconic Scale Lane Bridge and the Lion & Key pub, and opposite Ye Olde Black Boy.

A prominent build-to-rent development featuring more than 300 apartments in Leeds has been acquired in a £41 million deal. Clients of Aberdeen Standard Investments have acquired Clarendon Quarter, a 324-unit residential scheme situated just outside of the city centre, from Habitus Leeds. The build-to-rent scheme comprises the former St Michaels School (The Court) and a new build block (The Gardens). It provides studio, one-, two- and three-bedroom units, including 262 apartments designated for key workers. Amenity spaces including two residents’ lounges, a residents’ gym, cinema room, co-working areas, laundry facilities, communal landscaped gardens and roof terrace are also provided. “We’re delighted to complete the purchase of this well designed and well managed scheme in a dynamic and growing market. As the first purpose-built rental scheme in Leeds it has a strong emphasis on operational design and displays all of the investment characteristics we target – affordability, accessibility and amenity,” commented Ed Crockett, head of UK residential investment at Aberdeen Standard Investments. “The potential for rising unemployment is undoubtedly a challenge the sector will have to navigate and as a result our strategy has pivoted more towards the affordable end of the BTR market which shows strong risk adjusted performance as well as helping to meet the needs of the wider community.” Knight Frank advised Aberdeen Standard Investments, with JLL advising on operational matters. CBRE represented Habitus Leeds on this transaction. The scheme is managed by Fresh Property Group. “This transaction is a continued endorsement for the BTR sector, which shows outstanding resilience in the current climate, demonstrating the ongoing demand for institutional, residential assets. Despite the ongoing market headwinds, occupancy and rent collection remained at high levels at Clarendon Quarter, throughout the acquisition process. The purchase is reflective of the appetite from investors for assets with proven strength of income and social benefits,” added Adam Burney, partner, residential capital markets at Knight Frank.

The new accessories have health and safety in mind, addressing lighting fitting issues when decorating new and refurbished properties.   The simple, safe and easy to install accessories provides electricians personalised control and added convenience for the homeowner. Both accessories are permanently fitted to both batten and 6” pendant and once wired simply clip into place covering the terminals. Any paint which would normally come in contact with the live terminals or any accidental contact by the decorator is safely protected with the cover. “Health and safety issues when decorating new and refurbished properties have grown in recent years. To overcome this, lighting circuits should be disconnected to avoid any risk of electrocution from contact between the uncovered terminals in the batten and the person painting the surface,” said Nico van der Merwe, VP of Home & Distribution at Schneider Electric. “Correct working practices require the lighting circuit to be fully isolated and temporary lighting installed, this can be time-consuming and can often result in uneven coverage of paint. It enables the decorator to paint neatly around the fitting and when the outer cover is screwed back in place provides a neat painted edge, thus avoiding paint on the outside visible cover.  To access the terminals, the inner cover can be unclipped using the locking tab but ensures with its locking method that it cannot be accidentally removed. Gasworks New Town would comprise the news homes as well as commercial units, a new park located off Gould Street, and pedestrian and cycling routes. A 33-storey tower is also lined up. The company behind the proposals is Southvalley Estates, part of MCR Property Group. Southvalley Estates has owned the land – which has been operating as a surface car park in recent years – since 2015. “Our vision for this site has been a labour of love over the past few years. Our ambitious proposals for The Gasworks New Town realise the development potential of a key city centre location and the aspirations for the Northern Gateway,” said Nick Lake, asset manager at MCR Property Group. “We have worked in close collaboration with Manchester City Council to bring forward a major transformative development that will create a new beating heart of a community in close proximity to the city centre. We look forward to finalising the formal planning application in line with public feedback.” Manchester City Council had earmarked the site for a residential-led development, designed to be a “flagship element” of its Northern Gateway Strategic Regeneration Framework. Working with WSP, Southvalley is now seeking feedback from communities, workers and stakeholders on the draft proposals before a planning application is submitted later in the year. The plans have been prepared by AHR, with landscape and public realm designed by Planit.

The majority of project professionals say they have increased their focus on Net Zero carbon projects as a result of the coronavirus pandemic, Association for Project Management (APM) can reveal. A poll of over 860 project practitioners, undertaken for APM by research company Censuswide, found that 51 per cent of respondents claimed the global pandemic has led to them and their organisation placing ‘slightly greater’ or ‘significantly greater’ focus on Net Zero carbon projects. Just six per cent said they were placing less focus on Net Zero carbon projects as a result of coronavirus. The remainder said there was no difference to their focus on Net Zero. The industry sectors that reported the greatest increase in focus on Net Zero were: HR (89 per cent of respondents reported a greater focus on Net-Zero carbon projects) Telecoms (69 per cent) Transport and logistics (69 per cent) Reducing the environmental impact of projects has long been an aim of those responsible for planning and delivery, but there has been an increased emphasis on making projects carbon neutral – and even carbon negative – since the Government announced in June 2019 a target for Net Zero greenhouse gas emissions by 2050. Debbie Lewis, director of strategic architecture programmes at BT, said: “Achieving Net Zero remains high on the agenda for project managers, despite the impact caused by the global pandemic. Climate change will continue to worsen and accelerate, and so it’s vital that it continues to be addressed and tackled. The project profession has a major role to play in helping to achieve a sustainable Net Zero future.”  APM is supporting the project profession to minimise the environmental impact of projects and help them adapt to the future climate. It has itself made a commitment to become a carbon-neutral organisation by 2050, if not sooner, and to take action around the following objectives: Raising awareness and encouraging debate about the consequences of climate change and how individuals and organisations can make a difference now and in the future Guiding, advocating and promoting the need for investment in climate change adaptation, mitigation and sustainable development by working in collaboration with public bodies, professional bodies and other stakeholders Encouraging, identifying and celebrating good practice within the project profession that responds to the climate change challenge Sharing and disseminating knowledge and research to encourage the take up of project innovations which are responsive to climate change and sustainability challenges Promoting education, training and professional development opportunities to help APM members gain the knowledge and skills to respond effectively to climate change. David Thomson, head of external affairs at APM, said: “We recognise that climate change is one of the great challenges of this or any generation. This survey demonstrates that the project profession is not being deflected by the current pandemic to postpone action or ignore the coming challenges of climate change and biodiversity. Addressing that will require big changes across all sectors and will be a significant factor in every project professional’s work in the years ahead. “As the chartered body for the project profession, APM will support its members, partners and the project profession to ensure projects of every size and purpose address and, where possible, minimise their environmental impact and adapt for the future.”
