Practical Completion of Manchester Venue

After more than two years of producing work across the city, the theatre and arts venue Contact has formally regained possession of its Manchester site. With construction work to transform the building for the next generation of audiences, artists and young people having began in January 2018, the practical completion has been reached in a “significant milestone” for the £6.75 million project. “The re-opened Contact will transform the experience for audiences, artists and young people alike. It’s more important than ever that young people from all backgrounds and cultures can come together to create, express themselves, and access free training and skills,” said Matt Fenton, chief executive and artistic director at Contact. “We can’t wait to start to welcome back our young participants from across Greater Manchester, and in due course to host audiences of all ages to experience shows in our unique, sustainably-designed building.” Working with Sheppard Robson, Contact designed the new building to include a dedicated arts and health space. The venue also comprises a purpose-built recording studio, a rehearsal studio, refurbished performance spaces and offices. Since the spring of 2018, Contact’s staff and participants have been based at the Powerhouse in Moss Side and have undertaken their shows and activities across the city. The project has been funded through a £3.85 million investment from Arts Council England, plus generous grants from other supporters, trusts and foundations including Manchester City Council, the Foyle Foundation, the Granada Foundation, Wellcome Trust, the Garfield Weston Foundation, the Wolfson Foundation and the Oglesby Charitable Trust. Help in-kind was given from Manchester University and Bruntwood. Construction work was carried out by F Parkinson, with project management from Mace. Legal advice was provided by Mills and Reeve.

Logik Developments Submits Proposals

Proposals for a commercial scheme that is part of the £1 billion Mayfield masterplan have been submitted by Logik Developments. The plans would see the company transform the land on Baring Street – next to the Mayfield Park – to create 215,000 sq ft of commercial office space and a 170,000 sq ft hotel. Neil Spencer, managing director of Logik Developments, believes the plans are “in keeping with the Mayfield history”. “The scheme that is moving into planning depicts the appetite for development in which will be one of Manchester’s most sought-after locations. The building is in keeping with Mayfield masterplan encompassing of Mayfield’s history and in keeping with the SRF. This is a fantastic and exciting scheme to be involved in,” Neil continued. The office accommodation spans 12 storeys, with OBI appointed to market the site. “The scheme will appeal to a range of occupiers and there will be a great deal of interest in the commercial space at Baring Street. This is an exciting new neighbourhood and its great news to see the scheme moving forward,” added founder Will Lewis. Detailed discussions are currently ongoing regarding the hotel element of the scheme, with Logik having exclusivity talks with a new operator entering the UK market. Subject to approval, work would start on site in Q2 2021. Tim Groom Architects is leading the project design, with the wider team including RECOM Solutions, Hoare Lea, Roscoe and Deloitte.

Major Highways Infrastructure Project in Scotland

Axis Communications, the market leader in network video, has helped develop an innovative and clean energy solution which illustrates the potential of sustainable surveillance technologies in remote locations. In response to a request to produce a system to document part of a major programme of improvements to Scotland’s A9 carriageway, Axis and its partner Camera Control UK, developed a solution which is capable of capturing high quality 4K time-lapse imagery using entirely renewable sources. One of the main challenges was that the solution needed to be able to capture high-quality surveillance video in an area with no communication networks or local power, while coping with weather extremes and construction logistics. With diesel generators disregarded due to the pollutants they would produce, and the challenges associated with trying to lay power cables over a considerable distance along a route that twists and turns, a clean and sustainable solution was required. The highways project will see a 10 mile stretch of the A9 from Perth to Inverness widened to increase the efficiency of the route and allow for smoother traffic flow. After winning a tender to document the project, local company, MB Productions Ltd, commissioned Camera Control UK to produce a solution. Camera Control UK in turn contacted Axis Communications, the industry leader in network video technology, to work in collaboration. The resulting video would be used for audit purposes, to provide evidence of best practice, and to serve as example material for future projects. Martin Naylor, Director of Camera Control UK, elaborates: “We realised it had to be an off-grid solution to avoid using local power; a solution that could incorporate wireless communications and utilise renewable energy sources to be environmentally friendly and sustainable over the longer term.” To bring the solution to life, AXIS P1448-LE 4K short bullet cameras were chosen for their robustness and durability. The final system uses eight solar power packs, charged by a mixture of wind turbine and solar PV panels. Eight towers with mounted cameras are employed at various key touchpoints along the A9. Communications masts, installed to enable cloud connectivity, ensured that the Axis cameras, connected via the IoT, were able to deliver imagery of incredible quality. The whole solution illustrates the possibilities for innovation when utilising the natural elements, having a virtually zero carbon footprint. All captured video is relayed back to a central control location using a dedicated wireless network. The whole system can be remotely monitored to continually check its status of operation. Remote management also enables the cameras to be fine-tuned for precision imagery of the work in progress, without the need to manually touch the cameras, or even to be on-site in person. Martin Naylor commented on the relationship with Axis that has made this solution possible: “Axis really values innovation and is therefore an ideal partner, not only because the team takes the time to understand the challenges when trying to push the boundaries of what’s possible in surveillance, but also because their drive towards sustainable and ethical practices is an inspiration to other technology companies.” Matt Brown, Director, MBP, said of the solution: “We are now able to capture fantastic 4K imagery of the ongoing work on the A9. Camera Control UK has produced an entirely green solution; an incredible feat of engineering. The Axis cameras are in a completely different league, in terms of quality, to others we’ve seen. This project has been a great success.”

Derby Venue to Create 200 Jobs

The new entertainment and conference venue would be located on the site of the former Pink Coconut nightclub. The applicants have said it is anticipated that the venue would hold hundreds of cultural and commercial events each year and attract an additional quarter of a million visitors to Derby. The scheme would generate more than £10m per year for the area, they added. “We are working together with experienced commercial sector partners to put the best venue option on the table. This is about creating a vibrant, thriving city centre, and rejuvenating areas that have seen a decline. A new venue like this will significantly aid our recovery efforts and boost business confidence by creating hundreds of jobs, putting millions into the local economy, and make a big contribution to Derby’s future prosperity,” said Deputy council leader Cllr Matthew Homes. The new music, entertainment and conference events venue would be housed in a purpose-built facility. It would be a fully flexible, scalable space, with a capacity of up to 3,500, with secondary space up to 400 capacity. The project, if panning permission is granted, would be delivered by St James Securities at a fixed priced to the council with the developer securing a national operator as tenant for at least 25 years. “We are tremendously excited to be working with Derby City Council on this ambitious scheme, which is set to bring an outstanding, modern performance venue to the city. We strongly believe that a new purpose-built city centre venue is the right way to deliver a new performance venue for Derby and are confident that the best location for that venue is as a key part of the Becketwell scheme,” commented Paul Morris, director of St James Securities. “Once the successful operator has been selected, they will help to inform the design, capacity and layout of the building and the mix of popular and mainstream shows, performances and events. Sheet Piling UK Boosts Fulham FC’s Support

Steel sheet pile installation specialist and supplier, Sheet Piling (UK) Limited, is playing its part in helping EFL Championship football club, Fulham FC, develop a suite of amenities, that will enable it to retain the iconic riverside, Craven Cottage site as its footballing home for many years to come. Sheet Piling UK has been part of a project that has seen Fulham FC extend its Riverside Stand, to increase its seating capacity. The project also aims to create amenities along its stretch of the River Thames, for the enjoyment of fans, residents and visitors alike. Extending the stand and transforming the river side walkway into a world-class destination, which will boast a pathway that allows leisure users to have an uninterrupted walk between Hammersmith and Putney bridges, required the type of groundwork support in which Sheet Piling UK specialises. Its team started work at the site in April 2020, following the demolition of Fulham FC’s existing Riverside Stand. To create the necessary support works for the new stand, Sheet Piling UK both supplied and installed a range of its Emirates Steel sheet pile sections, consisting of EZ24-700 and EZ26-700 pairs of sheet piles, of lengths of between 10-13 metres. These were used to form a three-sided permanent basement, with the fourth side formed by the previously completed and realigned Thames wall. A part-cantilever and part-propped design solution was implemented, using the Z-section sheet piles to deliver the required structural properties and weight efficiencies. No delay in obtaining a supply of these first-class sheet piles was required, given the extensive amount of stock that Sheet Piling UK always holds. This saved the project time, enabling work to keep moving without unnecessary delay. Sheet piles were installed into predominantly cohesive soils using vibrator methods, followed by impact driving to achieve the design toe levels, as pre-augering was not possible. Z-section Emirates Steel sheet piles were installed in pairs, using two ABI telescopic leader rigs from the Sheet Piling UK fleet. These were fitted with resonance-free vibratory piling hammers and Sheet Piling UK’s double jaw clamp, ABI MZK1250 assemblies. Impact driving was then undertaken using the company’s Delmag leader-mounted hammer. This was of great benefit to the client, removing the need to create a deep lead trench, or longer sheet piles, which would have been the case had a conventional, crane-suspended, hydraulic impact hammer been used. Having completed the initial sheet pile installation, Sheet Piling UK’s team are now looking to the next stage of the bulk earthworks project, which will see them creating and installing a temporary steel-welded support frame (part cofferdam). Once the earthworks are completed, the sheet pile interlocks will be welded, so as to provide a watertight basement structure. Sheet Piling UK’s managing director, Andrew Cotton, says: “We are delighted in playing our part in giving a real community-focused football club like Fulham FC the opportunity to develop its ground in such a way as to secure its future at the site for many years to come. Many sports grounds are reticent to ask their fan base to adopt new grounds, in new locations and, through this project, Fulham FC has not had to do so. It has been able to create a valuable sporting and leisure resource at its much beloved sporting home, with steel sheet piling at its base.”

Sheffield’s Heart of the City II on Its Way

More details have been unveiled about Sheffield’s Heart of the City II with the council set to move a number of elements of the project forward. A number of high-profile international occupiers have already been attracted to the area, including HSBC, CMS and Radisson Blu, plus Swedish fashion brands, Weekday and Monki, alongside local companies such as Marmadukes and New World Trading Company. Conversations with John Lewis & Partners were said to be ongoing and the council is seeking authority from cabinet next week to restructure the lease on its Barker’s Pool shop, which would facilitate its refurbishment. Cabinet will also be asked to authorise the release of Block G – the former South Yorkshire Fire Authority Headquarters site and now the Wellington Street surface level car park – to the private sector. Investors or developers will be asked to come forward with ideas for schemes that fit with the updated Heart of the City II masterplan. This move follows the model of Block F, where American investor Angelo Gordon is leading the development of Kangaroo Works, a residential scheme of 364 build-to-rent apartments. “Our investment in Heart of the City II has established the opportunity for Sheffield to become a thriving commercial centre and to create jobs. The ongoing success of the scheme has built up the confidence of the private sector to invest in Sheffield,” said Cllr Mazher Iqbal, cabinet member for business and investment at Sheffield City Council. “As a result, we have made the decision to release Block G of the wider masterplan to the market. This will reduce our borrowing requirements for the scheme from £470m to around £370m, which lowers the financial risk to the council – a prudent approach during the current climate – while maintaining the ambitions of the scheme. “We are also restating our commitments in the two key areas of carbon reduction and fair pay. This is all part of building a city centre that is fit for the future and supports our communities and environment to thrive.”

All UK businesses who ask their staff members to return to work have been informed that they need to undertake a risk assessment and put in place various measures to protect their staff from contracting the virus. Employees need to feel safe, and depending on the specific industry, certain unions have claimed that employees can even refuse to go back to the office if precautions aren’t taken. Health and safety experts at CE Safety have made it easier for Brits to understand what their employers should be doing to comply with new safety rules. A spokesperson for CE Safety says: “There are countless sensible measures to take when it comes to a safe return to work. “The Coronavirus guidelines and measures are fast-paced, so all employers and employees need to follow the latest developments. As it stands, if Brits can work from home, then they should continue to do so. “But this could change by August. Retail, hospitality, service and leisure industries are reopening from 4th July, it’s important to look at what employees need to know ahead of a return to the ‘new normal’. “It’s worth mentioning that Brits should not return to work if they have been advised by the Government to shield. This will apply only to those in receipt of a letter, who are in the extremely vulnerable category.” Here is a need-to-know checklist when it comes to returning to work. Has the employer carried out a COVID-19 risk assessment? Sounds simple, but before reopening the office, employers should ensure the safety of the workplace by carrying out a risk assessment. This might result in reorganising the office layout to give employees more space between work stations and/or install sneeze guards between spaces. A phased return might also be an option to employers. Check employer’s cleaning, handwashing and hygiene procedures Employers should encourage staff to wash hands regularly, and provide hand sanitiser around the workplace as well as the washrooms. There also needs to be a schedule that allows frequent cleaning and disinfecting of surfaces and objects that are touched regularly. Clear use of toilets may sound too particular, but employers need to outline cleaning guidance for the toilets, as well as providing adequate hand drying facilities, either paper towels or hand dryers. Ask the employer to clarify working from home stance Employers have been advised by the UK government to take all reasonable steps to help people work from home. Has there been internal discussing home working arrangements? Do employees have the correct equipment to allow effective working from home such as remote access work systems? Employees who have family members that are at greater risk from COVID-19 will understandably be concerned about returning to work. Hence the need for employers to consider employees working work from home. For employee physical and mental wellbeing, this is an important step for employers to help look after their staff. Mental health issues that can arise from periods of isolation, and employers need to allow the best possible working conditions for their staff. What is there in place to ensure social distancing? Where possible, social distance between colleagues should be maintained. Employers need to put up signs to remind workers and visitors of social distance guidance. Workstations should not be shared. Floor tape is a cost-effective way to visualise social distancing guidelines. Employers may need to look at their processes too, and perhaps switch to visitors by appointment only, or do meetings via video service platform such as Zoom, or Google Hangouts. What to do if British workers aren’t happy? If you have raised concerns or requested clarification with your employer, but you don’t feel they have been addressed, you can consider whether to contact the Health and Safety Executive (HSE) about your concerns. They are the Government body with responsibility for safety in the workplace and can take enforcement action against employers who are lacking.
