Bhangals Construction Consultants, an award-winning construction consultancy, has relocated to a newly refurbished two-storey office space in Northampton. The company spent months meticulously planning and designing the new office, in Grange Park, which offers open plan working, as well as dedicated meeting rooms, a kitchen and staff breakout areas. All the desks have been purpose built to fit the ample space, and the renovations have been completed to the highest standard to enable the best possible working environment for staff. A yet to be opened upstairs space will soon also provide a versatile events area for both Bhangals staff and the wider business community. The entire space totals 7,500 square feet. The move, which has rehoused the company’s 30-strong workforce, will allow for further growth as managing director Parm Bhangal adds to the team. It comes just five years after the company doubled the size of its previous office space by taking over the office next door. Parm said: “I am very proud and excited to finally share our new office space with everyone. This has been in the works for over a year, and after months of meticulous planning and renovations, it’s great to see the team settled into their new home. HG Construction wins Bristol development contract

HG Construction has been named as the main contractor on a new purpose-built student accommodation scheme for Studio Hive in Bristol. Silverthorne Lane Plot 6 will comprise 706 student rooms including cluster bedrooms and studio rooms along with amenity spaces. The development will form an important part of the regeneration of land off Silverthorne Lane, in Bristol’s Temple Quarter Enterprise Zone (TQEZ), which will see c£375 million being invested into residential, student accommodation and commercial developments, as well as a new comprehensive school. The new student accommodation scheme is split over four blocks ranging from five to 15 storeys high, with blocks being interconnected in pairs. A landscaped external courtyard at the centre of the buildings will provide an important meeting place for students, with sports and games facilities along with quieter areas for relaxation. HG Construction has a strong track record of delivering high-quality large-scale student accommodation projects across the UK. HG will be self-delivering the piling and prefabricated utility cupboards on this scheme, securing quality and programme benefits for the client. This year Gilbert-Ash completed work on the National Portrait Gallery in London and previously worked on the Stirling Prize winning Everyman Theatre in Liverpool. They have also acted as the main contractor for other celebrated cultural capital projects, including Battersea Arts Centre and Bristol Old Vic. Their heritage portfolio includes the refurbishment and restoration of the Grade II-listed City of London Freemen’s School and the refurbishment and extension of the Grade I-listed kitchen and dining building at Jesus College, Cambridge. A new public consultation has been launched on the development of the UK’s first purpose-built and co-produced majority LGBTQ+ Extra Care housing scheme in Whalley Range, south Manchester. Proposed by Great Places, the development is planned for the site of the former Spire Hospital in Russell Road, Whalley Range, which was demolished in 2019 and the brownfield site has since remained vacant. The proposals for the majority Extra Care housing scheme have been developed with the input of the Russell Road Community Steering Group, Manchester City Council and LGBT Foundation. The planned scheme will deliver 80 one- and two-bedroom social rented apartments for older people in a brick building of four to five storeys. The low-carbon scheme will include shared facilities, lounges and treatment rooms and landscaped gardens which will look to ensure an overall net gain of trees on the site. Extra Care housing developments look to increase the affordable housing opportunities for older people to move into high quality accommodation, with flexible care and support services available to meet changing needs encouraging independent living. The residents will be required to be aged 55 years or over, with the majority of residents being members of the LGBTQ+ community from Manchester. Living alongside allies and other members of the local community, the aim is to provide an open and inclusive, physical and psychological place of safety for the older LGBTQ+ community and a welcome addition to the Whalley Range area. The site will also include a neighbouring separate shared ownership block consisting of around 40 apartments, a mix of 1 and 2 bed apartments, delivering affordable homes to first time buyers and eligible customers, helping to address emerging affordability issues in places such as Whalley Range. Residents will be able to see the plans and give their views at public consultation meetings at the site on Russell Road on Friday 12 January 2-8pm and Saturday 13 January from 12-2pm. Henry Boot has announced the formation of Origin, a new UK-focused industrial and logistics (I&L) platform created in partnership with Feldberg Capital, a specialist in scaling sustainability-driven real estate ventures in high-growth sectors. Origin will focus on developing next-generation, ESG-compliant I&L assets across the country. The platform is well-capitalised at launch and will primarily target the mid-box I&L market, with an initial portfolio seeded by three sites from Henry Boot Developments’ (HBD) pipeline. These sites represent a combined gross development value (GDV) of approximately £100 million, with HBD retaining a £25 million share. Under the joint venture, HBD holds a 25% stake, while Feldberg controls 75%. HBD will act as the development manager, earning fees for its role, while Feldberg will serve as the investment manager. Both parties will have the opportunity to share in promote fees tied to the JV’s internal rate of return, contingent on meeting certain hurdle rates. Seed Projects to Deliver 450,000 sq ft of Prime Space The initial developments in the Origin portfolio include three key sites, collectively capable of delivering approximately 450,000 sq ft of prime industrial and logistics space: Construction on all three projects is scheduled to begin in the first half of 2025, with delivery expected from the second half of the same year. All developments aim to achieve leading environmental standards, targeting BREEAM ‘Excellent’ and EPC ‘A’ ratings. Looking ahead, Origin will leverage HBD’s existing development pipeline and acquire third-party sites for speculative and pre-let projects. Development finance will be sourced externally for each project, with the JV planning to deliver around £1 billion of high-quality I&L schemes across the UK over the next seven years, subject to market conditions. HBD retains the right to co-invest in future projects with the same 25:75 ownership split while continuing to serve as development manager. G F Tomlinson continues support of Arena Church

Following the delivery of sanitation facilities earlier this year for Arena Church in Nottingham, Midlands contractor, G F Tomlinson has transformed another disused space to help vulnerable city residents who need it most. As part of the company’s commitment to delivering social value in the region and building on its long-standing relationship with the church, the contractor has provided ventilation upgrades and enhancement works for the basement area of the central city shelter in Western Street, Hockley. The contractor partnered with Amptron Electrical Services to provide upgraded ventilation systems which allow mechanical air change movements, to help with the lack of natural air flow, due to the location within the building. The G F Tomlinson Client Care team also carried out redecoration works to the space. These enhancements have enabled the basement area to become a more comfortable space within the church, providing vulnerable Nottingham residents with shelter, sanitation facilities and hot refreshments. New bollards were also installed to car parking bays, enabling the church to rent out the spaces to local businesses in the city centre, providing much needed revenue for the shelter. A drone survey was also completed of the building’s roof, to assist Arena Church with assessing repair and maintenance needs. In February, G F Tomlinson worked with local sub-contractors alongside Pastor, Jono Kirk, from Arena Community, to convert previously unused space into a shower and washer / dryer facility for vulnerable Nottingham residents to use who lack access to basic sanitation facilities. This year, the contractor has provided a total of £67,782 worth of social value-added opportunities for Arena Church, and the vital additions will act as an extension of the church’s mission to ‘Go, Grow, Love and Serve’ in Nottingham City, with facilities and spaces on hand ready for the church’s ‘Care for a Coffee’ initiative, which launches early next year. ‘Care for a Coffee’ will provide warm, safe spaces for vulnerable people to get a weekly hot meal, with an option to clean and dry clothes and make the most of a ‘shower hour.’ Stephen Green, project manager at G F Tomlinson, said: “It has been a pleasure to return to the Arena Church and to build on the great work we did previously, providing further necessary renovations to this community asset and provide help and facilities where most needed, especially in the wintertime. “As a company, we are strong advocates of the incredible work that Arena Church does for the local area, and it’s a privilege that the team have again been involved in further enhancing spaces to provide refuge for vulnerable people in Nottingham.” Jono Kirk, Pastor at Arena Church, said: “We’re very grateful for our relationship with G F Tomlinson and other subcontractors who have helped us on our journey to improve support services for city residents who need our help. Melanie Potter, Head of the Charity Committee at Cavanna Homes said: “We have a long association with CHSW which does such marvellous and important work. It makes perfect sense to make them our official charity partner and we’re really pleased to be dedicating our future fundraising efforts to support them.” The charity provides hospice care for children and young people with life-limiting conditions, offering support for their whole family. It has hospice accommodation at Little Bridge House in Devon, Charlton Farm in Somerset and Little Harbour in Cornwall. Last summer, a team of eight cyclists from the firm rode from the Little Harbour hospice, near St Austell, to Charlton Farm hospice in North Somerset, a distance of 225-miles over three days, raising more than £11,000 for the charity. They joined around 100 cyclists for the marathon Ride for Precious Lives, crossing Bodmin Moor, Exmoor and the Mendip Hills to reach their destination. In total more than £300,000 was raised from the challenge. Leeds City Council has submitted plans to transform an ageing leisure centre site into a state-of-the-art and wellbeing hub. The council has had long-standing ambitions for Fearnville Leisure Centre in Gipton to be replaced with a facility that is fit for the 21st century. This could soon become a reality, with good progress being made towards identifying funding for a scheme that would deliver a significant boost to communities facing sizeable social and economic challenges. The council’s plans would see a new wellbeing centre being built on part of the King George V Playing Fields, a 28-acre green space that is home to the current Fearnville facility. Indoor amenities would include a large main swimming pool, learner pool, sports hall, fitness studios, spin room and a 120-station gym as well as a community café and adventure play area. Major improvements would also be made to Fearnville’s outdoor offer, with an all-weather pitch, tennis courts, skatepark and play zone among the proposed features. Tree-planting and soft landscaping would increase the site’s biodiversity, with insects, birds and other wildlife giving people fresh opportunities to get in touch with nature. The new-look centre would encourage more take-up of physical activity among residents in Gipton & Harehills and Killingbeck & Seacroft – densely-populated wards which suffer from low life expectancy and high obesity rates – as well as benefiting wider east Leeds. Local demand for sports and leisure facilities is set to grow in the coming years, with thousands of new homes planned through the East Leeds Extension and related development sites. Fearnville also offers essential learn-to-swim provision for more than 30 primary schools – part of the largest programme of its kind in the city. If plans are approved, it is hoped that work could get under way in the middle of 2024. The existing centre would remain open while the new facility takes shape on a part of the site that at present is occupied by a disused artificial football pitch. Then, once construction is complete, the current building – which dates back to the 1980s – would be demolished. The bulk of the funding for the scheme is proposed to be sourced from a mix of external grant support, the council’s capital programme and developer contributions. Unite Students has started building work on its new £185 million property in Stratford, London. Hawthorne House is being built in Farthingale Walk, Stratford, and is replacing former office block Jubilee House, which has now been demolished. It will open in time for the 2026/27 academic year. The 36-storey property includes a 65,000 sq ft sixth-form academy, the London Academy of Excellence, over eight floors, which will be in place for an initial 35-year term. Unite Students is using a ‘fabric first’ approach, which means the design of the building optimises the materials being used in its construction to give better energy efficiency, such as maximising air tightness and solar gain. The development’s embodied carbon saving is 9,770 tCO2e (tonnes of carbon dioxide equivalent) over 60 years, which exceeds the Royal Institute of British Architects (RIBA) 2030 Climate Challenge baseline. These are voluntary performance targets for operational energy use, water use and embodied carbon. London, which is home to over 300,000 students, hosts three of the world’s top 25 universities. Unite Students is the capital’s largest student accommodation operator and is committed to adding more beds. Unite Students acquired the Farthingale Walk site earlier this year for £73million. The planning success comes in the same week as Practical Completion of Mission Street/ BGO’s Inventa building which provides 65,000 sq ft of lab, office and collaboration space. The scheme provides large lateral floor plates separated by two “high-street” atriums serving providing 8,000 sq ft of collaboration and breakout space for occupiers Inventa and Fabrica will provide the first commercial science schemes in the West End, Oxford’s central science district which is set to be transformed over the short and medium term in response to a shifting trend towards more sustainable, easily accessible urban science locations. Over 2 million sq ft of commercial and University science buildings have been identified within the West End pipeline with Nuffield College and Oxford City Council’s Oxpens scheme awaiting determination. As part of a joint venture BGO and Mission Street are delivering over 1.5 million of lab and office space in key strategic UK locations, including the “ Golden Triangle” of Oxford, Cambridge and London. CBRE and Bidwells are advising on the leasing.
