Underfloor Heating Cheaper Than Traditional Radiators

Force drying specialist ForceDryA has conducted a new study that looked into the installation costs of underfloor heating versus traditional radiators, showing that the underfloor heating option is far more economical than is generally perceived. The study was based on data from leading contractors for installations in a one, two and three bedroom property. Three specifications were included: traditional radiators and 75mm sand & cement screed, traditional radiators with a 50mm flowing screed, and a 50mm flowing screed with underfloor heating. The findings showed that, for an 80m2 dwelling, installation costs for the sand and cement approach range from £3,003.72 to £3,483.10; for a 50mm flowing screed  with radiators costs start at £3,163.72 to £3,563.10 and for a 50mm flowing screed with underfloor heating costs range from £3,464.63 and £4,082.30. The costs for the underfloor heating approach also includes force drying, which facilitates fast, safe drying of liquid screed floors. This approach reduces drying time typically from around 90 days to as little as 28 days, representing a significant time saving and additional cost saving in the construction process. “There is a perception that underfloor heating is expensive and only practical in commercial terms for installation in higher end properties. However, our study shows that the underfloor heating method is only marginally more expensive to install than radiators, but when combined with force drying with the considerable cost benefits of the time saved  factored in, the overall costs could actually be less. This means underfloor heating with a flowing screed can be a viable solution for all kinds of housing, including social and affordable,” said Ross Verity, managing director of ForceDry. Verity also points to the environmental benefits of using liquid gypsum screed flooring, which comprise 98% recycled waste material, require less energy to produce and, because it is thinner, uses less material. These factors result in a carbon footprint over 70% lower than that of sand and cement screeds. “This approach is economical to install, environmentally friendly and performs very efficiently. It can save developers and property owners time and money during build and allows them to offer a superior product specification. Homeowners and tenants then benefit from the comfort, economy and low maintenance this kind of system offers,” he concluded.

The Dulux Academy has been officially recognised as an outstanding provider of training by becoming a CiTB Approved Training Organisation (CiTB ATO). The endorsement is a result of the exceptional training provided by the Dulux Academy where courses designed to help decorators upskill, build their business and hone their design knowledge are continuously delivered to defined and industry-agreed standards. The Christie in Manchester has seen the UK’s first NHS high-energy Proton Beam Therapy (PBT) Centre. The state of the art technology uses an advanced form of radiotherapy for the treatment of complex and hard-to-treat cancers in children and adults. Selected by the Department of Health as one of the two providers of the service, together with University College London Hospitals NHS Foundation Trust, The Christie chose to deliver the construction phase through the Procure 21 framework. It worked in partnership with Interserve. “We are delighted to be able to offer this life changing treatment to patients. The delivery of this facility has been one of the most complex and precise projects within the NHS. We identified very early in the project that we needed a construction partner that could work alongside our team. The partnership approach integrated with Interserve’s technical expertise and energy to solve problems is one of the key reasons we completed on time,” said Jason Dawson, Director of Capital, Estates and Facilities of The Christie NHS Foundation Trust. Providing 4 treatment rooms, a patient reception, consultation rooms and public space, the five storey building is designed to be future proof with additional space for the Trust to grow into. As PBT uses a high-energy beam of protons rather than high-energy X-rays to deliver a dose of radiotherapy, the building’s concrete walls had to be up to six metres thick. The building incorporates 20,000 m³ of concrete and 1,700 tonnes of reinforcement, including steel bars up to 100mm diameter. Through this, 10 km of services pipework has been carefully threaded. The concrete itself weighs 48,000 tonnes, the equivalent of two aircraft carriers. In order to meet the building’s demanding energy needs, a new substation has been built, providing an equivalent amount of power to that needed to run the nearby Trafford Industrial Park. Starting with this autumn, the building will begin treating patients and, once fully operational, it will treat around 750 people a year.

Moreover, they will also have the opportunity to complete industry-recognised qualifications, as well as receive in-house mentoring from the firm’s experienced team. “I really enjoyed studying lighting within an interior design module as part of my course so I was particularly interested in the opportunity of a trainee role at CPW advertised through my university,” said Danielle Smith, the firm’s new trainee lighting designer, who recently graduated from Birmingham City University with a degree in textiles design. “Lighting design takes my existing skillset one step further as you have to ensure the end product not only looks great but is also functional and viable. Bringing my creativity into an engineering world gives a fresh perspective which I think CPW really like. “We’ve learnt so much already on the training programme. I have been on site visiting projects and speaking to clients, which has been brilliant. Engineering isn’t very well promoted to women which needs to change as it’s definitely not just a man’s industry – so far I’ve loved every second,” she added. Deep Soil Mixing Ltd always advise getting involved with clients and their designers as early as possible in their development process to create engineered solutions that offer real cost savings for projects including real benefits such as reduced vehicle movements and the efficient use of onsite materials on their projects, which reduces the carbon footprint and offers environmentally friendly sustainable solutions,” said Deep Soil Mixing Ltd’s MD Robert McGall. The site is in an enviable position, close to a beautiful sandy beach with stunning views out across the English Channel and planning permission has been granted by Shepway District Council for the development which will be called ‘The Sands’ on a brownfield site of a former hotel and military base which has been demolished. The scheme will consist of a range of 3, 4 & 5-bedroom houses and 1 & 2-bedroom apartments and will also include a new landscaped coastal park area, car park and children’s play area. The Cutter Soil Mixer was specifically used on the St Mary’s Bay project to overcome some isolated areas of very stiff layers of clay which had softer soils below so it was necessary to mix through the clay into the soils below to enable remediation to take place. The project is due to be completed later this year.

Innovative Brand to Revolutionise the Rental Sector

Anco&co, a build-to-rent (BTR) development, has just launched in the heart of Manchester with the help of me&dave that created an innovative language-led brand identity for the company. As the development is located in a popular up-and-coming neighbourhood – Ancoats – the fly-poster campaign was inspired by protest placards. me&dave has also referenced Manchester’s world-famous music scene – the iconic bands, and gig posters by artists like Peter Saville of Factory Records fame.   me&dave were asked by real estate investors DTZ Investors to create a strategy that would demonstrate how Anco&co is moving the rental sector into a new era. To achieve this, the brand takes a cheeky dig at some of the problems that old-school tenants face, highlighting the benefits of this new ‘hotel style’ living. The campaign has been deliberately designed to pique interest and get people talking. Hoardings surrounding the whole site have been covered in fly posters and a dedicated website has been set up so that people can register interest. Some of the messages are explicit, such as ‘There’s a new landlord in town’, while some are intentionally abstract, such as ‘Sorry Billy, we’re over’. As well as being humorous and aesthetically striking, the campaign stands for a cause: “It’s saying, ‘We’ve had enough of being fobbed off with old mattresses, exploitative landlords and damp, substandard accommodation,” said Mark David, co-founder and creative director of me&dave. Anco&co tenants, who will be able to move in next summer, will enjoy ready-to-live, fully furnished one- and two-bedroom apartments with en-suite bathrooms, private kitchens and living rooms. They’ll also have access to communal bars, cafés, co-work spaces, a common room, cinema, rooftop terrace and concierge service. Everything has been conceived to strike the perfect balance between the need for privacy and hanging out with neighbours. “There aren’t many schemes like Anco&co out there, so when it came to branding and marketing there was no blueprint. We knew that me&dave was the right agency as it nails what’s right for a brand, even if that means breaking the ‘rules’. This project needed a creative team to think outside the box and disrupt the rental sector, and me&dave delivered,” said Christian Birrell of DTZ Investors.

Phase II of Merseyside Industrial Development Ready

Property company Network Space has completed phase two of an industrial development that is taking shape in Merseyside. The first phase of the Mere Grange development in St Helens was completed in July 2018 and comprised 90,500 sq ft split across four individual buildings, ranging in size from 18,500 sq ft to 26,350 sq ft. Each unit is self-contained, built to a high specification and designed to appeal to the needs of a wide range of logistics and industrial users. Phase 2 comprises a 51,400 sq ft unit which is currently under construction and has been pre-let to a specialist commercial laundry firm, Synergy LMS, on a 25-year lease. Caddick Construction are the contractors responsible for the build and completion is anticipated next month. Network Space has also recently secured planning for a 20,000 sq ft unit on the final phase which has been pre-let to an electrical distribution business. Construction of the unit is due to commence on site next month with completion before the end of the year. Stephen Barnes, Managing Director (Development) at Network Space, said: “We are delighted with progress at Mere Grange as we near completion of Phase 2 and shortly look to commence Phase 3. “In attracting the calibre of occupiers we have, Mere Grange has beaten off strong competition from other sites in the region. This is not only testament to the quality of accommodation we are delivering at the site but also the quality of the location and our proactive approach in responding to occupiers needs. “I’d like to thank the professional team for their hard work, together with our partners St Helens MBC and Homes England who have been actively involved in supporting the project. Campaign for Statutory Recognition of Professional Electricians

An MSP will be raising a further motion addressing the ongoing campaign to confer statutory recognition on Scotland’s professional electricians in the Scottish Parliament later this month. The move, by Jamie Halcro Johnston, Scottish Conservative and Unionist MSP for the Highlands and Islands, is the latest in a determined campaign by representatives of both employers and employees to secure official, legal recognition of qualified and competent electricians in the interests of public safety. Pat Rafferty, Scotland Regional Secretary of Unite the Union has expressed its full support for the long-running campaign for recognition of the skills, knowledge, training, experience and qualifications of electricians and the vital role they play in the functioning of modern society: “Unite has already contributed to the establishment of the Electricians Working Group which was convened at Holyrood following a concerted awareness-raising push by electrical employers’ association SELECT, the Scottish Joint Industry Board and the Scottish Electrical Charitable Training Trust, together with Unite.” “The Government’s own statistics disclose that 69% of all accidental fires in Scottish homes are caused by electricity and it is clear that work carried out by unqualified operators poses a distinct threat to community safety. This motion is a crucial next step in our campaign for recognition and we are optimistic that it will be carried,” Pat added. Due to be debated in parliament on Thursday, the 25th of October, Mr Halcro Johnston’s motion will ask Holyrood to note the calls supporting the principle of the regulation of electricians and will point out also that, while more than 100 regulated professions exist in the UK –– there is no protection afforded to electricians. Moreover, it will again ask Parliament to appreciate that improperly-installed electrical work creates a significant risk of fire as well as other harm to householders and that the installation of electrical work by unqualified or only partly qualified individuals carries a safety risk. Finally, it will ask for acknowledgement of calls for the Scottish Government to consider how the Parliament’s powers over protection of title can be utilised to reassure the public of the safety of electrical work in domestic and non-domestic premises. “Recognition of the vital role that trained and qualified electricians play in safeguarding all parts of Scottish society is long overdue. These are highly-trained, competent and qualified professional people whose contribution to Scotland’s economy and modern life is immense,” concluded Fiona Harper, The Secretary of the Scottish Joint Industry Training Board.
