What You Need To Know About Commercial Building Fall Protection Safety

According to the Occupational Safety and Health Administration (OSHA), there is a recognized hazard when working on the roof or at heights. Minimizing the dangers of working in such areas starts with a deep-rooted understanding of the risks and deployment of the necessary equipment. There are various reasons why people might be on a roof, especially on a commercial building rooftop. For example, maintenance workers could be inspecting the rooftop air handlers, or there might be project construction workers that need to finish a project. Whatever the reason, the property owner must still be able to protect and ensure the safety of the people who might be on the roof of their building. Take note that falls are one of the most common causes of severe workplace-related deaths and injuries. Fortunately, there are several ways to protect whoever is on your roof. Below are some of the ways to avoid fall-related accidents when on the roof. Fall Protection Guardrails Safety System Items which are not carried or worn like anchor points that protect against the risk of fall is under the fall protection safety system. One of the best examples is the guardrails. Guardrails are a stationary system used to safeguard workers from falls when working at height. This type of fall protection safety system is a preferred means of securing workers because they don’t have to be trained on how to wear, use, and inspect a personal fall protection system (PFPS). High-quality guardrails are a convenient and reliable means of fall protection since they act as a physical and visible barrier. Therefore, this fall protection system prevents falls between levels- from heights,  stairwells, balconies, roofs, or open holes. The system is commonly used in many places, such as : warehouses retail shops construction sites shipping facilities industrial settings commercial buildings landscaping settings Handrails and guardrails are often used interchangeably. However, handrails and guardrails are not the same, even though guardrails usually have handrails. Generally, handrails are a handhold for people to support themselves when going either downstairs or upstairs. On the other hand, guardrails are specifically designed to prevent falls around the hazard areas. The OSHA has imposed regulations for when guardrails should be installed and specifications for how they must be implemented. By law, building owners or employers should comply with all regulations concerning fall hazards in the workplace provided by the OSHA. Moreover, this fall protection system must be used when people have access to unsecured edges of the following surfaces: Open edges of slab formwork for roofs and floors Around a mezzanine or balcony Around open platforms, raised platforms, or scaffolds Around elevated work surfaces If you are looking for a guardrail that can be installed temporarily, opt for a free-standing, portable, and OSHA compliant mobile roof safety rails. This safety guardrail is non-penetrating and meets the OSHA fall protection standards. Personal Fall Protection Equipment Items that are carried or worn, which protect users from falling, are under the category of personal fall protection equipment (PFPE). There are three PFPE types and methods currently of use. Each equipment focuses on a different risk level and work situation. The first type is called the travel restraint PFPE. It restricts or limits access to locations where a fall can take place. This restrictive PFPE is designed to prevent accidents such as falls. Travel restraint PFPE consists of the following: Anchor Rope Grab Lifeline or Lanyard Full Harness Make sure to pick an anchor that’ll fully support the force of the load. Also, it must be positioned correctly. Before you use the travel restraint PFPE, do the following: Determine all fall hazards in the area. Choose the right components like a snap hook, self-retracting lifeline, energy absorbers, and Y-lanyard. Find suitable anchor points. For example, an anchor point that is almost perpendicular to the hazard area. Ensure that a competent person inspects the equipment before and after use. If a single component of the travel restraint system is not working, that part should be removed immediately. The second type of PFPE is called the positioning PFPE, which enables the partial or total suspension of a worker. It is typically used to protect workers when climbing ladders, allowing them to work without using their hands to support them. The third type is called personal fall arrest systems (PFAS). This equipment isn’t designed to prevent falls from happening but stops the worker’s free fall from a working-walking surface. PFAS consists of self-retracting lifelines, personal fall limiters, connecting devices, and a full-body harness. Regardless of the type of equipment or method use, PFPS must be designed by an experienced and qualified person. An analysis or examination of the supporting structure must also be practiced. Quality Inspection There are several things to consider when examining fall protection systems and personal protection equipment. Has a fall protection system been correctly installed within the guidelines of the manufacturer? Are the calculations accurate to ensure safe load levels? Has it been constructed properly with the correct components? If the answers to these questions are no, then workers working at height may be in danger. Therefore, some problems that quality inspection must cover include: Signs of corrosion Checking damages in cables Energy absorbers inspection Inspection of harnesses and lanyards for cuts and breaks Re-tensioning of cables Checking damages to fittings Quality Training Although safety for people working at heights sits with the employer or building owner, the worker themselves must take responsibility for their safety. However, most of them lack the proper training or knowledge required to correctly identify whether a fall protection system or PFPE is safe to use. Failure in doing so could lead to severe injuries, or worse, death. Thus, quality training is imperative and is always the best form of protection. Takeaway Quality training, regular quality inspection, and the right equipment are essential. NSM completes South Yorkshire letting to Hermes in a record five days

Industrial asset management specialist NSM has let an additional unit to global logistics giant Hermes –  with the deal from initial enquiry to occupation taking just five days. As demand for logistic and industrial space grows during the covid-19 crisis, NSM was initially approached by Hermes with a speculative enquiry on Monday April 27 for expansion space at the Vector 31 Industrial Park, close to Junction 31 of the M1. A viewing was arranged, and Head of Terms were finalised within 24 hours. The lease was agreed and signed a day later with Hermes taking occupation of the 11,650 sq. ft unit on Friday May 1st. NSM Managing Director Nicky Jones said: “Demand for quality logistics and industrial space is huge at the moment but even in our most optimistic moment we never thought we would be able to deliver a deal like this in such a tight timeframe. I am incredibly proud of the NSM team and our partners for making a 5-day turnaround possible, it really shows how agile our business is. “We are obviously delighted to assist a current tenant and we have also been able to offer flexible leasing terms that suit their current business demands.” Vector 31 offers nine high quality modern industrial units with gated yards, centrally heated offices, dedicated car parking, heating and lighting in the warehousing areas, as well as 7m high eaves. As an industrial asset management specialist NSM manages more than 4.3million sq. ft of industrial property across the north. It currently looks after 669 units nationally with a rent roll in excess of £14m. ELAN TARGETS JUNE FOR SALES OFFICES RE-OPENING

ELAN Homes plans to re-open its sales offices at its new homes developments in early June. The independent homebuilder has confirmed its “new normal” will be for sales offices to be open by appointment only until further notice. Construction was suspended across Elan developments from March 27, with sales offices and show homes closed from that date. Building across the company’s sites resumed on May 11 with construction teams returning to work in phases and in restricted numbers. Marie Morris, sales director for Elan Homes in the North, said: “The health, safety and wellbeing of our staff, customers and the wider community is important to us and is why we’ve been hard at work planning for the new normal, developing robust procedures to enable the safe return to work for our teams and the reopening of our sites. “Our aim has been to create a new Elan experience for colleagues, customers and partners, which reflects the very best practice in terms of social distancing. Following the latest announcements from the Government our construction teams and contractors are now back at work in reduced numbers and with additional safety precautions in place.” Elan is adapting its sales offices to aid with social distancing ready to reopen by appointment from June 1. These measures include repositioning furniture, floor stickers to prompt keeping a two metre distance and installing screens in front of sales executives’ desks. “Our dedicated sales team have shown great resilience and flexibility. We’ve adapted our way of working, demonstrating our range of new homes via remote video technology and 3D virtual tours,” Tracey Ball, sales director for Elan Homes in the Midlands, added. “We also recognise that viewing remains an important part of the buying process. Under our new normal, from early June we will be reopening our sales offices and show homes by appointment only. Hand sanitiser will be provided and we’ll have signage in place to remind staff and visitors of the need to maintain a social distance.” In advance of their appointment, customers will be asked to complete a Covid-19 questionnaire and will be advised of Elan’s procedures. Documents will be shared digitally and signed electronically. Many technological processes of modern industrial production should be carried out only in premises where the air is thoroughly cleaned. Such air purification is most relevant for microelectronics and medicine, as well as for precision instruments, films, and photographs. Selection of means for air purification The choice of air purification agents depends on the requirements for air purification. Air purification, with the help of air filters, is the most common. These air purification filters are installed in the rooms of supply air ventilation, air conditioning, and air purification systems. Air purification at industrial enterprises plays a significant role in the system of environmental and health protection measures. Various filters are used for air purification and neutralization. For finer air purification, dust chambers, gas catchers, “cyclones” PVM units and other devices are used. Industrial air purifiers – how do they work? The air purifier can be integrated into the room ventilation system, or placed separately. Its task is to drive the air through special filters that capture dust, smoke, odors, and microorganisms, so that “at the output” the air is fresh, without foreign matter. If an air purifier is integrated into a ventilation system, the air is supplied to the filters by this system. If it is a separate device, then it works on the principle of air conditioner, “running” through the air in the room. By the way, certain types of cleaners can work in pairs with the conditioner. Such purification is also a great way to improve the microclimate in the room. By removing harmful impurities, dust, and bacteria, purifiers make not only the air cleaner. The general sanitary situation in the room is improved – after all, dust particles settling on the filters will not get back into the room, and thus will not settle on the surface of furniture and equipment. The Government has undertaken a consultation on proposals to lower the threshold on the ban on using combustible construction materials from buildings of 18m to 11m. This would reduce the maximum height of timber-framed buildings from six storeys to four. However, the recent spate of timber-framed fires means that even that reduced height may be questionable. The consultation findings are due to be reported later this year. The ‘Building a Safer Future’ consultation proposed reforms to England’s current building safety regulations following the Grenfell Tower tragedy. Initially, it was to examine the prohibition of using combustible cladding systems. However, a series of timber building fires has resulted in calls to ban the use of combustible materials for muti-storey building structures. These fires include low-rise multi-storey buildings. Last September, a major fire reduced a four-storey timber-framed block of flats at Worcester Park in South-West London to ashes. In August, a three-storey timber-framed retirement development collapsed after a devastating fire. Meanwhile last November following a fire at a student accommodation block in Bolton, the Fire Protection Association called for a complete ban of the use combustible materials for all buildings regardless of their height. “Timber is not a suitable construction material for either high-rise or low-rise multi-storey buildings. Unlike reinforced concrete which provides up to 6 hours of inherent fire resistance and structural integrity, timber frame offers just 30 minutes,” said Steve Elliott, Chairman of the British Association of Reinforcement. Elliott also questioned the use of cross laminated timber which is being forwarded as a structural frame option because it chars rather burns and has higher strength than timber frame. He said: “Cross laminated timber is being touted as a structural option for multi-storey construction as a layer of charring is thought to prevent the structural component from burning. However, charring is burning and will have a significant impact on structural integrity. To say that charring is not burning is being disingenuous.” He concluded: “There is too much real-time evidence of the unsuitability of timber for multi-storey construction. Building for a safer future must recognise the simple fact: timber burns.”

Costain to help Bradford Council reduce cost and carbon

Costain, the smart infrastructure solutions company, has won a £2m consultancy programme management contract to deliver Bradford Council’s Smart Street Lighting project, which will involve the replacement of 59,000 lights and 17,000 lampposts across the city over a period of four years. The new, energy-efficient, LED lights will be controlled by a CMS (Central Management System) which will allow remote control of illumination levels (switch on/off times only) which will deliver significant environmental and safety benefits. The CMS also provides the backbone for the inclusion of additional Internet of things (IoT) solutions. The project will reduce the Council’s street lighting power consumption by 65% and its carbon emissions by over 6000 tonnes per year, helping the Council to meet its climate change strategy targets and saving taxpayers an estimated £189m over 50 years. The ability to support a wide range of emerging IoT technologies will potentially assist the Council in making further cost savings in other areas in the future. In the spirit of true partnership, Costain will work with the Council to ensure additional IoT capabilities can be easily enabled to measure things like road temperatures, air pollution, road gully condition or river levels to even more effectively target maintenance and capital programmes. This latest consultancy contract win builds on Costain’s three year relationship with Bradford, which has culminated in current status as strategic delivery partner and the development of a high level plan to give an overall picture of £500m worth of capital delivery programmes within the city. The planensures effective integration and governance of the programmes associated with the Transforming Cities Fund, which seeks to improve productivity and prosperity through sustainable transport development, as well as other road, rail and multi-modal programmes. Costain brings significant experience in working with the Department for Transport and Highways England, a broader understanding of the UK infrastructure landscape and decades of delivery heritage, into the partnership. Sue Kershaw, Transportation managing director, Costain, said: “In these unprecedented times, where Covid-19 has brought much of the economy to a standstill, local authorities are under huge pressure to continue delivery of critical programmes of work for their communities. The first phase of the £11 million Beehive Business Park development in Ulverston, South Cumbria has been handed over to developer Rawdon Property Group by Caddick Construction, with the first store an 18,600 sq. ft. Aldi opening on May 28th, 2020. The prestigious development represents a major uplift in retail and business space in Ulverston. Three other buildings in the first phase are an M&S Food store of almost 12,000 sq. ft., a Screwfix Warehouse occupying 6000 sq. ft. and  a purpose-designed 14,500 sq. ft.  facility to house processing of top quality Cumbrian meat by Lake District Farmers. Discussions are taking place with interested parties on the smaller, second phase of the business park. A spokesman for the developers Rawdon Property Group explained: “It is hugely satisfying to achieve handover just over a year after starting construction on the site.  As the main contractor, Caddick Construction has done a splendid job in driving progress on the site despite some very challenging weather conditions in the early stages, and the emergence of the COVID-19 pandemic.  Their hard work and careful management of the project has been a vital factor in our success. BMI Sealoflex is just the ticket at Heathrow

Originally built in 2006, Pier 6 is designed for the Airbus A380 superjumbo, so the scale of the project was massive – 6300m2 of roof. The main contractor, Mace, appointed Itech Roofworks to remove the existing single ply, replace damaged sections of plywood, build bunding and subsequently weatherproof with the Sealoflex Ultima liquid system. A working airport such as Heathrow needs products that can be installed without affecting its operations, so Sealoflex solvent-free liquid-applied waterproofing  and FireSmart Pyrobar Carrier Membrane were specified. Sealoflex Ultima is virtually odourless when it is applied while FireSmart Pyrobar is self-adhesive and can be installed very quickly once the existing single-ply membrane is stripped out. The BMI technical team were tasked with supplying a roofing system with improved fire performance characteristics. BMI met this challenge and developed a bespoke solution for this specialist application; by incorporating BMI Icopal’s innovative FireSmart technology to the specific bituminous and liquid elements of the system. “Both of these are bespoke solutions devised especially for this project,” explains Simon Ashworth, Synthetics & Liquids Product Manager. Simon had surveyed the roof with Construction Director Hayley Reynolds and found that several sections exhibited signs of long-term water damage and required replacing. Together they devised a working plan that allowed the damaged sections of plywood to be replaced without interrupting the day-to-day activities of the busy terminal. Use of the Pyrobar Carrier layer permitted a swift removal and replacement of the existing single ply, constantly maintaining the waterproofing integrity of Pier 6.  Even when weather stopped the roofing teams working on-site, Itech Roofworks would look to pre-laminate replacement sections of plywood to minimise any lost time and future interruptions. Hayley Reynolds, Construction Director, says: “Mike Street and Simon Ashworth from BMI put a lot of work into the tender and their knowledge and support during the project was invaluable.” Hayley’s mission was to oversee the refurbishment ‘airside’ – right next to superjumbo jets landing and taking off – without disrupting the operation of the airport. “Managing logistics, getting materials and staff on and off-site while dealing with security and a working airport was definitely challenging,” says Hayley. “As main contractor, Mace co-ordinated the project to ensure that this was achieved smoothly so the programme ran to schedule.” The scale of the project meant setting up five teams, a total of 50 operatives, on both day and night shifts, every one of whom walked more than 10 km each day. Their task was also complicated by the plant rooms on the roof which meant they had to work around and under all the pipework and ducting, often on their hands and knees. The night shift stripped out the existing mechanically-fixed single-ply and installed FireSmart Pyrobar Carrier Membrane to the existing plywood substrate to create a weatherproof roof. The day shift then applied Sealoflex Ultima solvent-free waterproofing membrane if weather permitted or prefabricated the replacement sections. The restricted working spaces on the project posed significant challenges and  required a highly skilled and experienced team of installers, a member of which went on to win Craftsman of the Year at the IMA Awards 2019 in recognition of the skills he demonstrated on this project.  “The technical support from BMI that underpins the 20-year guarantee was very good,” comments Hayley. “We’re very familiar with the products yet it’s always important to ensure that you’re following best practice and getting the details correct.” To make sure that workmanship met the highest standards, each team had a quality manager who marked up drawings, wrote daily reports, and inspected all aspects of the installation. Now one of the world’s busiest airport terminals, catering for the world’s largest passenger aircraft, is covered by BMI and will not need anything but routine maintenance for decades. “We’re delighted with the result of this project as it truly demonstrates  how we can add value for both the client and the roofing contractor,” says Simon. “We worked together closely and came up with a bespoke solution for a very challenging situation. We not only delivered a customised solution to meet the project needs for the client, but we also supported our approved contractor in developing a way of working effectively on a terminal that’s operating 24 hours a day, every day.” Ideal for situations where a site is operational during roofing works, Sealoflex Ultima solvent-free liquid-applied waterproofing is virtually odour-free so there is no disruption to the use of the building  It is also very flexible, so that awkward penetrations to plant and equipment supports are easily waterproofed, and it benefits from wet-on-wet application, allowing faster application as the primary waterproofing elements can be applied in a single operation. The result is a robust and seamless surface finish. Simple to install, Pyrobar Underlay will waterproof exposed areas very quickly, so it lends itself to re-roofing projects where the existing membrane build-up is stripped out. This polyester reinforced SBS-modified bituminous membrane features an upper surface that is finished with Red Syntan acrylic coating. This coating reduces the weight of the material, making it easier to handle on-site whilst also providing the ideal surface to receive the Sealoflex Ultima liquid waterproofing system.
