Panattoni supersizes with largest ever speculative logistics development in the North of England

Panattoni, the largest logistics real estate developer in the UK and Europe, has acquired a prime 65-acre site on the Nottinghamshire/Yorkshire border with planning consent for over 1.2 million sq ft. The two phase development, called Panattoni Central A1(M), by junction 34 of the A1(M), has been acquired from Mulberry Developments in an off-market deal. Panattoni will commence construction of what will be the largest-ever speculative logistics unit in the North of England, a building of 770,000 sqft, in the autumn.  Practical completion is expected in September 2025. Panattoni is targeting net zero carbon development, an EPC rating of ‘A’ and BREEAM ‘Outstanding’ sustainability rating – its second development in the UK with an ‘Outstanding’ rating this year. The cross-docked unit will benefit from 18m eaves, 55m service yards, EV van and car charging and 15% rooflights.  Winvic Construction has been appointed as the contractor. The remaining 27-acre plot, which already benefits from reserved matters planning consent for a 461,000 sq ft building will initially be marketed on a build-to-suit basis.   Panattoni 770 Central A1(M) is in a strategic location with easy access to local and national distribution routes, including the A1(M), M1 and M62 as well as the east coast ports.  Major distribution occupiers in the immediate vicinity include Culina, B&Q, Butternut Box and Daher Aerospace. Panattoni remains focused on the big box market, where there is a scarcity of supply and strong demand for units of 400,000 sq ft and above. Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has today announced that it has completed construction of a new 240,000 sq. ft. multi-user warehouse for Peel Ports at their Alexandra Dock development at the Port of Liverpool. The development, which took 12 months to build and was designed by leading Architects Chetwoods is the equivalent in length to five full size football pitches (400 metres) and is designed to handle and store a variety of commodities including both unitised and non-unitised. Works included the installation of 6,500 piles, 729 PCC push wall panels weighing over 4800 tonnes together with over 40,000m³ of concrete poured. The building, referred to as the Alexandra Dock Multi-User Warehouse (MUW) also features 300 meters of dedicated quayside, state-of-the-art cranes for vessel discharge, fast HGV turnaround times, vehicle wash bay, separate office block and welfare facilities and weighbridges and marshalling cabin. Speaking about the impressive new development, Pete Goodman Glencar Managing Director Midlands and North said: “Ports serve as a critical part of the UK Supply Chain and multi-user facilities of this type contribute towards the continuation of the import and export of vital goods and enhance the ports warehousing and distribution capabilities. The home of the former West Works car factory in Longbridge – birthplace of the iconic MINI car – has reopened to the public for the first time in almost two decades, after master developer St. Modwen handed over 27 acres of public realm. The 75-acre mixed use site – which encompasses Longbridge Business Park and will ultimately see the delivery of over 340 new homes by St. Modwen Homes – is now open to the public, giving residents access to large open park spaces, a rejuvenated river corridor, and over 2.5km of cycle and footpaths which is already creating a dynamic link between the community, Longbridge Town Centre, and beyond for residents and visitors alike. Throughout the route, interactive trail boards have been installed which offer captivating insights into the local ecosystem and the rich and storied history of the region. In addition, the West Works project has undertaken an extensive tree-planting initiative, with over 3,000 new trees planted across the property replacing the once concrete factory floor. This landscape invites individuals to immerse themselves in nature, learn about the plants and wildlife, all while savouring the vibrant energy of Longbridge Town Centre. IMA Architects Appointed by Lidl GB on Two Regional Distribution Centre Projects

Leicestershire based IMA Architects is pleased to announce that it has been appointed by discount supermarket Lidl GB to provide architectural services and advice on the construction of two new Regional Distribution Centres (RDCs) in Gildersome, Leeds and in Belvedere, London. As experts in logistical warehousing architecture, IMA has worked with Lidl GB since 2012 and has now been instructed on 10 RDCs for the company. In Belvedere, IMA is working with Lidl to rebuild and expand a 36,825m2 RDC. The company has been hired to deliver the RDC through the construction phase to completion. Anthony Day, Managing Director of IMA Architects comments: “Work is progressing well, and we are excited to be delivering another large-scale project with Lidl GB. The RDC specialises in storing and distributing food at both refrigerated and ambient temperatures and will become another vital part of Lidl’s distribution network in the south east when complete.” In Leeds, IMA, on behalf of Lidl GB, prepared the architectural designs and planning packs for the RDC for submission to Leeds City Council. The plans have now been approved and will see the creation of a 54,000m2 distribution centre on a 34.6-acre site in the southwest of the city, with good transport links to both the M621 and M62 motorways. Once complete, the new RDC in Leeds, will create around 400 jobs for people in the local area. The site is part of the retailer’s multi-million-pound investment plan to support its growing network of stores and foster local economic growth.
