Prime Minister joins logistics developer Panattoni to break ground on largest commercial site in the South of England

The largest logistics real estate developer in Europe, Panattoni, has broken ground on one of the largest brownfield sites in the UK, which will initiate the flow of a £900m investment into the economy over the next decade. Panattoni Park Swindon will comprise of 11 net zero carbon buildings totalling 7.2 million sq ft, of brand new advanced real estate space, fit for logistics, manufacturing and data centre uses. The formal ground breaking ceremony was attended by the Prime Minister, Rishi Sunak, Swindon’s Members of Parliament, Rt Hon Robert Buckland MP and Justin Tomlinson MP, and Panattoni CEO for Europe and India and Co-Founder, Robert Dobrzycki, Managing Director for UK, Matthew Byrom, and Head of Development, Southern England & London, James Watson. Speaking at the event, Mr Sunak said: “What we are able to celebrate today is one of the largest investments in the south, one of the largest development sites in the south, that is going to create thousands and thousands of jobs and that is fantastic for the local area. A huge vote of confidence, not just in the UK economy but in the local area in particular. I don’t think this would have happened without the efforts of everyone involved including our two MPs here and what it means is that everyone here can look forward to a brighter future. The economy has been through, of course, a tough couple of years but I believe we have turned a corner and announcements like this show that our plan is working.” Panattoni Park Swindon is committed to its environmental responsibility, achieving net zero carbon in construction, BREEAM ‘Excellent’ certification, EPC A+ and 10% net gain biodiversity. The site benefits from detailed planning consent for a single unit of 1.25 million sq ft and outline planning permission for the whole park. The proposals will generate thousands of new employment opportunities, including up to 7,000 new jobs on site and 9,000 indirect jobs in the supply chain over the next 10 years. Speaking on behalf of Panattoni, Matthew Byrom, Managing Director, said: “It was great to welcome the Prime Minister today to unveil the ground breaking of Panattoni Park Swindon. What our commitment today of $1.15bn (£900m) into this project demonstrates, is that the UK post-Brexit remains a highly attractive place to invest; with its stable economy and political backdrop, it gives our capital certainty that our investment is secure. We are confident that this significant level of inward investment will lead to the creation of thousands of new jobs and have a substantive ‘ripple out’ effect to both the local and regional economy. Panattoni Park Swindon will deliver around 7,500 new jobs which is twice the number afforded by the site when it was closed by Honda in July 2021. Dove Valley Park at Foston just off the A50 between Derby and Uttoxeter has seen terrific growth over the last few years, with just under one million sq. ft. built and either sold or let to expanding local and indeed national companies including Hines, MEG, GXO, TopHat and JCB to name a few. It’s also one of the few locations in the East Midlands where bespoke built warehouse or manufacturing space can be offered for sale as well as to rent and it’s possibly the reason why we are seeing increased levels of activity centred on the park in early 2024. Design and build is very much a ‘posh phrase’ for having something built to an occupiers’ needs and their exact specification, but the message that such buildings can often be delivered within as little as 12 months from initial discussions seems to be permeating the local and regional market, particularly as with Dove Valley Park where freeholds can be offered as well as leasehold opportunities.  Given that buying an existing building can often take many months and even then, it might not be ideal for an occupier, if of course a vaguely suitable building can be found, then design and build becomes a more and more keenly followed route when occupiers try and procure new space. The start on site was marked with a groundbreaking ceremony as Goodman and construction partner, Magrock, launched the development’s second phase. Located just three miles from Junction 29 of the M25, the purpose-built facility will provide space for Wayland Games to meet growing customer demand and enhance operational efficiency. The increased warehouse capacity will allow the retailer to stock more products, streamline its operations and use the latest technology to optimise inventory management, order fulfilment, and e-commerce logistics. To enable the company’s continued expansion, a sizeable mezzanine will provide office space and a dedicated production area, including a new creative studio for the company’s own brand Warcradle Studios. The building will also feature a communal space for the local gaming community to meet and play their favourite games. Caddick Construction has completed building work for a new £14.4m warehouse facility in Doncaster on behalf of Waystone Hargreaves Land, meeting the growing demand for new state-of-the-art industrial facilities across Yorkshire. Caddick’s build comprised the initial groundworks, including stabilisation, vibro piling and lifting of the site level by 1.5m. The project itself saw the construction of a steel portal framed and clad industrial warehouse building.  Totalling 191,000 sq. ft, the build also included 9,300 sq. ft office space over ground and first floors, together with associated service yard, car parking, landscaping and drainage infrastructure. Forming part of a wider regeneration plan, Unit B sits within the dedicated employment area of the Unity Connect scheme, strategically located adjacent to junction 5 of the M18 motorway. Plans to develop a 60-acre site in East Leeds have moved closer following its confirmed allocation into the Leeds Site Allocation Plan (SAP) for major employment use. The site, known locally as Brown Moor, is adjacent to the hugely successful Thorpe Park Leeds business destination and The Springs retail and leisure centre. Bounded by the M1 motorway and TransPennine railway line, the site already benefits from connectivity to key infrastructure such as the East Leeds Orbital Route (ELOR) and established bus routes through Thorpe Park Leeds. Last year, leading property regeneration and placemaking experts, Scarborough Group International (SGI) tabled proposals to develop the site for a major new employment park, submitting an outline planning application for up to 55,417 sq m (596,500sq ft) of purpose-built accommodation. ‘Integral’, as the proposed development has been named, aims to deliver a range of high-quality buildings suitable for companies of different sizes within the advanced manufacturing, logistics and industrial sectors, with the potential to support around 1,700 new jobs. In a welcome departure from traditional industrial estates, the scheme will retain the vast majority of the established woodland and hedgerows across the site, while adding to these with new green spaces and landscaping corridors to seamlessly connect into the existing amenities and public rights of way within the adjacent Thorpe Park Leeds, The Springs, and local conurbations to the East and West of the site. A groundbreaking ceremony has officially marked the start of construction of Sonar Portsmouth. Sonar, funded by Fiera Real Estate and developed by Wrenbridge, is located between Limberline Road and Norway Road, adjacent to Hilsea Rail Station and moments from the M27, making it one of the best-connected sites in Portsmouth. McLaren Construction surpasses Net Zero Targets at Landmark Leeds Logistics Hub

A pivotal logistics warehouse scheme now completed in Leeds has met and surpassed its net zero carbon construction targets, delivered by McLaren Midlands and North. Successfully achieving an embodied carbon target to practical completion lower than first proposed, ensuring a more sustainable build and reducing the carbon offset payment, McLaren Construction Midlands and North completed works on Sherburn42 – a 660,000 sq. ft. logistics warehousing space located in Sherburn-in-Elmet at the end of November, appointed by commercial real estate investor and developer, Firethorn Trust. The 37-acre Sherburn42 scheme sits adjacent to the Sherburn Enterprise Park in Leeds and comprises the construction of four Grade-A industrial units ranging from 57,750 to 280,000 sq. ft., with industrial warehouse and office space to support core building services. The design concentrated on helping occupiers reach operational sustainability targets and the project will be accredited net-zero carbon in construction by the UK Green Building Council. Set to achieve a BREEAM ‘Excellent’ rating, the logistical hub features EV charging, full PV coverage and LED office lighting, alongside 4MvApower. The Engineering Services Consultancy Ltd (ESC) was appointed by McLaren Construction Midlands and North to undertake a Whole Life Embodied Carbon assessment of the build at as-built RIBA Stage 5. The subsequent report showed that the contractor surpassed its project target of 550 kgCO2e/m2, achieving 458.32 kgCO2e/m2. Net Zero Carbon in construction is a term that refers to the energy used during the manufacturing of materials, combined with the emissions generated throughout the building’s construction, these are then offset through an internationally recognised carbon credit scheme. This was achieved following initial reductions in the embodied carbon, through a focus on material specification. At present, there is no mandatory requirement to report on Whole Life Carbon outside of London. However, the UK Government is committed to achieving Net Zero Carbon by 2050. Gary Cramp, Managing Director of McLaren Construction Midlands & North, said: “We’re proud to announce that our team has surpassed net zero carbon targets for this pivotal Leeds scheme. “Our project team worked hard to ensure the most sustainable materials were specified, liaising closely with our supply chain. While championing sustainability for the build through the reduction of embodied carbon in the project, we’ve also managed to ensure the offset payment is as low as possible for our client, Firethorn, of which we have a fantastic relationship. “Now complete, Sherburn42 will provide incredible opportunities for the region’s workforce, allowing occupiers of all sizes – from multi-national distributors to small and medium-sized enterprises, an attractive, fit-for-purpose, sustainable workspace, providing a head start on achieving their own net zero targets.” Rhiannon Butcher, Sustainability Manager of McLaren Construction Midlands and North, said: “Firethorn was the first industrial and logistics project in McLaren Construction, to achieve net zero carbon in construction. We were able to reduce the embodied carbon in construction and meet the client’s target in part through a high use of cement replacement. “The project team worked hard to collate all of the data required for this assessment, and it has been a learning process for us. Works progressing on next phases of Lincoln Enterprise Park 80% already sold as space is secured by existing tenants including Lincoln-based Krantz Designs

Construction works to deliver the next phases at Lincoln Enterprise Park are progressing to schedule with 80% of space already reserved. Located on the A46 near Thorpe on the Hill, Lincoln Enterprise Park is progressing with phases 7 to 10, which will bring an additional 34,500 sq ft. to the park and could potentially create up to 100 new jobs. Following the continued demand for commercial property in and around Lincoln and a successful planning appeal in 2021, developer and site owner LEP Developments commenced works in October last year, acting as both developer and contractor. With groundworks done, steel frames ups and roofs complete, works to phases 7 and 8 – which are 6,500 sq ft. each – are on schedule. In total, phases 7 to 10 will bring 13 new mixed-use units ranging from 1,451 to 11,500 sq ft. to Lincoln Enterprise Park, offering in-demand expansion opportunities for current occupants and new commercial premises for other businesses. Current occupant and bespoke kitchen and furniture manufacturer, Krantz Designs, has been on Lincoln Enterprise Park since 2020. With its expanding client portfolio and desire to manufacture all its products in-house, the company has bought phase 7 as well as securing the lease of part of another unit as part of phase 9, giving the company a total of 20,000 sq ft. at the park. Managing director of Krantz Designs, Jamie Krantz, said: “With our showroom on historic Bailgate in Lincoln, we currently manufacture about 90% of our products here at Lincoln Enterprise Park, but for some time have wanted to increase that to 100%. We had no desire to move from the park as it’s the perfect location for us, is well managed and has a supportive business network, therefore when Nick secured planning for the next stage of expansion, I jumped at the chance to design and build our new HQ. “We will have approximately 30 skilled team members at the park when we move into our new spaces later this year, which will include CAD technicians, cabinet painters, machinists and office personnel, and we will be recruiting in due course to fill new roles. The team and I are pleased to be continuing our journey at Lincoln Enterprise Park.” Managing director of LEP Developments, Nicholas Falkinder, said: “At Lincoln Enterprise Park we support economic growth by providing our premium product in a unique and highly accessible location. “Because of what we have on offer here and the service we provide, we have been fully occupied for over seven years. Jamie and the team at Krantz Designs are a great example of the business community at the park and how we support those businesses through leasehold agreements, then on to freehold opportunities if required. “From the outset interest in the new units has been high and this resulted in 80% pre-construction sales in just a matter of months. The majority have been taken by existing occupants, which is what we strive for, and we are welcoming some exciting new businesses later in the year. “I’m passionate about this park and its success, and for the first time we are developer and contractor, which is an incredible journey to be on to both ensure quality and see the progress onsite each day.
