Work Begins on First Phase of Olney Park Mixed-Use Masterplan

The Milton Keynes Studio of national architects, GSSArchitecture, are delighted to share that Parkway Construction have recently started on site on site for the construction of a new industrial unit at Olney Park, as part of a wider mixed-use masterplan developed for Angle Property. GSS were appointed by Angle Property, a leading property developer and investor, to design the wider mixed-use masterplan, which incorporates industrial units, retail and fast food, a nursery and later living accommodation. The proposed landscaping will provide a high-quality amenity for visitors, employees and residents of the later living accommodation to enjoy, with areas of grassland and wildlife friendly habitats created, alongside ornamental tree specimens which will act as focal points where site users can enjoy the seasonal displays. These plans have benefitted from the guidance of GSSArchitecture’s specialist Health and Wellbeing Working Group, whose focus is to research and apply the latest Health and Wellbeing practices into their designs, significantly improving these developments for those who will be visiting them for work and leisure. Speaking of the mixed-used masterplan at the Olney Park site, Tony Williamson, Executive Director at Angle Property, said “Angle Property is delighted to now have commenced work on site to deliver this mixed-use development.  The development will create a range of buildings for various uses which will provide services and employment to the local community as well as a state-of-the-art care home to care for elderly residents.  We have recently announced plans and details for further phases and these will be consulted upon and progressed over the remainder of the year. Many thanks to Parkway, GSSArchitecture, WS Project Consulting and many others for getting this project to commencement on site.” This current stage of the delivery of the overall masterplan consists of the design and construction of a new 1100m2 light industrial unit, with the project consisting of integral office accommodation, associated service yard and site-wide infrastructure. The unit will be two-storeys in height and is designed to be contemporary in appearance, with an industrial aesthetic, and sits back from the main access road to facilitate a landscape buffer between the building and the road. The construction of this first industrial unit marks the beginning of the entire 11-acre mixed-use masterplan development, which GSSArchitecture are helping to deliver over several phases. Industrial demand at a peak as businesses head to The Pensnett Estate

A flurry of new lettings at one of Europe’s biggest secure industrial and business estates, in the Black Country, is signalling growing confidence in the industrial market. LCP, the national commercial property and investment company, says demand for industrial property is at a peak, with voids at The Pensnett Estate in Kingswinford now under 1% – an historic low. It has signed deals with Milton Cable Management Systems, JL Drinks Ltd, and Ground Investigation & Piling Ltd in quick succession for units at the estate. Milton Cable Management Systems has signed a 10-year lease for Building G, Bay 2 at Prime Point, making this speculative development now fully let. The 24,505 sq ft unit will be used for the new business, which is part of the Hudson Group that operates RMS Cable Management in Hampshire and ArmorDuct Systems Ltd, based on The Pensnett Estate. Simon Hudson-Smith, owner director of the Hudson Group, said: “We were looking for suitable premises and one of the attractions of this unit was that it falls within DY5, Dudley’s Business and Innovation Enterprise Zone so that was a big incentive financially as we can get business rates relief. “The new unit will house Milton Cable Management Systems, which has been created to manufacture and market a cable basket system that we believe is under-utilised but has huge potential and it will also give us the opportunity to expand. “Some of the staff from ArmorDuct will transfer over but I hope over the next two to three years that we can create between 20 and 30 jobs.” Phase two of LCP’s multi-million pound Prime Point scheme comprises 100,000 sq ft of prestigious industrial units, with tenants Stiltz Ltd, the home lift company; Total Kare, which specialises in lifting and testing equipment for heavy duty commercial vehicle workshops; and Glendenning Limited. GIP Ltd, one of the largest geoenvironmental and geotechnical engineering companies in the Midlands, has signed a five-year lease for Building 62 Bay 3, a 5000 sq ft unit as it relocates from Wolverhampton, where it has been based for the past 20 years. Julian Hughes, managing director, said: “The new premises are part of a Geo-hub that we are setting up for our staff to use as a mix of home, site and office working promoted in part by the pandemic. “We are mostly a cloud-based operation, other than the drilling, so the unit at The Pensnett Estate will be a space for folks to meet, log, prep testing, as well as giving the younger geologists the opportunity to have the mentoring structure that has been difficult over the pandemic. “The new space will have folks coming in more frequently, but I am allowing them to choose their working hours and how much time they spend on site, at home or in the new office environment.” The business employs 20 staff and also uses specialist geo-services on a sub contract basis.   The final major letting is JL Drinks Ltd, which has signed a five-year lease for Building 18, a 13,053 sq ft unit. Paula James, LCP’s industrial lettings manager, said: “The industrial property market is at its peak and the take up is the best I have seen in 20 years of being involved in the property letting market, which is why we are seeing voids on The Pensnett Estate at under 1%. “These lettings, after a very challenging 16 months, demonstrate that there is significant demand for good-quality industrial units in the region. The Pensnett Estate’s strategic location also makes it an attractive proposition for businesses that need quick and easy access to motorways.” The Pensnett Estate is one of the largest secure business estates in Europe, and home to 160 businesses in over 2.4 million sq ft of commercial property. Panattoni underway with 345,414 sq ft speculative logistics facility in the Midlands

Panattoni, the largest industrial real estate developer in Europe, today announced its underway speculatively developing a 345,414 sq ft logistics facility at Tamworth. The new facility, Tamworth 345 is located on the A5 connecting to the heart of the Midlands motorway network, just minutes from junction 10 of the M42. Construction of strategic rail freight connection begins at SEGRO Logistics Park Northampton Gateway

Construction has begun to create the connection for the 35-acre strategic rail freight interchange (SRFI) at SEGRO Logistics Park Northampton Gateway. As part of the development SEGRO is investing £190 million into infrastructure, including the new SRFI and significant improvements to the surrounding road network. To coincide with this latest project milestone, new CGI images have been released showing for the first time how the development will look once complete. The 450-acre state-of-the-art multi-modal logistics development will be home to five million square feet of modern sustainable warehouse space and logistics facilities. Strategically located next to junction 15 on the M1 motorway, the first plots are expected to be available to build upon later this year. Over the coming weeks the construction activity will be largely focused on earthworks, including stripping the topsoil for the rail connection, freight terminal, building plateaus and estate roads. Andrew Pilsworth, Managing Director, National Logistics at SEGRO, said: “The World Economic Forum estimates that nearly a quarter of the UK’s population is expected to permanently change the way they shop following the pandemic and it is thought that e-commerce could rise from 19.2% to 53% by 2028. “It will only be possible for people to buy more goods online if they choose to and to have them delivered in a timely manner if we continue to develop high quality warehouse space in the right locations, such as SEGRO Logistics Park Northampton Gateway. At this site we will also have the added benefit of the rail freight terminal which will enable these goods to be transported around the country in a more sustainable way.” Work first started on site in January 2020, with enabling works to prepare the site for construction, including ecology, archaeology and ground investigations, taking place in May 2020. The infrastructure improvements are being delivered in partnership with Highways England, Network Rail and local authorities, and are anticipated to be complete by the end of 2023. The development of SEGRO Logistics Park Northampton Gateway is expected to create approximately 7,500 direct jobs, with around 120 created during the infrastructure construction phase. SEGRO is working alongside local council and community partners to deliver an employment and skills programme that will provide training and employment opportunities for members of the local community. The site will include over 80 acres of parkland and amenity grassland, 18km of footpaths, 20km of hedgerows and the planting of 60,000 new trees. Strategic rail freight interchanges are an essential part of the UK’s logistics network, contributing £1.7bn* to the economy. They also play a vital role in easing congestion, with each freight train removing up to 76** HGVs from Britain’s roads. Rail freight is also significantly cleaner and greener than road or air freight, with every tonne of freight transported by rail generating 76% fewer carbon emissions compared to road haulage**. SEGRO has incorporated a successful intermodal SRFI, operated my Maritime Transport, at SEGRO Logistics Park East Midlands Gateway near Castle Donnington. It can accommodate up to 16 freight trains a day and provides direct access to the UK’s SRFI network, as well as major UK ports such as Southampton, Felixstowe, London Gateway and the Channel Tunnel.

What Methods Do We Use to Examine the Extent of Construction Materials? In addition, the same procedure goes to estimate the density of a liquid. Material testing is critical in concrete production, a composite material that comes from many distinct components. Concrete is an excellent example of a product whose quality is highly reliant on materials testing results. Water, cement, and air are all used in concrete production, while good bits such as sand and coarse aggregates like gravel account for most of the total volume. To determine the hardness of the concrete, you need to consider the mix and kinds of aggregates used in its production. Examining the particular gravity of concrete is a reliable method to verify that it will withstand the weight of a structure without breaking or crumbling. What Is the Purpose of a Weighing Scale in Construction? When working on design and construction projects, it is beneficial to have an accurate weighing scale. When managing your supply of construction and design materials, keeping track of stock levels is critical.  An insufficient supply of materials may prevent the project from moving further. SGP completes first phase at Aberdeen’s new urban logistics park

Stephen George + Partners (SGP) is delighted to announce the completion of the comprehensive refurbishment of a 74,600 sqft building to Grade A standard logistics, storage and distribution warehouses at Aberdeen One, a new urban logistics park in the Altens Industrial Estate on the south side of Aberdeen. Working closely with client Titan Investors, SGP reconfigured the existing building into two units of 28,000 sqft and 40,000 sqft (plus office provision), with the former being a shell only refurbishment and the latter pre-let to FedEx. Explains Marcus Madden-Smith, Partner at SGP: “Aberdeen One is a new area for logistics at the popular Altens Industrial Estate, historically well established in the oil and gas industry but equally able to diversify to meet the growing demand for logistics and distribution hubs in the area. We took the decision to reuse, repurpose and refurbish the existing structure as a sustainable alternative to demolishing it. We developed the size and layout of the units and surrounding service yard to meet the needs of the local market and our client has already disclosed the likelihood of future phases on site.” In addition to new internal walls to create the subdivision, the external envelop has been reclad with a neutral palette of grey and white cladding, creating a contemporary modern look. Additional level access doors have been added to both units. Unit 1 includes a new external office area, plus eight dock levellers, three of which are to accommodate the double deck trailers of European lorries. Prologis expands Birmingham logistics park to meet growing demand for urban logistics facilities

Prologis, the UK’s leading developer of industrial logistics parks, today announced plans to expand Prologis Park Midpoint, Birmingham, to provide more urban logistics facilities for customers in the Midlands. The company, which is headquartered in Solihull, recently acquired around nine acres of land adjacent to Prologis Park Midpoint and plans to develop a new warehouse facility of up to, 165,000 sq. ft on the site of the former fulfillment centre. The acquisition was facilitated by Coltham Developments who worked with Prologis to secure the land.  Speaking about the expansion, Ian Romano, from the Capital Deployment & Leasing Team at Prologis UK, said: “This acquisition presents a rare opportunity to acquire a prime site in a well-established and highly sought-after logistics location in Birmingham. We’re very pleased to have worked closely with Coltham to secure this and look forward to delivering a further phase and expanding Prologis Park Midpoint, which already holds over 1.4m sq ft in five fully-leased buildings. “The Birmingham conurbation, is the second most populated region in the UK (behind London) and has a dwindling supply of land for industrial use, largely due to a loss of space to residential development and the constraints of the greenbelt.  As a result, we could soon be facing the same problem as the capital, where there is limited space available for warehouses and distribution centres close to the businesses and homes that rely on their services. “Situated close to the M6, M6 toll and M42 motorways, and benefiting from excellent transport links for rail and air freight too, the planned new building at Prologis Park Midpoint will enable us to meet growing demand for urban logistics facilities within the UK’s logistics Golden Triangle.” Stuart Franks, Development Director at Coltham Developments Ltd, said: “Great to have completed the acquisition of this prime site for Prologis.
