Icon Industrial delivers first of two new units in Harlow

Icon Industrial, a strategic joint venture by leading commercial property developer, Stoford and private global investment firm, TPG Real Estate, has completed the first of two new Grade A warehouse developments in Harlow.   The JV has delivered Unit D, a bespoke last mile distribution unit of 84,407 sq ft at Icon Harlow in Essex, on behalf of an international online retailer.  The new building is part of phase two Icon Harlow, providing almost 200,000 sq ft of much needed Grade A warehouse accommodation for the London-Stansted-Cambridge corridor. A second unit (E) is under construction on a speculative basis, with completion scheduled for October 2021. The Grade A unit will extend to 112,000 sq ft and provides the rare opportunity to occupy one of the only available buildings over 100,000 sq ft in the north M25. Phase one of Icon Harlow completed last year and comprised three highly specified units, including two speculatively constructed. Works underway on £10m manufacturing facility in Mansfield

Midlands contractor G F Tomlinson is progressing with the construction of a light manufacturing facility on Hamilton Way, Oakham Business Park, Mansfield. The £10million scheme will see the build of a new single-storey facility and basement space for a UK leading multi-sector manufacturer based in the East Midlands. The 80,000 sq. ft production facility, which is due for completion in early 2022, will comprise of a ground floor with workshop and office space including staff facilities, and a basement level for storage. The new building will be cladded and feature composite insulation panels to the walls and roof and adjacent will be an external service yard with two artic loading bays and car parking spaces over three levels for 139 cars. Previously allocated as Employment Land, the steel frame of the build is now complete. Works are progressing with brickwork, roofing and wall cladding, which will be followed by the construction of ground bearing and suspended floor slabs, and the installation of fire protection and first fix M&E services. G F Tomlinson is working alongside project manager and principal designer Jackson Design Associates and Webb Gray Architects – both firms the contractor has worked with previously on office and industrial projects in Mansfield and Lichfield. Work Begins on First Phase of Olney Park Mixed-Use Masterplan

GSS were appointed by Angle Property, a leading property developer and investor, to design the wider mixed-use masterplan, which incorporates industrial units, retail and fast food, a nursery and later living accommodation. Industrial demand at a peak as businesses head to The Pensnett Estate

A flurry of new lettings at one of Europe’s biggest secure industrial and business estates, in the Black Country, is signalling growing confidence in the industrial market. LCP, the national commercial property and investment company, says demand for industrial property is at a peak, with voids at The Pensnett Estate in Kingswinford now under 1% – an historic low. It has signed deals with Milton Cable Management Systems, JL Drinks Ltd, and Ground Investigation & Piling Ltd in quick succession for units at the estate. Milton Cable Management Systems has signed a 10-year lease for Building G, Bay 2 at Prime Point, making this speculative development now fully let. The 24,505 sq ft unit will be used for the new business, which is part of the Hudson Group that operates RMS Cable Management in Hampshire and ArmorDuct Systems Ltd, based on The Pensnett Estate. Simon Hudson-Smith, owner director of the Hudson Group, said: “We were looking for suitable premises and one of the attractions of this unit was that it falls within DY5, Dudley’s Business and Innovation Enterprise Zone so that was a big incentive financially as we can get business rates relief. “The new unit will house Milton Cable Management Systems, which has been created to manufacture and market a cable basket system that we believe is under-utilised but has huge potential and it will also give us the opportunity to expand. “Some of the staff from ArmorDuct will transfer over but I hope over the next two to three years that we can create between 20 and 30 jobs.” Phase two of LCP’s multi-million pound Prime Point scheme comprises 100,000 sq ft of prestigious industrial units, with tenants Stiltz Ltd, the home lift company; Total Kare, which specialises in lifting and testing equipment for heavy duty commercial vehicle workshops; and Glendenning Limited. GIP Ltd, one of the largest geoenvironmental and geotechnical engineering companies in the Midlands, has signed a five-year lease for Building 62 Bay 3, a 5000 sq ft unit as it relocates from Wolverhampton, where it has been based for the past 20 years. Julian Hughes, managing director, said: “The new premises are part of a Geo-hub that we are setting up for our staff to use as a mix of home, site and office working promoted in part by the pandemic. “We are mostly a cloud-based operation, other than the drilling, so the unit at The Pensnett Estate will be a space for folks to meet, log, prep testing, as well as giving the younger geologists the opportunity to have the mentoring structure that has been difficult over the pandemic. “The new space will have folks coming in more frequently, but I am allowing them to choose their working hours and how much time they spend on site, at home or in the new office environment.” The business employs 20 staff and also uses specialist geo-services on a sub contract basis.   The final major letting is JL Drinks Ltd, which has signed a five-year lease for Building 18, a 13,053 sq ft unit. Paula James, LCP’s industrial lettings manager, said: “The industrial property market is at its peak and the take up is the best I have seen in 20 years of being involved in the property letting market, which is why we are seeing voids on The Pensnett Estate at under 1%. “These lettings, after a very challenging 16 months, demonstrate that there is significant demand for good-quality industrial units in the region. The Pensnett Estate’s strategic location also makes it an attractive proposition for businesses that need quick and easy access to motorways.” The Pensnett Estate is one of the largest secure business estates in Europe, and home to 160 businesses in over 2.4 million sq ft of commercial property. Construction of strategic rail freight connection begins at SEGRO Logistics Park Northampton Gateway

Construction has begun to create the connection for the 35-acre strategic rail freight interchange (SRFI) at SEGRO Logistics Park Northampton Gateway. As part of the development SEGRO is investing £190 million into infrastructure, including the new SRFI and significant improvements to the surrounding road network. To coincide with this latest project milestone, new CGI images have been released showing for the first time how the development will look once complete. The 450-acre state-of-the-art multi-modal logistics development will be home to five million square feet of modern sustainable warehouse space and logistics facilities. Strategically located next to junction 15 on the M1 motorway, the first plots are expected to be available to build upon later this year. Over the coming weeks the construction activity will be largely focused on earthworks, including stripping the topsoil for the rail connection, freight terminal, building plateaus and estate roads. Andrew Pilsworth, Managing Director, National Logistics at SEGRO, said: “The World Economic Forum estimates that nearly a quarter of the UK’s population is expected to permanently change the way they shop following the pandemic and it is thought that e-commerce could rise from 19.2% to 53% by 2028. “It will only be possible for people to buy more goods online if they choose to and to have them delivered in a timely manner if we continue to develop high quality warehouse space in the right locations, such as SEGRO Logistics Park Northampton Gateway. At this site we will also have the added benefit of the rail freight terminal which will enable these goods to be transported around the country in a more sustainable way.” Work first started on site in January 2020, with enabling works to prepare the site for construction, including ecology, archaeology and ground investigations, taking place in May 2020. The infrastructure improvements are being delivered in partnership with Highways England, Network Rail and local authorities, and are anticipated to be complete by the end of 2023. The development of SEGRO Logistics Park Northampton Gateway is expected to create approximately 7,500 direct jobs, with around 120 created during the infrastructure construction phase. SEGRO is working alongside local council and community partners to deliver an employment and skills programme that will provide training and employment opportunities for members of the local community. The site will include over 80 acres of parkland and amenity grassland, 18km of footpaths, 20km of hedgerows and the planting of 60,000 new trees. Strategic rail freight interchanges are an essential part of the UK’s logistics network, contributing £1.7bn* to the economy. They also play a vital role in easing congestion, with each freight train removing up to 76** HGVs from Britain’s roads. Rail freight is also significantly cleaner and greener than road or air freight, with every tonne of freight transported by rail generating 76% fewer carbon emissions compared to road haulage**. SEGRO has incorporated a successful intermodal SRFI, operated my Maritime Transport, at SEGRO Logistics Park East Midlands Gateway near Castle Donnington. It can accommodate up to 16 freight trains a day and provides direct access to the UK’s SRFI network, as well as major UK ports such as Southampton, Felixstowe, London Gateway and the Channel Tunnel.

Materials testing applications are usually included in the research and development process to verify that the final product satisfies quality and safety requirements.  Balances and scales play a crucial function in the testing of building materials. What is the purpose of testing construction materials? There is a wide range of circumstances to evaluate the properties and behaviour of substances such as metals, masonry, concrete, and asphalt during a material testing procedure. The most apparent purpose of testing is to ensure that the finished product will perform as planned and will be able to withstand the pressures associated with that purpose. In addition to safety and economic considerations, professionals should perform material testing to verify that material is appropriate for the design and structure made on a particular place or site. How to Set Up a Field Laboratory for the Testing of Construction Materials Establishing a field laboratory to test building materials is often required in the contract agreements for large-scale construction projects. Launching a remote place may help to alleviate specific logistical difficulties. The Advantages of Using a Field Laboratory Transporting large quantities of samples or test elements to the main lab is quite expensive, time-consuming, and fraught with the possibility of materials lost or specimens bound to be damaged.  Time restrictions may apply to the execution of specified tests and the reporting of findings.  When the sheer number of tests needed on a single project needs to be a part of the everyday workload of a central lab, it may be difficult for them to handle. Planning the Place and Procedures Most central building materials labs begin with a few essential things and gradually add additional equipment as the demand for it arises over many years. When you have to set up a testing lab from the ground up in a short period, you must think differently.  In some instances, reassigning existing equipment from the main facility may be possible if the needs are simple and will only be in place for a brief period. However, the little provision will go a long way toward securing the launch of a well-equipped remote lab and assurance of the safety of the people and the raw materials. What Methods Do We Use to Examine the Extent of Construction Materials? Materials examination and testing encompass a wide range of applications investigating the composition, biological properties, and chemical characteristics of several different materials.  Even though the specific tests used vary from industry to industry, popular methods include specific gravity, unit mass tests, and density measurement. It also provides compression strength, flexural strength, permeability, tensile strength, and elasticity. Other tests might include heat capacity, thermal expansion, and drying shrinkage for some minimal materials. When determining the specific gravity of cured materials, such as concrete or asphalt, precision balances from Nimbus may be utilized. Specific gravity’s definition is a relationship between the density of a material and the density of a liquid, such as water for liquid or air, including gasses. When used with a weigh-below hook in the field, the CKT and Highland are equally effective. Still, the Highland has the additional advantage of having an internal rechargeable battery for mobility and usage on the job site. For specific gravity testing with the Nimbus precision balance, a sample needs to weigh the balance’s pan, and you need to record the resulting value. The model is then put in a basket connected to the balance’s weigh-below hook and dropped into a water container below, with Nimbus set on a tabletop with a cutout.  After recording the weight of the submerged sample, comparing it to the first result, and calculating the specific gravity of the model, you need to turn off the equipment.
