Globalworth to deploy Honeywell solutions across its commercial building portfolio

European real estate investor to deploy Honeywell solutions across its commercial building portfolio in Romania and Poland to improve operational efficiency and support sustainability efforts Honeywell announced yesterday that Globalworth, a leading real estate investor in Central and Eastern Europe, has selected its connected technology to help increase operational efficiency, support sustainability efforts, and improve the occupant experience across the Globalworth portfolio of commercial office buildings in Romania and Poland. Globalworth will use solutions from Honeywell Forge for Buildings, a comprehensive approach to building system operations and management, to help improve performance and reduce energy consumption throughout its facilities from a single point of control. Buildings are a primary consumer of energy – the UN Environment Programme 2022 Global Status Report for Buildings and Construction found the building and construction sector accounted for 34% of energy demand and 37% of energy and process-related CO2 emissions in 2021. In Europe, the numbers are even more concerning with the buildings sector accounting for 40% of the continent’s total energy needs, 80% coming from the use of fossil fuels.[i] To help reduce this energy demand, Globalworth will use the machine learning models within Honeywell Forge for Buildings to monitor energy consumption across its buildings, down to a device or asset level, and make automatic adjustments to minimise energy consumption while maintaining occupant comfort and productivity. “We believe that building technologies can provide not only better experiences for our tenants but can also add value in helping to achieve operational and sustainability goals – all without sacrificing occupant comfort. We are investing in Honeywell Forge for Buildings for its ability to integrate systems, improve maintenance, and save energy, with the aim of helping us to optimise our selected building operations,” said Dennis Selinas, CEO of Globalworth Group. Honeywell solutions, including Honeywell Forge Site Performance, Carbon and Energy Management, an application of Honeywell Buildings Sustainability Manager, and Honeywell Sine visitor management solutions, will help Globalworth digitalise real estate operations across its facilities in Romania and Poland. “Building inefficiency is a major challenge to Europe’s overarching climate objectives, and with the continuing energy challenges that Europe faces today, there is a pressing need to update existing buildings across the region with the right technology to maximise their energy credentials,” said Mark Loughran, president, Honeywell Central and Eastern Europe. “Honeywell Forge for Buildings represents a ready now solution to this challenge. Globalworth’s implementation of these offerings will support the company in meeting its environmental targets, while maintaining its occupants’ comfort and reducing its overall operating cost.” Globalworth is an innovator and early adopter of technology to help enable world-class experiences for its blue-chip roster of tenants. The company invests in technologies to continue to help improve the operational efficiency, safety and security, and resilience of its buildings while supporting its sustainability goals. Don’t Sweat It This Summer: How to Avoid Corrosion in Backup Chiller Pumps!

Don’t Sweat It This Summer: How to Avoid Corrosion in Backup Chiller Pumps!

Summer is coming to the Northern Hemisphere, which means hospitals and universities will soon be gearing up their comfort cooling systems for use. While it is standard for these institutions to have backup pumps for chillers and closed loop systems, it is also common for these pumps to develop corrosion problems during the offline phase. Cortec® offers relief from these corrosion complications with two water treatments that contain Vapor phase Corrosion Inhibitors. Pros and Cons of Pump Redundancy Hospitals especially—but also universities—need to have redundant systems to make sure operations continue in the case of emergency. If one pump fails, a backup pump will ensure the chiller or closed loop keeps operating with little to no change noticed by the people inside the facility. Unfortunately, the offline period is an extremely vulnerable time for pumps because they are not exposed to their normal corrosion inhibiting water treatment when no water is flowing through. To counter potential surprises and make sure the backup pumps stay in good condition, facilities often alternate between pumps every week or two. However, corrosion can still happen in this short layup period, introducing a slug of corrosion products into the piping when the pump is turned on. This can cause clogging and other complications for a less than smooth startup. The Cortec® Corrosion Inhibitor Advantage One advantage of Cortec® closed loop water treatments is that they protect in multiple phases. Not only do they dissolve in water to fight corrosion on surfaces in direct contact with the circulating stream, but they also work in the vapor-phase, protecting metal surfaces above the water level. This vapor-phase action is exactly what is needed for pumps and piping that are periodically emptied but may contain residual water. Even if the system is complex or empty, Vapor phase Corrosion Inhibitors are able to protect in areas that contact-only corrosion inhibitors cannot reach. Layup of Chiller Pumps on Standby VpCI®-649 is a Cortec® water treatment recommended for protection of chiller pumps. It should be added to the closed loop / chiller water and circulated through the system before the pumps are shut down, leaving behind a corrosion inhibiting film that protects multi-metals above and below the waterline. Dosage is dependent on the length of protection needed—a smaller dose during operation and an incrementally larger dose for longer periods of layup (up to two years). There is typically no need to flush the inhibitor out before bringing the pump back online, making the transition even more seamless than simply having a lower chance of corrosion complications. VpCI®-649 comes with a molybdate tracer for easy detection but is also available with a PTSA tracer for those with molybdate restrictions. For pumps used with HVAC closed loops that reach temperatures of up to 302 °F (150 °C), Cortec® recommends using M-640 L, which also contains contact and Vapor phase Corrosion Inhibitors. It is an excellent replacement for silicates and phosphate/nitrite-based compounds and protects yellow and ferrous metals. It can be used in closed loops during operation or layup, allowing great flexibility for maintenance personnel or water treatment service providers. Don’t Sweat It This Summer Summer is hot, which is why hospitals and universities use comfort cooling systems in the first place. But there is no need to increase the extra heat and sweat of stress from trying to undo a corrosion problem on chiller pumps. Traditional corrosion inhibitors fall short of the goal, but Cortec® Vapor phase Corrosion Inhibitors easily achieve the void space protection needed so offline pumps can be ready to start at a moment’s notice. Contact Cortec® to learn about making life easier for your facility maintenance team this summer: Building, Design & Construction Magazine | The Choice of Industry Professionals

Leading UK manufacturer unveils new ventilation system to help tackle the nation's damp and mould problem

Leading UK manufacturer unveils new ventilation system to help tackle the nation’s damp and mould problem

Leading UK-based manufacturer Ebac has unveiled a new mechanical ventilation with heat recovery (MVHR) system in order to tackle the UK’s damp and mould problem. The UK manufacturer, based in Newton Aycliffe has designed the system to be an easily installed, self-managing, ‘hands-off’ eco-system for tenants and homeowners, offering a major solution to the UK’s damp and mould problem. The unit, which is designed to be installed in any loft opening, is a ‘whole-house’ solution, continually extracting polluted, humid air from within a building and replacing it with fresh air taken from outside the building through a heat exchange system. The unit offers offers further significant cost savings through its patented Smart Control System. Smart Control, which is unique to Ebac, adjusts airflow and performance levels based on live readings from the building’s internal climate, reducing energy usage and requiring no programming from the tenant or homeowner. Ebac, which has manufactured and sold over 2 million commercial and domestic ‘plug in’ dehumidifiers globally, has launched the MVHR as a long-term solution to damp and mould in residential and commercial buildings, which is estimated by the UK government to stand at 3-4% of the four million social housing homes, with 0.2% of those falling below the ‘decent homes standard’. The scale of the UK’s damp and mould problem has come to the fore recently following the tragic death of Awaab Ishak in Rochdale which has prompted new legislation that is due to come into force later this year. Awaab’s Law will place mandatory obligations on private and social landlords to ensure that damp and mould issues are investigated, and serious complaints resolved quickly. The Housing Ombudsman will also be given new powers to help landlords improve performance, in amendments to the Social Housing (Regulation) Bill and social housing landlords will have to investigate and fix damp and mould in their properties within strict new time limits. Andrew Hobson, Sales and Marketing Director at Ebac said: “There are currently around 4.5 million cases of damp and mould across the UK which equates to around 19% of the housing stock- and those are the cases that have been reported. With the new legislation and retrofit requirements for commercial and residential buildings in the lead up to 2050, our system will offer a more cost-effective solution for housing associations, councils and private landlords to ensure that their tenants are living in healthier, more energy-efficient spaces. Our Smart Control feature means that tenants and homeowners do not have to touch the units, only requiring a filter change every 12-24 months depending on usage.” The unit has been launched this month following successful trials across the UK and will be showcased at the Installers Show in Birmingham in June of this year. ICOM urges contractors to familiarise with mix of hydrogen labels

ICOM urges contractors to familiarise with mix of hydrogen labels

The Industrial and Commercial Heating Equipment Association (ICOM) has launched a campaign to clarify the different levels of ‘hydrogen-readiness’ of boilers and other combustion products entering the market. According to the trade body, three types of labels have been created which will signify different hydrogen products: hydrogen-blend; hydrogen-ready; and 100% hydrogen. Currently only hydrogen-blend is available on the market, however, with the UK’s first Hydrogen Champion recently calling on Government for a grid blending decision in 2023[1], ICOM is urging contractors to familiarise themselves now. ICOM Director, Steve McConnell explained: “Use of hydrogen as an alternative to natural gas is a vital step in ensuring we can decarbonise heat in the UK. As a result, there are a growing number of products entering the market which are able to use hydrogen, to a lesser or greater degree. These are labelled in different ways, so it’s important that specifiers and end users understand the different levels of hydrogen-preparedness.” Hydrogen-blend products are able to run on natural gas with up to 20% hydrogen added. Hydrogen-ready products are also able to use up to 20% blends now and, crucially, can be converted quickly and cheaply to 100% hydrogen in the future. 100% Hydrogen products sold in the future will be able to run on a 100% hydrogen gas network without any need for conversion. To explain in more detail, ICOM has launched a paper to establish the definition of hydrogen-ready non-domestic appliances that would be supplied with a 100% hydrogen gas concentration and includes boilers, water heaters, air & radiant heaters and burners. Honeywell Invests In Energy-As-A-Service Market Leader Redaptive to Drive Private Sector Energy Contracting

Honeywell Invests In Energy-As-A-Service Market Leader Redaptive to Drive Private Sector Energy Contracting

Leverages complementary abilities and expertise to enable energy efficiency and sustainability upgrades with little-to-no upfront capital investment for private-sector-owned commercial buildings Honeywell today announced a strategic investment in Redaptive, which will accelerate a collaboration to bring Energy-as-a-Service (EaaS) capabilities to private sector-owned commercial and industrial buildings. This investment helps enable the rapid deployment of technologies designed to reduce carbon emissions across a large portfolio of buildings. This collaboration combines Honeywell’s experience in energy savings performance contracting (ESPC) and building controls capabilities with Redaptive’s innovative data technology and EaaS platform. It provides customers with more ways to baseline current energy usage and reduce consumption to achieve their sustainability goals – with little-to-no upfront investment. Terms of the investment were not disclosed. The energy-performance-contracting market and associated funding mechanisms enable energy improvements without upfront customer capital investment by using the energy savings to fund the work. This approach is well-developed in the public sector, as well as in the education and healthcare markets. However, there remains significant opportunity with private-sector commercial building owners and operators who have traditionally made the full investment in energy audits and upgrades, potentially impeding the opportunity to fully capture energy savings. This collaboration will create the opportunity for customers to generate meaningful energy savings in a capital efficient manner. It also offers accelerated technology deployment to upgrade existing building infrastructure, support capabilities such as on-site renewable energy assets, and deploy advanced controls software, such as Honeywell Buildings Sustainability Manager powered by Honeywell Forge. As part of the collaboration with Redaptive, Honeywell will deploy the Redaptive platform in its own facilities. “The time to reduce the energy use and carbon impact of buildings is now,” said Del Misenheimer, president of Honeywell Building Solutions. “We must find ways to bring much-needed technologies and capabilities to many more buildings. Our work with Redaptive will enable us to help more commercial buildings deploy energy conservation projects with innovative capital deployment models and efficiently deliver asset-level analytical insights.” With this move, Honeywell and Redaptive will enable customers to improve operational efficiency and better support sustainability goals through rapid deployments and uptime improvement, using technologies designed to lower energy use and improve asset health. Redaptive’s data technology is easy to use and deploy at scale, enabling improved energy monitoring and equipment optimisation for customers. “We are thrilled to work with Honeywell to further our shared commitment to boost sustainability efforts in commercial and industrial buildings,” said Redaptive Chief Executive Officer Arvin Vohra. “This collaboration enables us to expand our platform to support businesses with real estate holdings of all sizes to reduce carbon emissions and energy use.” Research shows that the building and construction sector accounts for 34% of energy demand and 37% of energy and process-related CO2 emissions. The EaaS market is growing rapidly due to rising energy costs, and Redaptive is a market leader in this space. The collaboration provides the companies with access to each other’s capabilities. This includes Redaptive’s data technology, energy assessments, and efficient capital deployment to identify the energy conservation measures with the best return on investment, as well as Honeywell Buildings Sustainability Manager to monitor, control and optimise a building’s energy use and carbon emissions.
