Final Homes for Sale at Former Police HQ Site in Stafford

All but a few homes have now been sold at two developments which are transforming the former Staffordshire police headquarters site in Stafford into a new residential neighbourhood. Bellway West Midlands is delivering a total of 141 new homes on the site, off Cannock Road, with 111 properties at Baswich Grange and 30 at neighbouring Berswick Manor. Two homes are still waiting to be released for sale across the two developments, with just the four-bedroom Alder showhome and the five-bedroom Bransford house type yet to be released, at Baswich Grange. A total of five homes are currently available for purchase at both developments, including four at Baswich Grange and one final plot at Berswick Manor. The final properties available to purchase include a mix of three, four and five-bedroom houses, with prices starting from £255,500. Work started on the new homes at Baswich Grange at the end of 2018, with Berswick Manor launching last year to provide an additional range of luxury four and five-bedroom detached houses. Construction on both sites at the former police site in Stafford is on track to be complete by June 2022. “Only the final few homes remain for sale at our two Stafford developments. BELLWAY ACQUIRES PRIME RESIDENTIAL SITE AT INTEGRA 61

£300M Durham Mixed Use Scheme Announces Deal With One Of The UK’s Largest House Builders Citrus Durham has announced a major deal with housebuilder Bellway to build up to 100 new homes at the £300m mixed-use Integra 61 development at J61 of the A1(M). Savills was appointed in Spring 2021 to market the 8-acre site located on the northern part of the Integra 61 scheme, immediately adjacent to Bowburn village. The site already benefits from outline planning consent and following very strong competition, Bellway has now exchanged contracts and is aiming to start on site in Spring next year, subject to detailed approval from Durham County Council. The scheme will comprise a mix of 3 and 4 bed houses with the first units expected to be available from late 2022. Following the completion of major infrastructure works in 2020, Integra 61 is now progressing rapidly and is well on its way to creating thousands of new jobs in the area, adding around £2 billion to the regional economy over the next 10 years. Integra 61 is the largest mixed use employment-led scheme the North East has seen in a generation and is already home to Amazon’s new 2 million sq ft Fulfilment Centre which is fully operational with over 1,000 employees on site. Brownfield regeneration sorely needed as vacant land plots account for just 1.4% of residential listings

Real estate debt advisory specialists, Sirius Property Finance, has revealed that land plots account for just 1.4% of current for sale stock listed on the market and demand is high, with 55% of these already being snapped up by developers. As part of the most recent Budget statement, Chancellor Rishi Sunak announced £1.8 billion of government money to help fund the regeneration of brownfield land up and down the country as part of a mission to satisfy the ever-intensifying need for new homes. The research by Sirius Property Finance shows that the need for these additional land plots is clear, as current levels account for a very small proportion of overall residential sales listings. The research shows that across Britain there are some 677,533 residential property opportunities listed on the current market, with just shy of 10,000 of these coming in the form of land plots available for development – just 1.4% of the total market. What’s more, 55% of these plots have already gone under offer or sold subject to contract. Swansea is home to the highest level of land plot availability, accounting for 1.9% of current residential listings. Aberdeen (1%) and Bradford (1%) are the only other major cities where land plots account for at least one per cent of the current market. While land plot availability may be scarce, demand is high. In Bournemouth, 77% of all land plots listed on the market have already been marked as under offer or sold subject to contract, while Bristol (68%), Newcastle (67%), Cardiff (60%), Edinburgh (57%) and Nottingham (57%), are also home to above average levels of demand. Managing Director of Sirius Property Finance, Nicholas Christofi, commented: “Land plots currently account for a minute proportion of available property purchasing opportunities but the appetite for these plots is clear, with more than half of those listed already being snapped up across the nation. We need more homes and we need them quickly.
