Leading installer of passive fire barriers, Injecta Fire Barrier, are currently delivering a remediation project for a student accommodation building in Nottingham to improve fire safety and meet new legislation. Using the patented Injectaclad system, Injecta Fire Barrier are installing cavity barriers between student’s apartment in compliance with the latest building regulations detailed in the Fire Safety Act (2021) and Building Safety Act (2022). By avoiding replacement of the external façade, Injecta Fire Barrier are significantly reducing both the project costs and the installation time, ensuring the new class of 2024 will be safe. “With project completion expected this November, our team are delivering the Injectaclad system in the high-rise structure with minimal disruption or external amendments. With passive fire barriers installed, the property owner can ensure the future academics of Nottingham are protected with enhanced fire safety in their students digs” says Shaun Tasker, Managing Director at Injecta Fire Barrier. Injectaclad is a fire-retardant sealant that can be seamlessly inserted into a building’s vertical or horizontal cavities to slow the spread of flames and smoke. With its simple installation process, cavity fire barriers like Injectaclad are offering property owners a more cost-effective solution to fire safety in high-rise structures. To install Injectaclad, the Injecta Fire Barrier team pump the solution into mesh socks that are then inserted in horizontal cavities that divide each apartment floor. After installation, Injectaclad will provide passive fire protection for the building for over 25 years. “Injectaclad is an intumescent material, meaning it reacts to heat by expanding approximately 20 times its original volume. This expansion fills any gaps and contains the fire and smoke, meaning the occupants of the Nottingham building will have more time to exit safely in the event of fire” adds Shaun. Following the Grenfell fire disaster, the Fire Safety Act was brought in to place in 2021 and made it compulsory for buildings over 18 metres high to comply with correct fire safety measures.  These legislations have led to more building owners, like the student accommodation in Nottingham, to seek regulatory-compliant safety measures to protect their tenants from fire while minimising costs and disruption. Following the Grenfell Inquiry’s final report in September 2024, pressure has mounted with more UK high-rises being investigated for lacklustre or non-existent fire preventions. “With responsibilities for fire safety increasing, we recommend that that property-owners and contractors act before it’s too late. And, when major renovations to the building’s façade aren’t viable, to consider passive fire barriers for a safe and cost-effective alternative” concludes Shaun. Firethorn Trust expands student accommodation portfolio with Stratford acquisition

Real estate investor, developer and asset manager, Firethorn Trust, has acquired a purpose-built student accommodation (PBSA) development site in Hackney Wick London, under its growing Living platform. Firethorn purchased the site for an undisclosed sum, with planning permission to develop 204 high-quality student beds, 35% of which will be affordable accommodation. It will feature generous amenities, including modern co-working study spaces, common rooms and an outdoor roof terrace. In line with the London Plan, 51% of the accommodation, including the affordable rooms, will be nominated to a London university partner. The remaining beds will be available for direct let to students. The development will also create approximately 1,400 sq. m. of affordable and incubator workspace, working closely with community interest groups to support local businesses and entrepreneurs. With a focus on building quality living spaces with an enhanced specification, this is the second student accommodation scheme to sit within the growing Firethorn Living portfolio, following the acquisition of a 230-bed PBSA site in Leith Walk, Edinburgh earlier this year. Fusion and Cheyne Capital Secure Second Brent Cross Town Site for £275 Million Student Accommodation Development

Fusion Group, one of the UK’s leading privately-owned developers and operators of student accommodation, has partnered with global alternative investment manager Cheyne Capital to acquire a second site in Brent Cross Town for the development of purpose-built student accommodation (PBSA). Brent Cross Town is a major 180-acre mixed-use development in north London, valued at £8 billion. The project is being delivered by Related Argent in partnership with Barnet Council and will eventually feature 6,700 new homes, workspaces for 25,000 people, schools, a high street, leisure spaces, and over 50 acres of parks and playing fields. The newly acquired site will see Fusion and Cheyne Capital deliver a £275 million scheme designed by PRP, which will include approximately 650 student beds along with a range of associated amenities. The planning application for this development is expected to be submitted in the fourth quarter of 2024. The scheme will feature extensive study areas, a digital gaming zone for virtual sports such as football, padel, and tennis, as well as a health kitchen, zero-waste shop, private dining facilities, a yoga studio, a herb garden, and relaxation pods. Situated just minutes away from Claremont Park and close to Brent Cross West station on the Thameslink line, which provides a direct connection to St Pancras International in just 12 minutes, the development boasts excellent transport links to central London universities. Brent Cross Town is also set to host Sheffield Hallam University’s first campus outside Yorkshire. This latest project marks the seventh collaboration between Fusion and Cheyne Capital, and their second venture within Brent Cross Town. Together, their investments in the area will now total approximately £500 million in gross development value (GDV). Fusion and Cheyne’s initial PBSA project in Brent Cross Town, acquired in June 2022 and designed by Glenn Howells Architects, is scheduled for completion in the second quarter of 2025. This development will offer 662 rooms spread across three connected buildings, along with a dedicated events space, café, zero-waste shop, cinema room, e-sports arena, and a KTV karaoke room. The development will also include group and private study lounges, an on-site gym, yoga and wellness studios, a basketball court, and an external terrace. Julian Evans, Land and Planning Director at Fusion Group, expressed excitement about the project, stating, “Brent Cross Town is London’s most exciting new neighbourhood, and expanding our partnerships with Cheyne and Related Argent to bring more than 1,300 student rooms to it is a privilege. Leonard Design Architects has also completed the dressing of the communal spaces, which have been in high demand for prospective occupants, ahead of the accommodation opening to students in September for the 2024/25 academic year. Amenities in the new facility include high-level sky lounges that offer projected views across the city and private courtyard spaces that will provide the opportunity for working, socialising, dining and exercising. One Medlock Street will comprise 1,014 high quality student rooms across 37 storeys, with access to amenity space at ground, first, eleventh and thirty-seventh floors to promote the health and wellbeing of the residents.  The scheme will deliver 13,000 sq ft of resident amenities in total, including a gym, yoga studio, quiet study areas, meeting spaces, screening rooms, shared lounges and games rooms.  The development will incorporate sustainability features including a green living roof, solar PV panels and sustainable materials. Plans also include an 11-storey public art installation across 30 pre-cast panels.  Located in the Deansgate regeneration area, One Medlock is an 11-minute walk from Manchester Metropolitan University. The scheme is also a 20-minute walk from both the main and north campuses of The University of Manchester – two of the UK’s most populous universities. HG Construction will be internally delivering the concrete frame and piling on the scheme, which is due for completion in 2028. Leading provider of groundworks McCoy Contractors has been appointed to deliver the groundworks and hard landscaping for Phase 4 and 5 of The Oaks Student Village in Coventry. This prestigious project will provide an additional 1,210 rooms in purpose-built accommodation for students attending the nearby University of Warwick. The Oaks Student Village, designed by architects Corstorphine & Wright, comprises nine buildings ranging from five to six stories. Phase 1 delivered 378 beds in 2021, with Phase 2 and 3 adding 639 more rooms. Phase 4 and 5 will deliver a further 1,209 rooms.  Having successfully completed the groundworks for Phases 1-3 to the client’s satisfaction, McCoy was awarded the latest £8 million groundworks package by main contractor McLaren Construction. McCoy is delivering a range of groundworks including earthworks, foundations, reinforced retaining walls, external drainage, attenuation tanks, service trenching, and hard landscaping across the extensive site. Despite challenging weather and groundwater conditions, McCoy is working ahead of schedule, underscoring their commitment to delivering complex projects efficiently. “McCoys has made a fantastic start to our project at 120 Longwood Close.On a project with some challenging details the team have performed to a very high standard through a difficult and wet winter,” said Alex Derbyshire, Construction Manager, McLaren Construction. “McCoys has been very agile through change and have enhanced our project team with their vast knowledge and expertise in groundworks. Carter Jonas Achieves Planning Consent for New student accommodation on behalf of St John’s College, Oxford

National property consultancy Carter Jonas has secured planning consent on behalf of St John’s College, Oxford to replace and extend the provision of student accommodation in St John Street in the centre of the city. Grade II College-owned buildings on St John Street will be refurbished to provide improved student accommodation and a new, contemporary single storey common room added to the rear of the terraced properties. External spaces to the rear of St John Street will be relandscaped to create improved external spaces and communal amenities for the students. In common with other Oxford University colleges, St John’s is increasingly under pressure to find suitable accommodation for its growing number of graduate students. This planning consent forms part of a wider review by the College to optimise the use of its existing sites, especially those close to the city centre. In doing so, it will accommodate considerably more students than previously within its own property estate and contribute positively to Oxford City Council’s aim to see as many of Oxford’s student population as possible housed within College-provided accommodation. Work has already begun on site. Award-winning contractor Beard is upgrading the external fabric to significantly reduce heat loss and is installing high performance woodfibre insulation to the internal face of the building. This will greatly increase energy performance at the same time as allowing traditional stonework to breathe. The works also include replacing gas boiler systems with air source heat pumps to provide heating and hot water. To improve air tightness and soundproofing, Beard is upgrading the windows with sensitively designed, secondary internal glazing. The design team has carefully pursued this approach to minimise the impact on the external appearance of the listed buildings. Other special historic features, including existing floors and stonework, will also be protected.
