Award-winning company managing ‘facelift’ at the Crown… One of Belfast’s most iconic pubs is currently undergoing a ‘facelift’ with teams of specialist tradespeople working to ensure the famous Victorian interiors continue to welcome thirsty visitors for years to come. Award-winning Belfast construction and fit-out company, Gilbert-Ash is the principal contractor on the project at the Crown Bar which is owned by the National Trust. Gilbert-Ash are carrying out a number of maintenance-style works in the ‘back of house’ area and to parts of the exterior and roof however, the work inside the bar itself is being carried out by specialist sub-contractors. Gilbert-Ash Fit Out General Manager, Andrew Russell said work of this nature at the Crown Bar takes place every five to seven years. He said: “With so many people visiting the Crown Bar it can be a bit of an ongoing battle to stay on top of the maintenance so having projects like this are very important. “The companies working alongside us are extremely skilled with experts in French polishing, tiling and conservation. “If someone marks one of the tables or perhaps tries to remove an original fitting, it is important the repair work is carried out in a manner which maintains the building’s historic fabric. “Gilbert-Ash has been working on this building since the early 1990s, so we know it very well. It is perhaps the most famous bar in Belfast and there aren’t too many places which look like it from the inside or indeed the outside. “We take great pride in the work we do at the Crown Bar, and it is a real team effort when we work alongside these highly skilled specialists.” Owned by the National Trust and operated by Mitchells & Butlers, the Crown Bar is a Grade A listed building which dates back to the 1880s and was once a Victorian gin palace. The impressive façade is one of the city’s most popular photo spots, and it only gets better when you step inside. The long, red granite topped altar style bar takes centre stage, with its huge casks and polished brass taps, while the mosaic tiled floor and decorative carved ceiling are truly eye-catching. Originally designed to protect Victorian drinkers from the prying eyes of the busy Great Victoria Street, the stained-glass windows are etched with fairies, pineapples, fleur-de-lys, and clowns. The traditional gas lighting also still remains. Andrew said: “The restoration work that has gone on at the Crown Bar has been exceptional, and rightly so as it is a unique building. “During a previous project in it I can remember someone cleaning years of cigarette smoke and general dirt off the ceiling using cotton buds so there was no damage to the original plasterwork. “This is the level of detail that goes into keeping the bar looking its best and it’s work we take great pride in managing.” Gilbert-Ash has a unique approach to construction, fit-out and refurbishment based on the belief that great buildings come about through hard work, inspired innovation and genuine collaboration. Gilbert-Ash appointed to deliver Ireland’s first citizenM hotel

Project will preserve iconic Brutalist landmark facade for the ‘affordable luxury for the people’ hotel Award-winning construction and fit out contractor, Gilbert-Ash, has been appointed as the main contractor to develop Ireland’s first citizenM hotel: citizenM Dublin St Patrick’s. Molyneux House on Bride Street has a long and varied past including spells as a Huguenot Church, a bird market and the offices of well-known Irish architect, Sam Stephenson. The distinctive façade of the building, originally designed by Stephenson, is set to be retained as Gilbert-Ash transforms the site into a 245-room, nine-storey hotel featuring citizenM’s signature bedrooms, inspiring workspaces, a living room filled with art, designer furniture and a 24/7 canteenM serving breakfast, coffee, cocktails, and grab-and-go food. It will also feature a double-height open air art gallery accessible from the ground floor, a terrace courtyard, and four societyM rooms – citizenM’s take on meeting rooms but with a twist. All of these spaces will be open to the public, with societyM rooms available to book for full- or half-day use. The project, designed by citizenM’s long-standing architecture firm partner concrete Amsterdam, will get underway in August 2023 with completion set for early 2025. Known for its hybrid hotel concept that answers to the common frustrations of modern travellers by not only providing a great place to sleep but also to work and play, citizenM currently has 31 hotels across the UK, North America, Europe and Asia. The new Bride Street project next to St Patrick’s Park marks the brand’s first venture into Ireland, although it is actively seeking further opportunities in Dublin city centre. citizenM Dublin St Patrick’s will be Gilbert-Ash’s second project with citizenM, having last year completed the fully modular construction of its London Victoria Station hotel. Polcom delivers 15th hotel furniture project for Whitbread’s Hub by Premier brand

Hotel fitout specialist, Polcom Furniture by Volumetric Building Companies, has delivered its 15th contract for Whitbread’s hub by Premier Inn hotel brand. This latest project for main contractor Gilbert Ash was to manufacture and install the guest room furniture for the new hub by Premier Inn hotel in Clerkenwell, London. Designed by Sheppard Robson, the 180-bed hotel is part of a £38m mixed use development on the site of a former carpark in central London. It is one of 15 hub by Premier Inn hotels now in operation across central London and Edinburgh – all fitted out by Polcom. The project managers for the scheme were Cumming Group. Polcom manufactured around 1,700 items of furniture for the new four-storey hotel and for three hub by Premier Inn room designs – standard, bigger, and accessible rooms. Paul Quinn, Associate Director of Cumming Group, said, “We have worked on a number of Whitbread hotel projects with Polcom. The quality of their furniture and fitout on the Clerkenwell project was exactly as expected. The furniture is manufactured to a consistently high standard and optimises the space really well.” Fitted furniture was provided for the bedrooms in a matt ecru finish and included a closet with mirror, coat panel, bed base with integrated storage, headboard with recesses, pull-out table, and partition between the bedroom and ensuite. The bigger rooms feature a king-sized bed, headboard, desk and closet. Polcom also provided a vanity unit for each of the ensuites in an ecru finish with a contrasting wood-effect trim. Polcom is now working with Gilbert Ash on two other hub by Premier Inn projects in London – Camden High Street and Old Marylebone Road. Its team has worked on Whitbread hotel projects for over a decade. PwC’s new Merchant Square offices will ‘transform city into a global centre of innovation’ Leading construction and fit-out company, Gilbert-Ash, has handed over one of the most ground-breaking projects to be completed in Northern Ireland in recent years. The award-winning company was the fit-out contractor for PwC at Merchant Square, a £14million project which has created 200,000 sq ft of Grade A office space over nine floors in Belfast city centre. Gilbert-Ash appointed to deliver £17M construction project at Trinity College First building work at historic Oxford site for over 50 years

Leading UK construction, refurbishment and fit out contractor, Gilbert-Ash, has won a £17million design and build contract at one of England’s most historically significant colleges.   Trinity College, a constituent college of the University of Oxford, was granted planning permission last year for the erection of the new high-quality building. It is set to provide teaching facilities, residential accommodation and a multi-purpose auditorium. Gilbert-Ash will construct 45 new en-suite study bedrooms, five dedicated teaching rooms, three multi-purpose areas for music practice rooms, additional teaching rooms and a basement for plant and storage. Advanced logistical planning is pivotal in this project as the new building will be located on a sensitive site close to several listed buildings and gardens. It represents the first major building project at Trinity College for over 50 years. The new building will also be home to additional formal study spaces, a new reception area designed as an orangery overlooking the gardens and two additional student kitchens. There will be a kitchen to provide catering facilities, laundry and basement storage facilities, as well as male, female and gender-neutral bathrooms and ancillary accommodation. It has been designed in a classical manner with traditional materials being carefully considered to reflect the established architectural character elsewhere in the college. It will have stone-faced elevations finished in a honey coloured ashlar limestone to complement buildings across the college and ensure it sits comfortably with its historic setting. Having constructed the student accommodation at Wadham College, Gilbert-Ash has a well-established working relationship with the University of Oxford and has a deep knowledge of working in areas of significant historical importance. The structural challenges have been addressed through the sub and superstructure strategies, which include contiguous piled basement retaining walls, internal load bearing piles with in-situ concrete basement and ground floor slabs. The superstructure will be an in-situ RC frame up to roof level with proprietary timber trusses and large concrete transfer beams at first and ground level to accommodate large open column free spaces. Last week, leading UK construction, refurbishment and fit out contractor, Gilbert-Ash marked its recent growth by unveiling a collaborative As One exhibition at an event at The IET, London. Attended by over 100 high profile guests from the across the design and construction industry, the considered collection celebrates twenty three iconic projects. The exhibition has been designed to represent how Gilbert-Ash has grown significantly in this time as a result of its unique collaborative approach working with its team, partners and clients to create landmark buildings around the world. Selected and interpreted by Hugh Mulholland, one of the UK and Ireland’s leading visual art curators and currently Senior Curator of The MAC (Metropolitan Arts Centre) in Belfast, the imagery includes recent, high-profile projects.   These include the Cambridge Mosque, stand-out Royal College of Pathologists headquarters, the award-winning City of London Freemen’s School swimming pool and the stunning new build of the renowned Mountview Academy of Theatre Arts. Curator Hugh Mulholland commented: “As One” is a considered collection that brings together imagery from Gilbert-Ash’s most recent, highest profile projects.  In totality, the exhibition symbolises the company’s ‘as one’ approach. But take a closer look and you’ll discover that each photograph does too. Wood, glass, stone and the environment in which each building exists work together to create a unity much greater than the sum of the parts. Gilbert-Ash Completes Project in Tech-City

Award-winning UK construction, refurbishment and fit out contractor, Gilbert-Ash, completed the redevelopment of Arnold House in the fast-growing ‘Tech-City’ area of London. The former warehouse now contains a 75,000 sq.ft. stand-out office and retail space. The £15 million project included a three-story extension reflecting the design of the existing building. It combined its current industrial impression with a high standard modern workplace environment to cater for the thriving technology and media businesses in South Shoreditch. Working closely with Buckley Gray Yeoman architects, the team at Gilbert-Ash transformed the seven-storey building to reveal collaborative open-plan spaces with exposed concrete columns and efficient floor plates. High-ceilings and significant natural light adds to the development to create a contemporary environment. The ground floor, encompassing retail outlets and a spacious reception area, includes a curtain wall glazing exterior and black steel cladding panels for the signage zone. The façade also incorporates brick cladding and brick slip panels over new external walls. An inverted roof with decking has created terrace spaces, with tenants able to enjoy views of the Shoreditch streetscape. “The final internal and external Arnold House refurbishment works well in the surrounding modern Tech-City environment. The contemporary space has been carefully constructed to keep the industrial style of the building but with additional features you would expect in a productive, collaborative space. From the ground floor to the roof terrace and landscaped courtyard, we aimed to create a space that would meet the needs of today’s modern, flexible workforce. The building includes office space with retail units on the ground floor in a fantastic location, right in the heart of Tech City,” said Gerard Mullan, Gilbert-Ash Project Manager. Located on the corner of Great Eastern Street and Holywell Lane, the new development is a BREAMM Very Good building with a WiredScore Gold certification. The building was completed and handed over on the 10th of August.
