Willmott Dixon Delivers New Homes

Willmott Dixon has won a £34 million council house building contract to deliver 266 new homes on a site in Wolverhampton. The company will be completing the project for WV Living on the site for the Wednesfield High School on Lakefield Road, Wednesfield. The new development, named ‘The Marches’, will include 67 affordable homes and comprise of one, two, three and four bedroom homes for sale. “This is fantastic news for WV Living and for the city, The Marches will provide much needed quality homes to rent and high quality homes to buy. WV Living is continuing to support the overall house building programme in the City of Wolverhampton and in appointing Willmott Dixon we will also see real, long-lasting benefits for the local community,” said Kate Martin, Director for Housing, City of Wolverhampton Council. “Willmott Dixon’s business commitment to social value and sustainable futures is a real strength and we are confident this development will also boost local business and skills, and add further pace to housing growth across the city,” added Kate Martin. Willmorr Dixon is working with BM3 Architecture on this project and the first homes are scheduled to be ready for tenants by the end of the year. 67 homes out of the total of 266 will be affordable. “We are delighted to be working with WV Living to develop and build over 260 new houses and apartments, creating new housing stock for the people of Wolverhampton. At Willmott Dixon, we also believe we have a purpose beyond profit and that includes leaving a lasting positive legacy in the areas where we work,” commented Simon Liversage, Director for Willmott Dixon in the Midlands. The development is part of WV Living’s plans to deliver more than 1,000 new homes across the city over four years. WV Living is also developing three further sites as part of its phase one developments, with 52 houses on the site of the former Danesmore Park Primary School in Ashmore Park, 25 at the former Ettingshall Primary School site, and 40 at the former Prouds Lane leisure centre site.

Cavanna Homes Reports a Year of Growth

Cavanna Homes, a homebuilders from the South West, has announced another year of steady growth and a record number of sites in development across its region. The Torquay-based firm, which currently has new homes for sale in seven locations in Devon, Cornwall and Dorset, will be bringing forward an additional five sites this year, including Wincanton in Somerset, making it the busiest construction year in the company’s 95 year history. Pre-audited figures show a £64.7 million turnover in 2018 which represents a 6.4% increase on the previous year. Moreover, a total of 290 new homes were sold; 201 open market and 89 affordable homes for rent or shared ownership through a housing association. Last year’s results have been welcomed by the company, especially in light of the decline in the property market. “It’s been well publicised that nationally the housing market has taken a bit of a downturn, and the South West is no exception. The uncertainty over a Brexit ‘deal or no deal’ is causing people to wait and see what this will mean for the country and their own personal circumstances. Whilst there has been a dip in numbers of visitors to our showhomes over the last few months, the prospective buyers we’ve seen have been extremely positive of both the quality and specification of our new homes as well as the overall developments,” explained Cavanna Homes’ Managing Director Keith Miller. For 2019 the company has a range of new homes for sale at seven Westcountry locations: Bodmin in Cornwall and Holsworthy, Barnstaple, Stoke Gabriel, Paignton, Torquay and Newton Poppleford in Devon. Last year’s Autumn Budget focused heavily on housebuilding, with a bold aim of building 300,000 houses on average each year. At this week’s Conservative Party Conference James Brokenshire, Secretary of State for Housing, Communities and Local Government, reaffirmed the Government’s commitment in this area, stating housing continued to be their biggest domestic priority. And it is no surprise, as it remains under immense pressure to build the homes needed for the growing population. It is reassuring that the Government is upbeat about reaching its ambitious targets, for both those who are looking to get on the property ladder and suppliers to this market, and how it plans to achieve them. We particularly welcome a plan led approach to development and removing barriers in order to speed up the planning process. Such reforms will ensure more there is more opportunity for development through smarter use of land and space. However, any planning reforms should also be seen as an opportunity set the benchmark on how houses are designed and the materials which are specified – a key issue as the speed of build is an important aspect in achieving the Government’s target. The pursuit of materials that blend with the local vernacular is now the ‘norm’. But all too often, planning authorities seek to use traditional building materials because it is what they are familiar with. But it is well documented that there are lengthy waits for some building materials coupled with rising prices. So planning authorities need to consider the alternatives when making their decisions. As an example, there are a variety of roof tile options, such as those made from concrete, which recreate the look of traditional materials without compromising on quality. Specification of such products will help to speed up the supply chain – and thereby make a valuable contribution to the housing target. Not only does it ensure housebuilders attempting to address the housing shortage have the products they need, but so too do the architects looking to ensure their projects enhance the visual appeal of the built environment. It is clear that the Government is taking serious steps to get Britain building. We now wait for the Autumn Budget at the end of this month to see if there are any further details on the progress being made to meet their ambitious targets.

Official Statistics on Scotland’s Home Builders

Official statistics have been released regarding Scotland’s home builders, showing a 3% increase in new house building for 2017-18 (17,731) compared with the previous year (17,293) but highlighted a mixed picture in the detail of the figures, with 16% fewer (532) private sector-led homes completed in Q1 2018 compared with the same quarter in 2017. With the private sector playing a key role in assisting the Scottish Government to meet its ambitious affordable housing targets, Chief Executive at representative body Homes for Scotland (HFS) Nicola Barclay commented: “We are encouraged to note these latest statistics indicate a positive overall picture for affordable housing approvals as well as the wider sector.  Whilst the extreme weather conditions earlier in the year made delivery challenging, it is essential that we are not complacent when it comes to our efforts to increase supply across all tenures. “As well as enabling increased activity from smaller builders, sustained confidence from investors is essential to support growth from medium to larger builders within a competitive UK environment.  It is also crucial that the labour market is geared up across the sector, with skills shortages already creating challenges on sites across Scotland. “In addition to the above, the Planning (Scotland) Bill represents a key opportunity to recalibrate our planning system so it can deliver what the people of Scotland need: enough high-quality homes in the right places to meet need and demand.  HFS is working hard to persuade politicians and communities that a good system is one in which we collaborate effectively in order that precious time, resource and funds can be channeled into the development of vibrant places and the delivery of more homes.”

CITB and HBF to Support Housebuilding Sector with Training

Presently it could be argued that a lot of pressure is placed on property developers and local councils to deliver on residential housing schemes, bring about further affordable housing for residents, and do so quickly. Yet, often overlooked when considering the housebuilding arena is the widely reported skill shortages for the construction industry; a concept which, by inherent nature holds back the construction industry from delivering housing schemes as frequently; something which we may see the CITB making great ground on resolving. In support of filling the skills gap, and facilitating the sector’s ability to deliver more housing, the CITB and Home Builder’s Federation have teamed up to offer a £2.7m initiative to deliver essential training for 45,000 new housebuilding workers by 2019. The first scheme of this sort, the partnership, the newly dubbed Home Building Skills Partnership will look to reign in organisations of all shapes and sizes to ensure that the industry is well equipped with skilled workers. To achieve on its ambitions, the focus will then include individual initiatives to promote collaboration for key skill areas from the top to the bottom of the supply chain, thus placing the industry in a much stronger position to plan for the future. And with considerable targets set out for the housing sector thus far, this support is expected to be quite well received. Aiming to support greater than 3,500 businesses in the building industry, the partnership not only aims to ensure that the aforementioned 45,000 entrants are equipped with the housebuilding skills needed to support the industry, but will also see additional training provided to circa 1,000 experienced workers in the industry, offering them brand new housebuilding training schemes and associated qualification. Providing his thoughts on the scheme and its role, Brandon Lewis, Housing and Planning Minister commented: “The Home Building Skills Partnership is an important initiative and will help deliver the training of skilled workers we need to get the job done and to improve quality across the industry.”
