New KFC drive-thru to be built at Integra 61 

Citrus Durham has completed a deal with Adil Group who will develop a stand-alone drive-thru KFC at the £400m mixed-use Integra 61 development at J61 of the A1(M). Citrus Durham was advised by retained roadside agents Colliers and Avison Young with WSB acting for Adil Group. Detailed planning consent has been granted by Durham County Council for the development of the KFC unit and work is expected to start in the summer which would enable KFC to open for business by the end of the year. The new KFC drive-thru will sit alongside the existing Greggs and Costa Coffee drive thru’s and will form part of the growing roadside element at the ground-breaking North East development. Integra 61 is the largest logistics- led mixed use scheme seen in the North East in a generation and is home to Amazon’s new 2 million sq ft Fulfilment Centre which is fully operational with over 1,000 employees on site. Construction of a further 640,000 sq ft of speculative logistics space in 5 units, known as Connect at Integra 61, is well advanced with completion due this summer. Serviced plots are available on the remainder of the site to accommodate a wide range of unit sizes to suit occupier’s specific requirements. The 205 acre site, which has the potential to create over 3,000 jobs and add £2 billion to the regional economy over the next 10 years, has consent to deliver some 260 new homes, a new hotel, nursery, family pub/restaurant, vehicle dealerships and trade counter/retail units. CITRUS SECURES £75M FUNDING FOR INTEGRA 61 DURHAM

Work Starts On Speculative Development Of Circa 650,000 Sq Ft in Five New Industrial Units Citrus Durham (“Citrus”) has secured £75M funding to enable the speculative development of circa 650,000 sq ft of new industrial space, to be known as Connect, at the Integra 61 mixed-use project at J61 of the A1(M), Durham.  Avison Young and Colliers acted for Citrus Durham on the funding. Connect will comprise a 342,000 sq ft industrial/logistics development of four high quality units ranging from 43,000 to 152,000 sq ft. In addition, a 298,000 sq ft stand-alone, 15 metre high bay industrial/warehouse unit will be delivered on an adjacent plot. Connect 298 will be the largest speculatively developed industrial/warehouse unit in the North East for over a decade and will fill a crucial void in the regional supply pipeline. Avison Young and CBRE will be marketing the new units to potential occupiers, helping to meet the demand for high quality new build industrial/warehouse accommodation in the region. GMI Construction has been appointed as contractor for the build and work has started on site with the Connect units ready for occupation in summer next year. The acute shortages of high-quality modern logistics/industrial supply in the North East have been analysed by the Citrus team and the units have been sized to satisfy the growing regional demand for units in this range. Integra 61 is one of the North East’s most significant regeneration projects with outline consent in place for over 3 million sq ft of employment space with the potential to create some 4,000 jobs.  Already home to Amazon’s 2m sq ft Fulfilment Centre, occupiers can choose design and build packages for units to meet their specific requirements, and this speculative phase of development will satisfy those companies looking for space that is already under construction. £300M Durham Mixed Use Scheme Announces Deal With One Of The UK’s Largest House Builders Citrus Durham has announced a major deal with housebuilder Bellway to build up to 100 new homes at the £300m mixed-use Integra 61 development at J61 of the A1(M). Savills was appointed in Spring 2021 to market the 8-acre site located on the northern part of the Integra 61 scheme, immediately adjacent to Bowburn village. The site already benefits from outline planning consent and following very strong competition, Bellway has now exchanged contracts and is aiming to start on site in Spring next year, subject to detailed approval from Durham County Council. The scheme will comprise a mix of 3 and 4 bed houses with the first units expected to be available from late 2022. Following the completion of major infrastructure works in 2020, Integra 61 is now progressing rapidly and is well on its way to creating thousands of new jobs in the area, adding around £2 billion to the regional economy over the next 10 years. Integra 61 is the largest mixed use employment-led scheme the North East has seen in a generation and is already home to Amazon’s new 2 million sq ft Fulfilment Centre which is fully operational with over 1,000 employees on site. A further 1 million sq ft of employment space will be delivered over the next few years to satisfy huge demand from companies looking to move to or expand in the region, which faces a chronic shortage of good quality industrial and logistics floorspace. The scheme will provide a wide range of unit sizes, from 1,200 sq ft up to 500,000 sq ft or more.
