Oxford Brookes University unveils upgrade

As part of a larger refurbishment project at Oxford Brookes University’s Headington Campus, upgrades have been completed to expand the number of teaching spaces and enhance existing facilities. The improvements, with a total value of £1 million, aim to benefit both staff and students. Completed over the summer in preparation for the new academic year, parts of the John Henry Brookes Building have been redeveloped over ten weeks to create two new large teaching spaces. Stepnell, which heavily specialises in the higher education sector, completed mechanical and electrical works along with necessary demolitions and construction of the new streamlined office space. As part of the project Stepnell also undertook the fire protection work on the Gibbs building over a nine-week period, upgrading the 1970s building to latest safety standards. Procured through the Refit & Refurbishment Framework from national provider Pagabo, the respective project completions build on Stepnell’s long-standing relationship with Oxford Brookes University as the sixth and seventh projects completed with the University. Ian Batchelor, operations manager at Stepnell said: “These refurbishment projects have allowed us to showcase our expertise, not only in the education realm but also within Oxford and South of England. Working alongside our Oxford-based team and their knowledge of the local supply chain, our construction and joinery capabilities have shone in support of the university’s ongoing ambitions for its campus. “We have been able to demonstrate our clear understanding of live site working, which is incredibly common within education projects, working with our project partners collaboratively on elements such as dust suppression and noise control plans, to ensure that teaching quality retains its already high standard. We’re pleased to have been able to call on our expertise to prepare the buildings in sufficient time before the new academic year.” As well as working with the university, the Stepnell team also worked closely with appointed management team MGAC, architects ADP Architecture and licensed approved contractor Maylarch, the latter of whom supported Stepnell with the removal of asbestos from the Gibbs building. Mark Tugwell, deputy director of estates at Oxford Brookes University, commented: “The creation of two large teaching spaces within our John Henry Brookes Building has been an important project for the University. As part of our Oxford Campus Vision, we are in the process of bringing together our Oxford-based activity on the Headington Campus and these high-quality spaces and improvements to the Gibbs building will help to ensure we continue providing an excellent student and staff experience. “Our campus spaces need to respond to the evolving needs of the University’s community and the rapidly changing world of education. New Plug and Play suites across 3 floors completed following refurb programme and fit out Manchester’s Exchange Quay flagship office campus has completed the refurbishment programme and fit out of a series of new Plug and Play suites to meet the growing demand for more design-led, ready to occupy office space. Fast becoming a mainstream solution, driven by an expanding flex market and an established alternative to traditional leasing, Exchange Quay is adapting to the trend to deliver the new Fully Fitted suites across 3 floors in Building 8 thanks to continued investment in the campus offer. Paloma Capital begins expansion of York North industrial

Paloma Capital has begun a major refurbishment of a key section of its well-established business and logistics park on the outskirts of York. The site, now rebranded as York North (previously Green Park Business Centre), is undergoing a £1.25 million upgrade. The project includes a full renovation of a 12,508 sq ft standalone industrial unit, complete with integrated office space, a secure yard and ample parking. Leeds based JP Wild Ltd has been appointed to carry out the refurbishment works to include an internal strip out and full refurbishment of the warehouse space, offices and kitchen/WC areas. Full mechanical and electrical services replacement is also being undertaken as well as external works to the building’s façade, roof, yard space, fencing, and drainage. Practical completion is expected by 01 November. The works are part of a site-wide refurbishment plan by Paloma Capital. Since acquiring the site in 2022 the London based investor has made a considerable investment to significantly upgrade accommodation as well as deliver new purpose designed trade units. It recently secured planning consent for four new industrial/warehouse units totalling 34,400 sq ft. The scheme is now offering design and build opportunities for units ranging from 4,000 sq ft up to 15,400 sq ft. Yorkshire Water has appointed BarhaleEnpure JV to deliver two key projects as part of its £500M investment in phosphorus removal under the Water Industry National Environment Programme (WINEP). At Ingbirchworth Wastewater Treatment Works (WwTW), near Barnsley in South Yorkshire, BarhaleEnpure will construct a single point ferric dosing kiosk and chemical storage facility while at Pocklington WwTW in North Yorkshire, the joint venture will be introducing ferric dosing alongside wider measures including the replacement of the existing stormwater tank. BarhaleEnpure will also be carrying out M&E upgrades across the Pocklington site and refurbishing six redundant sand filters and associated equipment. Many cleaning chemicals, such as washing up liquid and shampoo, routinely contain small quantities of phosphorous and it can enter the water system wherever these products are used. Phosphorous is also used in fertilisers and can enter water courses after running off agricultural fields. The project aims to reduce total phosphorus (annual average) from 1 mg/1 to 0.25 mg/l to improve overall water quality. Barhale contract manager Nick Smith explained that while re-engineering the existing storm tank at Pocklington had been explored, Barhale and Yorkshire Water teams had concluded that replacement would offer the best P-removal solution. “We originally planned to resize the current storm tank structures, rather than knocking them down and building new, to accelerate the build programme,” he said. “Unfortunately, this wasn’t possible, and therefore we will need to replace the old tank. “The upgrades at Ingbirchworth and Pocklington will introduce modern dosing capabilities, improve the quality of water in our rivers and strengthen network resilience. We look forward to working closely with Yorkshire Water to complete these two important projects.” Work is expected to complete in spring 2025.
