Experts Confirm Single Family Build-To-Rent Housing Growth Forecasts  

WISE LIVING has backed predictions that Single Family Housing Build-to-Rent (SFH BTR) real estate investment will continue to grow.   Based on Wise Living’s own involvement with 50% of the UK’s existing SFH BTR stock, the experts agree with the JLL 2023 Investor Survey’s strong SFH BTR growth forecasts. However, Paul Staley, managing director of Wise Living, queries the relatively low confidence expressed by real estate investors – with JLL reporting just 20% of those asked expecting SFH to provide the greatest opportunities over the next five years.  Paul, said: “It is surprising that only 20% of real estate investors surveyed by JLL expect SFH to provide the greatest opportunities over the next five years. For me, the changes in the BTR space have been undeniable over the past decade, and increasingly we are seeing SFH being spoken about in its own right, and for good reason.   “This talk has translated into real results, with the number of deals agreed in the UK’s Single Family housing market in Q1 2023 valued at £450m, surpassing the full-year 2022 investment total of £330m, according to the Knight Frank Single Family Housing Report.   “The question now is can this be sustained and will it continue? My answers is yes. Our existing work and current development pipeline points to a flourishing SFH sector. Suburban family rental homes are replacing home ownership and with many private landlords exiting the industry due to economic pressures, institutional investment opportunity is only growing.”  Wise Living has seen a 93% increase on new SFH BTR tenancies starting in 2022 compared with 2021, with 2023 set to surpass this figure. The business has also reported strong occupancy rates of over 98% and low arrears of 0.6%, which points to the success of the model as a reliable investment option going forward.  Paul, continued: “The opportunity now lies in the hands of institutional investors. Now in its second year, the IWCE awards recognise those across the industry who inspire others, overcoming adversity, and achieving success in a sector where women often play a supporting role and remain in the minority.  Cheryl Griffith, Wear Parts Product Manager, and Chloe Harris, Apprentice Technical Trainer, have both been shortlisted for the ‘Contribution to Gender Diversity’ award, while Customer Experience Manager Rachel Hughes has been shortlisted for ‘Allyship Champion of the Year’. £100m framework to lay the groundwork for climate targets

Huge opening for Scottish firms as refurb framework launches…  BUSINESSES across Scotland are being called on to grab a lucrative opportunity to vie for work worth up to £100m to support the country on its net zero journey.   A leading procurement expert is urging firms of all sizes to apply for its latest framework, offering property refurbishment and modernisation specialists the chance to bid for a huge range of environmental, electrical, joinery, plumbing and decorative works.  One of the key targets of the Scottish Procurement Alliance’s (SPA) latest framework is geared towards tackling Scotland’s 2045 net zero targets by seeking to retrofit and repurpose a wide variety of social housing and public buildings across the country.   Lesley Anderson, Regional Director at the Scottish Procurement Alliance, the country’s biggest, free-to-join procurement organisation, says the framework will help public bodies to manage their assets more effectively, comply with regulations, and improve their financial performance, ensuring that public assets are safe, reliable, and cost-effective.  Lesley said: “Retrofitting projects will play a huge role in making sure that we take the necessary steps to achieving Scotland’s net zero targets. We are helping councils, social landlords, the NHS and a host of other bodies to achieve what they need to in the most efficient and effective ways.  “The framework is an exciting opportunity for SMEs and larger organisations to get the chance to deliver on meaningful projects within the public sector. It has a huge emphasis on encouraging local supply chains, so we’re also hoping it will have huge benefits to local economies too.”  SPA’s 17 frameworks offer an efficient and compliant route to market for the construction, refurbishment and maintenance of social housing and public buildings. It works with 120 partners, including councils, blue light services, the NHS and is particularly renowned for its work with an extensive range of social landlords.  Its latest refurbishment and modernisation framework, known as RM3, covers a huge range of works including kitchen and bathroom refits, heating system installations, extensive electrical works, mould prevention, fire safety upgrades, landscaping and other external works and energy efficiency.   Lesley added: “Our frameworks are constantly evolving to look at how we can support the public sector and the country as a whole – we’re confident the RM3 will do just that, playing a part to support the country’s wider drive to protect the planet.”  Five workstreams for the framework have been split into a series of project value bands to cater for a mix of SMEs able to take on refurbishment works. The workstreams individually contain different value bands ranging from £0 -£2m+.   Bidders can apply to operate in Eastern Scotland, West Central Scotland, Scottish Borders, Dumfries, and Galloway, East and North Ayrshire Mainland, South Ayrshire and South Lanarkshire but are required to be able to demonstrate a turnover of £500k.   SPA has emphasised the importance of having SMEs apply and has attended a variety of events targeted to SME’s to raise awareness and discuss opportunities. SPA has also hosted a talking tender session where they help businesses to understand about potential tender opportunities and how to apply.   SPA’s 120 partners cover a diverse range of public sector entities from small cooperatives, regional and national registered social landlords (RSLs), as well as local authorities.  It also works with 300 suppliers, mostly SMEs, who deliver services to SPA’s partners.  As a proud not-for-profit, SPA’s surpluses are reinvested into Scottish communities through its Community Benefit Fund (CBF) by working with its dedicated charity, Lintel Trust. Bellway London secures approval for 130 more homes in riverside regeneration

Bellway London will build an additional 130 homes as part of a riverside regeneration project in Northfleet after securing approval from Ebbsfleet Development Corporation. Harbour Village is a landmark redevelopment which will provide a link between existing homes and the River Thames. It is being built on the former Northfleet Cement Works at Northfleet Embankment West, which has capacity for more than 500 homes in total. Bellway London is already building the first phase of 121 homes and is close to opening Chimney View Park, the first public open space at Harbour Village. On Wednesday (26/07/23) Ebbsfleet Development Corporation’s planning committee approved detailed plans for a further 130 homes in phase two of the development, which forms part of Ebbsfleet Garden City.The homes will range from two-bedroom houses to four-bedroom houses. There will be 40 affordable homes in phase two, which will be made available to local people for low-cost rent or shared ownership. The character of an existing flint wall will be retained through a flint frontage to the homes along College Road. Flint will also be also embedded into the ground in front of properties. The proposals will incorporate and retain historic features relating to the site’s rich history as a cement works, which were uncovered when construction began on site. Tom Sherriff, Managing Director for Bellway London, said: “Harbour Village is already transforming this disused site in Northfleet into an attractive and welcoming new community.“We welcome the decision to grant planning consent for the second phase of the development. “We have worked closely throughout the planning process with Ebbsfleet Development Corporation to design an inclusive and sustainable development. One and two-bedroom apartments and two, three and four-bedroom houses are being delivered within the first phase. Bellway buys land to deliver new homes on former hospital site in Romford

Bellway Thames Gateway has acquired a parcel of land on the former site of Harold Wood Hospital in Romford, where it hopes to build 96 new homes. The housebuilder has bought the 2.83-acre site off Copse Avenue – formerly home to the hospital’s Long Term Condition Centre and now vacant – from NHS Property Services, . Bellway Thames Gateway aims to deliver a mix of one and two-bedroom apartments and three and four-bedroom houses for private sale, alongside affordable apartments available for local people through low-cost rent or shared ownership. The apartments would be delivered in two five-storey blocks, while there would be a total of 98 car parking spaces at the site. As part of the purchase, Bellway has agreed to provide 23 car parking spaces for the neighbouring NHS Harold Wood Polyclinic. Matt Waterworth is Senior Transaction Manager for NHS Property Services, which enables excellent patient care by acting as a trusted advisor to the NHS and by providing the best estate solutions. He said: “We are pleased to be completing on the sale of this site, which will enable us to reinvest funds back into the NHS helping to tackle the biggest estates challenges, unlocking greater value and ensuring patients can get the care they need in the right place and space for them.” The former hospital in Gubbins Lane began life as a convalescent home for children when it was opened by West Ham County Borough Council in 1909. It became an emergency hospital during the Second World War and was retained as a hospital thereafter. The hospital closed in 2006 after services were relocated to Queen’s Hospital in Romford and the King George Hospital in Ilford. The former hospital site is now home to the Kings Park residential neighbourhood, where plans for 810 homes were given outline planning permission in 2010. The land acquired by Bellway will be one of the final parcels of the hospital land to be redeveloped. Will Weston-Smith, Head of Land for Bellway Thames Gateway, said: “The acquisition of this parcel of land will enable us to deliver a collection of high-quality new homes in a highly sustainable location just half a mile from local amenities including shops, restaurants and convenience stores. “Our proposals will deliver much-needed new homes for the private market as well as a significant proportion of affordable housing, which will be available to local people who cannot afford to buy their own home. “The site is incredibly well located for commuters needing to get into central London. Harold Wood train station is just a 10-minute walk away and has regular services into Liverpool Street and Stratford via the new Elizabeth line. Passengers urged to plan ahead of major rail track upgrades in Huddersfield

Transpennine Route Upgrade (TRU) is reminding passengers travelling along the rail line between Manchester, Huddersfield, Leeds and York to plan their journeys ahead of time, as track upgrades in Huddersfield are due to take place each weekend throughout September and October. Over the two months, hundreds of engineers working on the multi-billion-pound scheme will replace approximately 650m of railway tracks. This work will enable trains to travel at higher speeds and improve the overall reliability of services passing through the area in the future, as the number of railway tracks will increase from two to four. While the railway line through Huddersfield will be temporarily closed to facilitate the upgrades, passengers will be kept on the move through a combination of diversionary routes and rail replacement buses. Gareth Hope, Sponsor for the Transpennine Route Upgrade said “Between September and October, we’ll be renewing the railway tracks in Huddersfield each weekend. Office Principles North delivers skills company’s new sustainable Solihull office

Interior design consultancy Office Principles North, has completed the design and delivery of the new green office of Energy & Utility Skills in Solihull. Office Principles North has handed over 5,000 sq ft of CAT B office space on the first floor of Avon House off the A34 Stratford Road, near Shirley. Its design facilitates hybrid working for up to 70 employees, offering a combination of modern, open plan office space, with hot desking, meeting rooms and collaboration and breakout areas. Sustainability is a key feature of the fit out, in line with Energy & Utility Skills’ vision of ‘skills for a greener world’, and boasts a range of environmentally friendly features such as biophilia, planting and a moss wall. The scheme has been independently assessed as having surpassed sustainability good practice criteria and is one of only a handful of UK office fit out projects to have achieved Ska gold certification. Energy & Utility Skills has signed a ten-year lease at Avon House and has relocated to the building from Blythe Valley Business Park. The Skills Centre welcomes the UK Government’s biggest cladding funding scheme

One of the UK’s leading construction skills training companies The Skills Centre, which is currently running specialist cladding skills bootcamps in London, welcomes the announcement that the UK government will be providing more funding for cladding removal. Jon Howlin, CEO The Skills Centre, says: “This is great step for building safety in the UK and will hopefully bring some comfort to those whose properties are affected by removing burden of funding remedial works.. “However, there is still a huge shortfall in trained personnel to complete the works safely.
