2022 Smart Home Design Trends from Gira

2022 Smart Home Design Trends from Gira

Gira, global leader and supplier of intelligent system solutions for the connected home and building, unveils the latest automated systems and technological trends to enhance your home in 2022. “The last two years have seen us all spend more time at home and so it’s no surprise that we want to make our personal interior spaces as comfortable and versatile as possible. This is where the “connected home” has come to the fore, equipping the modern home with smart functions and devices that are specifically designed to improve daily life and contribute to a more efficient household” says Jacob de Muijnck, Managing Director at Gira UK Ltd.  In fact, UK consumers are now very familiar with smart TVs, fitness trackers, voice-activated assistants and 24/7 access to all kinds of media, and this has become part of everyday life as the features and benefits appeal to multiple generations. The global health crisis and inevitable after effects have only highlighted that we need reliable systems in order to stay in touch with the outside world anytime, anywhere. With this in mind Gira present four key smart home trends that are set to redefine the idea of a ‘connected home’ next year and beyond: 1: The home office that thinks for itself Fewer people leave their house to go work in 2020 and the concept of working from home has become increasingly mainstream, but digital tools and services alone are not enough to maintain a high level of productivity. A home office requires a healthy, well considered environment that keeps you focused and motivated and so premium manufacturers are creating innovative solutions for the connected home office. Innovations include clever chairs and desks reminding you to stand up, multifunctional charging stations for mobile devices and smart lighting and blind systems that adjust room brightness according to the time of day or work discipline under way. 2: Smart appliances for easy living From stoves that won’t let anything burn to bathrooms that know how you like to shower in the morning – intelligent technologies make life safer, easier and more energy-efficient. Automated vacuum cleaners, washing machines, and dryers are only the first steps towards a connected home in 2022, with indoor greenhouses becoming increasingly popular as we bring the outdoors in. More and more, smart devices are compatible with IFTTT (“If this then that”) technology, which makes it easy to configure individual systems where products from different manufacturers need to work in sync. For example, you can switch off multiple electric appliances with just one command before stepping outside – to save energy and prevent accidental short circuits. 3: Connected Smart Home concepts are in demand Single, standalone applications are giving way to sustainable all-inclusive solutions as architects and builders consider the digital infrastructure and connectivity of living spaces early on in the planning phase. Lights, blinds, heating, entertainment systems, security systems, home gyms and electronics, along with smart tools and appliances, can be controlled via one central unit in connected homes adding luxury and touch of design exclusivity. Connected living is easy to facilitate whether you want to build a new house, renovate your existing, or just rent an apartment. Wireless systems such as Gira eNet SMART HOME communicate via radio transmitter – which means they can be retrofitted in both old and new buildings. Thanks to a synchronised interplay of all components, your Smart Home will do exactly what you need at any given time. Smart sensors, for example, react automatically to external factors such as ambient brightness, temperature, or humidity levels. Jacob adds “Many digital services and applications are already indispensable to modern lives like Alexa light control via voice command to blinds that go up automatically at sunrise. Smart technology will become even more universal in the years to come so be future-ready with a connected house (or apartment). Once you’ve installed your system, you can add all sorts of functions and devices whenever you want so your home can evolve with your lifestyle.” Since March 2015, the Gira interactive online magazine G-Pulse has been providing regular, up-to-the-minute information on interesting developments in multiple areas: smart home technology, interior design, lifestyle, trends and architecture. The online magazine is your source for interior design and lifestyle inspiration and your platform for exchanging views on your favourite topics with other design enthusiasts. 15 authors keep you informed, up-to-date and are especially keen on visiting key industry events, so you will always be informed about the latest interior and smart home trends.

Building Site Manager in Linby Secures Top Industry Awards

Building Site Manager in Linby Secures Top Industry Awards

A site manager in charge of a new homes development in Nottinghamshire has won one of the most prestigious accolades within the housing industry for the third year in a row. Gary Archer, who works for Bellway’s East Midlands division, is one of just 26 site managers in the National House Building Council’s East region to achieve a Seal of Excellence in this year’s Pride in the Job Awards. The 54-year-old is site manager at Sherwood Gate in Linby – a development of three, four and five-bedroom homes off Papplewick Lane. The winning site managers were announced on Friday 8 October at the NHBC’s East regional awards ceremony at the Athena in Leicester. “It is an honour to receive another Seal of Excellence Award from the NHBC. This means I have won three in a row for the work myself and my team are doing at Sherwood Gate. In all, I have won six Seal of Excellence Awards since I joined Bellway in 2014. I won two at Wheatley Fields in Ruddington, and one at our development in Farnsfield. That is a record I am proud of but one I feel I can improve on,” said Gary. “I have not yet won a NHBC regional award during my time at Bellway but I know that with the support of the company and my team, which is always forthcoming, I will have a very strong chance of achieving that goal. This award is an accolade that is achieved by all of the team at Sherwood Gate rather than just me as an individual, so many thanks to all of them once again.” The Seal of Excellence Award is given to select finalists who achieved a Pride in the Job Quality Award in June. The award recognises site managers who provide new homes of outstanding quality. “A NHBC Seal of Excellence Award has to be earned through hard work and sheer dedication to your craft and Gary has not only won one this year, but this is his third in a row and his sixth since he joined us. That is a huge achievement and is indicative of the very high standards that he sets himself,” added Lee Wilkinson, Construction Director for Bellway East Midlands. “This year’s award also recognises that Sherwood Gate, where Gary is the site manager, is a development where buyers can be guaranteed an exceptionally high standard of build and customer service. We are very lucky to have a site manager like Gary who is consistently at the top of his game. This benefits us as a company and our customers who get to buy top quality homes.” There’s currently a selection of four-bedroom homes available at Sherwood Gate.

Bellway Helps Meet Demand for New Homes in West Midlands

Bellway Helps Meet Demand for New Homes in West Midlands

Housebuilder Bellway is helping to meet the growing need for new housing in West Midlands – where the population is predicted to grow by more than 200,000 in the next decade. The housebuilder has committed to deliver hundreds of new homes to support the region’s growth – which looks poised to play a major role in the UK’s economic recovery in the post-pandemic era, according to a new report by estate agents Knight Frank. The report – which includes figures from Experian estimating that the West Midlands population is set to rise from 5.94 million people currently to 6.15 million by 2030 – suggests that population growth and growing residential demand in the region will come as highly-skilled new workers from areas including government, finance and life sciences are attracted to the area. “This new research confirms what we have known for a while and that is that the West Midlands has a very bright future and in fact, is already experiencing something of a boom. New housing will be needed to keep pace with the rising demand generated by a growing population, which is why the West Midlands is a key area for us. We have a strategy that will deliver hundreds of much-needed new homes in Birmingham, Solihull, Warwickshire, Staffordshire and Shropshire over the next few years,” said Marie Richards, Sales Director of Bellway West Midlands. The Knight Frank report says that Birmingham is currently the most popular destination for those moving out of London, ahead of other major cities such as Bristol and Manchester, based on figures from the Office for National Statistics (ONS). Average house prices across the West Midlands have increased by 32 per cent over the last five years, compared to a 25 per cent rise across the UK as a whole during that period. “House prices rising by almost a third in five years shows strong confidence in the property market and is positive news for those who have already invested in their own home here. Meanwhile, the good news for potential buyers is that prices remain relatively affordable, with the ONS figures showing that the average cost for a home in the West Midlands is £229,590, while the London figure is £509,566. This means the area is well placed to attract employees from the capital working in the high-skill industries which are thriving in the region,” Marie added. The Knight Frank report cites the Greater Birmingham and Solihull Local Enterprise Partnership’s prediction that the West Midlands’ life sciences sector is set to expand, with up to 10,000 new and replacement life sciences jobs needed within the region by 2030. In the technology business arena, the report also highlights that Birmingham was recognised as the UK’s regional start-up capital for the seventh year running, with 18,394 new enterprises starting life in the city in 2020, according to UK think-tank Centre for Entrepreneurs. With homes currently for sale at 15 developments, Bellway West Midlands also has plans in the pipeline for several further sites in the region, including 169 homes at Astley Fields, which will see the regeneration of a former colliery site in Bedworth. The housebuilder is also set to start work on 181 homes off Caverswall Lane in Meir, Stoke, to be known as The Crescent development, and has submitted detailed plans to deliver 159 new homes on a development off Gipsy Lane in Nuneaton.

Construction Work Passes Halfway Mark at Hanslope Development

More than half the properties at a new housing development in the Buckinghamshire village of Hanslope have now been occupied by residents. Davidsons Homes is building 141 new homes at The Wheatfields, off Long Street Road, where construction work is due to finish by the end of next year. A total of 79 private homes are now built and occupied at the development, while a further 38 houses have been sold or reserved off plan ahead of their completion. Davidsons Homes is delivering a range of homes at the Hanslope development, including three, four and five-bedroom designs, alongside areas of green open space. “There are now only 24 homes still to be sold at The Wheatfields – less than a fifth of all properties– which illustrates just how popular the development has been. Right from the outset there was a huge amount of interest both from local people and buyers from outside the area. The local buyers were keen to stay close to their families and their roots, while we have had many enquiries from prospective purchasers in London wanting to leave the capital behind in search of more value for money and a better quality of life,” said Simon Tyler, Sales Director for Davidsons Homes South Midlands. “The Wheatfields offers commuters great transport links via train services to London from Milton Keynes, as well as road access to the nearby M1. The development also provides, for all of its residents, the opportunity to live in a new, thriving community in a peaceful rural setting.” Davidsons Homes is providing funding of more than £2.2 million towards local services and infrastructure as part of the planning agreement for the development. Contributions include £1.1 million for education and £200,000 towards local healthcare facilities, as well as a £32,737 community hall contribution, £105,750 neighbourhood play contribution and a £137,633 playing field contribution to Milton Keynes Council. A selection of four-bedroom homes are currently available, with prices starting from £499,995.

Homes Selling Well on New Development in Cubbington

Homes Selling Well on New Development in Cubbington

Construction work is progressing well at a new development in Cubbington where more than one third of the homes have already been reserved. Bellway South Midlands has sold over 30 per cent of the 80 private homes at Hazelwood which sits between Coventry Road and Rugby Road in the Warwickshire village. The Cubbington development will consist of 133 new homes, with one, two, three and four-bedroom properties for private sale, and a number of affordable homes being provided for local people through shared ownership or rent. “Work at Hazelwood is progressing very well and demand for the homes remains consistently strong. We have not only sold over a third of the private homes, but we have also already built and handed over around a quarter of those to new residents. As more and more residents move in, we can see a vibrant new neighbourhood taking shape,” said Elaine Brown, Head of Sales for Bellway South Midlands. Hazelwood will occupy two neighbouring parcels of land, one with road access from Rugby Road and the other from Coventry Road, with nearly a third of the site dedicated to green open space. Elaine added: “As well as providing much-needed affordable housing for local people, this development is delivering a wide range of homes for buyers. Hazelwood really does tick the boxes for buyers on every stage of the property ladder. The mix of properties on offer ranges from one-bedroom maisonettes to four-bedroom homes, so we are catering for single people, young couples, downsizers and growing families. “The development is in a very desirable semi-rural location. It is on the edge of the village yet only ten minutes away by car from the shops and bars of Leamington Spa. Warwick and Coventry are both about a 15-minute drive away with the M1, M40 and M6 also all easily accessible. “There are homes now available on the Coventry Road side of the development, with homes due for release on the Rugby Road side in due course. Construction work on this second phase of the development is expected to start towards the end of next year or early the following year.” There’s currently a range of two, three and four-bedroom homes available at Hazelwood with prices starting at £230,000.

Women Leading the Charge for Sustainable Retrofits in UK Homes

Women Leading the Charge for Sustainable Retrofits in UK Homes

When it comes to environmental change, sisters are doing it for themselves – and for future generations, particularly in sustainable retrofits. Greta Thunberg inspired a global youth movement that has shamed governments around the world for their lack of commitment to the environment. Norway’s first female Prime Minister, Gro Harlem Brundtland, coined the UN’s definition of sustainable development (“meeting the needs of the present generation without compromising the ability of future generations to meet their own needs”). Kenya’s Wangari Maathai founded a movement that has led to over 51 million trees being planted. Here in the UK, it was a group of women – The Nanas – who stopped fracking in the North of England. And now new data from proptech firm houzen has shown that women are driving change within the home as well, leading the country’s sustainable retrofits. According to research undertaken by houzen co-founder Robert Csercse, women aged 30-45 are sharply focused on the issue of retrofitting home energy systems to deliver enhanced energy efficiency. houzen helps people understand the impact of sustainable retrofitting on their home. Doing so can lead to growth in the property’s value (houzen has seen growth of 6-12% in value for sustainable retrofitted units when it comes to investor’s ROI). It also, of course, provides a quantifiable energy efficiency increase, delivering savings on energy bills and environmental benefits including the reduction of the home’s carbon emissions. Through its sustainability reports, houzen helps owners get to grips with the full cost of sustainable retrofitting, as well as the timescales involved and the overall savings/return on investment that doing so can generate. Unlike EPC reports, which offer a one-time snapshot of the current situation and short-term issues, the sustainability reports support owners to prepare for the future, offering clear, actionable recommendations and quantifiable outputs for the medium- to long-term. They include a timeline, cost estimate, assessment of the availability of contractors and details of the availability and price fluctuations of materials (such as cement and plywood). The latter allows owners to optimize the price they pay for materials. All of this makes it easy for homeowners to see precisely what is involved in making their property more sustainable, but houzen’s service doesn’t stop there. The company also advises on financing (including potential government grants) and can plan, execute and manage the retrofitting on the homeowner’s behalf.

There will be 99 houses for private sale and 36 affordable homes for local people through shared ownership or rent. “The first residents at Millbrook Grove are now settling into their homes and we look forward to introducing them to more of their new neighbours as construction work progresses at the development. As more people move in, we will begin to see a new community taking shape,” said Dan Shone, Sales Manager for Bellway Wales. Housing developer, Keepmoat Homes is delivering the regeneration scheme in partnership with Rotherham Metropolitan Borough Council. The plans include the conversion of Lodge House, Swinden House, Sitwell House, and the former Stable Building at the Swinden Technology Centre into high quality apartments. The top 10 national homebuilder has also confirmed the development will preserve any mature trees at the site. As part of their commitment to the local community, Keepmoat Homes has pledged to support local people and help generate opportunities in training and employment through the use of sub-contractors, work placements and educational visits to the site, which will be delivered throughout the lifetime of the project. “We are very excited to have started work on our Moorgate Boulevard development in Rotherham, in partnership with Rotherham Metropolitan Borough Council and Auxesia Homes. We are confident that the development will benefit not only the area, but the lives of those who choose to live there.” Keepmoat Homes completed the purchase of the site from Tata Steel in October 2021 for an undisclosed sum. Harris Lamb acted as agents on their behalf. Work at the development is expected to take four years to complete, with the first homes becoming available to purchase late Summer 2022.
