Redefining Excellence in Student Accommodation: Study Inn’s Unmatched Service Sets a New Benchmark Study Inn’s dedication to high-quality student accommodation and premium services has led to remarkable results in the GSL Index. The group secured a +34 Net Promoter Score (NPS), 143% higher than the +14 benchmark for UK private halls. Study Inn also received a 90% rating for ‘Accommodation Condition and Quality’, 92% for ‘Internet’, and 89% for ‘Overall Management’. Since its establishment in 2009, Study Inn has prioritised student wellbeing and experience, offering fully equipped gyms, yoga studios, entertainment areas, and wellness spas with saunas, steam rooms, and hot beds – the first of their kind in the sector. 79% of residents reported positive ‘Social Interactions’, and the ‘Care & Support’ rating was 89%, both significantly higher than the benchmark by 15%. ‘Communal Spaces’ and ‘Sports Facilities’ were rated at 87% and 86%, respectively, both outperforming benchmarks by over 15%. Located in prime areas near universities and local amenities, Study Inn accommodations earned an 86% rating for ‘Local Amenities’, compared to a 75% benchmark. The focus on safety and security, with features like CCTV, secure entry systems, 24/7 onsite team presence, and individual lockable cupboards, resulted in a 91% score for ‘Safety & Security’, against an 81% benchmark. North East businesses join forces at Vertu Motors Arena for Mock Interview Day

Representatives from 25 North East businesses support culmination of award-winning employability programme. More than 300 students from schools across the North East and Tees Valley attended the Building My Skills Mock Interview Day at the home of Newcastle Eagles, Vertu Motors Arena on July 11th. The Mock Interview Day is the culmination of the multi award-winning programme – coordinated by Esh Group on behalf of the region’s businesses and schools – which aims to raise students’ career aspirations by providing them with an introduction to the world of work, and an insight into sectors and jobs they may not otherwise have been aware of. Over 30 businesses from sectors such as legal, housing and banking took part in 2024’s Building My Skills and between them delivered a total of 94 sessions. The programme launched in January and saw more than 4,500 students from seven secondary schools and sixth form colleges take part in four workshops each. After each workshop, students completed an online ‘checkpoint’ that will assist them when mapping out their own career aspirations, with topics including standing out from the competition and presenting yourself online, on paper, and in person. 25 businesses from the programme attended the Mock Interview Day where they hosted a panel of interviews for students aged between 13 and 18-year-old. The event gives students first-hand experience of what an interview is like in a professional environment, as well as an opportunity to explore their aspirational career further through one-to-one discussions with business role models. Corporate Affairs Director at Esh Group, Darush Dodds, has celebrated the success of mock interview day, commenting: “The mock interview day is always a worthwhile event. It provides valuable interview experiences but can open the door to second interviews for businesses who have opportunities available, such as apprenticeships, traineeships or paid placements. “Building My Skills is the personification of business-education collaboration. Throughout the year, connections between schools and businesses have been formed that may never have existed before this programme took place. More importantly, we have given over 4,500 students the platform to become employable once they leave school. Six months ago, when they started Building My Skills, they may not have known where their career path would lead them; hopefully, we have given them the boost they may have needed to decide their next steps.” John Green, Assistant Head Teacher at St Robert of Newminster Catholic School, said: “We have been involved with Building My Skills for many years now and it always provides really good opportunities for our students. The Mock Interview Day is their first chance to engage and communicate with an employer on a one to one basis. It helps them think about how they can develop their employability skills and how they can prepare themselves for when they leave school, and they get a real job interview.” Karen Marshall, Apprentice, Education and Engagement Lead at Accenture, said the programme provided a great opportunity to the region’s young people. She added: “Accenture have been involved with the delivery of Building My Skills since 2015 and have found it an invaluable programme, helping us reach thousands of school students across the North East. “It has an excellent structure, enabling employers to support the development of transferrable skills including interview skills, with students over an entire academic year. It gives Accenture the opportunity to showcase the Digital Sector in the North East and to highlight fantastic career opportunities to a wide audience of young people and teachers, many of whom may not have realised the pathways to rewarding and highly paid careers open to them on their doorstep. “It’s very well organised, the team at Esh make it very easy for businesses to participate, I’d encourage all employers to take part.” Among the panellists was Esh’s project manager from the Tyne Bridge scheme who gave real life insight to budding engineers of what it is like to work on the restoration of a North East icon. Tate Consulting spreads its Wings in Aviation

Yorkshire headquartered building services consultancy, Tate Consulting, is expanding further into the aviation industry after winning a string of high-profile contracts on major airport infrastructure upgrades. The company has provided full mechanical and electrical design services on one of the world’s most advanced hangars, known as Domus III, which has just opened at Farnborough Airport. Tate Consulting was appointed by Farnborough Airport and architecture practice, Gebler Tooth, which designed the highly sustainable £55million, 175,000 sq ft building. Features include translucent automated doors that run the entire building length optimising natural light, an intelligent lighting system, symphonic rainwater harvesting, eco-friendly heating and integrated building control and energy monitoring to ensure optimal energy usage. This latest hangar project follows Tate Consulting working with Gebler Tooth on a 225,000 sq ft maintenance, repair and overhaul hanger for Gulfstream that can accommodate up to 13 aircraft. The facility, which is also at Farnborough Airport, opened in 2020. In addition, Tate Consulting has also just completed work on a security screening investment at Farnborough Airport. This has seen the installation of two state-of-the-art cabin baggage screening lanes equipped with the latest C3 screening technology, along with advanced security scanners. The technology means passengers no longer need to remove electronic items, such as laptops, tablets and phones from their cabin baggage during security checks. Passengers can also carry up to two litres of liquids through security without removing them from their bags. After completing the project at Farnborough Airport, Tate Consulting has now been appointed to work on a similar security screening project at Newquay Airport, which will start this summer. The company is also designing the building services for a new lounge at Farnborough Airport that will be operated by a luxury private jet company, with further future developments planned as part of the airport’s expansion plans. Ray Cavanagh, director from Tate Consulting, said: “The C3 screening technology is the highest-rated aviation security equipment on the market and will significantly enhance the experience for passengers at Farnborough Airport. We’re now looking forward to using our experience on this project at Cornwall Airport Newquay. “We’re also delighted to see work complete at Domus III, which has been another groundbreaking project for us to be involved with. The 210,000sqft development represents a multi-million-pound investment by international high-tech manufacturing and research & development company, KLA Corporation.  The new building, for up to 750 staff, has been designed to achieve a BREEAM Excellent rating, reflecting KLA’s commitment to its environmental goals, and will include offices, cleanrooms, storage and support facilities.  Inside of the building façade will be three floors of high-quality working environments, providing staff with modern workspaces, flexible breakout areas and a staff restaurant. With staff wellbeing a priority, the new building includes a gymnasium and a footpath to support employee fitness and health. There is ample secure cycle storage and shower facilities for those who take part in the company’s Cycle Scheme or just cycle to work to keep fit and do their part for the environment.   In addition to the recent practical completion, there were sectional completion dates that Andrew Scott achieved throughout the project: During the project, Andrew Scott Ltd partnered with Avena to launch a PPE waste recycling initiative on site. As a result of this, 174kg of textiles were diverted from landfill, saving 82.72kgCO2e. Glenigan Forecasts Construction Sector Growth in Late 2024

Today, Glenigan, one of the construction industry’s leading insight and intelligence experts, releases its widely anticipated UK Construction Industry Forecast 2024-2026. The key takeaway from this Forecast, which focuses on the next three years (2024-2026), is that the construction industry will face near-term challenges including weak economic growth, high interest rates, and disruptions caused by the General Election. These factors are expected to further constrain private-sector investment and delay public-sector projects. However, the outlook brightens over the forecast period. The early election will reduce political uncertainty, while a strengthening economy is expected to boost consumer and business confidence from H2 2024. This signals recovery in the not-so-distant future, with a modest increase in project-starts predicted in the latter half of 2024 lifting starts by 3% this year. As the economy picks up further in 2025, Glenigan forecasts 7% growth, and 6% in 2026. Disruption stifles short-term growth Construction starts have remained sluggish during the first six months of 2024, as high interest rates and a weak economic outlook dented investor and consumer confidence. The General Election has also affected the pipeline of public-sector construction projects. The purdah period has disrupted the progress of public-funded projects, while decisions will also be delayed post-election as the new government reviews existing programmes such as the Lower Thames Crossing. Starts on the up However, an easing in borrowing costs and improved economic conditions – with the UK economy forecast to grow around 0.8% in 2024 – together with greater political certainty, should help to lift investor confidence from the second half of 2024 and into next year. Despite a tough start, renewed growth in project-starts is forecast for H2 2024. The gradual easing of interest rates is also expected to feed through to lift housing market activity from the second half of this year. Further, the Spending Review will set out the new government’s funding commitments and priorities and is expected to strengthen public sector construction activity during the second half of the forecast period. Commenting on the Forecast, Glenigan’s Economic Director Allan Wilen says, “The UK construction sector is still facing significant headwinds as the economy struggles to pick back up. However, there are signs of growth in several key areas, particularly in the private verticals, signalling a gradual recovery from mid-2024. In the private housing sector, for example, we anticipate starts will pick up in the latter half of this year, driven by improved affordability and brighter economic prospects. “Similarly, we’re forecasting improved activity in consumer-related verticals such as retail and hotel & leisure, as a gradual easing in price inflation is set to provide a boost to households’ spending power. Elsewhere, structural changes are expected to create new opportunities in office refurb and fit-out, while logistics is poised for renewed investment fuelled by online retail growth. However, he acknowledges the upcoming General Election will have a significant upfront impact on industry performance, particularly in the public sector, “Public-funded investment is expected to stagnate in the near term. The election has disrupted the progress of many projects, with the purdah period leading up to the 4th of July preventing civil servants from making any announcements that could influence voting intentions. As a result, decisions will be delayed until post-election. For example, the Department for Transport has already announced that ministerial decisions on several major projects, including the Lower Thames Crossing, have been pushed back by six months. This means we’ll have to wait until the new Government’s Spending Review for further clarity on budget allocation, and this might not be until Q.4 2024.”  Taking a deeper dive into sector verticals… Private housing set to rebound Housing market activity fell sharply in 2023, with the value of project-starts dipping 11% as housebuilders reacted to weakening market conditions and more stringent building regulations. Private housing starts are predicted to experience slow growth over the forecast period, with Glenigan predicting a 2% rise in 2024 as the market environment gradually picks up. An increase in mortgage approvals in March 2024 (the highest in 18 months) points to a strengthening in house sales in the coming months. Renewed project-starts recovery is also anticipated in the second half of the forecast period, rising 14% in 2025 and 6% in 2026, as interest rates dip and consumer confidence improves. Social housing stabilises The forecast for social housing is mixed, with starts predicted to experience modest growth over the next three years, with a slight dip in 2025. Greater stabilisation to previously eye-watering construction materials costs in 2024 is expected to boost the sector, with a 4% rise forecast for 2024. Student accommodation starts are expected to stagnate significantly over the forecast period, due to the government’s visa restrictions on graduate schemes which will likely weaken demand for purpose-built student accommodation. Having been a key driver of sector growth in 2023, this is anticipated to slow down sector recovery. Glenigan is forecasting a slight decline (-1%) in 2025, however, increased government funding for social housing provision, a major political priority, is expected to lift starts by 7% in 2026. Slightly brighter outlook for industrial The industrial sector is experiencing a period of consolidation following a boom post-pandemic, largely driven by significant growth in warehousing and light industrial projects. Looking forward, industrial project-starts are expected to remain weak for the rest of the year, before returning to growth in 2025. A decline in consumer spending caused the online retail market to lose momentum, tempering the demand for logistics space. Meanwhile, manufacturing output has also been subdued, limiting investment in facilities. Nevertheless, as the economic outlook and household finances improve, the sector should see renewed growth fuelled by the demand for warehousing and logistics. Consequently, Glenigan is forecasting a 3% growth in 2025, and 4% in 2026. Planning granted for Resident Farringdon

Planning permission has been granted by the City of London to Mactaggart Family & Partners for The Resident Farringdon. The 128-room hotel, which is due to open in 2027, will be the fifth London site for the brand, taking it to a total portfolio of seven properties across the UK. The hotel has been designed by EPR Architects, with a focus on creating a highly sustainable building. Situated at 1-8 Long Lane, it will be at the heart of the Culture Mile, with easy access to the Barbican, Smithfield and Farringdon neighbourhoods. From 2026 the area will also be home to the London Museum, as part of the Smithfield General Market regeneration. William Laxton, CEO, Mactaggart Family & Partners, said: “We are thrilled with the consent for The Resident Farringdon and with the opportunity to contribute to this growing and thriving location. It is so important to us to be able to maximise this site’s potential with a modern, high-quality hotel, which is also as sustainable as possible and we are thrilled that the City of London planning committee has vindicated our approach to the scheme. “The Resident Farringdon will offer guests a home-from-home experience, from which they can explore this thriving neighbourhood, with bars, restaurants, galleries, museums and performance venues only steps away, all activated by some of the best infrastructure in Europe in the form of the Elizabeth Line at Farringdon East.” The Resident Farringdon will feature third party operated restaurant, cafe and retail spaces at ground level and a pocket garden for guests and the public to enjoy. In keeping with the rest of The Resident portfolio, the Brand purposely forgoes its own formal bar or restaurant, but has a library lounge.  From here the knowledgeable team will encourage guests to enjoy the highlights and hidden gems that abound in the surrounding area. Adam Jones, director, EPR Architects, said: “Sustainability is at the core of the scheme and we and Mactaggart Family & Partners, advised by ARUP, have sought to reduce the hotel’s carbon footprint through a series of thoughtful design solutions, including optimising the façade’s design to minimise energy consumption and solar gain, using a low embodied carbon ventilation system and improving on-site biodiversity.” Additional features of the build will include over 95% of demolition, excavation and construction waste being diverted from landfill. In addition to the pocket garden, enhanced greening at upper floor terrace levels will be introduced, along with a new green roof space helping to achieve a significant uplift in biodiversity.
