November sees marginal increase as contract awards reach £4.9 billion

The total value of construction contract awards in November 2020 was £4.9 billion based on a three-month rolling average. This is a marginal (0.2%) increase on October but is 9.1% lower than for November 2019. Contract award numbers decreased by 17.9% this month to 715 compared with 871 in October. Annual comparisons show a 16.4% decrease compared to 855 contract awards for November 2019. The latest edition of the Economic & Construction Market Review from industry analysts Barbour ABI, highlights levels of construction contract values awarded across Great Britain. In November, London was the leading region with 16.8% of awards and a total of 77 projects. The North West was only slightly behind accounting for a share of 16.3% of awards and a total of 98 projects. The third largest region this month was the South East with 13.9% of awards. Analysis by sector indicates that residential maintained lead status in November accounting for 38.9% of awards. With 19.1% of awards, infrastructure was the second largest sector this month whilst in third place commercial & retail held share of 16.3%. Commenting on the figures, Tom Hall, Chief Economist at  Barbour ABI and  AMA Research said, “The in-month value of contract awards in November was £3.9bn. This is less than the historical average and is consistent with our previous assessments that, since the first UK-wide lockdown, the construction industry has returned but at lower levels than previously. The rollout of the Covid-19 vaccine has raised everyone’s hopes of a return to normality at some point in 2021. But in the meantime we will have to manage many downside risks: a thin Brexit deal at the very best, higher unemployment and continuing movement restrictions over winter and spring.” Download the full report here:  http://ubm.io/2FRLrwm

RESIDENTS SELECT DEVELOPMENT PARTNER FOR TEVIOT ESTATE REGENERATION

Housing association Poplar HARCA has appointed Housebuilder of the Year, Hill as joint venture partner to deliver the Teviot Estate regeneration in Tower Hamlets, which could include more than 2,500 new homes, new green and play spaces, shops, community and faith facilities, and improved infrastructure.  On an 81% turnout, 86% of residents backed proposals for regenerating the estate in a ballot last year. Since then, a steering group of residents and an independent advisor have led the procurement process to select a preferred developer from five initial bidders. Paul Mancrief, Resident Steering Group member said: “As I have been part of an active community for over forty five years, I naturally got involved in the process of selecting a joint development partner to build a new Teviot Estate, ensuring the community voice is heard with aspirations and ideas towards a positive built outcome. Hill were found to be very knowledgeable with regard to the area, the issues Teviot currently faces and were full of practical ways to overcome them both now and in the future.” Steve Stride, Chief Executive, Poplar HARCA said: “Hill demonstrated a complete alignment with the community and our vision for the Teviot regeneration to be a “best in class” exemplar for urban regeneration, putting residents and stakeholders at its heart. “Hill provided an exceptional social value offer and illustrated a well thought through and realistic commercial bid, which balanced pragmatism with some exciting innovations and opportunities. We’re confident this partnership will leave a positive legacy for those living and working in East London.” By developing collaborative relationships with Teviot residents and businesses, Hill will deliver a comprehensive and inspiring social value package for the community over the lifetime of the development, including employment and training opportunities, enhancing of community facilities and contributing to existing services. There will also be extensive infrastructure investment to better connect the Teviot Estate to surrounding areas and transport hubs. The vision is to create a safer and more inclusive community and with this in mind, the joint venture will create a Community Chest Fund to give local organisations the opportunity to bid for funding, unlocking socio-economic value. -more- 2/ Andy Hill, Chief Executive at Hill said: “We are proud to be selected to work in partnership with Poplar HARCA and residents to deliver their vision for the regeneration of the Teviot Estate, protecting the close and strong community spirit that currently exists. The residents’ ambitions will be at the heart of the plans, and we will bolster these aspirations with our extensive experience in creating thriving new communities and successful placemaking. The regeneration will boost the local economy by creating a transformed destination for East London and contribute positive social value, bringing pride and vibrancy to the area for existing and future residents.” Poplar HARCA and Hill, in consultation with the Residents Steering Group, will now appoint a master planner with residents in early 2021 and continue consultation with residents, London Borough of Tower Hamlets and other stakeholders to develop the designs. A planning application to the local authority is expected to be finalised in mid-late 2022. The procurement process was supported by employers agent Baily Garner, lawyers Trowers & Hamlins and HACT social value consultants. Andy Tookey, Managing Partner at Bailey Garner said: “Baily Garner were appointed by Poplar HARCA to facilitate and run the tender exercise for selection of the joint venture partner on the Teviot Estate regeneration. We have been involved with the project from the beginning and the tenant ballot on the regeneration option. We did viability modelling, compiled the tender documents and assisted Poplar HARCA in evaluating the tenders over three stages to make the joint venture partner selection.” Trowers partner Amy Shaw added: “We are delighted to have worked with Poplar HARCA over the last 18 months to support them in their search for a JV Partner for Teviot. Trowers has worked with Poplar HARCA from early in the procurement process, advising on process, JV Structure and all corporate, property and construction aspects. We are working with the parties to help bring the scheme forward, delivering homes and improving the lives of residents at the Estate, particularly through Poplar HARCA’s strong commitment to social value, and look forward to seeing the plans that Poplar HARCA, and their selected partner, Hill, bring forward.”

Designing Buildings To Improve Indoor Air Quality

Indoor levels of air pollutants are two to five times higher, on average, than outdoor levels, the BBC reports. Indoor air pollution is typically caused by common building materials (like paint, flooring and furniture finishes), which release harmful gases or particles into the air. Poor indoor air quality is linked to health issues like poor attention span and cognition, respiratory illness, irritation to the eyes, nose and throat, and even cancer. By designing buildings to improve indoor air quality, both commercial and residential buildings can be made safer and healthier than ever before.  Air purifiers Indoor air pollution in homes, schools, and nurseries is a growing problem that’s been found to cause a myriad of health issues in children (including, asthma, eczema, wheezing and conjunctivitis). Common sources of indoor air pollution include cleaning products, aerosol sprays, damp, mould, dust, and chemicals from paint, building materials and furnishings. Tobacco smoke, in particular, is a major health hazard linked to illnesses like chronic obstructive pulmonary disease (COPD). Fortunately, installing air purifiers can trap and remove harmful particles and help ensure safe and clean air. The best air purifier for tobacco smoke will feature a CADR (clean air delivery rate) of over 300, which makes the purifier as efficient as possible. It should also be a size suitable for use in the room intended to maximise smoke removal while on a quieter setting. Biophilic design The biophilic principle — which incorporates live greenery in building design — is undoubtedly a trend here to stay. Living walls, in particular, feature entire walls of plants, and are a popular way of using biophilic design in both residential and commercial buildings. Biophilic design has a number of health and environmental benefits. In particular, plants are naturally good at purifying the air and turning carbon dioxide into oxygen, which ultimately improves air quality and decreases humidity. Snake plant, for example, is an attractive plant that’s easy and low maintenance to care for; it works to remove harmful chemicals, including benzene, trichloroethylene, formaldehyde, xylene and toluene, and clean the air.  VOC free Building materials like paint, flooring, caulking, adhesives and sealant commonly off-gas harmful chemicals for years after they’re installed. VOCs (volatile organic compounds), in particular, are a serious element contributing to poor indoor air quality, and have been linked to a number of health issues, including, headaches, nausea, dizziness, asthma, liver and kidney damage, cancer, and central nervous system damage. Opting for water-based coatings and non-toxic materials can minimise exposure to VOCs and promote healthy indoor air. Flooring, for example, can also be made from natural wood, stone or marble, and laid with sisal, wool and coir carpets. These materials are cost effective and durable, and don’t emit harmful VOCs.  Paying attention to indoor air quality is an increasingly important part of building design and construction. Air purifiers, biophilic design, and low-VOC materials can help ensure healthy indoor air quality in commercial and residential buildings.

LEADING HOUSING ASSOCIATION REPORTS RECORD MONTH FOR SHARED OWNERSHIP SALES

Despite the country being placed into its second national lockdown last month, SO Resi has reported continued strong demand for shared ownership in November. SO Resi, the shared ownership brand for Metropolitan Thames Valley Housing, saw enquiries soar by 88% when compared to the same month last year. The housing association received more than 6,600 enquiries, and had its highest sales week of the year in the week commencing 23rd November. In addition, the record-breaking month saw SO Resi deliver 59 completions and 70 exchanges, selling out at four developments in Surrey and Berkshire. The housing association has noted a strong demand for its new homes in the commuter belt, with SO Resi Ware, SO Resi Arborfield and SO Resi Forster Oaks proving to be particularly popular with buyers. Kush Rawal, Director of Residential Investment at Metropolitan Thames Valley Housing, comments: “We reported record figures at the end of the first lockdown period earlier this year and we have seen this continue right until December. Despite the country enduring another national lockdown, we have seen a strong demand for shared ownership homes, most notably at our developments in the commuter belt. “The lack of affordable mortgages this year has clearly driven the need shared ownership purchase. Despite the immense and unpredictable changes that have happened around us– from the pandemic that has consumed this year, and with Brexit looming, more than ever, there is an unrelenting desire  to invest in a home of their home. Shared ownership is making this happen.” SO Resi has also seen a significant uplift for its SO Resi Plus scheme, with a number of customers recently signing up to take advantage. SO Resi Plus was introduced as a pilot in 2014 and allows buyers to staircase by 1% each year at an agreed, fixed price for 15 years, providing they register for the scheme when purchasing the property. Kush adds: “SO Resi Plus has been transformative for our customers, with four times as many customers staircasing each year via this route than those through traditional share purchases of 10% or more. We decided to offer this to our customers as historically, restricting staircasing to larger shares has been a barrier. Following the Government’s announcement earlier this year, we are pleased that the 1% staircasing option will be available on all shared ownership properties going forward, enabling a greater number of buyers to increase shares in their home should they wish to.” To find out more about SO Resi, call 0208 607 0550 or visit www.sharedownership.co.uk

LOVELL HOMES has held a development launch with a difference by giving local house hunters the chance to ask their burning questions about the buying process, whilst getting an exclusive sneak peek at the brand-new Roman Heights development in Cockermouth – all from the comfort of their own home. The exclusive online event, which is now available to view on demand here, gave potential purchasers the opportunity to ask questions in an interactive Q&A with Chartwells Mortgage Services and Butterworth Solicitors, while viewing the development for the first time from the convenience and safety of their armchair. Anne-Marie O’Doherty, regional sales director at Lovell Homes North West, said: “It’s clear that the stamp duty holiday, required deposit sizes, the Help to Buy Scheme and the best time to buy, are the burning questions that matter most to the people of Cumbria. We’re pleased that we managed to answer all these queries as well as celebrating our latest development, Roman Heights. “We usually love opening our doors and marking a brand-new launch – however, given the current restrictions it’s just not been possible. Located on the edge of the Lake District, the development brings a compelling choice of fresh new homes, each with spacious rooms, luxury finishes, and modern layouts. The Hartley, a three-bed semi-detached home, is already ready to move into and available under the current Help to Buy scheme. A selection of four- and five-bedrooms homes are also available to reserve as well as nine three-beds that are being offered through the low-cost housing scheme with Allerdale Borough Council. UCLan releases new Masterplan timelapse footage as key construction milestone is completed

New £60 million Student Centre on track for April 2021 opening The University of Central Lancashire (UCLan) has today released new timelapse footage which highlights the impressive progress being made on the exterior of its new £60 million Student Centre. In a little over a month, nearly 100 tonnes of steel and glass have been lifted into place on the south elevation of the development, with the building now virtually watertight. At 13.5 metres in height and nearly 100 metres in length, it all adds up to the highest single span ‘continuous’ curtain walling system in Europe – meaning the outer walls are non-structural. In total, the impressive frontage required 165 units of glass in an assortment of 25 different shapes and sizes. Each vertical supporting bar between the panes of glass weigh in at approximately 1.2 tonnes while the largest glass unit installed is 510kg with the smallest being 130kg. Michael Ahern, UCLan’s Chief Information and Infrastructure Officer, said: “The completion of our Student Centre’s exterior glass frontage represents a major construction milestone. “Our students and staff can’t wait to start using the building which will be flooded with natural light, aesthetically superb and most importantly create an inspiring environment to support our students for many years to come. “Our construction partners Bowmer + Kirkland will soon be entering the final straight as we look forward to the project’s completion in April 2021.”   Work will now turn to the completion of the building’s interior as well as the new public square of which 45 percent has already been laid. Once completed, the development will also provide a greener environment on the previous Adelphi roundabout for students, staff and residents to enjoy, with over 300 new trees being planted and a 50,000-strong bee colony on the roof of the Student Centre. Actis CPD joins stable of RIBA approved training modules

Actis’ much praised and popular CPD on addressing the performance gap with reflective insulation has been approved to join the stable of Royal Institute of British Architects approved training modules. The CPD, which looks at how to combat thermal bridging and achieve optimal energy efficiency, will be available to RIBA chartered architects, who, along with their non-RIBA affiliated counterparts, must complete 35 hours of CPD every year. RIBA approved CPDs are worth double the points of a standard CPD and are therefore much prized by members, with 76% of them choosing training which has been specifically approved by the professional body. The Actis CPD, Addressing the performance gap with reflective insulation, which is currently available online, will be promoted via RIBA’s website, and the Institute’s monthly newsletter. Specification and technical teams at Actis, now a member of the RIBA CPD Providers Network, will also have a chance to present at some of its 20 annual roadshows, once face-to-face activities resume. All RIBA approved CPDs must meet strict criteria, be educational, innovative and balanced, address relevant statutory issues and have a clear learning outcome. They are designed to provide solutions to design problems and are likely to address sustainability issues, correct product application and legislative information. Actis UK and Ireland technical director Thomas Wiedmer, himself an architect, said: “We are looking forward immensely to being able to help the wider architectural profession to understand the benefits of reflective insulation in helping address issues of thermal bridging. “The module looks at why the performance gap exists, evidence of its existence through research by bodies such as BBA and Glasgow Caledonian University, the effects of external factors on the fabric efficiency of a building, the impact of part L which places a good deal of emphasis on air tightness and the impact of thermal bridging and how reflective insulation can address it.” The nearly 200-year-old RIBA champions better buildings, communities and the environment and works with government to improve the design quality of public buildings, new homes and new communities. Register here to join the CPD on the second Thursday of every month at 1pm.
