ADDINGTON CAPITAL SELLS REFURBISHED LEEDS CITY CENTRE OFFICE BLOCK FOR £3 MILLION

Addington Capital, the property investment and asset management specialist has sold Aireside House, a 9,500 sq ft office block immediately behind the railway station on Aire Street in Leeds City Centre for £3.05 million. The purchaser is the Wesleyan Assurance Group, a financial services company. The building was fully occupied and the sale equates to a 6.66% net initial yield. Addington acquired the building in a £42 million mixed-use portfolio with its joint venture partners and has since completely refurbished the building to offer a modern and creative office environment over four floors, with cycle storage and shower facilities added as part of the renovation. Phil Symonds of Addington Capital said, “This is an excellent example of what Addington is best at – buying and  re-working old, under-utilised buildings to develop a contemporary renovated office environment well suited to the local market in terms of location, floorplate size and, in particular, specification and finish. The Leeds office market has performed very well lately, with strong occupier demand across the size and specification ranges, alongside increasingly constrained supply.”  Agents on the deal were Cushman & Wakefield for Addington Capital and Lambert Smith Hampton for the Wesleyan Assurance Group.

These tips below offer some advice: Save money by choosing a lower temperature When it comes to washing your clothes, choosing a lower temperature is an easy way to save money. Simply turning the temperature down from 40 to 30 degrees can be up to a third cheaper. Over the space of the year it could add up to a saving of £52.[1] An occasional ‘hot’ wash is still a good idea though as it helps to ensure the washing machine is kept clean. Insulate With the right insulation in place, you could be making significant savings. In fact, it’s estimated that a quarter of all heat from your home could be lost through your roof if proper insulation isn’t in place.[2] Insulation grants are offered as part of the Government’s Energy Company Obligation Scheme, so insulating your home could be easier than you think. Alternatively, smaller ‘quick fixes’ can also help – foam tubes that cover your pipes can keep your water warmer for longer and cost just a few pounds. You can also use a ‘lagging jacket’ which fits over your gas boiler and helps retain heat. At around £10, they’re a cost effective way to prevent you from using extra energy to reheat water. Deal with draughts Draughty doors, windows and floors can be a major contributor to energy wastage. Although they might seem small, gaps and cracks have the potential to let out a large amount of heat, while allowing cold air in — impacting on your bills unnecessarily. One way to tackle this is by installing draught excluders on your doors and windows. Even keyholes and cat flaps can make a big difference, so try to keep them covered where you can. Alternatively, sealants, insulating strips and even rolled up newspaper can go a long way to ensuring heat stays in your home. Finally, double-glazing is extremely effective at keeping your home well insulated. Whilst installation can be costly, it’s a definite way to save on heating bills. What about off grid living? For those living in rural areas off the mains gas grid, choosing an energy efficient fuel is central to keeping bills low. This can be done by switching from more traditional off-grid fuels like oil to a cleaner, greener alternative, such as LPG (liquefied petroleum gas). As well as giving you the option to heat specific rooms, smart thermostats have the capabilities to learn your home heating habits – allowing you to consistently maintain the right temperature at the right time of day. Latest innovations, such as handy apps, have been designed to make smart technology even more convenient. If used correctly, it’s estimated that they could save households around £150 a year.[6] Switch off appliances Through habit, you may be used to using the standby button to turn off electrical appliances, when in fact it’s actually far more energy efficient to turn them off completely. TVs, laptops and mobile phone chargers are still switched on even when they’re on standby, which means they’re using energy unnecessarily. Be First, the council’s pioneering regeneration company, commissioned specialist construction company Rollalong to build and deliver the modular homes, which are built offsite and then bolted together and finished on site. The first modules were lifted into place on Monday 20 January and the last arrived today – making a delivery in just six days. Councillor Cameron Geddes, Cabinet Member for Regeneration and Social Housing visited as the third delivery took place last week. “I was astonished by the progress”, he said, “but the beauty of this system is that we can construct top quality permanent new homes twice as fast as using traditional methods, and in half the time, meaning significantly less disruption to the neighbours”. The modern construction method is widely used on the continent and has become renowned for its quality, since the majority of the construction work can be done in controlled conditions and tested rigorously. Be First appointed Rollalong to design and build 19 modular homes for the London Borough of Barking and Dagenham from its 11-acre manufacturing and head office site in Dorset. Rollalong Managing Director Steve Chivers commented: “I was very proud to see the initial delivery of modules to the site.  It is a very exciting project which will provide a range of high-quality, affordable housing for people in Barking and Dagenham, and we’re very pleased with progress so far. “There is a shortage of housing in the borough and our modular alternatives to traditional construction offer a real opportunity to address the shortfall in approximately half the time.” Tom Mather, Construction Director at Be First, added: “I am delighted with the pace and delivery of the project to date.  This is very much the future of the building industry and we expect to use offsite construction regularly, since we can reliably deliver more quality homes much more quickly.”

Temperature control in sports centres

When attending a leisure centre or gym, a customer expects to sweat a little depending on the class they’re attending! It’s especially important then for such venues to have a suitable air conditioning unit and HVAC system in place, in order to prevent overheating or too-cold conditions. In this article, we’re exploring the importance of maintaining a comfortable temperature within a sports centre, as well as what temperatures are considered to be the optimum target to achieve this. Responsibility and duty Technically, there are no regulations regarding specific temperatures within a gym or leisure centre, according to Health and Safety Executive. But normal health and safety legislation covers the vast majority of other safety requirements at the gym. In terms of temperature, although there are no fixed regulations specifically for gyms and leisure centres, we can use minimum workplace temperature requirements as an estimate of what constitutes a comfortable temperature during activity. As stated by the Approved Code of Practice, 16°C is considered to be the base level for a comfortable temperature within a workplace. Work requiring “rigorous physical effort” is placed a little lower, at 13°C. Again, this isn’t a legal requirement, but it gives an idea of what an optimum temperature is for comfortably engaging in physical activity. Sport England published a handy guide for exercise spaces and fitness centres, outlining the ideal temperature for clients: Fitness Gym – 16°C to 18°C (60°F to 64°F) in the summer, with “comfort cooling” as needed. Studios – 18°C (64°F), with a slight summer rise acceptable. High temperatures at the gym When a gym is too hot, working out becomes a torturous experience. Plus, it’s a risky activity; dehydration and heat stroke are notable risks of working out in an overheated gym. But even just sweating too much can be a problem. We Be Fit notes that while over-sweating can cause gym-goers to notice an extra pound of weight loss at the end of their workout, the weight lost is fluids from sweating and will be negated with a drink. The article suggests that working out in an overheated gym for a long period can result in a 50% less effective workout! All that sweating for nothing. Low temperatures at the gym It’s less common to encounter a very cold gym, but when it does happen, it can be just as difficult to work out in as a too-warm space. My Inner Go looked at the pros and cons of working out in a cold environment and found that chilly temperatures brought with it a higher risk of injury. This is because muscles tend to seize up in the cold (which is why warming up before physical activity is so important). £50 MILLION MIXED-USE LEICESTER REGNERATION SCHEME COMPLETES

A £50 million mixed-use development set to catalyse regeneration in Waterside area of Leicester has been completed by Morgan Sindall Construction. The main contractor has been working with developer Charles Street Buildings Group (CSB) and Leicester City Council on the four-and-half-acre site since 2018. Known as Great Central Square, the scheme is seen by the local authority as key to revitalising an under-utilised area of the city, while boosting the overall visitor economy and business community.  A programme of highway works to construct a super crossing over Vaughan Way was carried out initially by Morgan Sindall Construction, to facilitate safe access for pedestrians and cyclists over the ring road, to the north west of the city centre. Included amongst the new development are two major new hotels, both operated by the Accor hospitality group. A 10-storey Novotel offers 154 bedrooms and a variety of indoor facilities including a gym, meeting rooms, and a ground floor bar and restaurant. While an Aparthotel Adagio boasts 95 luxury studio or one-bed apartments, spread over six floors. Another key building in the scheme is a new five-storey commercial development called No.1 Great Central Square, which provides 33,000 square feet of modern Grade A office space. It was handed over eight weeks early last November, allowing it to host the launch event of the prestigious Leicester Business Festival. In addition to the work carried out by Morgan Sindall Construction, CSB has carried out its own building work to renovate and repurpose the disused Great Central Railway Station, while also delivering a car park for the new hotels and office block. National property, construction and infrastructure consultancy Pick Everard worked in partnership with the main contractor throughout. During early excavation work, CSB commissioned University of Leicester Archaeology Services to assess the site. They discovered a significant number of Roman artefacts which have been preserved. The architects involved in the scheme were Stephen George + Partners which acted as master planners and designed the office and station; Leech Rhodes Walker which designed the hotels; and the Andrew Davis Partnership which designed the Great Central Square public realm. Richard Frape, Project Director at Morgan Sindall Construction, said: “Delivering a mixed-use regeneration scheme comprising leisure, retail and commercial space of this scale in less than two years has required a truly collaborative approach from everyone involved. The local authority and Charles Street Buildings have been great customers to work for and our consultants in the supply chain deserve credit too. “The finished project is one which evidences Morgan Sindall Construction’s ability to design and build both the flagship developments befitting of a city centre prime site, and the accompanying infrastructure work vital to ensuring they’re well-received and accessible. “We’re incredibly pleased to have completed on schedule for the start of the New Year and confident Great Central Square will play an important role in Leicester’s continued economic development for decades to come.” Joseph Murphy, director at CSB, said: “Having worked for a number of years through various possible use cases for the site, we’re naturally delighted that Great Central Square is finally complete. Building work concluded on several elements ahead of schedule, so we’ve already had healthy occupier interest in the commercial space. Public reception of the newly-opened hotels has been incredibly positive too. “The local authority has taken a holistic view to revitalising the Waterside area of Leicester, with the connectivity investment key to this. As a family business with deep local roots, we’re incredibly proud that this development can be the catalyst to drive this long-term strategy and we look forward to working with the council on future schemes in the city.” Leicester’s City Mayor, Sir Peter Soulsby, said: “I am delighted that the city council has been able work closely so with local developer Charles Street Buildings and contractors Morgan Sindall Construction on the major redevelopment of this important site. They have been thoroughly professional and a brilliant team to work with. “The ambitious scheme has helped to transform a long-neglected part of Leicester and, by incorporating major highway and public realm improvements, has created an attractive new gateway between the city centre and the Waterside regeneration area.” Graeme Milligan, Director at Pick Everard said: “We’re delighted that the scheme is now complete, creating 100 new jobs for the city. It’s a real regeneration success story for the city and I’m sure we’ll see a huge increase in tourists and businesses visit Leicester as a result.”

Network Rail announces £640m contract awards to deliver design services

Network Rail has announced the award of 82 framework contracts to deliver design services across the country, worth an estimated £400m for Control Period 6 (2019-2024) and up to £640m including the options to extend the framework into Control Period 7 (2024-2029). The Design Services Framework (DSF) consists of four multi-discipline frameworks and 78 single-discipline frameworks. The new DSF aims to provide access to a wider range of multi-skilled suppliers including small and medium enterprises (SMEs) who form circa 25% of the single discipline suppliers on the DSF.
