Following its purchase by leading managing agent Rendall & Rittner, Braemar Estates will become Rendall & Rittner creating one fully integrated business. Rendall & Rittner acquired Manchester-based managing agents, Braemar Estates, at the end of last year, bringing the group’s total portfolio of managed properties to more than 60,000 across the UK. Initially, the two companies were operating under their own names, but the move to unite them as Rendall & Rittner allows the company to grow nationally under one brand. The change is effective as of 24th September. Rendall & Rittner, an experienced operator in the residential block management sector, has been expanding rapidly in recent years and recently was awarded a Platinum accolade in the Investors in People (IIP) standard making the company third place, out of only 18 real estate companies in the UK to be awarded this level. Its acquisition of Braemar Estates has allowed it to increase its presence in the North West. Its portfolio ranges from traditional mansion blocks to substantial mixed-use developments. How the Government can protect its projects from failure

With the demise of Carillion, Government departments’ scrutiny over the progress of their major projects is increasing. One method being used to manage infrastructure projects is Earned Value Management. As well as being able to monitor costs and schedules, it also has a value add element that allows organisations to track and measure the progress more effectively. Earned Value is not a new idea, it has been in use since the industrial revolution.  However, it came to prominence first in the US when the government introduced earned value management as a requirement for their contracts, and has in the UK where Government Departments are keen to establish the value add of their major contracts.  The concentration being applied to major suppliers in the wake of Carillion’s demise, means that effective tracking of progress throughout the project is increasing in importance. Earned value management offers opportunities beyond the simple adherence to contract requirements.  It allows an organisation to have transparency around projects, programmes and portfolios of stand-alone and integrated works, and provides a clearer indication of progress on large-scale projects than other traditional monitoring techniques.  In essence it allows organisations to keep projects on schedule and within budget. However it is far more than simply applying the three set formula of schedules, costs and completion to a project.  There are often different variables to be considered with each project, as well as ensuring data is consistent and true. Regulations for BIM ~ Understanding and applying building information modelling

With the UK Government mandating the use of building information modelling (BIM) on government projects since 2016, its perception has transformed from a useful tool into a necessity for delivering construction projects of all types including buildings, bridges and roads.   Here, Glyn Shawcross, engineering and design director at engineering solutions provider Boulting Ltd, explains one of the key regulations essential for becoming BIM-enabled.   BIM is a process of creating and managing information and data about a construction project, to produce a building information model that can contain a digital description of every asset.   Building upon 3D modelling, BIM also includes the data behind the model. In addition to the benefits of a 3D model such as physical coordination, BIM can bring together data at the required level of detail, making it accessible to all involved parties.   A collaborative process, the model’s production is likely to be partly automated and manually improved upon throughout the design and construction process. Growing in detail and accuracy as the project progresses, the final BIM asset is handed over to the client at the end of the project and is used throughout the building’s life span.   The cost of operating and maintaining buildings and facilities can reach up to 85 per cent of the building’s total cost. An accurate virtual representation of a building and its asset data can provide scope for finding and realising possible cost-saving areas, even after the construction phase is over.   Standards and principles The requirements for BIM Level 2 are set out by PAS1192-2:2013 and its partner, PAS1192-3:2014, which provide guidance to asset managers about the integration, information management, asset management and final construction of the build.   Both standards apply to building and infrastructure assets and are based on the previously existing codes of practice, BS 1192:2007 and A2:2016, which encourage collaborative production of architectural, engineering and construction information.   PAS1192-2:2013 and PAS1192-3:2014 provide guidance on how information is expressed in the models, as required by level two BIM and above.  Expressed information must be logical, visible and available for analysis and use by the project team rather than difficult to extract and practically work with.   Good quality models produced by level 2 BIM effectively promote sharing, analysis and reuse of information by providing a better visual representation of design and construction, which can be used to inform decision making.   For example, layering software can superimpose multiple models on top of one another to see how they fit together, allowing any clashes to be identified and managed before construction, saving both time and money.   Currently, most projects are supported by multiple models, although once BIM level three is reached, each involved party will use the same model, which should be fully accessible from the cloud. Cloud-stored data can raise intellectual property issues, which contributors must be aware of.   The regulations also cover practical points to be aware of when choosing BIM as a project management tool. Models must hold the right amount of detail to support their purpose as models burdened with too much or unnecessary information are as unhelpful as those with too little.   At the first stage of any BIM project, a BIM execution plan must be drawn up. Amongst other things, it specifies the software that will be used, clash detection responsibilities and crucially, the level of detail required. Ensuring the right level of detail means parties each have all the data required, without unnecessarily raising the overall cost of the BIM process.   A BIM model should be progressive and fluid. An important principle set out by the PAS1192-2:2013 is that as a project progresses and information grows, the model will provide information fit for design, for construction and finally to represent what has been constructed.   BIM’s use should be continually assessed, as the regulation stresses that models may not necessarily offer the best way to communicate information. If the project is simple, a schedule or other format may provide the same benefit with less expense.   Management Because a model is an information source, governance and direction are as important when producing and managing a BIM asset, as when producing a report or compiling technical documentation or drawings.   A BIM manager should be appointed, who will be responsible for the implementation of BIM and digital construction procedures throughout the entire project lifecycle. They will drive forward changes, ensuring the client, operator, contractors and suppliers will be able to get the most out of the available technology, people, processes and policies.   An experienced BIM manager is essential for smooth running and outstanding results, both in terms of the final build and the BIM asset produced. Boulting has a wealth of experience and expertise, both in implementing and undertaking BIM projects, while ensuring the high standards that clients, engineers and suppliers benefit from.   Primary documents such as the employer’s information requirements and the BIM execution plan are crucial to produce an efficient and effective product. In addition to the final model, one of the most important outputs is the accurate record of project information, which is then used to support the built structure during operation.   Regardless of whether a current project mandates the use of BIM, ensuring your business is BIM-enabled and the correct regulations are identified and understood is essential in the modern climate. Structural Timber Awards – Winners Announced – Celebrating the Simply Outstanding

Put it down to perfect timing, with the heightened interest in offsite technology, combined with the abundance of outstanding projects and product innovations it is easy to see why the 2018 Structural Timber Awards surpassed all previous events in terms of the calibre of entries and attendance. Construction professionals gathered at this prestigious award ceremony on October 10, at the National Conference Centre, Birmingham – to celebrate the great, the good and the simply outstanding. The Awards were hosted by compere Mark Durden-Smith and as anyone who has attended this event will know – his infectious humour is just one of the reasons this is a fantastic night out. With nearly 250 outstanding submissions, this year’s Structural Timber Award judges had an onerous job of selecting the winners. The big winner on the night was The Macallan Distillery project, which scooped the Winner of Winners plus two other categories. One of the judges commented: “The Macallan Distillery project and the precision installation of the engineered timber gridshell roof should be highlighted as a case study, par excellence, to the entire structural timber sector”. The head of the judging panel and Chief Executive of the Structural Timber Association, Andrew Carpenter said of the night: “The depth of expertise across all categories was impressive and the exceptional number of entries clearly demonstrates the upturn in the industry. New biodegradable glitter for interiors industry

In a world first, a UK firm has launched a biodegradable, 92% plastic free glitter designed for use with the decorative, craft and interior design industry.  Traditional glitter is a microplastic, and can be potentially harmful in the environment, as a result there has been a rising consumer pressure for products to use eco friendly glitter alternatives.  Deco Bioglitter®, manufactured by Ronald Britton Ltd, is the world’s first glitter proven to degrade in the natural environment, such as soil, rivers, and lakes. It continues to be one of the most popular choices for modern structures, and it’s not going away anytime soon. While concrete still holds the edge in price, though, it is steadily being superseded by more modern building materials. From steel and hempcrete to entirely new composites and materials, developers now have more viable materials to choose from than ever before. Here is a rundown of the benefits and drawbacks of concrete and steel, and the many pretenders to their thrones. Benefits of concrete If a technology can go missing for over a thousand years and still be heralded as revolutionary, it’s clearly doing something right. Concrete was first devised by the Ancient Egyptians and nearly perfected by the Romans, whose finest examples of concrete masonry still stand to this day. The Romans weren’t just the first civilisation to deploy concrete structures en masse around the world, either. They also struck upon a form on concrete that healed and strengthened itself, something that’s only just entering back into modern construction in a cost-effective way. Concrete remains the most widely used building material in the world by weight, and not without reason. The benefits of concrete include: Price Concrete is still seen as the cheapest material for large builds, although this often only accounts for the price of the material, and not the process of installing it. Using concrete can save on property insurance, while its price has always remained stable compared to other materials, whose production tends to fluctuate. This said, there are increasing reports that the sand used in the most popular forms of concrete is running out, making this a more pressing issue. Safety Concrete is seen as a structurally reliable material, with a high tensile strength and natural fire resistant properties. Its weight, mass and strength allow it to resist most impacts, as well as winds of up to 200 mph. Thick concrete casing is routinely used by even the most high cost and safety conscious builds, including the new ‘Freedom Tower’ at 1 World Trade Centre. Design While unadorned and facade-free concrete can be considered an eyesore, it’s also been used in many iconic and beautiful constructions, from the Roman Pantheon to Frank Lloyd Wright’s Fallingwater, concrete can be used in a number of beautiful ways. Part of this is the ability to pour it into all different kinds of shapes, which has led to myriad creative, cascading designs. Benefits of steel Traditionally the preserve of tall buildings and large projects, steel has a reputation as being sturdy but slow when it comes to deployments. This is an increasingly dated attitude, however, and many of the traditional caveats of steel construction have been overcome with newer designs and methods. Some of the chief benefits are: Flexibility This is a literal benefit as well as a metaphorical one. Steel is much more ductile than concrete – in other words, less rigid – making it more appropriate for earthquake-prone and windy regions. It also has the highest strength-to-weight ratio of any popular building material, making it the primary choice for high rises as well as long, column-free spans. While it doesn’t offer as many opportunities for visual flourishes, it does facilitate a wide variety of flexible designs. Availability We’re running out of concrete. This isn’t scaremongering, just a fact of natural resources. Modern concrete – the kind known as Portland cement – relies on a particularly course kind of sand that’s proving to be in limited supply. Sustaining the world’s demand for concrete has led to widespread destruction of habitats, and that demand is still outstripping supply. While structural steel supplies can fluctuate, there is currently a large surplus, and the material is also recyclable. Efficiency It’s often said that the ‘two day cycle’ of concrete installation makes it the fastest means to build a structure. What this fails to account for is the many contributory factors in a quick build, and the ways in which steel can be deployed. Structural steel framing systems can now be built to spec using CAD software, reducing installation time by as much as 50%. It is also far less labour intensive than concrete, which requires an enormous amount of manpower for larger projects. Application Steel’s versatility renders it indispensable across numerous applications, spanning from residential to commercial and agricultural domains. In the residential sector, steel finds utility in various structural components like beams, columns, and frames. Its robustness ensures structural integrity, providing safety and longevity to buildings. Additionally, steel’s adaptability enables architects and designers to explore innovative construction techniques, resulting in modern and aesthetically pleasing residential structures. Within the realm of commercial establishments, steel serves as a cornerstone for constructing offices, warehouses, and retail spaces. Its inherent strength makes it applicable in vast open spaces without the need for cumbersome support columns, thus maximizing usable floor area. Moreover, steel’s ability to withstand heavy loads and adverse environmental conditions makes it ideal for commercial structures requiring durability and resilience. In agricultural settings, steel plays a crucial role in the construction of barns, storage facilities, and other farm buildings. Steel barns offer several advantages, including ease of assembly, durability, and customizable designs to accommodate various farming needs. I would like to offer you an exciting case study on the £75m state-of-the-art Omagh Hospital and Primary Care Complex in County Tyrone, the first of its kind in Northern Ireland.  Moulded by the latest healthcare research and initiatives, TODD Architects’ design creates a “natural environment for healing”, using expansive lines of sight and a user-friendly interior layout to maximise the patients’ connection with nature and promote positive, relaxed social interactions.  Officially opened in April 2018, and garnering a host of awards since, the 27,000 m² building consists of a series of interlinked pavilions that bring together acute and primary care on a single shared campus. Grouping the departments together helps reduce patient waiting times and the need for a referral and return visit, delivering what a clinician described as ‘a one-stop shop’.  Within an overall linear form with a single spine-like “street”, each department is housed in a distinct but connected pavilion, arranged around landscaped courtyards.  The design maximises the views – and connections – between the patients, staff and visitors and the stunning County Tyrone landscape, as well as with the richly planted internal courtyards and on-site planting.  Internally, the departments dissolve the traditional clinical barriers between staff and patients with break-out areas that offer informal space for relaxed patient-staff conservations.  External architecture is a key part in the delivery of this holistic therapeutic environment, from the external design that sits proudly but not overwhelmingly within its context, to the carefully coded colour-based wayfinding and expansive use of glazing to maximise natural light as well as views out of and through the areas.  The Campus also goes beyond traditional hospital services, providing community meeting places and group facilities to support out-reach services and engage with patient groups.  In addition to award recognition, including best acute healthcare project in Europe in the 2018 EHD awards and Building of the Year – Public at the recent Building and Architect of the Year awards, the post occupancy feedback has been most positive from patients, staff and visitors alike. Gilbert-Ash Builds Team Success with Six New Senior Appointments

Leading UK construction, refurbishment and fit-out company, Gilbert-Ash, has strengthened its senior team with six internal promotions. Gilbert-Ash recently announced its financial results for the year ended 31 December 2017. The results confirm a 50% increase in pre-tax profits to reach over £2, up from £1.4m in 2016. With results driven by the dedicated 180-strong team, the contractor reported an overall turnover of £165.5m, an increase from £148m in the previous year. It aims to build on this success with the recent Project Director and Senior Surveyor promotions, tapping into the strong potential that has been developed within the company. Whilst carrying out multiple complex projects across the UK and beyond, Gilbert-Ash has been striving to improve its workforce culture and inspiring working environment, through continual investment in its people and innovation. Shelbourne Motors appoint O’Hare & McGovern for £5m Newry facility

Shelbourne Motors has appointed local building contractor O’Hare & McGovern to build its new £5m multi-franchise facility in Newry as Renault signs-up to the showpiece development. The Newry based Chartered building company has commenced work on the 50,000 sq ft development that will create 60 new jobs when it’s scheduled to open in summer 2019. The new state-of-the-art facility, designed by Clarman Architects, is a significant investment by the family-owned vehicle retailer in the Newry area as it celebrates its 45th Anniversary. It will include new car showrooms, new car handover bays, lounge-style waiting area with café and a drive-thru service centre with a 28-bay service workshop. The Renault partnership will see Shelbourne Motors become the dedicated dealer of new and used Renault vehicles in the Newry and Mourne area. Kia was the first manufacturer to be confirmed for the site. Caroline Willis, Financial Director of Shelbourne Motors, said; “This is a significant milestone for Shelbourne Motors. Debate around digital hits a higher level on day one of UKCW

The future success of digital construction lies with improved planning, more consistent procurement by Government, integrated software systems, the education of the young and the development of hybrid solutions that don’t scare the industry, according to the opening debate at this year’s UK Construction Week (UKCW).   Chaired by architect and TV presenter George Clarke, a panel of digital construction experts took the discussion on digital to a new level compared to previous years. Offsite construction, BIM and even the use of robotic technologies on site were all acknowledged as established solutions – but what matters now is how these are applied and approached with a completely different mindset, the panellists agreed.   “We are at a point of acceptance of BIM”, said David Clark, head of manufacture and innovation at offsite specialists McAvoy. “We all want to take digital data and bring this to the front line of manufacturing. But we need a long-term pipeline coming through – a guaranteed demand which unlocks investment,” he said.   The role of Government was central to this, as the industry’s largest client responsible for 40% of the sector’s capital expenditure, explained Mark Bew, chairman of PCSG.   It’s hard to be a client, Mark acknowledged, but he told the packed auditorium about what he described as “the first glimmer of hope” – outcome-based contracting and new forms of procurement which are now starting to be used and which lift the requirements around data. “It’s now an adult-to-adult conversation, not adult-to-child approach,” he said.   He also urged greater Government uptake of common components which, just as in the car industry, allow a huge variety of customisable products for the end-user but essentially all stem from a simple, standardised portfolio of parts.   Lara Ayris, managing director of Waste Plan Solutions, expressed concern about disjointed software solutions which were still not talking to each other and the problems of getting BIM models to reflect the real world, but Raphael Scheps, CEO of Converge, explained how sensors inbuilt into building materials are now starting to cross-reference and validate the on-site reality with the digital models used at design stage.   In the strong international line-up on the UKCW stage, Grant van Wyk, founder of Future Construct and Automation, also told of robotic scanners which check for performance against design, and SAM – the Semi-Automatic Mason – which is possibly a more culturally acceptable form of automation in construction.   “SAM is a co-bot, not a robot,” he explained. “It works alongside traditional trades and makes their work more interesting and enjoyable. These are the incremental steps we need, otherwise the shift is too large. We need easy-to-use interfaces.”   From Eindhoven University of Technology, Theo Salet emphasised the essential role of education, and the way companies and students are increasingly working, exploring and learning together about the best ways to apply digital construction. “It’s multi-skilled workers we will be looking for in the future,” he said.   Again hybrid solutions appear to work best at the moment – George Clarke himself admitted that MOBIE, his new education initiative, is developing courses which integrate traditional construction with digital, in order to gain wider housebuilder take-up.   Despite their continued frustration at the pace of change, the panel provided plenty of evidence of the take up of digital construction and ended with a strong call for increased R&D, based on data and learning from what is currently happening. “We need to look at how it performs and listen to how these new systems, and system of systems, really work,” said Mark Bew.   This virtuous circle and learning loop came up in other presentations too. Elsewhere at the show, building quality and safety were hot topics across the UKCW seminar and CPD programme and culminated in RIBA’s official launch of its Building in Quality tracker. Developed in partnership with the Chartered Institute of Building and the Royal Institution of Chartered Surveyors, RIBA president Ben Derbyshire introduced the tracker and details of the five-month pilot set to transform building safety forever.   Other show highlights included:   Lord David Blunkett, Heathrow Skills Taskforce, talking about strategies to address the skills gap in construction; Property expert and TV presenter Kunle Barker leading a vibrant panel discussion on diversity, equality and inclusion; and The launch of the Passivhaus 2019 student competition, aiming to arm the next generation of architects and designers with the tools and design skills needed to deliver sustainable buildings.   Nathan Garnett, UKCW event director, said:   “Today has been a powerful opening day. The calibre of debate has been higher, more detailed and more positive than in previous years, and the examples of innovation and best practice are more plentiful. Combined with record numbers for a first day, I’m confident that this show is delivering on its promise to make visible the future of construction.”   The top sessions tomorrow are expected to be:   Keynote speaker Barbara Res, who will discuss her experience as a female engineer working on Trump Tower, the renovation of New York’s Plaza Hotel and the successes and challenges of working with Donald Trump;   A major debate on solving the UK’s housing crisis, looking at the long-term strategy for housing growth and what roles will be adopted by planning authorities, councils, housing associations, developers and others.   The seminar on ‘Quality in construction post-Grenfell’, looking at the outcomes from the Hackitt Review as well as the latest updates on product testing regimes and use of combustible materials in high-rise construction.   All these events are happening on the UKCW stage and will be chaired by TV presenter Steph McGovern.   On display is the EksoWorks exoskeleton in action as featured on BBC Breakfast, and more than other 650 exhibitors to visit, seminars to attend, lots of networking opportunities and all of this under one roof.   UKCW continues until Thursday with nine shows: Build Show, Energy 2018, Timber Expo, Building Tech Live, Surface & Materials Show, HVAC
