Plans for a new development of ten contemporary coastal homes at Steamer Point have been given the go-ahead. Developer Pennyfarthing Homes has secured planning approval for the 1.3-hectare scheme, which will replace a series of disused buildings with architecturally distinctive properties, set against the backdrop of sea views and the neighbouring Steamer Point Nature Reserve. Designed by David James Architects, the development embraces a landscape-led approach, carefully integrating the homes within the site’s natural surroundings. Many of the mature trees on the plot are protected by Tree Preservation Orders, and the design prioritises the retention of greenery and enhancement of biodiversity. New planting schemes, along with ecological safeguards—such as minimising light pollution near a known bat corridor—underscore the environmentally sensitive strategy. The layout takes full advantage of the site’s elevated position, with four of the homes adopting an ‘upside-down house’ design to maximise sea views. These frontline properties will feature living areas on the upper floors with direct access to gardens via external staircases, while bedrooms will be located on the ground level. The remaining six homes, situated just behind the frontline units, will offer more traditional layouts but still enjoy ocean-facing orientations. The architectural style reflects a blend of natural textures and modern design, with materials such as light stone, brick, bronze-toned aluminium, and timber cladding echoing the surrounding cliffs and woodland. Overhanging roofs and generous glazing aim to soften the visual impact of the buildings while creating a seamless transition between indoor and outdoor spaces. A fast-growing Midlands construction consultancy has been appointed to support one of the biggest residential schemes ever to be built in Leeds city centre. Birmingham-based The Construction Consultants (TCC) has been appointed to support the £85 million Castleton Works scheme which will provide nearly 400 build-to-rent apartments. Detailed planning permission has been granted by Leeds City Council The development, on the regenerated west side of Leeds city centre near The Junction and Wellington Place, will also provide three shop units, a gym, a padel court, roof gardens and roof terraces, open green space and parking facilities with electric vehicle charging points.. TCC has been involved since the initial project stages and is providing quantity surveying and cost consultancy for the development. Proposals for a new development of 160 homes in Nuneaton will bring a raft of benefits to the local area – providing affordable housing, new public open space and investment into local infrastructure. The proposed Bellway development, to the east of Plough Hill Road, would deliver 40 affordable homes to help address the housing shortage in the borough. A report in 2022 showed that there were more than 3,000 households on Nuneaton and Bedworth Borough Council’s housing register waiting for an affordable home in the borough. The planning application for the 16-acre site, which has been brought forward by Bellway Strategic Land, includes new public open space, including a children’s play area, natural play trails, footpaths and cycleways to promote outdoor activity for both new and existing residents. Bellway would also deliver improvements to local roads, with traffic calming planned in Plough Hill Road near Galley Common Infant School to reduce traffic speeds and improve safety for pedestrians and children, and improvements to pavements and crossing points along Plough Hill Road and Coleshill Road. In addition, the housebuilder would provide funding towards the planned improvement scheme for the Plough Hill Road/Coleshill Road junction. Chris O’Hanlon, Planning Manager for Bellway Strategic Land, said: “We have worked closely with the local community to listen to their views and ensure our proposals for this sustainable site off Plough Hill Road meet their needs. “This site offers an ideal opportunity to help Nuneaton respond to the shortage of housing in the borough, as well as to promote healthier and more sustainable lifestyles by providing new open space and making roads in the area safer. Each of the homes would have solar PV panels to help residents reduce their energy bills and carbon emissions, while 38 per cent of the homes would be accessible or adaptable for wheelchair users. Open space would make up more than a third of the site, and as well as providing space for recreation and social activities, it will also create new wildlife habitats to promote biodiversity. Outline planning permission was secured in April 2024 and reserved matters approval for 110 homes was given by Warrington Borough Council in February 2025. Philip Palmer, land director for Elan Homes in the North, said: “We’re pleased to have acquired this key site, which will help us contribute to Warrington’s housing needs over the coming years. We’ll soon be starting work to prepare the land for new homes with a view to releasing properties for sale in autumn/ winter. The development, known as Hollins View, will offer 77 contemporary private sale properties, 33 affordable homes, plus an equipped play are and open space for residents to enjoy.” Hollins View will offer a choice of two, three and four-bedroom homes. Affordable homes including properties available for rent, shared ownership and under the First Homes scheme, will account for 30% of the new neighbourhood. There will also be one self-build plot available as part of the development. Prices for the homes will be announced at the launch. A package of community investment was agreed during the planning process and will see Elan pay more than £900,000 to the local authority with allocations for education, sports and health facilities, and greenbelt mitigation. Affordable housing provider SO Resi (part of Metropolitan Thames Valley Housing) has launched its third Rent to Buy and second London Living Rent scheme in two years, SO Flexi Southall. The development will be available through its dedicated ‘SO Flexi’ brand, which offers a host of affordable rental schemes and operates as an offshoot of SO Resi, which acts as MTVH’s existing Shared Ownership arm. SO Flexi Southall is a collection of one and two-bedroom apartments nestled in the established residential area of Beaconsfield Road and within a five-minute walk of Southall railway station. All brand-new apartments at SO Flexi Southall will be available through the London Living Rent scheme for those who live and work in the London Borough of Ealing. Residents will have access to landscaped communal outdoor space, their own private balconies or terraces and a car club membership for three years.
