Salford City Council approves plans for 25 affordable homes

Salford City Council has approved plans for the construction of 25 new affordable homes across two sites in the city. The developments, which will be owned and managed by Dérive, the council’s wholly-owned housing company, will provide much-needed supported accommodation for young people who are homeless or at risk of homelessness. The first development, located on Bridgewater Street in Little Hulton, will comprise 12 homes, including three two-bedroom and four three-bedroom family houses, and eight one-bedroom apartments specifically designed for young people aged 18 to 25. The second development, located on Tully Street South in Higher Broughton, will consist of ten self-contained apartments for young people experiencing homelessness. “These developments are part of our commitment to increasing the number of good quality, affordable homes, with support for people at risk of or experiencing homelessness,” said Councillor Tracy Kelly, Statutory Deputy City Mayor and Lead Member for Housing and Anti-Poverty at Salford City Council. “The new, spacious low energy apartments will help tackle youth homelessness and the under-provision of young persons supported accommodation in the city.” The Tully Street South development will be delivered under the Single Homelessness Accommodation Programme (SHAP), a government-led initiative aimed at tackling homelessness and rough sleeping. “There is real need for schemes such as these in our city, with over 5,000 households on the city’s housing register and over 6,000 homeless presentations made to the council in 2023-24,” said Salford City Mayor Paul Dennett. “It’s vital we continue to work to provide truly affordable housing in our city. Housing is so important for the wellbeing of everyone. Thakeham receives outline planning approval for Bookham development

Thakeham, one of the leading housebuilders in the south of England, has secured outline planning approval for a development on Land North West of Preston Farm in Bookham, Surrey from Mole Valley District Council’s Planning Committee. Land North West of Preston Farm has received a resolution to grant outline planning permission for up to 200 new net zero carbon one to four-bedroom homes, 40% of which will be affordable in compliance with planning policy, and a new community centre. Each sustainable home is planned to have features including dedicated electric vehicle charging points and secure cycle storage. Targeting an onsite biodiversity net gain of over 20%, the development will feature landscaping and new planting to create approximately 45 acres of open space and a new country park that will be open to the wider community. Additional landscaping will also take place around existing lakes to improve blue space. A reserved matters application will be made in due course further detailing the development’s layout, design and landscaping. Caddick wins £43m contract for Digbeth Regeneration Scheme

Caddick is building its placemaking pipeline in Birmingham with its appointment to deliver the first phase of Cole Waterhouse’s flagship regeneration project, Upper Trinity Street in Digbeth.  The 182,986 sq. ft residential project inaugurates a wider regeneration of the Upper Trinity Street scheme in Digbeth, and will comprise 211 apartments in total, 115 of which will be one-bedroom and 96 two-bedroom apartments. Construction will commence imminently following demolition and enabling works by Caddick.  Caddick’s contract will include the design and build of the apartments, amenities space, external works and the development of a shared courtyard area, as well as management and fit-out. Honey’s Sweet Success: 2,850 New Homes and £795M Growth in Just Two Years

Emerging housebuilder Honey has achieved remarkable growth, securing 21 sites across Yorkshire and the Midlands to deliver 2,850 homes with a gross development value of £795 million—all within just two years of trading. Launched in October 2022, the Sheffield-headquartered company has quickly established itself as a key player in the UK housing market. For the financial year ending 31 December 2024, Honey has already secured £85 million in total forward sales. Earlier this year, the company also launched a partnerships division, which will initially deliver 286 affordable homes across four sites, generating forward sales of £60 million. Negotiations are also underway for two additional partnerships sites, totalling a further 238 units. With five active developments, Honey has achieved a sales rate of 0.69 for the year, with an average selling price of £290,000. The company has also earned a 100% customer satisfaction score in all independent surveys conducted by In-house Research, reinforcing its reputation for quality and service. From 2024, these metrics will be measured against the Home Builders Federation (HBF) customer satisfaction survey. Honey currently employs 80 people across its two regional headquarters in Sheffield and Leeds. The company has secured £235 million in funding, including £75 million in equity investment from private equity firm Alchemy Partners and £160 million in bank financing from four leading lenders. Main construction phase starts at Ghelamco UK’s £140m (GDV) regeneration project the HiLight on the Battersea Waterfront

Ghelamco UK, the leading European real estate developer, has started the main construction phase of The HiLight, on London’s Battersea Waterfront, a £140 million (GDV) regeneration project with a landmark 24 storey residential tower designed by Squire & Partners. Located off York Road on the site of the former Prices Candle Factory, The Hilight provides 177 mixed tenure apartments including on the ninth floor upwards 113 market sale luxury apartments, including penthouses. The development preserves three of the original Candle factory buildings, blending heritage with modernity. Adam, 45, from Burnham-on-Crouch, was recognised for his exceptional work in the Large Builder category at the national ceremony, which took place at the London Hilton at Park Lane. He said: “It was an amazing experience. To be there among all those incredible site managers at the top of our field and all chosen by the NHBC to share that moment was brilliant. “To have my name read out as a runner-up and everyone cheering me like a winner, it was a great experience, and it was a privilege and an honour to be there and represent Bellway.” Managing Director of Bellway Essex Phil Standen said: “We are all so proud of Adam’s achievements.
