Ceremony marks start of works at Project Holst

Work has commenced on the £74 million industrial warehouse scheme – Project Holst – located in Coventry’s renowned Prospero Ansty Park. A ground-breaking ceremony held on 12 July marked the start of the pivotal scheme at the landmark technology hub, attended by representatives of McLaren Construction (Midlands and North) and Manse Opus. Consisting of four industrial warehouses with associated offices, construction works led by McLaren Construction (Midlands and North) on behalf of Manse Opus, started earlier this year and are due to complete in March 2024. Spanning a total of 1,739,598 sq. ft, the four commercial speculative units will predominantly comprise a cladded portal frame with a CAT A open plan layout and the site will feature an external logistics yard with a level and dock access area and dedicated car parking spaces with electric charging points, alongside landscaped communal areas. Designed to meet a BREEAM Excellent rating, units will be highly energy efficient in design with the application of roof top PVs and rainwater harvesting tanks. Offices have been designed as largely open plan to provide flexibility to prospective tenants, and the architecture has focused on the business culture and purpose of the technology park, reflecting the current variety of highly skilled professions already present within the surrounding developments. The scheme will also entail a large and complex earthworks operation prior to construction with extensive infrastructure works needed to access the plots and associated balancing ponds to accommodate storm water. All removed earth will also be reused back within the site to reduce waste and provide a greater circular approach. Prior to works commencing, great crested newts were identified and relocated, and protective fencing was erected to the perimeter of the site. As part of the wider landscaping scheme, new ecological areas will continue to be developed during the construction and population of the site. Giving back to the local community, voluntary works are due to be carried out at the Grace Academy during the summer, to create a sensory open space for the students to enjoy. Last year, McLaren Construction (Midlands and North) completed construction works for Manse Opus, on a new 94,000 sq. ft regional headquarters for Cadent Gas – the UK’s largest gas distribution network. Project Holst marks the second scheme at the park that McLaren Construction and Manse Opus have partnered together for, following more than three years of collaboration. Works progress on second phase of Horizon 29 in Derbyshire

Pivotal construction works led by McLaren Construction (Midlands and North) are progressing well for Phase 1B of the prominent industrial and distribution hub, Horizon 29, in Bolsover, Derbyshire. Located one mile from Junction 29A of the M1, Horizon 29 is a new landmark distribution development, which once complete will span 1,150,256 sq. ft and have a total of eight warehouses, delivered over three phases. McLaren Construction (Midlands & North) commenced construction on Phase 1B in November and will be delivering design and construction work on two new speculative builds (Units 4 and 5), with extensive ground remediation works to stabilise the former coal site, which will complete this summer. Works delivered to date for Unit 4 of Phase 1B include earthworks and VSC piling, concrete foundations and steel framing alongside lift shaft and stair installations. The installation of nets for roofing works and office elevation cladding are due to complete this month. Earthworks are also complete for Unit 5 and concrete foundations have commenced alongside the construction of steel framing. CMC piling is also due to be finished this month. The contractor is also in the process of constructing two single storey distribution warehouses for P1A (Units 1 and 2), which are due for completion in April, and all units at Horizon 29 will be constructed to a BREEAM Rating of ‘Excellent’ with an EPC ‘A’ Rating. Sustainable features of the industrial and development hub include solar PVs, air source heat pumps, enhanced cladding, responsibly sourced sustainable materials, LED lighting and electric vehicle charging points. All external works are being undertaken by McLaren Construction (Midlands & North) including general hardstanding, car-parking, electric vehicle charging points, landscaping, mains services and drainage. Cube Glass, the fast-growing Scottish glass and aluminium specialist installer, has won another six-figure order, this time for Park’s Motor Group and its prestigious new McLaren dealership in Leeds. As part of a substantial project, it will supply aluminium curtain walling at a purpose built, 12,000 square feet showroom at Aire Valley Drive, featuring the latest McLaren brand identity. The company will cover 370 sq metres with a special product from the German-based global giant Schueco Group, the industry leader in window, door and façade technology and service. The new contract for a top-end client is the latest in a string of successes for Cube Glass, which focuses on curtain walling, doors, windows, glass roofing systems and shop fronts as well as bullet, bomb and blast resistant glass. It is set to secure record sales this year of around £2.75 million. “We have carried out work for Park’s Motor Group in the past, but this is a particularly exciting project at its fantastic new space in Leeds, which is only the eighth McLaren retail partner in the UK,” said Gary Thorn, Cube Glass founder and Managing Director. “Park’s is a leading name in the luxury car market. The work, which will be carried out by APP Construction, takes us into new areas and expands our portfolio as well as continuing our association with some very prestigious brands,” Gary added.
